    This unit is the same as ours. Same building, same square footage and one floor beneath us. This is $800 more than our lease.

    I'm raising my review to 3 stars because we moved to a new unit in a new building. We have lived in Avalon for 3 years If you don't want to read everything let me sum this up quickly. Avalon is in a nice area with local food options. Very dog friendly and amazing for small families. The cost is high, and do not expect to stay here for more than one lease unless you are okay with a very high lease renewal. 1. We moved because our rent was raised by almost $300 in our old unit. We moved to a unit that was larger, newer and with AC in the same community for the same cost (how does that even make sense). We don't blame the leasing agents but AvalonBay is notorious for that. Look it up, multiple lawsuits. 2. Understand you are paying for a premium apartment. Amenities include a new dog park, a PHENOMENAL maintenance team that carry this apartment complex. Upgraded apartments. Upgraded keyless system with Latch (they everyone hate), Amazon mailroom to prevent theft (that Amazon employees don't follow, so still the same theft) 3. The dog park problems are gone. The new renovated dog park solved the issue with dogs getting sick 4. The smoking/non smoking this is getting ridiculous. People who don't like the smoking areas keep moving them, and the smokers are jerks at times and will still leave their buds everywhere. 5. 4a has issues with: latch not working in elevators. Elevators going down constantly. Fire alarm EVERY MONTH, one of these days there's going to be a real fire and people are going to get hurt because of it. Broken garage gate (since the latch code can be used by anyone people just park in the lot who don't belong there) 6. Attached is a screenshot of a unit in my building of the same size, same floor plan, same amenities. It is one floor below us and going for $800 more than what we started leasing. A price already high to begin with! Avalon May be a good place for you but be cautious. Happy living!

    If I could describe Avalon's plan for plowing the parking garage after a snow storm, I'd call it "Wait For A Serious Accident, Then Chuckle Cause Tenants Signed Away Their Right To Sue." 24 hours after five inches of snow, there isn't a shovel or snow thrower anywhere. See photo! Tenants are left to beg the maintenance line to send some warm body to clear the grounds. AvalonBay is a public company. Forty percent of the rent you pay Avalon is profit. This is pure greed and disregard for human safety.

There's one road in and one road out with the Hyatt, the Bristol, Tra, Peyrassol, the Seattle Family Center, Dock and Drink, and Water's Table filling out the portfolio. It is very pleasant with Coulon Beach Park next door and excellent viewing of fireworks when that resumes. With the parking garage there's plenty of parking though I cannot stress more than ever do not leave any valuables in sight in your vehicle. Southport may be isolated, but that isn't a deterrent for thieves. Personally I'd recommend parking where there's foot traffic since the upper levels are vacant I've only seen smashed out windows at those levels. And it is a pleasant place! In the summers it is busy. The water is so close and the views amazing. I love the four restaurants. It can get loud, and with the exception of a few incidents in 2020 due to people being angry about the mandates at the time it is a very safe space where families, dog walkers, and cute couples gather. Many a wedding takes place in the warmer months so it isn't uncommon to see beautiful gowns and fancy tuxedos, though I'm partial to the Indian weddings since the guests come in beautifully colored saris. There is a lot of diversity at the waterfront and that makes it a wonderful place to be. The winters can be busy too with Coulon Beach Park putting up lights for the holidays and Argosy cruises bringing the Christmas boats by. I always appreciate the carolers. I only wish people would acknowledge the road properly. Drivers ignore the speed limit signs, occasionally just stop in the middle street, or try to double park. Pedestrians often aren't much better because though there's a great sidewalk that connects the docks to the Bristol running up to Coulon Beach Park they'll just walk down the middle of the road like it's a bike path. I have seen a few close calls with pedestrians almost being hit because they're walking down the road instead of the sidewalk. It is a great area.

She got promoted and moved out of state for one of their other locations and the staff was subpar/took a lot personally than handling business, with the exception of some of the maintenance staff and Kristin was consistently cool. Renewing your lease over certain amount of years they try to offer retention incentives, like carpet cleaning and/or cleaning of your bathroom or moving to another unit without paying extra. Moving out is fairly straightforward and if you do a good job cleaning up, you will get your deposit back. I was so thrilled with my unit. Gym and pool area is really nice and so close to all the attractions within the Landing, Boeing headquarters, the 405 and 5, SeaTac, and during summer training season. Plenty of space within the unit compared to most places in downtown Seattle and parking is about 50 a month in the resident parking area (although my car did get broken into after multiple break ins in other vehicles in the garage & i had rats in the engine on another occasion- they do not keep it clean out there in the garage!). Be aware of hidden fees (valet trash but it does not get picked up near your door w the staffs shifts & the trash in the chutes) and things not getting fixed like the security gate or one of the elevators were never fixed due to a part they somehow never received in for at least a year). I also entered a ticket 7 times to get my washer/dryer replaced and it still takes multiple cycles to dry. Hopefully the safety and security has improved since I left, and no one is pulling the alarm from the street every so often even the fire department and people got tired of responding. They also tow cars they shouldn't and dont on the ones they should..the ones who enforce it dont even check the facts and incriminate everyone. Also make sure you are courteous to those who deliver your groceries to you: dont leave them without any instructions in a place like this!

    I lived at Karbon for two years, and while the location is convenient--next to QFC, Safeway, and…read moreclose to the 405 on-ramp--my overall experience was disappointing. Being right off Coal Creek, it gets loud, but the real issue is the how the property was managed. While the outside landscaping is well-maintained by a third party, general cleanliness is severely lacking. Trash and dog waste are constantly left around the property, and the dog park was so filthy and overflowing with waste that I couldn't even use it. The hallways inside the building were rarely cleaned, with dirt, trash, and even pet waste accumulating over time. At one point, the halls weren't vacuumed for over 8 months. When I went to talk to the manager, she refused to inspect the building and said they're short staffed. Security is another concern, with frequent car break-ins and occasional drug use on the property. New entry systems were installed which can be finicky when it battles to connect between your home WiFi and cellular data. The camera on the new entry system is also used by management to track the pets and people you bring into the apartment. Maintenance was nearly nonexistent. Requests were ignored, supposedly due to short staffing again, and my bathroom fan and dryer remained broken until I moved out--despite the dryer damaging multiple pieces of my clothing. The worst part was the lease renewal process. I was initially given a renewal deadline of 1/25 on a paper notice, but the leasing consultant later told me I had until 2/24 to "renew" after I reached out to her. I confirmed this date with her twice. When I informed them on 2/24 that I wouldn't renew, I was suddenly told I needed to give a 20-day notice before moving out and would be forced to pay the whole month at a higher rate. This resulted in being charged an extra $500 month-to-month fee on top of a higher rent-despite already vacating the apartment. They told me I had till 2/24 to renew and still needed to give a 20 day notice. They did not inform me of the vacancy date when they extended my renewal date. Read the fine print closely and do not trust that staff will have your best interest in mind. They did not waive the additional month to month fee and they charged me water, sewage and trash fees for the month I was not living there. I ended up paying around $3000 for an additional month. My neighbor recently moved out and expressed the same poor communication and maintenance requests struggles. He was also charged the additional month due to poor and misleading communication. Beware of this management team and apartment complex. The rent may seem reasonable at first, but you'll likely pay for it in poor living conditions, poor maintenance, and frustration. I strongly recommend looking elsewhere.
