We love living at Ava Newcastle. We live in the townhomes not the apartment complex. So the new construction isn't an issue for us. We do not hear anything at all. Super quiet area where the townhomes are and lots of wildlife. We love waking up to deer & chipmunks in our backyard. The bbq area is great, fenced in dog park around the corner, and lots of trails for hiking. The townhomes have central air which was a huge perk for us as well. Tess was our leasing agent and she was the best. Any questions we had she was able to answer and made our move in painless. Please visit and view the property! Take the bad reviews with a grain of salt as most are due to moving out (if you destroy your property you should expect a bill - you wouldn't want to move into a property that doesn't look new). Update: Victor, the maintenance tech, is amazing! He just ran over to change all of our batteries in our smoke detectors because one needed replacement and we have 10ft ceilings. RATS! RATS! RATS! All the pics look great, the people are nice and the development looks A-class, but the real story is that if I could give a review of less than one star I would. The townhomes in the complex are over $5000 a month and I can look out of my window and see the rats where they do not keep the property clean and there is garbage everywhere. It wasn't like this the first couple years I lived here. I think they are under new management. The attached pic is in the middle of the day, but the real RAT PACKS come out at night. Nobody here would ever take garbage to the dumpster at night. It's scary!!! We are all complaining but they do nothing but bring gross big black rat traps to put in front of the homes. PARKING SCAM! Diamond Parking is running a scam! They advertise 2 hours free parking, and have done so for years. Today, I went to dinner at Loco Chon, and less than 2 hours later, a guy is ticketing my car for $85. He said you have to "register" to get the 2 hour free parking. I have parked here for many years and NEVER had to register before. There was no warning, no grace period. Parking "attendant" or whatever he was had a snotty rude attitude and didn't care at all about this BS ticket. I will NEVER come to Newcastle Commons again, thanks to the SCAM from Diamond Parking. I feel sorry for those local restaurants, because they are delicious and have amazing service. But charging me $85 for "free" 2 hour parking is insane. read more

I'm raising my review to 3 stars because we moved to a new unit in a new building. We have lived in Avalon for 3 years If you don't want to read everything let me sum this up quickly. Avalon is in a nice area with local food options. Very dog friendly and amazing for small families. The cost is high, and do not expect to stay here for more than one lease unless you are okay with a very high lease renewal. 1. We moved because our rent was raised by almost $300 in our old unit. We moved to a unit that was larger, newer and with AC in the same community for the same cost (how does that even make sense). We don't blame the leasing agents but AvalonBay is notorious for that. Look it up, multiple lawsuits. 2. Understand you are paying for a premium apartment. Amenities include a new dog park, a PHENOMENAL maintenance team that carry this apartment complex. Upgraded apartments. Upgraded keyless system with Latch (they everyone hate), Amazon mailroom to prevent theft (that Amazon employees don't follow, so still the same theft) 3. The dog park problems are gone. The new renovated dog park solved the issue with dogs getting sick 4. The smoking/non smoking this is getting ridiculous. People who don't like the smoking areas keep moving them, and the smokers are jerks at times and will still leave their buds everywhere. 5. 4a has issues with: latch not working in elevators. Elevators going down constantly. Fire alarm EVERY MONTH, one of these days there's going to be a real fire and people are going to get hurt because of it. Broken garage gate (since the latch code can be used by anyone people just park in the lot who don't belong there) 6. Attached is a screenshot of a unit in my building of the same size, same floor plan, same amenities. It is one floor below us and going for $800 more than what we started leasing. My 4 stars go entirely to the leasing team and to those who make sure the buildings are clean and grounds kempt - super friendly and responsive, thank you, your kindness and affability are so appreciated. An absolute highlight of Avalon Newcastle Commons is its location, location, location - my proximity to the Coal Creek Trail right out my back window, a serene, mossy green trail with winding bridges and creeks. I walk it every day, and can walk (1.3 miles) or drive (0.7 miles) directly to the Red Town Trailhead in Cougar Mountain Regional Park which offers endless beautiful trails absolutely worth exploring and a huge part of why I love living here with my canine buddy Max (who loves it here too for that reason alone!). Not to mention, I haphazardly find myself a mere 15-20 minutes to the airport (I'll put in a plug here for Extra Car Airport Parking if you want to leave your car at the airport--excellent service and SO easy), 20-25 minutes to the Greenlake area, and 40-45 min to Tacoma (depending on traffic naturally since that is probably the largest major downfall, for me, of living in the Seattle area). A few things: 1. For the cost of living here Avalon would serve its residents far better by providing the with key cards to go with the rather frustrating Latch system - even though Avalon would rather us not, it is frankly far easier to memorize and use the number-codes which I can do with one finger/hand rather than to pull out my Samsung Z-flip phone, make sure the app is open, and then assure that my phone is held up just long enough and in the right place for the latch system to actually work (which is inconsistent at best). 2. I haven't had a problem with parking but I do have an electric car and chose not to pay more for a "special" parking spot that offers private charging access. There are only 4 public charging stations and you have to leave you car there for 6-7 hours for a full charge. Not the end of the world, but we do pay for the convenience... 3. My unit is great, quiet and no complaints other than a perpetual smell of weed which I personally find repelling. It will be the reason I move out of here sooner rather than later. I can't figure out where it comes from, either from the lingering effects of a prior resident or it is coming through the vents/radiators (most likely). 4. Love that I can have my dog. I have found other pet owners around here to be relatively respectful and friendly. I haven't had an issue with dogs barking and am thankful for how quiet Avalon Newcastle is at night since my sleep is everything to me. 5. I really, really appreciate Ashanti and Bashir. read more

Avalon Newcastle Commons are nice apartments but of course everything has cons. I'll be sharing mine that are definitely not worth where I'm at now. Pros: It's relatively safe, clean, more on the newer side, great amenities and the staff are mostly kind. Maintenance provides fast service. There's a bunch of dogs everywhere so dog friendly. Great location to stores, food and shopping. Cons: It's built cheap. You can hear EVERYTHING. You can hear people in the hallway from your living room/kitchen and vise versa, you can hear inside homes when you're walking in the hallway so no privacy. There are some units that face each others windows which personally seem intruding but that's just the way they're built I guess. The worst part, where it's definitely not worth it for me, is you can hear your upstair and next door neighbor. If you're bedroom is next to their living room, you can hear their parties, tv and even conversations! If your upstairs neighbor is inconsiderate after submitting several noise complaints to management and they won't stop? Good luck sleeping. I haven't had good sleep since I moved in and it's been 8 months. Broken sleep is not something I imagined having at these beautiful apartments. If you need to work late, have homework or even want some peace and silence, these might not be for you. There's a problem where people can't stop smoking weed and the smell sometimes gets into your apartment. Very strong in the hallways, especially staircases and elevators. No cameras in parking garage or hallways. They only have 2 hour free guest parking or else you'll get a ticket if you don't pay the meter. It's unfortunate because these are really nice apartments and there are more pros than cons but I prioritize my sleep, I need that more to live my life. read more

I don't normally like to leave reviews unless it truly calls for it and in my opinion this does. I moved in October of 2022 to a beautiful two bedroom two bathroom corner unit. I LOVED this place for the first week. Even though I had to go back to the office four times to get my garage clicker or fob to work properly (I got locked out of my apartment because of this issue in the middle of the night) I was still happy with everything. THEN My upstairs neighbors came back from vacation and I started hearing running from one end of the apartment to the other that would shake my walls and make my dogs bark from 12am-5am. I spoke to management and they supposedly reached out to the resident but I was given the excuse that she was a single mom with multiple kids so there was nothing that was probably going to change. I was informed that the team knew of the resident in question because she had been the cause of multiple noise complaints from the past tenants of my apartment. I asked if they could work with me on transferring to a different unit at the same price and was told it isn't possible. I asked to be let out of my lease at no charge because of the horrible situation - at that point I had not had a solid nights sleep in over two months, averaging only about four hours per night. It was affecting my mental and physical health and the answer I received again was that it was not possible. I work in the industry and have offered both of these very possible options to many of my own residents because we are not supposed to be in the business of keeping our residents in an unhealthy and unreasonable living environment. It's not that it isn't an option, but that they did not want to do it. They did agree to take the lease break fee from FOUR TIMES the monthly rent to only one. That is the highest lease break fee I've ever heard of. When I mentioned to the manager there that when I got there I was told that the lease break fee was only two months, she said "yes probably, but it's four now". Not shady at all. So after only four months total of living in the apartment I had to pay to move out for my own well-being. The only reason I am writing this review now is because I just received a final move out statement of over $2400. I had been trying to give grace but That was my last straw. I only left one item in the apartment and I elected to have their "clean sweep" option so I did not clean the apartment before leaving since they were going to do it for the $170 price. Even if it was extra extra dirty (which it wasn't) I should not be charged more than a couple hundred dollars for cleaning and a couple hundred dollars for the disposal of the item left. $2400 is absurd AND they didn't even give me an itemized list of all of the charges. I cannot express how absolutely infuriating this whole experience with Avalon has been. I strongly recommend looking for housing outside of any Avalon owned/operated properties - strictly for your mental health and to save you from possibly having to pack everything back up and move again. I know I for sure will never consider moving back into one no matter how beautiful they may seem. read more

It's a relatively quiet, safe community. For the cost of rent, it's built pretty cheap (even maintenance has told me this too). Additional cons include: more than half the treadmills are always out of order/down in the gym, elevator in 4A is always inoperable, trash area is super dirty (not well kept) and people don't respect the "non-smoking" signs. read more

My wife and I have lived here for three years now! That said, I felt as if it would be more fair to write an updated review. I did dock a star, sadly. I wanted to clarify that I truly enjoy living here. It is beyond convenient (twenty minutes to Seattle, about 10-15 from downtown Bellevue). They have incredible amenities, including: a two-story gym, a pool, conference rooms, lounge areas, etc. They also have open floor plans, which are really nice and feel more spacious. The maintenance team has been AMAZING-- with responding typically within 24 hours. Glen, who recently left, was an absolute MVP. As is Kyle. The leasing staff is also friendly. Melissa, Jessy, Azuree and Veronica always have smiles on their faces and are pleasant to speak with. However, my one star dock does come from their ability to enforce community guidelines. I can't fault them for a small amount of inconsiderate neighbors. For example, there was once FOUR days in a row where there was dog urine in the elevator. People also go zooming through the garage at an unreasonable and dangerous speed (they promised garage mirrors about two years ago, but never followed-through). Additionally, they do not actively enforce noise complaints. We have also had MULTIPLE packages stolen, including items for our first newborn, birthday presents, and meal deliveries. What is a bummer is that I have friends in the community who have had similar experiences. Friendliness is great, though inaction and apathy can really rub residents the wrong way-- especially the one's that are the most loyal. Overall, this is a great place to live, but feel as if management could be doing more to deliver essential service, while avoiding deflection. read more

I made an appointment to view the property one week before I was flying up there. My appointment was at 2:30. They called at 10:30 to say they wanted to leave early and wanted to know if I could come earlier. I said I could make it at noon (1.5 hours after the call and 4 hours earlier than scheduled). I was basically told nobody was interested in waiting until then and they wanted me to come right now. I was quite taken aback that, for a prospective $30,000+ a year tenant, that they would say this. if you wanted me to come right then Or not at all say so up front. Don't make me look at and juggle my schedule first. Secondly, refer to my previous monetary statement. How could I possibly put trust in a leasing department if this is their attitude up front? I've only lived here for 4 months now so I'll be sure to update this review if anything ever changes but I really love this place so far! There's a lot of amenities (that I really should take advantage of). The gym is huge. It's basically a full gym with weights and cardio equipment and all that jazz. There's also cycle room. The pool is a good size and if I'm not mistaken I think it's heated. I haven't swam in it since the one time I went down the kids were all talking about how they peed in it and it kinda turned me off from swimming to actually hear a kid admit to it. There's a dog park and we're really close to a little trail. The common areas are beautiful with so much seating and a couple fire places. There's also a TV down there. At the moment it's decorated for Christmas and I absolutely love it! There is also an Amazon hub with lockers for your package deliveries. You can have non-Amazon orders delivered to them as well. The residents are all very nice. Everyone I've met has been friendly and there's never an issue of trash being left out in the hall or elevator like the last place I lived. It's also super pet friendly!! The maintenance team is very efficient and super friendly as is the leasing office staff. One time that I called about the hub door being broken they called me first thing the next morning. Tess was super helpful when I was searching for the apartment and throughout the whole application/moving process. I was traveling abroad right before moving so had a bit of difficulty communicating with the time difference and having to have my old roommate find some paperwork for me. She was so accommodating and is super sweet. I live in a studio but it's really spacious for me since I don't have much. Everything was working fine with I moved in. There's a ton of cabinate space, more that I need and two closets. The layout is good and the bathroom is huge. The only thing I have an issue with is when these apartments were being built, who the heck decided to put the toilet paper holder on the cabinet for the sink? I'm 5'6" so I think I have normal length arms but I CANNOT reach the toilet paper holder while sitting on the toilet. I had to buy a mobile one. I'll post a photo of the distance later because it's hilarious. I've never had that issue ever before. Hahaha. For the issue with crime. I honestly have no idea what's going on with it. I've never seen anything happen or have seen the aftermath of anything. I just read reviews mentioning it and had an email from the leasing office that mentioned it and tips on how to prevent it. The way I see it, no criminal is going to be dumb enough to drive up 5 or 6 spirals of the parking garage to break into your car since they'll surely get found on the way down so I usually just park up there. The garage has 2 gates as well so I'm not sure how they'd get in. We live in a quite area, there's much less crime than other places so I don't think it can really be helped unless we move to Japan or something. read more

We love living here! Amenities are great, workers are amazing, friendly, helpful. We've called maintenance a few times and they were awesome. Only docking one star because of the neighbors/ people living here. Three different huge groups will blast music at the pool and invite 10 of their friends, break glass at the pool which causes it to be closed for a day, etc. There's also a family (we know who) that takes their dog to go pee in the staircase and garage. It's disgusting and avalon hasn't done anything about it even though I emailed them. Other than these things, it's a great place to live and we love it!! read more

The place is nice and everything, but who knew moving out would be such a reason to punish us by charging us like $1,000 for carpet and cleaning and who knows what else. i cleaned the whole place myself and they say it looked good and they still end up getting a cleaning crew in there. We moved out the end of January and just paid the last payment for carpet and now they are going to charge us another 140 something dollars...for what!? I will never live here again..it was the biggest mistake we ever made. Clearly we aren't rich and had to move out cuz its too expensive here and then we get put into more financial struggle after moving out..so hell with this place. Its a scam of an apartment complex. Twice the contract items we had (parking and storage) which were originally promotions did not roll over to our new contract as a paid item. Apparently, this is a known issue. The local crew has taken care of us each time but its super frustrating. 2. They need to hire new designers and contractors - trash chutes are constantly broken, elevators go out on a regular basis, fire alarm is triggered randomly, gates break, and key card doors dont fully close. The team here is great and the apartment is nice but the flaws with Avalon run deep and make the whole experience less than stellar. read more

Man this has to be some kind of joke. can't be on hold for their customer care center hotline because when they're open, i'm at work. tried once and after holding for 25 minutes, i had to get back to work. Sent an email based on their automated message on the 11th, Saturday night. i get that they didn't get back to me right away but not even a response or email back and now it's the 16th. the worst experience i've had in my life. i tried to let it go and not write a review but i've had enough. let's start from the beginning. came to look at a place, all during covid so i understand that it takes a little bit longer to do things. no problems with that but the leasing agents were the absolute worst to deal with. hard time communicating or getting a hold of them. not getting a call back for days at a time. Despite all of the lack of communication we put a deposit on a unit. told them which one and they ended up renting it out to someone else. because our emails were going to his junk folder. Not once did they try to contact us back asking if we still wanted the unit because we had a deposit. don't you think it's weird that we wouldn't get back to you if we put a deposit down? i had to call 5 times the day before we were expecting to come in and sign a lease, to find out we don't have a place to live and also we have to be out of our current place in 3 days. Thank the lord my landlord was understanding and gave us a two week extension to find a place to live. after putting me through all of that, they decide to keep part of my deposit. half of it. i called and talked to the leasing office and they apologized and said that they would make it right. and still don't have my money. The Absolute worst communication i have received, asked to speak with a manager and was told that she walked out of the office. asked multiple times via email to have a manager reach out to me and still read more

Horrible experience. Would not recommend. I lived at Avalon Newcastle Commons for just over a year. The garbage rooms, both on my floor (5th) and the main building, were out of commission on a regular basis. There were about 6 continuous weeks we had to haul our garbage to the 1st floor to dispose of in large garbage containers that were not emptied regularly and were often overflowing. The staff is very courteous, friendly, and helpful. The facilities are modern, clean, and convenient. I like that they enforce the dog dropping policy to clean up waste around the doorways. During the recent snow the staff cleared the walkways and the thick snow was plowed so that we could drive out of the garage to get to work. They seemed to be well-prepared for instances like this and I just don't see other places going to these lengths to make life a little bit easier. To help us find our packages more quickly from UPS/FedEX/Amazon, they take the time to put our unit numbers on the packages so it's far easier to identify them at a glance. Overall, this is one of the best places I have stayed at and the staff is a big reason why. read more

I'm adding this updated comment because of the last one star review regarding crime. Crime is EVERYWHERE. I think it's pretty short sighted to blame any community for thefts and break ins. Why don't you blame the criminals? Avalon management has done everything they can to keep us aware and safe. If you leave stuff in your car and somebody wants it, they're gonna break in. If people are going to be so bold as to break a glass door leading into a building, there's really nothing anyone can do about that except maybe install bullet proof glass? The management team had the Chief of Newcastle PD come and talk to everyone about how to keep themselves and their things safer. C'mon now. Let's not play the blame game. I've lived at Avalon for one year now and I love it. I just renewed my lease! I have a large dog and this is a very pet friendly community. Always lots of love and cookies for her in the office and around the grounds. Granted, there have been issues with other residents not picking up after their pets, being lazy with garbage, etc., but that's not the Avalon management teams fault. We're all adults, right? There are people that don't follow the "rules" everywhere so those that have complained that it's somehow the fault of the office will very likely be disappointed wherever they choose to live. Things I love: 1) my apartment! It's very comfy with modern touches. I'm always happy to be home. 2) super easy access to the Coal Creek trail. It's beautiful and you can make a pretty good hike out of it. 3) the office staff is very helpful and friendly. 4) I feel safe here. It's a secure building and it's well maintained. 5) the fitness center is FANTASTIC. 6) the maintenance team is always responsive if something needs fixing. Great staff and amenities--but, nonfunctional interior design. Laying carpet in the eating area saved Avalon money on initial design costs and generates ongoing revenue in cleaning fees (see Avalon's photos of dining furnishing in carpeted areas). This is especially clear when the "order date" of the carpet cleaning receipt provided by Avalon predates the inspection date. Based on other reviews (here and elsewhere on the Internet), it is clear this is part of Avalon's revenue model--a loop hole that is especially discriminatory against tenants with children. read more

Melissa Maxwell is one of the most difficult people to work with and I warn everyone to stay clear of this place. We were charged a transfer fee after the apartment we were transferring ended up not being ready. How is this our fault? We had no choice but to find a place or be on the street. And for that, we get punished. She said we didn't have to pay for moving there and because they ended up not having their stuff together we have to suffer. I have lived here for approximately five months and love it! The building is brand new and has the feel of a luxury hotel. The amenities include a sparkling pool, cardio and fitness center that you have to see to believe. Kids' play area, dog park, outdoor relaxation stations galore! Melissa the manager is very kind and accommodating and the maintenance team helpful and always smiling. These homes are close to two grocery stores and minutes from downtown Bellevue with much more affordable pricing. I am very pleased to call Avalon Newcastle Commons my home. read more

For some reason this review was shadowbanned on google: As others have said, this is a great place to live, they just rob you when you move out. Prior to move out, we did a walkthrough with management where I was told that if I paid $120 for their move out cleaning program, "clean sweep", we would not have additional move out charges. They check the carpets with a black light and I did not want to have to go buy a black light to be compliant so I just agreed to the fee. A month later, their customer service line called and rudely demanded I pay them $500+ for a carpet replacement. I told them that there must be a mistake because of what I was told during the walkthrough. I called Newcastle commons and the manager was rude and denied that I was told that clean sweep would cover carpet. They provided blacklight pictures that were low quality and did not show damage. Then, Avalon corporate opened an "investigation" where they basically just took the side of Newcastle Commons. They didn't even contact me during their investigation. After their investigation, we were told we had 30 days to pay before it went to collections. We informed them that we would speak to a lawyer and then they started calling us multiple times per day to collect payment. Finally, annoyed and over it, my fiance begrudgingly paid them after what seemed like the 10th call that interrupted her work day. In the last year 5 years I have lived in 4 apartments and have never been charged until now. I also have never been treated this poorly by a company until now. Lived here for 2.5 years and up until 2 weeks ago haven't had many complaints, trash and they way some tenants leave trash and pets peeing in elevator and not cleaning after them. But my biggest issue now is with customer service and office personnel. I have recently been impacted financially with loss of employment due to covid and everything going on, informed them and they had me take steps in order to proceed with exiting. After a week and half of emails back and fourth I sent 3 months of bank statements, mind you this is recent and hasn't impacted previous statements yet! I cropped only show bank name, my personal name and deposits/ withdrawals. Side note, DONT MOVE HERE AS THEY SWITCHED STREET PARKING, supposedly the city charging each 2 hours 24/7 so me having a work vehicle that won't fit in garage, although it'll fit outside in the new complex lot they literally told me I'd have to move next door $2600 transfer to get that spot, or park by qfc 3 blocks away which may be broken into, I'll have to walk in rain or any weather! They aren't compromising with proper options to help tenants! Maybe another Avalon and their staff maybe more professional and help but I would reconsider this location. read more

I lived here for a year, and there's good things and bad things to consider at this complex, but I don't think you get your money's worth. Interiors are new and nice. The staff is really good, maintenance fixed every issue with the appliances as soon as possible. Coal Creek Trail is a nice hike all year long, stores are super close and the gym is nice. Unfortunately, there were a lot of problems too. Garbage collection was a big issue, trash containers outside the townhomes were usually packed and you could smell the garbage from a few houses away. Sometimes neighbors drop their garbage outside the containers, getting all the way to the street. Pool was closed many times this past summer due to sanitary reasons, which makes you consider not going to the pool. There's always dog stools in the common areas, which makes night walks really annoying and car break-ins are really common inside the garage. read more

It's open! How do I know? Because I moved in! it's been a pleasure! They have an amazing staff here - Melissa, Dannielle, and Victor just to name a few. They have made my move-in experience wonderful. Dannielle helped me from the lease application process, the walkthrough process, to move in process. They are prompt and attentive to your needs. Victor is awesome. Took care of my quick needs. Treated my home like it was his own. Top notch craftsmanship. They are already creating the community experience. The construction is solid! With amazing finishes; appropriate for higher end living we come. I have to admit, I was surprise to have minimal issues given this a new construction property. Update- I moved here when it was newly built and more than half of building were still unoccupied. Tried to write this review based on my entire 4years of living here so could be fairly lengthy. If I had other choice, I probably moved out as of Oct but didn't have time to look for elsewhere so I'm stuck here for another year. Pros: 1. Nice building and facilities (though you can't really use common areas now due to COVID). I visited different places in Bellevue and to the south area and I can tell this building is pretty nice. I enjoyed using gym, BBQ grills outside, and nice new appliances for until this recent unit. 2. Pet friendly. You'll see many furry neighbors! 3. Close to Bellevue area and highway. I work at Bellevue downtown and the fact that this is only 15 min away, it was worth living here. 4. Amazon Hub. I absolutely love to have Hub at my building. Don't have to worry about my packages missing or stolen (sometimes codes have issue but it's minor). USPS, Fedex, UPS, DHL all have access to this I believe (sometimes only during office hours). Cons: 1. Oh boy. If you decide to move in here, be prepared for this. I would say #1 is NEIGHBORS in this community. NOT saying everyone living here is an ass but for my past 3 years living here, I had to deal with selfish, careless neighbors lived in up, down, and next doors. The 1st year, I had horrible smoking problem from downstairs but office couldn't do anything about it other than sending "reminder" emails because there wasn't any physical proof. Sometime the smoke travels through vent and goes all around the building to every unit. If anyone remembers who's been here in the very first year, there was at least 4-5 fire alarms entire building every week due to smoking inside building (fun, right?). It still is happening when you join Facebook group page, you'll see people are complaining with smoking all the time. Also, Some people just don't have courtesy for others with noise level. I've had upstairs neighbors BLASTING music all day and night long so we had to bang on the ceiling (because sending email and calling office won't fix anything). And my sister is now paranoid with any bass music because she had to deal with that since February this year. One day I woke up at 4AM because they were "talking" and laughing!! I heard talking about politics, which I didn't need to hear. This is how loud he/they were. (My current next door is playing balls inside the unit all last weekends with friends so my living was vibrating lmao I also recorded how loud they were just as proof). Just to add, as I mentioned above, this apartment is pet-friendly. That being said, there are TOO MANY pet owners who doesn't want to clean up after their pets so shits are everywhere in elevators, stairs, kid's park, dog park, and walkways. Shame on you people. 2. Office. I think this kind of ties with neighbors as office is not much of help. They would say you need to have a good proof they violated the community policy but also can't evict them out of house no matter what. 3. Moving-Out costs. I recently moved to new unit as my sister refused to live here with me anymore (due to neighbor issue she had entire year). The pre-inspection is done but this really doesn't tell you anything in the matter of costs. Unless you poked holes or broke any appliances or drawers, the pre-inspection is not much of help. Can't even give you estimated fee you'll be charged. In my case, I was charged for $1700 for the carpet replacement. I was told they replaced the carpet when I moved in (and no proof was provided). Lived in that unit for 2 years so that $1700 was "prorated" cost. They'll inspect the carpet under black light to see any stains on the carpet, and if you do, just consider you'll be paying deep-cleaning fee OR replacement like me. I asked to give me the proof of carpet replacement but was told to contact directly to Customer Care Center since all my records has been sent and they don't have anything on file. Contacted Customer Care Center but it's bee 3 weeks since they said they'll forward me the documents. I don't have any words for the Phase2 building they recently started since I never lived there and it's way over the top to pay $2300 for one bedroom (Avalon doesn't include any utility on their rent). read more

Decent place to live, horrible neighbors (staff does NOTHING about noise) and cheap furnishings. The ceiling fan in my apartment never worked despite multiple trips from maintenance. You can't use the glass cooktop because any sign of wear on it and they will charge you 130 for cleaning fees. The stone countertops aren't sealed. The biggest racket is the move out. I got a carpet cleaner and looked great. No visible stains, no wear really at all, no pets ever in the apartment but after moving out, got hit with $700 for carpet REPLACEMENT, not even cleaning. All I got after challenging the charges and attaching my own photos of the condition before moving out was some random photos my front door and a super close up of a black light and splatter stains that were under where my couch was. The walk thru when moving in never included any blacklight so I have no idea of the condition of the carpet other than just naked eye. Of course, Avalon waited until nearly a month after moving out to respond to my dispute of charges, leaving me with days to "pay remaining balance promptly or be sent to our 3rd party collection company" leaving me no choice but to pay. If you only lived in an apartment for 6 months and no visual stains, tears or holes, the tenant is not responsible for carpet replacement. I will be contacting the company used to install the carpet from the receipt attached to see if it was actually replaced. Don't EVER live at any Avalon properties if you don't have thousands to throw away at bogus charges on the way out. Bob G- there is no defense for this robbery as it's illegal. I have passed this along to a family real estate attorney and they laughed.You guys rob people when moving out, pain and simple. Your staff is a joke and your business model is unethical. If I was still in the state, I'd be taking you to court. Count your blessing thief. read more

I have lived here for a year and a half and love so many of the amenities: gym, pool, common areas, the fact that it is walkable to most of Newcastle. We have great schools and the area is very family friendly. Plus the trail access is fantastic. The two stars is because of the crime. The constant car break ins and thefts of property . The escalation of the burglars to a broken entry way glass door. Which now has plastic sheeting over it. Management and the local police are unable to provide effective solutions to keep this community safe from petty crime. Crime aside, this is a lovely community and a great place to live. read more

I've been a resident with Avalon Newcastle Commons since 2018. The experiences had been great for me during the years of my stay. The Leasing Office staff have been pleasant, responsive and always try their best to ensure you have a safe, clean, comfortable place to live. I'd like to give special thanks to Baha, the Senior Community coordinator & David, our front office staff, whose are kind, cheerful & always go above and beyond to help get things done for you. Special mentions should also go to two members of the maintenance team, Josh Canon & Tyler Daniels. Especially Josh Canon's whose been here since the beginning of the development & his owner of the property really shows & can tell how much GM he cares. They've always been given their 100% supports to make sure maintenance requests were done properly & efficiently. I feel happy to be a resident of Avalon and will be until I have to leave the area. Would definitely recommend it to many of my friends moving into this area! read more

Do not sign any documentation with Avalon!! I signed a "rental application" to get approved but apparently it was also a CONTRACT to pay them if they offered to hold the apartment for me. I offered to give them a deposit as I was awaiting a job offer...but they said that wasn't necessary. But after holding the apartment for a few weeks, I let it go as I didn't get the job offer. Then they proceeded to bill me for the hold time and threatened collections if I didn't pay. VERY SHADY BUSINESS PRACTICES!! Their "applications" are unlike any I've seen in 20 yrs of renting. Think twice before considering Avalon....anywhere in the country. read more
