We have been living here for one year. I'll start with the pros, then the cons. Pros 1. The building is not old and still looks fresh both inside and out. 2. The neighborhood is generally nice: there's a creek/river nearby, a bike trail, and parks. Overall it feels calm and relatively safe. 3. The local school is good--our child(ren) enjoy going there. 4. Convenient location with quick access to I-405. 5. The apartment has relatively new appliances, decent finishes and furniture, large windows, high ceilings, and large storage closets--you can fit a lot of things. 6. Amenities: a two-level parking garage, two bike storage areas, a solid conference room, and rooftop access with furniture and a barbecue area. Cons 1. Poor sound insulation, even on the top floor. Impact noises through walls and floors carry very clearly. In the one-bedroom layouts (we live in Unit 612), the sliding doors are especially loud--when they move, the noise carries throughout the unit. I can only imagine how much worse it is for residents below the 6th floor. You can also clearly hear the washer and dryer. The bathtub/shower surround is a hollow plastic installation, so dropping anything in the bathroom is extremely loud. We specifically chose the top floor to avoid noise from upstairs neighbors, but that didn't work because rooftop access is open 24/7, and we regularly deal with noise from above. In strong wind, the rooftop furniture shifts and sometimes falls, creating very loud banging and impact noise. 2. The no-smoking policy is not enforced. We repeatedly notice tobacco and marijuana smoke odors and end up keeping windows and doors closed. We have not seen meaningful enforcement or accountability. 3. Being pet-friendly also creates issues: dogs bark and howl at night, and common areas can have dirt and pet hair. In addition, we have repeatedly encountered a dog in the hallways that behaved aggressively and lunged at people--this is a safety concern. 4. The unit gets very hot in spring and summer. You will likely need to install a portable A/C; the building's ventilation is not enough to keep the apartment comfortable. 5. The gym technically exists, but it is small and under-equipped--limited space, limited machines, and not enough equipment for consistent training. 6. Management (Emma) has been a major disappointment. * Before we moved in, we were told rooftop access would be automatically locked after 10:00 PM. That turned out to be false, and despite repeated complaints from multiple residents, the issue has not been resolved. * We were also told this is a strict non-smoking community, but in reality people smoke (including marijuana) and there is no effective enforcement. * We were assured the community would be quiet and reasonable. Instead, we had a neighbor who repeatedly slammed his head into the wall (during the day and at night), causing sharp impact noise. Management only reacted after residents submitted a collective complaint, and even then it felt reluctant. * We contacted management many times, both verbally and by email--not only us, but other residents as well. Instead of addressing the core problems, we received a direct threat: management could refuse to renew our lease, and Emma also told us to "move out voluntarily" because we continue to complain. Bottom line: Over one year, we have seen recurring issues and a lack of effective management action. Key problems (noise/rooftop access/smoking) remain unresolved despite repeated resident complaints, and management's approach has shifted toward pressuring tenants who insist on basic enforcement of the rules. read more

New complex that just opened in Bothell! As expected, everything is nice and clean. They have quiet a few floor plans, but not that many apartments in the whole complex (only like 75), so I wouldn't be surprised if these get snatched up quickly. Loved that the islands are on wheels and moveable! As you can see from photos, the sound insulation wouldn't be ideal with some of the one bedroom floor plans with the gaps near the ceiling, but that is a personal choice. Lacks guest parking - so would mainly be street parking for guests. Parking was $125 per car which definitely brings a damper, considering the base rent seems so reasonable especially since the bedrooms have AC! Seems like the complex will go through some growing pains being so new, but they were nice. read more

EDIT: For the record, I don't smell dog pee anywhere other than the roof. And even if anything were to be on the high-traffic carpets in the hallways or on the elevator, taking your shoes off at your door should be common practice anyway. Preface: I've been living here about a month now. Haven't had to request any maintenance or had any issues as of yet. My only interaction with Bryan, the property manager, was my tour and getting my keys. He was friendly and welcoming. He also sometimes brings large packages up to the front doors if he has time, which was a lifesaver since the main office closes during business hours. Location: I like that it's right next to the library and a large, unofficial park, plus the river and the Sammamish Trail is just across the main road. It's far enough from the busy road to still be pretty quiet. There are also quite a few restaurants in walking distance, including McMenamins. There are lots of ridiculously priced townhouses next door, and a couple more apartment complexes that will be built in the next year to join the 4 already within two square blocks. This area is/will be poppin. Amenities: The roof deck is lovely, there are grills and a fire pit- if I had friends, I'd definitely have them over the hang up there. The rooftop dog run area is very convenient. I'm not sure how it's drained, it smells to high heaven, but what can you expect with a small patch of turf full of dog excrement? I haven't been to the gym here but from what I've seen, it has all the staples. Free bike storage available in the garage, and you ought to get a parking spot because there is not a lot of street parking (garage spot is $125/month). There's an Amazon Hub free for packages, and the building is very secure, requiring the key fob to even get in the lobby. Apartment: My 1 bedroom is set up well to where it feels spacious for the actual square footage. All stainless steel appliances and new modern countertops and cabinets. Not a whole lot of storage but there's a large balcony. My one pickle is that the window is not set up for A/C, so they drilled an A/C exhaust vent into the wall, which is cool but you're kind of limited to only a single hose portable unit (which are not the most effective). Also the vent is slightly smaller than my unit's hose, so I've had to get creative with duct tape and it's not the greatest seal. That being said, it kept the apartment bearable during the fiery inferno of a heat wave. The lobby and hallways are air conditioned, and they have heat pumps in all the apartments, so I'm not sure why they didn't opt to install ductless mini split units instead of the heat pumps and charge everyone a little extra. read more

The reviews for this apartment community are very strange... I have lived here since April and I've had quite the opposite experience I suppose. I've lived in a few other apartment communities in the Bothell area and I'd say by far this one is the best. It's brand new, so knowing that your apartment has never been lived in before is what intrigued me the most, especially with the COVID-19 pandemic. It also is completely secure which is a huge plus for me as well. You can't get in this place or the garage with out your key fob. Makes it kind of hard when guest come but I don't mind because at least I know my car and home is safe. The building is well kept for the most part and the staff have always been super responsive and nice whenever I've had questions or needed something. They even bring my packages up to my apartment door rather than leaving them in the lobby. Which is super kind of them! There is some noise from the roof area at times. But the staff seem quick to try to resolve the issue if it gets out of hand by sending out "Noise" notices. But most of the time the building is pretty peaceful. Mostly just typical apartment living sounds throughout. They also have a dog station on the roof which is super convenient to take my pup up to! The first month I was here it was a bit smelly but recently seems to be managed more and is WAY better!! I'd say overall, it's a pretty nice place to live. Being a new community, I'm sure there are some kinks to smooth out but I'm very happy here and glad I picked this location. read more

I have been very content since moving into 98th Ave. The open floor plan feels very spacious despite being under 600ft and the faux wood floor is easy to keep clean while still feeling very high end. Rent is expensive, especially if you want a spot in the garage or have pets, but definitely comparable to other buildings in the area. What really sets this building apart from others in the area is that each unit has a spacious balcony that is perfect for entertaining and for pets to have a little outdoor time. I don't love that the bedroom is separated from the living area by a sliding door and cutout over the kitchen because of light bleed but this was easily remedied with some creatively placed curtains. The building is brand new so the management still seems to be getting the hang of a few things but they are very responsive and kind. For example, I was starting to get frustrated with the lack of guest parking in the garage as the two guest spots seemed to be occupied by residents and low and behold, management just sent out an email clarifying the guest parking policy and the spots have opened up. The location is within walking distance of plenty of restaurants, bars, and shops and feels very safe (especially since the building requires a key fob to enter and to operate the elevator). I only have a couple minor complaints but I have the feeling the management will sort them out over time. The first is that the doggy relief area on the roof, while very convenient, stinks to high heaven and makes the rooftop area significantly less appealing. The second is that the public library next door keeps their lights on 24/7 and, because of the cutout into the bedroom that faces the sliding door, the light can be a bit annoying at night. Overall, it's a nice spot and seems to have more amenities for the same price in comparison to the other buildings nearby. read more

I wanted to share my experience. My family and I moved in back in July and are breaking lease due to unlivable conditions. I have reached out to both the manager and corporate but there hasn't been a resolution so something to keep in mind when applying to live here. The rent is very expensive compared to how the building experience, apartment finishes are. We moved in thinking this is a new building and that we will get the new building experience. That wasn't the case. We had to submit multiple work orders for basic apartment items. Hot water heater not heating properly, new floors lifting before we even moved in, both bathroom and kitchen counters needed to be caulked, the heaters are not working in the master bedroom and living room, the list goes on. The work vendors did on this building was and is very poor. Current maintenance in the building isn't any better. Everything is made to appear as the residents fault. I have rented at many buildings before and never had this many requests outstanding. A new building shouldn't have these concerns. The community isn't very friendly, the neighbors are rude, posting notes about my kids on my door. When we moved in they had games like corn-hole available on the rooftop but since another resident complained about us using corn-hole, the office took it away. Yet another item taken away that was advertised to us when we moved in. Mind you it's during Covid, gym is closed so there isn't anything else to do physically on the property but head to the rooftop. On top of everything, when I asked the office that I didn't feel comfortable living here due to neighbors their reply was this is personal and they charged me 2 months of rent as the lease break fee. Neighbors, don't rent here. There are nicer communities in the area with better finishes and heaters that work and office that is sympathetic to customer needs and concerns. Do not move in here. Just moved in this apartment complex not too long ago nothing but painful experiences. In order for you to unload furniture and the closest entry you could find is from that parking lot space. The rooftop is turned into kids or grown ups playground. a lady from sixth floor she is literally marathoning with his dogs around at her apartment all the time and she oftentimes brings her family over and makes abominable cackling sound like whole bunch of hyenas preying for the big score. It used be very quiet, but I think she just moved in there oh well I guess I will have to move again. I gave three stars for this apartment as I could just walk to the grocery store and there are plenty of parking space available. Especially in front of that library area read more
