I asked Pam where she sent my 1099 tax from and I received the following response (see picture) Apparently now the entire staff is rude.

The majority of these are from the conversation regarding your service animal policy. Your employee even admits knowing your not allowed to ask for documentation, but that you are adamant it be done. The nest to last is the message I received from her personal phone. The last is the confirmation of the complaint filed with the DOJ.

I'm so impressed with how fast the maintenance team works - and the guy (James?) was super nice and knowledgeable too. I guess I can talk about the application process - super easy, they have people in an office that you can actually talk to and get through to which is cool, definitely looks like they are doing things right.

Emerald Management & Consulting

I've been reading a lot of reviews about Emerald Management and Consulting, and it's either 5 stars…read morethey walk on water and are miracle workers, or 1 star they totally suck. I hope my review cuts through the noise and nonsense so you can get a better idea of this property manager. I give Emerald a solid 4 stars because for the most part, they're an outstanding, responsive company run by passionate owners, Nicole Lemons and Heather Collins. And who am I? Oh, I was just the HOA president for the worst four years AraVita Condominiums in Magnolia has ever gone through. I could write a novel about my experiences with this building, but I'll cut to the chase: After AraVita was nearly driven into the bankruptcy by two spectacularly incompetent property managers -- South Lake Associates and the infamous CWD Group -- Emerald stepped in and finally showed me how a property manager is supposed to operate. They cleaned up our finances, hooked us up with reputable contractors, and finally guided the Board into some form of coherent path. I consulted for endless hours with Nichole and Heather on how to put out the dumpster fire that CWD Group left us in. Indeed, Emerald has made it a cottage industry in cleaning up the Superfund disasters that CWD leaves their condos in. So why did I dock them a star? Well, nobody's perfect. The first Community Manager Emerald sent me was, shall we say, not up to the task of helping the Board get back on its feet. Fortunately, Emerald understood my frustration (I had already dealt with two previous Community Managers who did, indeed, suck), and they got me a replacement Community Manager who did a great job. Emerald guided the Board through an understandably unpopular but utterly necessary $2 million special assessment to clean up the interior rot in our building, replace the windows and siding, and modernize the elevator. Their relationships with all the involved vendors proved invaluable. There have been several other hiccups, which is to be expected in the complex role of rehabbing and reforming a condo association, especially one left to rot by CWD Group. But all in all, I would totally recommend Emerald without hesitation. Nicole, Heather, and AraVita's current Community Manager Monica are awesome and really do give a damn about the owners and residents. For all you Emerald haters out there....girlfriend, please. Likely you have a fundamental misunderstanding of what a property manager is supposed to do. The buck stops at your Board of Directors, and it's likely that's who you should be whinging to. Addition: Feel free to disregard Victor E's 1-star review. He was one of my owners, and I can confirm the dude was impossible to get ahold of, so I don't know what his trip is. And again, most of the 1-star reviews are likely the result of an incompetent HOA or just plain dishonest owners who won't take responsibility for their own property. Newsflash, people: Condos are NOT apartments. The property manager can only do so much to effect repairs.

During the pandemic, the then HOA Board President of my (now former) condo complex signed a…read morecontract to make Emerald Management & Consulting our property management company. In the first year or so, the management operations were relatively standard and uneventful. Emerald did send out an excessive number of physical letters in addition to emails detailing complex-wide work orders and/or yearly budget ratification meetings. It was the first telltale sign that they were a bit too eager to spend the association's funds via their à la carte hours billed business model, even when the additional time and services did little to nothing to benefit our community. Had I sold my unit at this point, I probably would've rated them as a '4'. By the end of year one, the HOA President who brought in Emerald worked with them to re-write our HOA's Regulations and By-Laws. All of this happened pretty discreetly, as we were still only having meetings once a year to do the budget ratification, while board elections had been suspiciously put on hold. At the one yearly meeting we had, owners' concerns were boiling over due to the lack of transparency/budgets/board meeting minutes/etc., but the HOA President and property manager from Emerald downplayed any negative feedback and proclaimed they were doing an excellent job. Sometime during year two, a group of owners started communicating via an unofficial Google Group after one owner felt unjustly singled out (possibly due to personal reasons) and fined for their tenant having one bent metal blind in the window and some holiday lights left up into January. This owner tried to resolve the matter of their supposed infraction but the HOA President and Emerald did a poor job of working things out and just kept tacking on late fees. Feeling wronged, this owner started digging into what this HOA President and Emerald had been doing behind closed doors and opened a legal case against them. Over the next year, Emerald refused to consider any solution that didn't keep draining our reserves of hundreds of thousands of dollars in administrative and legal fees to collect on a fine for a such a petty, vindictive infraction. At this point, the HOA President probably realized they had gone too far so they sold their unit. Had I been so fortunate to sell my unit at the same time, I probably would've rated them around a '3' based on my experiences up to that point. After another year or so, Emerald notified all owners that the entire HOA Board was either selling, resigning, or considering whether to make their exit. I decided to join the board and work hand-in-hand with Emerald to ensure a brighter outlook for the association even though this would be challenging for me as an off-site owner. Over the next 10 months, my time serving on the HOA Board opened my eyes to the extent of behind-the-scenes business where Emerald was continuously falling short of expectations and costing our community well into six figures of poor contractor work, needless amounts of special project and legal fees, and failing to deliver on just basic administrative services. As you come to the end of this review, which Emerald will probably reply to and dismiss, consider the following (these actual examples are just a portion of all the things our community dealt with while under their management): Are you OK paying thousands of dollars to receive bids from sub-par, overpriced contractors and being at the receiving end of high-pressure sales tactics to pick one of them ASAP? Are you OK paying monthly fees that are multiple times higher than other management companies charge just to have an ACH Payment taken out of your bank account for an assessment? Are you OK with every owner being sent dead Zoom Meeting Links for important Board Meetings? Are you OK with vendors being paid late? Are you OK with predatory tactics lacking full disclosure of potential costs when the management company offers to administer projects affecting individual units (also mentioned in other Yelp reviews)? Are you OK with poor communication and your community manager missing important emails and dismissing fault saying, "I manage 8 communities and had no board approval from any of the 8 to do the work"? (This was completely false on top of being unprofessional) This past summer, I, along with a group of owners making up 10% of the total units in our complex, put our condos up for sale. My condo ended up selling for 30% below its value from less than a year ago. Most units are still for sale or have gone back to renting. This outcome wasn't influenced in any way by our precarious level of reserve funds or pending special assessments. But unfortunately, it *was* a result of the poor service provided by Emerald Management & Consulting over the past 5 years. They significantly contributed to the financial pain and difficult life-changing decisions myself and other owners were left to take, and for that, they only deserve a '1' out of 5.
