They aren't owned nor managed by a single company. The Bristol Apartments, for example, is owned by one investment company that is different than the empty towers and the Hyatt is a Hyatt property. It's a bit confusing if this review is for the neighborhood? Do we review neighborhoods now? And it is for all intents and purposes a neighborhood. There's one road in and one road out with the Hyatt, the Bristol, Tra, Peyrassol, the Seattle Family Center, Dock and Drink, and Water's Table filling out the portfolio. It is very pleasant with Coulon Beach Park next door and excellent viewing of fireworks when that resumes. With the parking garage there's plenty of parking though I cannot stress more than ever do not leave any valuables in sight in your vehicle. Southport may be isolated, but that isn't a deterrent for thieves. Personally I'd recommend parking where there's foot traffic since the upper levels are vacant I've only seen smashed out windows at those levels. And it is a pleasant place! In the summers it is busy. The water is so close and the views amazing. I love the four restaurants. It can get loud, and with the exception of a few incidents in 2020 due to people being angry about the mandates at the time it is a very safe space where families, dog walkers, and cute couples gather. Many a wedding takes place in the warmer months so it isn't uncommon to see beautiful gowns and fancy tuxedos, though I'm partial to the Indian weddings since the guests come in beautifully colored saris. There is a lot of diversity at the waterfront and that makes it a wonderful place to be. The winters can be busy too with Coulon Beach Park putting up lights for the holidays and Argosy cruises bringing the Christmas boats by. I always appreciate the carolers. I only wish people would acknowledge the road properly. Drivers ignore the speed limit signs, occasionally just stop in the middle street, or try to double park. Pedestrians often aren't much better because though there's a great sidewalk that connects the docks to the Bristol running up to Coulon Beach Park they'll just walk down the middle of the road like it's a bike path. I have seen a few close calls with pedestrians almost being hit because they're walking down the road instead of the sidewalk. It is a great area.

Extremely disappointing move-in experience -- canceled our lease the same day…read more Our move-in experience at Castle Creek was unacceptable. We were told we could move in at 9:00 AM. We arrived shortly after 9, but had no instructions for entering the building, and the access code we were given did not work. We called the provided numbers and waited until the office opened at 10:00 AM, but no one came to help, so we had to find the leasing office ourselves. The woman I spoke with did not introduce herself. She told me the building codes had just been updated and should now work. She also told me the password for our apartment keypad was in the app. Our door didn't have a keypad!! it had a padlock. I told her this, and she said she would send maintenance. When we finally entered the apartment, it was not move-in ready. There was nothing prepared as promised. No keys for amenities on the counter. Construction had just been completed and there was dust throughout the unit. Tony from maintenance later told us that their office had not even been informed that Unit 212 had a move-in scheduled, which is why the unit wasn't prepared. Tony showed us another unit that was move-in ready, but we specifically chose Unit 212 because of its street access, so another unit wouldn't meet our needs. Tony told us management wanted to meet us back at 212 to discuss everything. I went back and waited... no one showed up. I eventually went back to the leasing office and realized the woman I'd spoken to earlier was Helen, the property manager. I had to ask her who she was. This was about 2 hours after we first arrived. I had also been emailing and calling without getting a response, while she was apparently at the office the entire time. For a property manager, I found this extremely unprofessional and frustrating. Oh! and while I was driving to the property, Helen emailed me that the unit was missing the major appliances. Why wasn't this discovered during a final inspection before we were told we could move in? They offered two days rent free for no appliances. I spoke with Asher on the phone, he seemed lost that the unit wasn't ready, and that there were no appliances. None of this was our fault! Now we're left waiting for our refund, all our belongings in our car, and staying temporarily with family! I requested they return my money asap. Helen said she would ask corporate if it could be returned to my original form of payment or, alternatively, that a check be sent by FedEx overnight... I hope she actually asked! One thing you should also keep in mind: the corporate office is in California, and the people answering the phone are off-site. When something goes wrong at the property, getting someone who can actually help will be extremely difficult. After all of this, we canceled our lease that same day. We were prepared and excited to move in, but the lack of communication, preparation, and management follow-through completely changed that. We do not recommend Castle Creek based on our experience. The way this move-in was handled, particularly by the property manager, was extremely disappointing.

We love living at Ava Newcastle. We live in the townhomes not the apartment complex. So the new…read moreconstruction isn't an issue for us. We do not hear anything at all. Super quiet area where the townhomes are and lots of wildlife. We love waking up to deer & chipmunks in our backyard. The bbq area is great, fenced in dog park around the corner, and lots of trails for hiking. The townhomes have central air which was a huge perk for us as well. Tess was our leasing agent and she was the best. Any questions we had she was able to answer and made our move in painless. Please visit and view the property! Take the bad reviews with a grain of salt as most are due to moving out (if you destroy your property you should expect a bill - you wouldn't want to move into a property that doesn't look new). Update: Victor, the maintenance tech, is amazing! He just ran over to change all of our batteries in our smoke detectors because one needed replacement and we have 10ft ceilings. True professional!

The townhomes in the complex are over $5000 a month and I can look out of my window and see the rats where they do not keep the property clean and there is garbage everywhere. It wasn't like this the first couple years I lived here. I think they are under new management. The attached pic is in the middle of the day, but the real RAT PACKS come out at night. Nobody here would ever take garbage to the dumpster at night. It's scary!!! We are all complaining but they do nothing but bring gross big black rat traps to put in front of the homes. It is disgusting - I have a couple months until my lease is up and then I am moving out of this RAT HOLE development. DO NOT MOVE HERE!!!

Not quite sure what happened to the other guy. Also didn't really love how our upstairs neighbors were usualy loud, in both units we were in. The walls are probably thin. What I absolutely love though was the maintenance man! He was absolutely everything and just very friendly, efficient and professional! I hope he is getting treated fairly over there because he is a big part of that community! P.S. The pool and trash area was usually dirty and the gym does not look like how they she it in the pictures.. some equipment are missing. Regardless of all these things, we were whiling to stay longer but like I said, price is definitely overpriced.

Thankfully I have proof of every lease violation, maintenance issue, attitude and video evidence of her manager confirming her mistakes. Please do not ruin your stress level and lungs living in this dirty complex. I can not wait until this complex is torn down and everyone has lost there jobs.

She got promoted and moved out of state for one of their other locations and the staff was subpar/took a lot personally than handling business, with the exception of some of the maintenance staff and Kristin was consistently cool. Renewing your lease over certain amount of years they try to offer retention incentives, like carpet cleaning and/or cleaning of your bathroom or moving to another unit without paying extra. Moving out is fairly straightforward and if you do a good job cleaning up, you will get your deposit back. I was so thrilled with my unit. Gym and pool area is really nice and so close to all the attractions within the Landing, Boeing headquarters, the 405 and 5, SeaTac, and during summer training season. Plenty of space within the unit compared to most places in downtown Seattle and parking is about 50 a month in the resident parking area (although my car did get broken into after multiple break ins in other vehicles in the garage & i had rats in the engine on another occasion- they do not keep it clean out there in the garage!). Be aware of hidden fees (valet trash but it does not get picked up near your door w the staffs shifts & the trash in the chutes) and things not getting fixed like the security gate or one of the elevators were never fixed due to a part they somehow never received in for at least a year). I also entered a ticket 7 times to get my washer/dryer replaced and it still takes multiple cycles to dry. Hopefully the safety and security has improved since I left, and no one is pulling the alarm from the street every so often even the fire department and people got tired of responding. They also tow cars they shouldn't and dont on the ones they should..the ones who enforce it dont even check the facts and incriminate everyone. Also make sure you are courteous to those who deliver your groceries to you: dont leave them without any instructions in a place like this!

I lived at Karbon for two years, and while the location is convenient--next to QFC, Safeway, and…read moreclose to the 405 on-ramp--my overall experience was disappointing. Being right off Coal Creek, it gets loud, but the real issue is the how the property was managed. While the outside landscaping is well-maintained by a third party, general cleanliness is severely lacking. Trash and dog waste are constantly left around the property, and the dog park was so filthy and overflowing with waste that I couldn't even use it. The hallways inside the building were rarely cleaned, with dirt, trash, and even pet waste accumulating over time. At one point, the halls weren't vacuumed for over 8 months. When I went to talk to the manager, she refused to inspect the building and said they're short staffed. Security is another concern, with frequent car break-ins and occasional drug use on the property. New entry systems were installed which can be finicky when it battles to connect between your home WiFi and cellular data. The camera on the new entry system is also used by management to track the pets and people you bring into the apartment. Maintenance was nearly nonexistent. Requests were ignored, supposedly due to short staffing again, and my bathroom fan and dryer remained broken until I moved out--despite the dryer damaging multiple pieces of my clothing. The worst part was the lease renewal process. I was initially given a renewal deadline of 1/25 on a paper notice, but the leasing consultant later told me I had until 2/24 to "renew" after I reached out to her. I confirmed this date with her twice. When I informed them on 2/24 that I wouldn't renew, I was suddenly told I needed to give a 20-day notice before moving out and would be forced to pay the whole month at a higher rate. This resulted in being charged an extra $500 month-to-month fee on top of a higher rent-despite already vacating the apartment. They told me I had till 2/24 to renew and still needed to give a 20 day notice. They did not inform me of the vacancy date when they extended my renewal date. Read the fine print closely and do not trust that staff will have your best interest in mind. They did not waive the additional month to month fee and they charged me water, sewage and trash fees for the month I was not living there. I ended up paying around $3000 for an additional month. My neighbor recently moved out and expressed the same poor communication and maintenance requests struggles. He was also charged the additional month due to poor and misleading communication. Beware of this management team and apartment complex. The rent may seem reasonable at first, but you'll likely pay for it in poor living conditions, poor maintenance, and frustration. I strongly recommend looking elsewhere.
