    Black mold

    The management and maintenance services were abysmal they would take too long to address problems or requests and we're never in the office. The units are poorly built and had plumbing problems especially with drains and sinks leaking. Units have little to no ventilation which caused black mold to develop in my unit. The security is bad and I had numerous packages stolen and one attempted break in. The only upside is location but that's not worth it.

    Top Line: Spend your well earned money elsewhere. You deserve better. The Details: I will start near the end of my story with Karbon. On 1/3/2019 I received a notice stuck near my door that began, "Thank you for choosing Karbon Apartments. You current lease expired on 1/31/2019. We are contacting you today to present you with renewal options." Excuse me? It's only 1/3/2019 and you're telling me the lease already expired almost a month from now? Makes no sense. A typo, perhaps. The letter goes on with options for future. Yearly, month-to-month, etc. Toward the bottom it says, "This letter is not an offer to renew." The extra kicker is that my lease didn't expire until 2/28/19! Moving forward a bit, even if you leave the place clean and in good shape like I did, you're still paying a cleaning fee that starts around $125 per unit. Yeah. One of those "goodbye" surprises buried in the fine print. I called the police twice about domestic abuse happening above me. Nobody was arrested and nobody was evicted. I mentioned what I heard to a couple neighbors and they noted the police had been called before on that couple. I documented everything and sent it to the management office. They evidently knew about some kind of problem going on and never took action. So, you can see what I am getting at so far. To say there is incompetence at the front office is an understatement. For the smoking policy, I was told during my tour that there is no smoking allowed in the building. There is even a sign next to the door when you walk in, "Smoke Free Building." So, one night I had a fan in my window and was woken up by the smell of someone smoking something below me on their balcony. I called the office the next morning and was told that the balcony might not be part of the building so it might be ok to smoke there. You read that right: they weren't sure if the balcony was part of the building. Don't bother leaving a voicemail. They don't return calls. One thing I didn't appreciate in the studio apartments is how bare the bathroom is. No counter space. No medicine cabinet. No hand towel ring or rack near the sink. Where does everything go? Also, half of the one closet I had was taken up by the water heater. On the east side of one building is a moving company where it's not unusual for trucks to idle through the night and day in the parking lot. Although rare, sometimes a truck will back up near the boundary fence with the apartment building and fumes waft up into your apartment. Onsite cleaning and maintenance is hit or miss. There was an abandoned television in the hallway for a month and it might still be there. Someone pushed their Halloween pumpkins off their balcony and they remained smashed below in February. Another odd thing I experienced was getting a storage unit. There was a waiting list. When I was told there was an open storage I couldn't get into the area where the storage units were. The person at the front office told me they didn't know how to access the area either. Once they figured it out I found there was 7 storage units open! So, I wondered if there was ever a waiting list OR if they never knew because they didn't even know how to get in the place. This building is 30 years old and is not designed to handle vibrations well. This also includes not insulating you well from normal activity noise levels. When you are budgeting, keep in mind the trash/water/sewer are not included in your rent. Those extra utilities are going to run you at least $100 more a month. You also get to pay a $2.95 service fee for the privilege of paying rent online. There is a saying that you get what you pay for. Not here. Spend your well earned money elsewhere. What you think you're saving may cost your dearly. You deserve better. When you see this place, don't be tempted. Keep looking and pass it by.

    This apartment is suckest!!! When we left the apartment and moved into a new house, the associate went into the room with us and checked around. The guy said everything was clean and OK to leave. A year later, we received a letter from collection agency that says we had unpaid cleaning fee for $331 including interest. We are so shocked!!! The Karbon Apt. claimed they have sent notice to us, but we never received it!!!Why don't they just call us or email us??? We have the same contact info for 10+ year!!! Why do they damage our credit??? We had never owed money or late on the payment, now the damn noisy company destroy our credit. Greedy people!!! I will tell everyone about it. Horrible management!!!

It's a bit confusing if this review is for the neighborhood? Do we review neighborhoods now? And it is for all intents and purposes a neighborhood. There's one road in and one road out with the Hyatt, the Bristol, Tra, Peyrassol, the Seattle Family Center, Dock and Drink, and Water's Table filling out the portfolio. It is very pleasant with Coulon Beach Park next door and excellent viewing of fireworks when that resumes. With the parking garage there's plenty of parking though I cannot stress more than ever do not leave any valuables in sight in your vehicle. Southport may be isolated, but that isn't a deterrent for thieves. Personally I'd recommend parking where there's foot traffic since the upper levels are vacant I've only seen smashed out windows at those levels. And it is a pleasant place! In the summers it is busy. The water is so close and the views amazing. I love the four restaurants. It can get loud, and with the exception of a few incidents in 2020 due to people being angry about the mandates at the time it is a very safe space where families, dog walkers, and cute couples gather. Many a wedding takes place in the warmer months so it isn't uncommon to see beautiful gowns and fancy tuxedos, though I'm partial to the Indian weddings since the guests come in beautifully colored saris. There is a lot of diversity at the waterfront and that makes it a wonderful place to be. The winters can be busy too with Coulon Beach Park putting up lights for the holidays and Argosy cruises bringing the Christmas boats by. I always appreciate the carolers. I only wish people would acknowledge the road properly. Drivers ignore the speed limit signs, occasionally just stop in the middle street, or try to double park. Pedestrians often aren't much better because though there's a great sidewalk that connects the docks to the Bristol running up to Coulon Beach Park they'll just walk down the middle of the road like it's a bike path. I have seen a few close calls with pedestrians almost being hit because they're walking down the road instead of the sidewalk. It is a great area.

Not to mention the lack of communication happening here, I have in two separate occasions put a maintenance order in and then to find out it's canceled when trying to alert the regarding the mold issue and the lack of ventilation in this apartment. What apartment has sealed windows in the living room area and only having bedroom windows that only open. The only access to somewhat ventilation. Also can't cook without the alarms going off because the fans are worthless when there is no access to ventilation. In the 2 Yrs I've been here I have only successfully been able to get someone on the phone a handful of times with no problems resolved. Also water bill is so high $200-$300 when I'm barely even home or my kids get home til late. Their reason I'm for it being high is because the building shares water usage in one and it's divided by the people who live in the same building. I regret moving me and my kids here! I have called code enforcement and health department and reported the issue but seems no one cares. If there more tenants who are reading this and have same problem we should get together and file a civil lawsuit against this property management!

She got promoted and moved out of state for one of their other locations and the staff was subpar/took a lot personally than handling business, with the exception of some of the maintenance staff and Kristin was consistently cool. Renewing your lease over certain amount of years they try to offer retention incentives, like carpet cleaning and/or cleaning of your bathroom or moving to another unit without paying extra. Moving out is fairly straightforward and if you do a good job cleaning up, you will get your deposit back. I was so thrilled with my unit. Gym and pool area is really nice and so close to all the attractions within the Landing, Boeing headquarters, the 405 and 5, SeaTac, and during summer training season. Plenty of space within the unit compared to most places in downtown Seattle and parking is about 50 a month in the resident parking area (although my car did get broken into after multiple break ins in other vehicles in the garage & i had rats in the engine on another occasion- they do not keep it clean out there in the garage!). Be aware of hidden fees (valet trash but it does not get picked up near your door w the staffs shifts & the trash in the chutes) and things not getting fixed like the security gate or one of the elevators were never fixed due to a part they somehow never received in for at least a year). I also entered a ticket 7 times to get my washer/dryer replaced and it still takes multiple cycles to dry. Hopefully the safety and security has improved since I left, and no one is pulling the alarm from the street every so often even the fire department and people got tired of responding. They also tow cars they shouldn't and dont on the ones they should..the ones who enforce it dont even check the facts and incriminate everyone. Also make sure you are courteous to those who deliver your groceries to you: dont leave them without any instructions in a place like this!
