Worst agent ever (agent's name: Agnes Chan Low)- learn from my mistake! Managed my property from 2019-2025. Tenants left deep scratches on floors, stained carpets, wall damage, and even a missing dining room light. She called it "normal use" and took no action to protect my rights. All these years, every time I reached out to her, she said she was busy and never had time. But when it came to deducting the monthly management fee, she was faster than anyone else. I would give zero stars if I could. I lived in a property I rented from PMP for 2.5 years. When I ended my residence, I was on a month-to-month lease and I followed all of the laws to give proper notice. Despite doing this, after I moved out, the landlord withheld a large amount of our deposit for things that are normal wear & tear, not actually damages. In addition, PMP withheld money from the deposit to pay for the final water bill, which was fine, except they never paid that bill. I called the water company to make sure the bill was paid after Prime Metropolis Properties kept part of the deposit, and I was informed by the water company that the bill had not been paid. At that point I paid the water bill and informed PMP and they have made no effort to refund us for that portion of our deposit that was withheld. I paid the bill because I didn't want it to negatively impact my credit score. They have also been leaving us hanging for weeks on end over email. PMP also initially attempted to withheld money from our deposit for things that were the exact same way as they were when we first got the property. After a lot of back and forth, we got them to remove some of the charges from our deposit, but not all of them. For example, they are withholding $25 for the thermostat battery being low (not a dead battery to be clear, just low), however when we moved out, we set the thermostat to the temperature PMP requested and there's was nothing on the thermostat to indicate that the battery was low or having any other issues. After they withheld hundreds of dollars from our deposit for various "issues" we asked for receipts for the work and repairs and they refused to provide any actual receipts to show how the money they withheld from our deposit was spent. The handyman they used works for another company that is affiliated with, so we asked to see a receipt with the time spent on these alleged repairs, and they wouldn't give us that information either. I will be filing a claim in court to get my deposit back. Horrible rental company, rent at your own risk. read more

Completely incompetent property manager. There was one instance of them showing up at our house unannounced to replace the stove hood and another instance where they replaced my entire roof while I was at work without telling me. The roofers left a mess (nails sprinkled throughout the yard) and terrified my dog. My dog was shaking when I got home and has been scared of noises outside of the house ever since. On top of that, their maintenance crew is inept and will no-call, no-show for repair jobs. They're just lucky I didn't pursue legal action. I didn't feel a sense of privacy anytime I was there. read more

I rented one of their managed properties this month, and my property manager is Agnes Chan Low. She did an amazing job! She showed us the property on Saturday, we liked the property, I told her I need to move in by Tuesday. Despite this short time frame, she made it possible! She even had to work on Sunday to get everything done within this time frame. She did the background check, prepared the lease, did a professional cleaning to the property, and I was able to sign the lease by Monday. I needed to provide them with a rental insurance, she even helped me to do it through one of their firm's affiliated insurance company for a good price. The communication with her was very effective. They are professional, and they sent me all the documents by email to be able to revise them and sign the lease electronically. They also have an online portal where I can pay my rent online, and create maintenance requests. Overall, they are experienced and know what they are doing. If you like to rent one of their properties, you don't have to worry about the property management! read more
