I have only lived at Boulder Creek in Sammamish since September of 2023 but have been looking at living here for years! The time finally came this past September and it has been an absolute DREAM! The Property Management team is kind, helpful and most of all Respond with Urgency to any questions or issues I may have. About two months in my dishwasher was having some weird issues so I put in a request through the digital Residential Portal for someone to come look at it. They were there the next day, discovered the issue and completely replaced the dishwasher in 30 min with a new one! When does that ever happen in that time frame? My last property took two months to fix my ice maker! NEXT DAY YALL! The Daily Trash Valet is amazing and so convenient and so are the GIANT community trash and recycling bins which are convenient and hidden so you aren't looking at trash! They just installed a fire pit at the pool which I am super excited to get to use this summer right after my gym sessions in the 24 hour gym! This place has all the luxury without any of the fuss or complications that come with luxury! I am so proud to call Boulder Creek my home!! read more

I have copied this from my Google review. And while some of our issues have been resolved, after months of inaction, several still exist, and each passing week new issues seem to arise. It took me nearly 4 months to write this review, as I was giving Boulder Creek and Simpson property the chance to make things right. However, due to minimal (if any) progress after months & limited to no communication - I have to rate this property a zero. When we came to walk around the general area- we noticed that construction was being done on our entire building. We were assured that it would be completed prior to our move in. We stressed our concerns, as the stairs leading to the front door were completely blocked off - meaning the resident could only use the stairwell in the garage to come/go from their apartment. This was a concern because the stairs in the garage are narrow and steep- which we pointed out would not be accessible for our dog (who has arthritis) nor would there be space for us to move our furniture in on moving day. On our move in day we received a call telling us that there was a last minute meeting they had to attend, so our move in time would have to be pushed back. Not the best first impression for brand new tenants. Not only did this disrupt our plans for the day, but it affected our truck rental, & the people we had helping us. (What if we were paying movers by the hour?) There was no regard for us and our time. Moving is stressful already, but this was an added stress, cost & an awful introduction to our first true experience at Boulder. Within the first two weeks (some of these issues are still current) we had the following work orders/notices that we submitted and brought to the attention of Boulder Creek: 1. Floor transitions & carpet not tacked down 2. Carpet nails all over 3. Blinds installed incorrectly 4. Dishwasher had a broken heating mechanism and needed to be replaced 5. Washer hoses were mixed & all settings ONLY sent out hot water 6. Cabinetry falling off the wall because it was glued and not nailed 7. Patio door (that was blocked since move in until more recently- has a different lock that we don't even have a key for, so it is not useable 8. A VERY strong odor of urine in one corner of the kitchen (mice infestation inside walls), and a strong odor of mildew in our kitchen pantry (both of these took a long time to address and are still not 100% resolved) a. After many phone calls and emails, we asked them to cut a hole in the drywall in our pantry only to find out the dryer vent was never connected- so wet lint has been flying through our walls. (Fire hazard! And the main source of mildew- which we still smell on occasion) 9. Our garage door broke 3 times within a 2- week span 10. Uneven sidewalk that is sinking into the ground, & consistent flooding with any rainfall 11. Mossy and unkept patio concrete (we were told this would be power washed) 12. Abysmal landscaping due to ongoing construction 13. Mouse infestation in our walls 14. Exposed dry rot since Day 1 of move in (part of the 'construction'- mind you, the dry rot was never disclosed to us prior to move in) We have had people in/out of our apt what seems like nearly every day. We can barely unpack, because every time we begin, there is a new issue. Unfortunately, this is why I wanted to leave this public review of our experience here, so others can make the decision for themselves if this is a property they want to be a part of. During our time living here, we had limited access to our front door, & ongoing construction 5 days a week for 2+ months. The above issues have made our apartment uninhabitable at many points. These apartments are well over $3200, and do not match that price tag. I have attached photos so people can understand the severity of some of these ongoing issues. I had hoped for more communication, and resolution, but it seems like that is not something Boulder Creek or Simpson properties is open to. The pros of our time here: Our building neighbors are wonderful. Spencer (the handyman) was helpful and acknowledged the interior issues we had, the construction crew has been very friendly and worked with us so we could have more accessibility with our dog while they were working. read more

We've lived at Boulder Creek for a year and really like this apartment complex. It's quiet while also being close to so many stores, restaurants, schools, and the lake. The people also make all the difference, and we especially want to give a huge thank you to Shawn! He runs one of the best maintenance teams we've seen while living in apartment complexes. Inevitably, things go wrong at an apartment, but he somehow manages to coordinate ordering new parts, both short and long term fixes (especially if it requires more than one day), and making sure that he's balancing multiple apartments' requests. (That peace of mind is one of the main reasons we'll likely renew our lease.) And we also always enjoy chatting and catching up with him. read more

Kyle is amazing. Ever since I toured Boulder Creek he has been available for any questions and concerns. He has been nothing but lovely and amazing. I also love the Townhome that I moved into and it is beautiful with a nice view of the cascade mountains. The only issue I have is a noisy neighbor which Kyle is helping me with. Greedy and unethical! I am floored by the things I experienced here, and even post move out. Due to their unprofessional and unorganized team, it resulted in being over charged, lied to, and "accidentally" sent to collections! Avoid if possible!! They state they "care and would love to hear feedback" but refused to return multiple of my and my husbands calls for weeks trying to get a fair move out deposit. I know they ignore calls because other people I know have called and they will return promptly. Truly this place needs to be investigated for their practices as I am sure I am not the only one who has experienced this. read more

We've lived at Boulder Creek for almost 5 years. In the past 2 - 2 1/2 years the whole complex has just gone to rubbish. The "remodeling" is a joke. They basically put lipstick on a pig. There is no communication from whoever works (if anyone does) at the Cabana. Maintenance has disappeared. You must pay the valet trash pickup and at service is spotty at best. For the amount of rent paid and what they are advertising for new residents.....run the other way. Not worth it. read more

I am thrilled with Boulder Creek living. From the moment I found this property I was welcomed with a warm smile and a let me help you attitude. I have lived here for 2 months and there is nothing I would change. The office is helpful, friendly, and accommodating. I've had a couple things I needed help with and in no time I had assistance. Honestly I can't say enough about this amazing property. It's beautiful, quite and has every amenity I could ask for. I came from a home I lived at for 28 years. In my wildest dreams I never thought I could be as happy and content as I am with the Boulder Creek community. DO NOT MOVE HERE. Not happy at all with the communication (or lack there of) by the management. Also with the management not wanting to spend any money on the place unless it impacts the manager or becomes an emergency. You can get a cheaper and bigger place across the street. Management also fights to have these low reviews removed if you don't give them your real name. It says they're recently remodeled, but that was just paint. Appliances are old, wallboard is majorly patched. It's not worth the price. UPDATE: The communication from the managers office is horrible. You're rarely told of things happening. Case in point, there is a very loud truck outside my place right now that I was not told was going to be here and is interrupting a meeting that could've been scheduled for another day had I known. The manager doesn't care about anything except her career. And with this kind of work, she's not going any where. read more

Some things you may want to know about BC: 1) This most definitely is a smoking community and is allowed in the units. 2) Garbage valet service is not an option but a mandatory charge. Service is spotty, particularly in the winter. 3) In the townhouses, the fireplace is the only source of heat in the winter. Check that it works early as we went 6 weeks without heat in the fall before the service could come and clean it. 4) Electrical circuits are subpar. Air conditioners and heaters will blow the circuit breakers. You will need to play around with where you can plug them in and what you will need to live without when they are turned on. (We could not turn lights on in our main floor bathroom). 5) Appliances are not refreshed until they breakdown. Our oven would take 30 minutes to heat up. 6) Air ducts have never been cleaned and there is an indoor air quality issue. 7) Recent management communication is non-existent. There was nearly a year long project on the water tower next door and despite letters sent by the city to the office, none of that information was shared with the tenants and the office continued to say they had no idea about the project. (Eight hours every day of noise and smells from from running blasters.) 8) Yearly rent increases will be 10 - 16% and significantly higher than what new tenants pay. 9) Building exterior is in poor shape. Roofs need to be replaced, gutter on our building fell off on top of the walkway, and erosion is evident with walkways cracking, and standing water from blocked and broken gutters. First year onsite management were amazing and once they all left en mass, it was horrible. Simpson Properties would not respond to any of our attempts at issue resolution. You may want to be familiar with the State of Washington RCWs regarding renter's rights as BC violates many of them. Best of luck and make smart choices! read more

HORRIBLE PLACE. AVOID AT ALL COSTS. This is the worst property management team I've ever encountered in my 45 years of living. They have a huge turnover problem, even though they front that they don't. They can't keep good people. Most of all, the property managers are totally inattentive, neglectful, and unprofessional toward residents. They don't respond. I urge you to NOT rent here. Boulder Creek charges way too much in monthly rent to treat their residents like this. I am glad to be moving out. They don't take concerns of residents seriously, they dodge our calls, and they are unresponsive. This is not the kind of treatment a family who is paying $2,700 a month for rent deserves. Boulder Creek is the worst. Rent elsewhere! There are numerous much better properties to rent in the Sammamish/Issaquah area. I am a highly educated professional. I never write negative reviews, but the treatment I've seen others experience and I've experienced as a resident compelled me to write this to warn you all. STAY AWAY FROM Boulder Creek Apartments if you want to have a good living experience. This place will range from mediocre to the pits. Choose elsewhere. read more

The buildings are falling apart. There's no insulation between floors, which means that you can hear every footstep. During a pandemic, management is forcing their way into homes to fix the structural damage. My living room needs to be torn apart over an entire week to fix structural issues. So I just finished cleaning out our apartment at Boulder Creek and it really is a nice place but I am happy to be moving to a house. We lived in a two bed, two and a half bath townhouse. The complex has a nice workout room, pool and the grounds are well kept. Sometime is was a little difficult to get a hold of the staff for repairs and other issues but everyone was very friendly. Once I someone was able to show up for repairs they did a great job. The walls are a little thin and one neighbor thought it was fine to blast his music to the point I could sing along. Granted it was during the day but not all that fun to listen to the music of others for hours on end. The other great thing about this place was the spectacular views. I would recommend this place to anyone in need of an apt. read more

I recently toured the Boulder Creek apartments (February 2016), and was very impressed with the quality. Despite being built in the early 2000's, the apartment buildings still look brand new. The only age shown at this property is the slightly older appliances (standard white appliance package). However, I was informed that the units will receive some updates sometime soon. The assistant manager Sherrie was wonderful. Sherrie was extremely helpful, and very knowledgeable. She was able to answer all of my questions, and knew all of the "ins and outs" of the property. If you are considering living in the Issaquah/Sammamish area I would highly recommend viewing the Boulder Creek apartments. read more

I live here now. The staff is amazing, they are super friendly and knowledgeable, and they host a ton of activities for residents including movie nights, pool parties, and holiday parties. The grounds are immaculate with dog walks, wild blackberries, pool/spa, gym, and even a racquetball court! They it's are clean, and we had fresh paint and carpets when we moved in July '17. Looks like they are redoing every unit currently without noise or unsightly materials. The crew here is super efficient and always seem to be quietly working. Could not be happier here. Beautiful community; nice fitness center and pool. BUT renter beware if you do not intend to rent on the top floor the soundproofing is HORRIBLE, TERRIBLE, SHOCKING, get the point? So if constant noise from your upstairs neighbors won't bother you, then feel free. Will say however that we do not have the same issue with neighbors that share a common wall; the main issue we have had is the overhead noise. read more

I lived here for nine months and was very happy to move out. When I originally signed the six-month lease, I was told the apartments weren't ready so I could not view it. They did show me a model that looked nice. Additionally, the club house is beautiful. However, when I moved in, I was pretty disappointed. The apartment I got was pretty old and outdated. What really showed its age was the TV cubby hole above the fireplace in the living room. It was built for a tube TV and was pretty much useless for anything else. The apartment was relatively clean but old. After six months, they raised the rent by $500. I stuck it out for another three months on a month-to-month lease and left. Also be advised that utilities are consolidated and paid through a company called AUM. I was averaging almost $300/month in utility bills for a 1000 square foot apartment. read more

I'll put this plainly - I love Boulder Creek. Set within the growing communities of Samammish and Issaquah, it is set nicely between fantastic hiking areas and the city of Seattle. We met some other couples in the community that have become close friends, the exercise room was adequate, the pool was fantastic in the summer, but the staff was the best part. They worked with us on changing units. Julia and Vanessa are awesome, and Sherrie and Piper (previous management) were amazing as well. We never had an issue with maintenance coming to fix an issue, and they are friendly guys that you can see waving at you as you drive to your place. If you seek a quiet, friendly atmosphere with great staff and amenities that is close to stores, restaurants, hiking and the highway, then come to Boulder Creek. We only left to move into our first home. read more

My fiance' and I have lived at Boulder Creek for almost two years. The staff is simply the BEST! They are always accommodating and friendly. Maintenance staff has never let us down, and quickly fixes everything. Around the time that our lease is about to expire, my husband and I will tour other apartment complexes to make sure that we're still "in like" with Boulder Creek (we've probably toured every complex in the Issaquah/Sammamish area), but we always end up renewing our lease with Boulder Creek. What I love about Boulder Creek: 1. Piper and Sherrie 2. Maintenance staff 3. The large bedrooms 4. High Ceilings (other apartments have low ceilings...making them appear smaller) 5. Our apartment entrance is private. It's NOT a long hallway with several doors leading to multiple apartments (which reminds me of a hotel). 6. This place has birds, bunnies and deer everywhere...it's really pretty during the spring time. 7. It's off the beaten path. So, you don't have to worry about loud, city noise. 8. Your very own laundry room with a full-size washer and dryer. (Just toured a pretty pricey complex in Issaquah that had a stacked washed and dryer in the guest bathroom. WWWWHHHYYYY!?!) 9. Boulder Creek is pet friendly all the way!!! ( My husband and I also toured a complex that said that they would need DNA swabs of my dogs. Why, you ask? If they catch you leaving any poop behind...they send the poop to a lab and charge you $260. You think this tactic is fine until your miniature poodle gets explosive diarrhea. The whole idea of DNA swabbing your pet is just asinine to me.). There are some spectacular apartments at Boulder Creek with views of meadows, deer and the mountains. You can't find that in town or right off the I-90. Just sayin'. What I don't like about Boulder Creek: 1. My kitchen is quite small and the appliances are in funky places. I'm not sure what the builder was thinking when they configured the kitchen...BBBUUUTTTT...Boulder Creek is remodeling the apartments and the new kitchens are so much better. I would say that the new, remodeled apartments are FIVE stars. :) read more

Both people I spoke with were unhelpful and took a defensive tone when I was only inquiring about present and future options. I quote, "That's the best I can do until my manager tells me otherwise" as opposed to "I'm sorry as we're pretty booked up right now, why don't you try...." I recently toured Boulder Creek apartments and I was blown away by how beautiful these apartments are!! The location was gorgeous on the Sammamish Plateau, the apartments pristine and definitely cozy, and the staff at Boulder Creek have been fantastic so far--warm, friendly, professional and prompt with followup. My husband and I lived here for one year, and I loved it. I loved keeping the windows open at night and being able to listen to the coyotes, tree frogs, crickets, and other wildlife. The apartment itself was beautiful. I loved the gas fireplace! I read complaints by some former residents who talked about spending money to hire their own professional carpet cleaner before they moved out, only to later be charged a hefty carpet cleaning fee by the complex anyway. Boneheads. Just because YOU chose to have someone clean your carpet does not mean it exempts you from anything. These places must be professionally cleaned of pet dander, allergens, etc., so just save your money and leave it be. Hiring a professional won't guarantee you anything. Besides, if I were a future resident, I wouldn't want to move into an apartment if I knew the former resident hired someone to clean it; I want to know the complex was involved in having it professionally taken care of the proper way. If you take care of your apartment, if you don't damage the walls or horribly stain the carpet or let your baby shit all over the place, you should be fine. I say this somewhat contemptuously because I KNOW how renters can be. This isn't their home, they don't own it, so they treat it with complete disrespect. And I know this because my grandmother is a landlord, and yes, there are renters who allow their babies to shit all over the floors and leave dirty diapers about. I've seen Kool-Aid stains, giant holes in walls, weird greasy, slimy stuff in cabinets, and just about every broken thing you can think of. So, if you are one of these renters, of course you can expect a hefty fee. As for water and utilities, we lived in a 1300 sq/ft apartment, and everything combined came to about $200, or not much more than that. So it's fine. Overall, I would highly recommend this place. Property Management is somewhat inept since new Manager, but there is one Property Rep, Dustin, who is awesome, they should have promoted him). We asked for our Lease renewal rate 2 months before end of lease, but never got it until 2 weeks before lease end. One Rep verbally said there would probably be a $100 increase, but in checking the local market, we found Apt costs were decreasing. Once we got the lease renewal it was $100 less, but found the neighbors model got a $250 reduction by moving to a larger unit. Also, they had a special on their website for our same unit model (but another location within the property) for 1/2 the rent rate we were paying and told them we would stay, was willing to move to the other unit, but they said the rate was only for new Residents. The utility costs are outrageous. You pay for everything (Gas, Trash, Water, Sewer and Electric). The Utility System is UNFAIR, as you share % will all residents in the building, no matter what your individual usage. The real rip off was Gas for the Fireplace... $75-$95 month EVEN in the SUMMER when we were not using it. There is a problem with the meter system or NWP's accounting. Many protests were made by Residents to NWP but they offered no resolution The grill at the pool never worked properly and was filthy, though they promised to get a new one, but never happened. The outdoor hot tub only worked periodically, was not heated consistently, though it is a year round hot tub. Maintenance people were somewhat unreliable, when we moved in it took them many visits, plus had to make requests multiple times. Tub faucet in the Master Bath leaked/dripped for 6 months, Maintenance said would have to tear out the plumbing and they did not want to do that even though I told them I would use the 2nd bath while under repair, poor response from management, they just kept sending the maintenance guy up. Maintenance people were nice, but I think the Property Management has them on a low budget. read more

Pros: Great views, good maintenance crew Cons: Local property management is a disaster - incompetent, incapable. We were cooperating when the assistant manager screwed up our lease agreement. Do not expect the same level of cooperation from them at the time of move-out. Additionally, the assistant manager lives on the property herself and is one noisy neighbor. read more

Living at Boulder Creek was okay. It is outdated for the price of the apartments. BUT caution move out is a nightmare. We painted over the picture holes, painted the window box, hired a professional maid to clean. I thought it was ready for move in. To my surprise they kept my deposit and said I owed more. $647.0 is what they charged for move out.. The last thing Chrysten said to me was "Honey you don't understand move out". Lived here in 2 bedroom, 2 bath apt and the noise between floors is TERRIBLE! No soundproofing. Live on bottom floor. Neighbors VERY noisy!!! Other neighbors have complained about the same thing from the people above them so it is the construction quality that contribute to this. read more

Love this place. I was here for temporary housing. We had a nice one car garage with remote. Our two bedroom was spacious and clean. I loved the vaulted ceilings and gas fireplace, it added a lot of charm. The kitchen was small but adequate. They have concierge trash and recycling where they take them from outside your door at night - wow, what a perk! The lodge and gym are very nice too, as are the mountainous surroundings. read more

I LOVE, LOVE, LOVE my place at Boulder Creek! I did not have a clue where to live when I first moved to Issaquah/Sammamish roughly a year ago and was shown this place from 2 other friends of mine who lived in the complex prior year's. They were so thrilled about Boulder Creek, they even had a hard time moving once they decided it was time for a bigger home so they did show me around to several places in the area but were adamant about this place in general, now I know why! I'm so glad I've found my new happy home. In fact, I just signed my lease for another year! There are great facilities at Boulder Creek as well which are some great bonuses that not all places offer (even my old condo didn't have a main office). The have a pool, hot tub, workout facility, free tanning, computer office/printer and nice new TV/Entertainment room as well as there's more to come such as a gated dog area and yoga studio (I can't hardly wait!). I can say that I am the happiest overall with the customer service and friendliness of the staff which can be SO hard to find. They are always there to help me when I need it most as well as go out of their way to ensure things are done properly and if not, will go the extra mile to re-do it to satisfaction. Boulder Creek is it's family own family here. There are tons of friendly neighbors, nearby trails, lots of wilderness as well as nature around to see and it's surprisingly quiet too. Not to mention the sunrises from my place are incredible, nothing like it! If you are cautious about going into another dead end apartment complex, you should never fear when Boulder Creek is here!~ read more

We are so glad that our lease came to an end! This place is made for people who do not have children, but dogs ONLY! Christyn Castaneda (community manager) has no sympathy for the residents, and is quickly eager to threaten residents with taking appropriate action, if things don't go her way! Way to make your residents happy! So glad that we don't have to deal with any of them at that office anymore. Keegan Kampschroer PLEASE get your facts straight before you inform residents of something that is not true. Simpson Property Housing is money hungry. Moving out indeed is a nightmare! We were charged an additional $635.28 upon move out, even though my husband and I made sure to leave the apartment in good standing. We had multiple complaints about our newborn child from the management office... Are you kidding me?!?!!?! But it is okay for dogs to bark day and night, and the next door neighbors to engage in very loud intercourse that lasted hours. I recommend to all you new moms and dads to stay as far away as you can from Boulder Creek! The "luxury" needs to be worked on a little harder in this place. The price for these apartment homes is way out of line. They need some major fixing to earn the luxury label. These homes are very spacious, yet old, and you can hear everything that your neighbors are doing. Oh before I forget, my list of complaints could go on and on, but I am going to mention another not so pleasant experience with Christyn. I received an email stating this: I wanted to let you know of a recent complaint our office has received regarding what sounds to be like someone running on a treadmill. It has been explained that this appears to be happening in the hours of 8:30 to 9:30 pm. Some of your neighbors are being disturbed by this and we are emailing you to ask you to refrain from using your treadmill on a top floor during the evening hours.
