My fiance and I dress in a fairly emo style, I can understand why people assume that must mean we are poor. I did not expect to be treated as second class citizens due to our state of dress to tour an apartment unguided. There was another couple touring and we were asked to avoid interrupting their tour. They were told we "hopefully won't bother them" and they laughed about it. Very rude imho. Also, the ceiling of the patio was quite literally FALLING OFF onto the balcony. The bathtub for the showing unit was moldy in the crevices. It smells off. The apartments seem pretty nice other than that. A little old, but oh well. I wish we had had a better experience, but I won't spend a year living somewhere that gave us such a poor first impression. I'll just start off by saying that I've been a customer/resident of Equity Residential for nearly four years. Two years at another property, and almost two at this property. I've had a mostly average experience here, with the cost of rent and expenses being higher than average for similar properties and apartments. This week was the straw that broke the camels back. We were out of the country for 9 days in another country when I received a call from my employer telling me that my company vehicle had been impounded. No notice, no email, no voicemail, just a surprise from my supervisor asking me what was going on. Our leasing agent decided to have my work truck TOWED while I was out of the country, because it had been parked in one spot for too long. All I got was excuses as to why I wasn't notified and why they impounded a company vehicle. Let's not forget that the person who made this decision lives on site, and still used the excuse that it appeared to be abandoned. This vehicle is extremely distinct, and all you have to do is see it once to recognize it next time. An ABANDONED, very active WORK VEHICLE? I will never renew my lease with this money hungry, non equitable, leasing company again. I HIGHLY recommend taking your hard earned money elsewhere. Maybe you won't have to give it to the impound due to your property management deciding to put you into a financial burden. read more

My husband and I have lived here for about a year and a half and have loved our time here. The leasing staff is always helpful and the maintenance team handles our work orders in a timely manner. The community here is super friendly. The only down side is many times we take out the garbage to find the dumpster to be full. Seems like the trash company will sometimes not come on schedule for our complex. read more

Been living at Ivorywood for 5 years now. All the staff is great. Thanks Melissa & Jonathan for all that you do! Any time I have had an issue they are quick to handle it. Maintenance is Quick respond too. Apartment has good space inside. Good amount of open parking. Some times I have to park a little farther away but not a big deal. Surrounded by nature. Complex is on 522 but I'm higher up the hill and don't hear road noise. I like that it's easy to get to Seattle or Bellevue. (We both commute) Wish there was more walkability, but a short drive to anything needed. There's a pool & hot tub - love this! read more

As an update to their official response: We were never offered another unit as I can share all communications I have with them. Although the neighbor was spoke to, nothing actually came of this. We never once did mention the noise of the busy road, we mentioned being able to hear our upstairs neighbor, and the dog howling until 1am, we understood the road noise was out of their control. We were told the noise is our issue and that we should handle it with Bothell police or animal control. In the lease agreements it states "Never leave your animal on the balcony or patio unsupervisored or while you are away" as well as "Allowing an animal to relieve itself on a balcony or patio is strictly prohibited", so please explain why that was happening and we were told it was ok for said neighbor? We were told it would be solved then continued for months in which we provided proof of this happening. Nobody wants to live next to a patio covered in dog poop and pee. read more

Great place to start a family with your first child, or two. Safe neighborhood, as well as storage next door. And many grange/ parking options. Could use a dog park, or some entertainment area. Other than that, this place is a great place to call home. New, updated apartment homes, with modern features, including soft close cabinets, and toilet seats. DO NOT LIVE HERE!! DO NOT!! We lived there for a year. At the very beginning, everything is fine. But after the water pipe broken around Jan because of the cold weather, the leasing office shows their attitude and never take any responsibilities. We have to immediately move out after the water pipe broken. We paid all the Airbnb cost and other expenses. Till now, after 5 months from water pipe broken, we did not get our money back and the leasing office always said this is not their responsibilities. We should contact insurance. OK, IT IS FINE. I will keep contacting their insurance company which never responded. But why not refund our 1 month rent since we cannot live in the apartment for a month because of water pipe broken???? The most ridiculous thing is that Jonathan said they have offered an option is to moving out immediately with all fee waived. BUT!! We never received this option notification or email. He said "We are surprised you guys move back." I said that no one has told us the moving out option and he said "You should ask". Can you believe this is from a leasing office memeber? My stuff was stolen in the community because they asked us to move out our stuff from garage since they need to repair after the water pipe broken. No one notified us that the garage is ready so we have to keep our stuff outside. I just asked them to see if there is anyway they can do to have my stuff back, do you know what they said? They say "You should ask when you can move you thing back to garage. We have nothing to do in this situation" They also try to get MONEY from us for the water pipe broken in the moving out fee. Our moving out cost is incredible high and we are still arguing that. This is how the leasing office works. Before you move in, they are nice and kind. Constant marijuana smoke wafting into my apartment and the property management won't do anything about it.

This could have been the best apartment I've ever rented, but it has been the worst experience ever! The manager, Sarah responds to maintenance request, but she does not respond to concerns about tenants living in an upstairs apartment and working from home. Not sure why someone would live in an upstairs apartment and hammer and use drills throughout the entire night. Seriously, it's some sort of sweatshop because no matter how many people leave, the work/noises continue. Not sure if it's legal work. There are about eight people living there! She literally tries to hide from me, and she told me she did not know what to do. I have a witness to this. I pay $1800 and can't get any sleep. Also, she is allowing these people to keep trash and junk on the steps and in front of their door. See the picture I am posting for proof. I asked to speak with her boss, and she never got back to me. Oh, and don't be fooled by the 5 star reviews on their website. They have tenants complete them shortly after they move in, and before you find out who they really are. They don't ask you to review the manager, and her picture is not posted on their website. My family and I just moved into Ivorywood in September and we love it here! We got a large 2 bedroom home with hardwood flooring and large bedrooms and a walk in closet. The office staff is very responsive and kind. In the office; Sarah and Jonathan are always available to help us out with any of our questions. Also, the service team (Daryl and Keil) is wonderful and the few work orders we had were completed quickly. I highly recommend this community to anyone looking for a great location and spacious layouts. You get a lot for what you pay for! read more

I moved out early due to getting a house. I had to pay an extra month rent, which I was fine with. I also agree to pay for $97.00 cleaning fee. My deposit was $450.00. On top of the 1,992.00 rent months now they are keeping my $450 deposit and charging me another 482.00. They are charging me for carpet replacement and carpet cleaning. Now, the assistant manager just called my phone to tell me the manager couldn't call me because the wrong number is on file, but he called me. The manager has now taken off $100.00. Leaving me to pay $382, since I called them out for not charging my sister for the same things when she moved out. They are saying the cost is for replacing carpet that the professional company told them my dog urinated all over. 1. My sons dog has never urinated on any floor due to her extensive training. 2. The manager never put the dog on the lease, and was shocked when I brought it up to her. She wanted me to pay the 1992 for leaving lease early then wants me to not follow lease and pay for dog urinating on carpet when dog was never on the lease. Which was brought to her more than once. 3. They repeatedly tell me that professionals know the dog urinated on the carpet. Most of the apartment was wood floor and she was never left in the bedroom carpet area alone or when we were not home. Ever! 4. I spelled essential oils on the carpet in my bedroom and admit to it, they still say it was dog urine, which is not true. 5. I left a brand new never used medicine cabinet on the wall for the next tenant to enjoy and they got $1,992 from me for breaking lease for moving out into a house. 6. I admit again, I dropped the essential oils but there is NO dog urine on the carpet. 7. Remember my sister lived their over a year and got NO charges for repaint or anything, and she had a dog too, that did not urinate on the carpet. 8. They decide on charges case by case, however they feel that day. There is no policy. I also ask the manager for the number or email to her boss. It was not given and I was told to go to website and it would eventually get to her boss. 9. I really liked living there until they put the screws to me! 10. Sarah nor Jonthan would provide me with their bosses email or phone number. Jonathan said, it would be unprofessional to give it to me without the person permission. Is it or is it not the persons job? 11. I went by to pay them and they would not take my money. Turned me to collections. They gave me the phone number and name of collections,but not their boss! read more

If I could give Equity Residential Ivory-wood apartments a zero, I would. They act all nice, but they quickly pressured us into putting a $300.00 down payment with our $80.00 application fee, $40 for my wife and I each. They told us we could get the $300 back, no problem,,right. The unit we wanted wasn't going to be available for 5 weeks, but we weren't in a big hurry. We thought we could sneak a peak at the unit before we moved in, WRONG. After asking multiple times to see the unit before we signed the lease, they kept refusing. But they did keep trying to pressure us to sign the lease, on a unit which they refused to show us and was currently occupied!! In the lease FYI, it states they can show the unit at anytime after you give notice and before 30 days of vacating the unit.. They still refused to let us see it. We ended up deciding we didn't trust them, and we felt their prices were just too high, so we cancelled the unit all together. BUT, while they tell you verbally you can have your down payment back, that was also lie! THE APPLICATION IS A CONTRACT!!! Don't let them fool you. By signing the application, you aren't just signing your permission to check your credit and such, NO, NO you are signing away your rights to your fat $300.00 deposit plus your application fee!! They told us they were out the money, because we held their apartment with the deposit. Again, this is another lie. We cancelled the unit weeks before we were going to move into the unit, and weeks before it was going to be vacated by the current tenant. Conclusion: This company and their property management pray on anyone walking into the door. They will promise you the world, and they will be nice as pie. But then, they will crap on you as soon as you don't sign that lease!! We are SOOO happy we didn't rent from these monsters. read more

I searched extensively in the area before deciding on Ivory Wood. Sure, it's about $100 more per month than other 1 bedrooms, but here are reasons I like living here: 1. Covered, locked, garage with assigned parking space - less worries of breaking in and better for your car in general 2. Quiet - if you're in one of the buildings at the end of the complex 3. Great management - the staff has always been very nice. They carried 8 heavy boxes up the stairs for me and put them in my apartment 4. Burke-Gilman trail - I love to go running and the trail is literally across the street 5. Public transportation - Seattle public transportation sucks in general, but the 372 bus stop is right outside my apartment and can take me to U Village or up north to Main Street Bothell read more

Ivory wood is good place to live since its near to seattle , commutable area. however keep in mind that they will scratch every penny from you when you leave. You will lose security deposit if you think of leaving the apartment. I lived in several apartments and if you leave with a good condition of the apartment they refund you the deposit. However not with ivorywood/Equity Residential. So keep in mind when moving here. Other than that staff is pleasant and helpful . read more

We've lived at Ivorywood for three months now, and are totally happy here. :) When we were looking for a place to live, we looked at three different suites here over three weeks, since we were moving from out of town and weren't sure where we wanted to land. They never rushed us, and were always more than gracious when I showed up wanting to look one more time. The rental process was smooth and fast. Everything was done online, right down to them letting me use their PC since I couldn't do it on mobile. Speaking of online, all maintenance requests can be submitted online, and rent and utilities can be paid online. What a breeze! Maintenance - We've submitted about six requests now, for everything from a leaky faucet, to a noisy bathroom fan, to a wasp nest. Everything was dealt with within a day. As impressive as that sounds, let me add to it that we have a German Shepherd that's at home during the day, and they took their time upon move in to get to know him, so they'll even come and do the work when it's just him home!! And they leave a nice note to let you know that they were in and what they accomplished during their visit. Rent - the prices are comparable to elsewhere in the Bothell, Woodinville, Kirkland areas, no real jump or deals. The rent seemed to be fair for the area. Apartment Unit - Love our layout. The kitchens are so nice and spacious in all the suites. Double sinks, good dishwashers, and rangetop microwaves in the suite. Lots of counter space, and cupboards galore! There is no lack of storage here, from the big walk in closets, to the deck space. The bedrooms are very generous too. The attached garages are such a great value for extra space! Pets - This place is actually TRULY pet friendly. German Shepherd? No problem! One of the leasing companies that REALLY mean "pet-friendly" with no 25lb weight restriction. The office staff and maintenance seem to really like animals, and always greet our dog by name. He's been welcome in the office, and they always have treats around for the furry friends. The grounds are kept pretty clean, considering all the pets here. A big bonus. Other amenities that are great - The bike trail (Burke-Gilman/Sammamish) is right across the street. A half mile to the right is everything that you could want in Kenmore, from groceries to amazing teriyaki. The other way is the upcoming downtown Bothell, and easy access to 405. The Bothell library is under a mile away. Cascadia Community College is under 2 miles away, and is the number two community college in the nation. Bothell high school is right up the back path, easily in walking distance, although we have school bus service as well. The King County metro has a Seattle express bus right in front of the building! I lived at Ivorywood for one year, and if it wasn't for a cross-country move, I'd have renewed my lease for years. I loved my 2-bedroom apartment: the layout and generous size of rooms, the HUGE patio (I was in an end-unit), the cabinet space in the kitchen, the GIANT closet off the master bedroom...I could go on and on. I think my favorite part of the property though, was the staff. Everyone, from managers (Sarah, et al) to maintenance crew, were incredibly welcoming and kind every time I interacted with them. They used my name when they greeted me and any time I had an issue (not very often), they responded and resolved it in an appropriate amount of time. I cannot sing their praises enough. If I ever move back to the area, I will definitely rent from them again. In the spirit of being realistic, here are my biggest cons about the property: - Trash and recycling bins tend to fill up very quickly, but they are emptied at least 3 times a week. They really are doing the best they can with this, so some patience from the tenants will be necessary. - Free parking can be a bit sparse after 8pm. You may have to park away from your unit and walk from another area of the property. I never felt unsafe doing this, even getting home in the wee hours. - Road noise from Bothell Way. My apartment was situated in the middle of the property (building D), and there were times when the noise from the morning commute would wake me up, but this was mostly during the summer months when I had my windows open, so when it bothered me, I just closed my windows. One last thing: I've seen a lot of reviews mentioning that people are not getting their deposits back and I have to question just how trashed their apartments were for that to happen. To give you an idea: when I moved out I wiped down the kitchen counters and the stove, cleaned the bathroom, and vacuumed. THAT'S IT - and I still got my deposits back. I really, really loved my time here. I'd absolutely live here again. read more

Do not live here if you can avoid it. Do your research on Equity Residential. They are known for not giving people their money back on deposits. We were charged a couple very unexplained fees when we moved out despite the good condition of our apartment. Beyond the deposit, the office staff was quite useless. They allowed a trailer to sit in a parking spot for the last few months we lived there when parking was already limited. There were also times an RV blocked the fire lane. When people would try to bring this issue to the attention of the office, we just received some very unprofessional emails in return and nothing was done to fix the issue. The apartment was adequate but the management was very unprofessional and did not do their job to maintain the property. read more

If I could give a Zero star rating I would. The property is poorly maintained- stairwells and garage are filthy and never cleaned. Walls are thin, you can hear your neighbors every move. Lack of visitor parking. Poorest management and maintenance staff- unresponsive to problems and a cant do attitude. Ridiculous rent increases every year. Property amenities downgraded-weight room, cabana furnished with cheap and minimal furniture. Upon move out charging me for new carpet that was at least 5 years old when I moved in two years ago and painting charge for an apartment that was not painted when I moved in. In general I liked these apartments. They are no frills basic units. The views from some of the balconies to the forested mountains are gorgeous. The grounds are maintained and clean. The people that work there are also very nice. The location is wonderful, except during evening rush hour. I saw others mention this, but figure they were the complainers that frequent these types of boards, always with a bone to pick, but I experienced it also. Do not expect to get your security deposit back. I was only here temporarily, barely spending any time in the apt, and certainly not leaving a mess (in fact I thought the place looked better when I move out vs when I moved in). but after a few accounting tricks, no refund for me. Would I advise moving in here? Possibly, but only if you assume your security deposit is part of the rent. read more

This is hands down my best experience so far with apartments since I moved here almost two years ago. While the walk-ups are less than desirable, the safe and clean complex and professional and kind staff more than make up for it. Any maintenance issues were immediately addressed, and I always enjoyed talking with the office. I was very sad to leave since competent staff are hard to find, but the almost $200.00 hike in rent to renew the lease convinced me to hunt elsewhere; if the increase were more reasonable, I would have been more than happy to stay. read more

The floor plans are awesome, really big - especially compared to the newer apartments being built in Bothell - and super open with tons of storage. Hooray for walk in closets! The community is well maintained and clean. The staff is friendly and responsive. The pool was a favorite for my friends, we spent a lot of time out there during the summer. We just moved into a 1 bedroom apartment here about a month ago, and so far things have been alright. Not great, but not bad either. The Apartment The place is about 10 years old now, and is in pretty good shape. The flooring seems new and the place was probably re-painted right before we moved in. The floor plan is pretty good, and there's a lot of storage. We have a large walk-in closet with tones of shelves in the bedroom, a good sized linen closet in the bathroom, and a semi-small hall closet. Also, the laundry room has shelves above the washer and dryer. We also have a pretty good sized storage closet out on the balcony which locks. We love the kitchen! It has plenty of counter space and shelves, and we really like the semi-circle shape with a window/bar that opens into the living room - it lets in natural light and prevents the cook from feeling isolated. There's also a built in microwave over the stove, which is always nice (esp. since we currently don't have a microwave). The dishwasher, stove/oven, and fridge all seem to be relatively new and in good order. The washer and dryer are full sized and work well. The hot water tank is in the bedroom closet -- I don't love this set-up, but it does put it right next to the bathroom, so it takes no time at all to heat up in the shower. We live in building A, so we get a lot of noise from the street. This is probably our biggest complaint though. Our balcony is good sized, and minus the traffic noise I would love it! These wouldn't be an issue for units further in though. Staff and Maintenance One of the main reasons we came to check Ivory Wood out was that the lady I spoke with on the phone was a lot nicer, a lot more professional, and not nearly as pushy as most of the places I called. This combined with our love of the kitchen were probably the two biggest reasons we chose the place. For now I can't say much either way about maintenance except that they've said there's a 2 day guaranteed response time. When we did our walk through the lady warned us that the staff can be a bit forgetful about work orders though, and suggested we submit maintenance requests online. This seems to be true since there was a very minor issue (the paper on one of the shelves was coming up and needed re-gluing) which she said she'd have maintenance take care of, but has never been addressed. We're assuming she simply forgot to put in the order. Otherwise, our only problems have been that the doors are somewhat difficult close (especially the bedroom and bedroom closet doors), and the carpet nails stick up in some places (which hurt to step on). But we intend to have maintenance over here to correct these things now that we have our internet set-up and can put in a work order online. The Complex and Location The grounds are well kept. It looks like they come every Wednesday to clear the leaves and mow, and though I've seen dogs around fairly often I have yet to run across any of the dog doo problems I've seen mentioned in other reviews. I've really been enjoying the hot tub. Sadly the pool is seasonal and was already closed by the time we moved in, but we like the gym though, it has a little of everything (a stationary bike, stair stepper, treadmill, weights, and an elliptical) as well as large mirrors and windows to keep the space feeling fairly open and roomy. I like that the gym and hot tub are available 24/7 (via key) too, as this was a bit of an annoyance at our last place. We're right across the street is the Burke Gilman Trail which is surrounded by trees, so our view is nice, and we love walking along the trail. We're also within walking distance of quit a few grocery stores and restaurants, and we can literally see the bus stop from our balcony, so we don't have to drive much (which we prefer). On the way home there's a little walk back - part of which involves walking along the shoulder as the sidewalk cuts out for a time - but otherwise this is a pretty good location for busing. Parking Our parking situation is pretty good. The garage is locked at all times and well covered. There's a ton of parking for guests, which is really nice, though it seems like a lot of our neighbors prefer to avoid paying for a second parking garage spot by using the guest parking -- that's a little annoying. Tidbits I like that we can pay rent and put in maintenance requests online. And while we have to pay water, sewer, and trash there's also recycling available here and so far our first electric bill was lower than we were expecting. The place seems pretty well insulated and I don't anticipate needing the heat much this winter. We'll see how things go in the summer, but with a southern exposure we should be pretty well set. Also, fiber internet is also available in this area which is really nice! It's not my dream home, but it's also quit a bit better than the last two places I've lived. read more

The walls are thin but it's an apartment,not a condo. I was charged for carpet cleaning, etc. taken out from my deposit, plus the last month's pro-rent and parking rental, which I had already paid for via the on line portal. I have sent many emails to t he manager, and left messages, but get no reply. They say they will turn it over to collections, but I am willing to fight this legally so it doesn't matter. Never been so disillusioned by a place so much. Extremely overpriced! It appears to be great but this is the worse apartment complex ever!! I am now living in Renton, at a lower end place and it's so much better, Maintenance is always on site, they work fast and garbage is always cleared up. Garbage at Ivorywood (IW) is constantly over flowing. Maintenance is a total joke ! Good luck getting your stuff fixed in a weeks time. And the management is absolutely condescending and untrained. If they overcharge you or they are waiving a fee... Good luck because they won't, they will just say " Go ahead and pay the total and we will credit you back on next months rent". They can't even configure their own payments..The new people are badly trained and absolutely ignorant to the process. The manager Sarah is Condescending, and good luck finding her in the office. My fiancé an I tried getting a hold of her for a week straight. She never responded to any of our messages and never followed thru with what she said she had to do. Finally I got a hold of her and she said oh I don't have any emails from you. Ya duh! I've been calling! I had to get really rude with her and that's just not me. This place is hostile. I looked for a year at apartments and I am so glad I found Ivorywood. I felt so welcomed from the very beginning. The property mgr. and leasing agent are very friendly and helpful. The amenities are great. My building is very quiet. My floor does creak as does the floor upstairs but it isn't un- bearable. The gated underground garage is a real plus. I feel that my vehicle is secure and I am too. The units are cute. The closet space is great too. So overall, this is a good place to live.
