She helped me to find an apartment in this community that's within my price range. The apartments aren't completed yet, but she was able to create the image of what the units will look and feel like amazingly well! I'm confident about the unit I've placed on hold. I'm really excited about this apartment community and getting to see Jessica on a more regular basis. I can't say enough good things about her!

I lived here for 3 years, and overall, it was a mixed experience…read more Pros: - Friendly staff (for the most part) - Great location: close to grocery stores and Issaquah restaurants - Quiet, walkable neighborhood Cons: - Street-facing units (like mine) can be noisy -- leaf blowers (they can go over 100 dB) at least twice a week lasting for an hour, plus early-morning garbage trucks - Extra "admin fees" to pay rent online, plus a one-time fee just to sign up for the package locker - Rent increases at renewal were steep -- I was able to negotiate for a while, but eventually got priced out - High staff turnover in the leasing office; getting email responses often took multiple follow-ups - Maintenance was quick to respond but favored cheap fixes -- e.g., my microwave handle broke twice and was just glued/screwed instead of replacing the door - West elevator frequently out of service - Furniture often dumped near the garage dumpsters, making it hard to safely pull out of my parking spot -- signs were put up, but no enforcement - Dogs frequently off-leash, and owners didn't always clean up after them -- again, just signs, no action - Random kids often hanging out in the parlor area - When I moved out, I was charged for cleaning, painting, and carpet replacement, even though I had the unit professionally cleaned and documented. After I pushed back with photos, inspection forms, and legal references, the charges were dropped Would I recommend this place? Only if you get a good move-in deal on a rear-facing unit (though I've heard the daycare there is noisy -- so YMMV). Be prepared to advocate for yourself, especially when moving out.

Earl was extremely helpful, giving me different options and in the end I went with the townhouse unit. Realizing that I'm out of state, Earl went out of his way to take lots of pictures and videos of the unit to share with me. He was always available to assist with questions. I really appreciate his kind and friendly help. In the end, my relocation was a smooth transition Thanks, David

You can can easily walk to the movie theater, Safeway, Mod Pizza, and Mud Bay. You can also catch the bus close by, catch an Uber in under 10 minutes every time, or book a Metro Flex car. From the moment I moved in, I have been consistently impressed by the level of service and the welcoming atmosphere that defines this place. I've lived at a lot of other apartments but always felt most of the staff didn't care who you were. We feel like they care at this property. The amenities are top-notch. The pool is one of the nicest apartment pools I've ever been in. They keep the water and the surrounding poolside areas impressively clean. There's even a little sundeck off the back side of the pool. It's been nice during the summer to sit in the sun and just chat with other mom friend neighbors. They also keep this property very clean and they maintain the grounds consistently. So consistently that I know exactly which day of the week the leaf blowers are coming. To be honest, my only complaint about the property is the leafblower noise. Lol. I know they're just trying to keep this place looking beautiful though. I'd much rather have a little noise for one morning per week than live on a dumpy, run down property. My guests are always impressed at how nice the plants, flowers, and trees are here. The apartments are large and have some of the best up-to-date interiors. There are so many units on this property but you never feel "boxed in" at all. What truly sets this community apart though are the people who keep it running, particularly Lili. Lili's attention to detail is evident in every aspect of her work. She goes above and beyond to ensure that people's needs here are met promptly and efficiently. Whenever I've had a question, I've been able to contact her and she never treats me like I'm a burden, no matter how inane my question is. She's prompt at emailing and calling you back too. There's a newer woman working in the office, Kaylee (I hope I'm spelling her name correctly) and she's been very kind and professional every time I've had to drop off paperwork or stop in to ask someone in the office when the rooftop deck is open (because I love it up there but I always forget when it's open...) I really like the office and maintenance staff here. They all give the sense that they care about the people in the community. If you see any of them out on the property, they always say hi. You don't get treated like you're "just another resident". Most other apartment "communities" I've lived in didn't seem very community-like. People wouldn't stay long and you never knew your neighbors. This place is different in that people stay here for years. You don't feel like you're living in a cookie-cutter apartment building. It truly is homey here.

The time finally came this past September and it has been an absolute DREAM! The Property Management team is kind, helpful and most of all Respond with Urgency to any questions or issues I may have. About two months in my dishwasher was having some weird issues so I put in a request through the digital Residential Portal for someone to come look at it. They were there the next day, discovered the issue and completely replaced the dishwasher in 30 min with a new one! When does that ever happen in that time frame? My last property took two months to fix my ice maker! NEXT DAY YALL! The Daily Trash Valet is amazing and so convenient and so are the GIANT community trash and recycling bins which are convenient and hidden so you aren't looking at trash! They just installed a fire pit at the pool which I am super excited to get to use this summer right after my gym sessions in the 24 hour gym! This place has all the luxury without any of the fuss or complications that come with luxury! I am so proud to call Boulder Creek my home!!

I have copied this from my Google review. And while some of our issues have been resolved, after…read moremonths of inaction, several still exist, and each passing week new issues seem to arise. It took me nearly 4 months to write this review, as I was giving Boulder Creek and Simpson property the chance to make things right. However, due to minimal (if any) progress after months & limited to no communication - I have to rate this property a zero. When we came to walk around the general area- we noticed that construction was being done on our entire building. We were assured that it would be completed prior to our move in. We stressed our concerns, as the stairs leading to the front door were completely blocked off - meaning the resident could only use the stairwell in the garage to come/go from their apartment. This was a concern because the stairs in the garage are narrow and steep- which we pointed out would not be accessible for our dog (who has arthritis) nor would there be space for us to move our furniture in on moving day. On our move in day we received a call telling us that there was a last minute meeting they had to attend, so our move in time would have to be pushed back. Not the best first impression for brand new tenants. Not only did this disrupt our plans for the day, but it affected our truck rental, & the people we had helping us. (What if we were paying movers by the hour?) There was no regard for us and our time. Moving is stressful already, but this was an added stress, cost & an awful introduction to our first true experience at Boulder. Within the first two weeks (some of these issues are still current) we had the following work orders/notices that we submitted and brought to the attention of Boulder Creek: 1. Floor transitions & carpet not tacked down 2. Carpet nails all over 3. Blinds installed incorrectly 4. Dishwasher had a broken heating mechanism and needed to be replaced 5. Washer hoses were mixed & all settings ONLY sent out hot water 6. Cabinetry falling off the wall because it was glued and not nailed 7. Patio door (that was blocked since move in until more recently- has a different lock that we don't even have a key for, so it is not useable 8. A VERY strong odor of urine in one corner of the kitchen (mice infestation inside walls), and a strong odor of mildew in our kitchen pantry (both of these took a long time to address and are still not 100% resolved) a. After many phone calls and emails, we asked them to cut a hole in the drywall in our pantry only to find out the dryer vent was never connected- so wet lint has been flying through our walls. (Fire hazard! And the main source of mildew- which we still smell on occasion) 9. Our garage door broke 3 times within a 2- week span 10. Uneven sidewalk that is sinking into the ground, & consistent flooding with any rainfall 11. Mossy and unkept patio concrete (we were told this would be power washed) 12. Abysmal landscaping due to ongoing construction 13. Mouse infestation in our walls 14. Exposed dry rot since Day 1 of move in (part of the 'construction'- mind you, the dry rot was never disclosed to us prior to move in) We have had people in/out of our apt what seems like nearly every day. We can barely unpack, because every time we begin, there is a new issue. Unfortunately, this is why I wanted to leave this public review of our experience here, so others can make the decision for themselves if this is a property they want to be a part of. During our time living here, we had limited access to our front door, & ongoing construction 5 days a week for 2+ months. The above issues have made our apartment uninhabitable at many points. These apartments are well over $3200, and do not match that price tag. I have attached photos so people can understand the severity of some of these ongoing issues. I had hoped for more communication, and resolution, but it seems like that is not something Boulder Creek or Simpson properties is open to. The pros of our time here: Our building neighbors are wonderful. Spencer (the handyman) was helpful and acknowledged the interior issues we had, the construction crew has been very friendly and worked with us so we could have more accessibility with our dog while they were working.

Not too close to the noise on Cleveland/Redmond Way but not too far away as it is still an easy walk to the transit center, shopping, groceries, and area restaurants. If I want to, I can keep my car parked all weekend and totally slow down by walking everywhere. The apartment themselves have a very open floor plan with taller ceilings that has them feel ever more spacious. Having made a few friends in the building, I've been able to see several of the floor plans, and they've all been great. And the rooftop lounge....FABULOUS! Over the summer I enjoyed grilling with neighbors, incredible sunsets, and slow evenings in front of the fire pit. The management team is great. Angie, Rhonda, and Lony have been wonderful to work with. Whether I have maintenance request, questions about packages, or anything else, they handle it quickly, professionally, and with a smile. They also allow larger dogs. Since moving to Core83, my dog has become quite social. He loves saying hi to familiar faces and new ones alike. My son's favorite part? The freshly baked cookies daily. Core83 has become more than just an apartment for us. It has become our community. I am looking forward to signing another lease here.

You can tell a lot of thought was put into it, and I loved how responsive and knowledgable the property management was too...felt very comfortable talking to them and felt there was a great value in the size of the rooms, location, and amenities like the fitness center that is HUGE and had plenty bikes and machines so it's not awkward in the morning when that one person hogs the elliptical for an hour (my current situation - I see you Susan) Also, as a woman, security is very important to me and I was very excited that a luxury complex was going in this neighborhood compared to the tiny little places downtown that lack privacy and space in general.

The garden style with at least some out door feel is better than nothing in a downtown apartment. It's better than feeling like my 7 year old and I live in a hotel. I love that there is a small pool we could use in the summer. My son loved it. It isn't used much by others so we almost had a private pool. :-) The workout room is modest, but if you are super serious about that sort of thing, there are tons of options very close by. I love that we are walking distance to virtually EVERYTHING we need. The transit center is close by as well. Because of the central location and being so close to transit, this is a great place to live if you by chance don't have a car. But if you do, you also will enjoy the covered, assigned parking. I like that the complex is not humongous, so it is easy to start to recognize faces of the residents. This makes it easier to spot someone who doesn't seem to live here for any safety concerns. But, speaking of safety, I feel very safe here. The complex is gated (not securely but it certainly sends a message). I have never had my car messed with, and I have never had strange knocks on my door from people selling things. The other residents tend to come and go and keep to themselves (typical behavior of folks in this area), but we might get a smile or wave here and there. Nothing unreasonable about that, and everyone seems quiet and respectful of others. I have not dealt with any loud noisy neighbors, no loud parties, no super weird smells, no drama in the middle of the night. The people here seem to be professional singles, young couples, a few empty nesters, and a few small families. The cons: As no honest review is perfect, I will add the rent is what it is for downtown Redmond. It's not a great deal, but it isn't unreasonable either. (Although parking fees are super reasonable compared to other places). It annoys this native midwesterner that the apartments do not have air conditioning, but again, not usual for this area. The parking lot layout is a different design that sometimes annoys me, but isn't a huge deal. Finally, it's be awesome to have a designated place for kids to play, but again, that is wishful thinking for this Urban setting. The good news is there are several parks within a five minute walk. There is some noise pollution here from the city: traffic, transit center, sirens, etc..... but that is what you get when you live downtown in any major city.

Maintenance is will try to mansplane an issue to you and still not fix it correctly despite you telling them the known issue. Guess I'll just hire someone to actually fix the issues in this outdated apartment complex with many serious issues starting at NO insulation that will hike your electric bill to double the price. Lastly, the buildings are going to be torn down so don't bother looking at this place because they won't even notify you of this prior to move in. They actually won't tell you much of anything other than make sure your door is locked. The apartments are highly outdated with several issues like plumbing, cracks through the whole entire wall, old appliances and terrible insulation. Such a bummer because the apartments are a great size and located in the heart of Redmond.

My previous career was in Apartment management at large properties on the eastside. I understand how difficult it is to maintain a large property and keep all residents happy. It is not possible! At The Knolls, they have maintained a very friendly office staff and have even kept some consistentcy over the years. The maintenance is very responsive and Bill has maintained an incredibly positive attitude, in spite of time periods where he was all alone. He has a couple great guys on his staff now (I apologize for not coming up with the names, but I update when I get them), and they are always quick for a smile and hello, as well as very responsive to work orders. If you are a parent, the school buses pick up right in front of the complex for both elementary (Mead) and middle (Inglewood). Both of these are great schools! My only complaint would be the broken tire swing (my son's complaint actually), but we recently received an email that the playground equipment would be replaced soon. Looking forward to next spring with new equipment! I can say that I would highly recommend The Knolls based on my experience as a resident and apartment manager in my past!
