Terrible internet choice. The only ISP is Xfinity/comcast. They cap your data usage under 1.2TB. Otherwise they charge you $25 more per month. Can't believe this thing happened in a developed country in 2024. The noise in the morning by blowers and garbage collection is quite annoying. No remote key fob for the main gate. You have to tap it every time with your arm outside the window. Extremely difficult for car lower to ground. read more

Review update: if Tuesdays are your day off, or if you work from home, you might want to rethink your day off or the complex. Tuesdays are lawn maintenance day. Instead of doing each courtyard area individually the lawn team comes by with a leaf blower, then a weed whacker, then a lawnmower and then another leaf blower over the course of 4-5 hours. All the used equipment is gas powered, so not only is the noise bothersome but the fumes come in as well. Would be better if they did each area individually so tenants could close windows only once, especially during the summer when it's too warm to keep them closed. read more

I am generally disenchanted with the rental process as it is practiced here in the United States. The unit we are renting is spacious but not without weird flaws. For example there's a bit of floor in the living area that is warped. The neighborhood is generally quiet overall. These apartments are conveniently located for us. We enjoy easy access to grocery stores. We rarely take advantage of amenities but the pool looks great. I'm knocking off two stars because there appears to be absolutely no escape from the constant barrage of leaf blowers. I am not sure if this is simply a Redmond thing or if it is unique to this neighborhood. Between two and three days out of the week workers are around the property wreaking absolute mayhem on the environment with what can only be the loudest gas-powered leaf blowers available on the market. read more

We have lived here for 3 years and feel like this is a great community to be in! There are a couple of minor problems like neighbor's washing machines being attached to some unit's walls so you can hear them very loud in certain rooms. I really wish we could get more modern washing machines. I also hope the Valet Trash would be removed - they come late at night on some days and have a very loud car. An update on my review since I moved to a different apartment with the community. The move was so simple and the new place is amazing. There is construction in the lot across from us, but understandably that's not the fault of this apartment complex. It's been super comfortable and mostly quiet here. Since Covid isolation began, there has been no need for me to worry. The staff is super kind and helpful and they've known me since I moved here in 2008. I can't imagine living anywhere else and trying to juggle work and my health issues and handicap. Here, everything seems magical. Come to Lions Gate North. I've been living here over 5 years and wanted to continue but my job relocated me to Florida. Really the administration here were so good admitting me to the community. Any place we go we need to assess not only admission but as well the exit and they helped me through both processes and they are very understanding. They are the most responsive team ever for anything and we feel the whole community is a family. The service team is always around which made us feel safe for the kids as well feel safe that anything will be fixed on the spot which was the true. Bim is very helpful guy and the whole team so shoutout. If I'm going back this would be the community that I wanna live at again. read more

My wife and I have really enjoyed our time at Lions Gate North. The staff has always been super helpful and maintenance is very quick and responsive. We live in the one bedroom townhome and it is a great layout. With the garage and 2 stories, you have plenty of space even though it's only about 800 sq. ft. The bedroom is huge and comfortable fits our cal king, a crib, and rocking chair. There are a few reasons for only giving 4 stars: 1. There are lots of families who live in the complex which means lots of kids running around. They are almost always unsupervised and pay no attention to their surroundings so watch out because you might hit one if you're not paying attention. They can be kind of loud sometimes if you have your windows open so keep that in mind. 2. It's an older complex so there are always projects going on in the summer. Work usually goes from 6am-6pm. The crews are pretty quick so they are typically done in your area in just a few days, but it is loud and obnoxious when they are working right outside your unit. This is also a positive though because the complex is really well kept. One more downside of this is that the equipment takes up almost all the guest parking. We've never had any issues hearing our neighbors to either side of us. Occasionally we can hear them run up the stairs but we've never heard their tv's or conversations like some previous posters have stated. We have a newborn baby and from what our neighbors have told us, they can't hear him when he cries in the night. This is a great neighborhood to live in, close to trails, grocery stores, and lots of great food! read more

We have been living in Lionsgate for a year now and our experience has been really good. The staff and management are very friendly and always there to answer questions and help. Living here feels so much like home as it's a really safe community with good neighbours. These townhomes are so close to grocery, shopping, parks etc. Which is a plus. Though i am not living in the apartment but looking at the reviews I was so interested in having a looking around. I kept pushing my wife to come here. So we went on Wednesday, 04/16 but leasing office was on lunch, then we left our number and details to schedule an appointment. As expected i got a call and scheduled my appointment at 5pm 04/19 for saturday. I was excited to visit it but when we reach there at 5pm the guy in leasing office said there was no appointment at 5pm and we are closing. Even when the closing time was 6pm. This was a unprofessional and very bad experience for me and after all the excitement turned down we are never coming here again. read more

I've been here for a few months now, and so far I really like it here. The property is very well maintained, and the staff and neighbours are very friendly as well. Other than some minor maintenance items when I first moved in, the apartment has been trouble free with all appliances working well. (Appliances are rather new too). The pool is kept at a nice temperature and the community is quiet, although when the weather is nice, there are lot's of kids playing outside which can be noisy, but I don't mind that at all :-). I feel the community is very safe, and the location is AWESOME!!! read more

Hope you like construction! Location is great and the inside of the properties are nice, but don't be fooled by the promise of a deck because they'll be doing external work all spring and summer that prevent you from using it. Last year my rose plants on the deck were literally shattered by roofers, this year my nasturtium plants were destroyed by power washers. And if they're not working on YOUR place they're working on someone else's, so prepare for a whole summer of construction noise and the beep beep beep of machinery backing up. The deck is a lie -- ask for a reduced rent because you'll never get to use it. read more

I've lived at quite a few places over the years in Seattle, Bellevue, Redmond and etc (I like to move around a lot to try out new places) I've stayed at the lionsgate for 10 months and i could say that it's one of the few best places i've ever lived at. Pros - feels very much "Homey" if you know what i mean - If you submit a maintenance request, it will get handled the very next business day (unless it's a serious issue) or the day of, if you submit it early enough. - Very quiet at night - Nice amenities. - Friendly staffs. Cons - A bit pricey compared to other properties in the downtown Redmond area (but it's understandable for its "town-home" feel like property with attached garages. - The appliances are a bit worn. I wish there was a way to click 0 stars. Even as I write this review at 7pm at night I can hear loud construction workers speaking and all of their very loud machines. This has been going on for months and the complex doesn't even care. I have been blocked in my driveway making me late for work mid day. I have had my dog almost choke on a nail left on my balcony. The construction happens before and after posted hours and when I have asked for something to happen I get calls with I'm sorry but there is nothing we can do. I was never told there would be construction when I signed my lease which is very shady especially construction that has lasted this long. I emailed the CEO of Alliance Residential and also didn't hear anything back, which to me shows a company that doesn't care about there residence. I was so excited to move in here when I found the place and now I try and be home very little as I can't call a place home when all I hear is constant noise. read more

Lionsgate Townhomes are awful. 1. Rent continues to go up and up. Currently paying $1,998 for a 2br 2bath. 2. Old, broken sinks, blinds, washer and dryer - and if you want a replacement it will cost you an extra $100 a month. 3. After getting rid of dumpsters they switched to a garbage service where you leave your can out overnight after six. If you forget to bring it in by 9am you get a $50 fine regardless of what shift you work. 4. Leasing office workers are rude, dismissive and unhelpful. 5. There is construction everywhere. Good luck trying to sleep during the day if you work mids or swing-shift. What's even worse is that they don't offer a discount to the people that have to live next to all that noise. tl;dr: Lionsgate Townhomes are run by shady, money-grubbing pieces of excrement that bleed their tenants dry with all these micro-charges for services you should get for free. If you work at Microsoft this is a pass. DO NOT MOVE HERE. They know you have money and will run the bill up on you because they know they can. read more

Lionsgate North has been a fantastic place to live! I moved here right after completing my time at university, and given that I have a cat I wasn't expecting to be able to find a place with all of the features and amenities I wanted. I don't think I've ever been more glad to be wrong, since I got what I wanted and then some! In addition to being pet-friendly (my priority), the community has secured entry, the package concierge makes picking up packages super convenient, and there's even a pool and hot tub! They're right in the middle of Redmond, to boot! The office staff is also fantastic; any time I've had a question or concern, it has always been addressed promptly and in a friendly manner. Maintenance staff is wonderful too! I never have to wait very long at all for maintenance requests I make to be completed. All in all, a wonderful place to live! read more

We lived in a 2 bed/2 bath townhome style at Lionsgate and while the maintenance and working staff is great, you can tell this is some big corporation that's looking to suck you dry. We lived there for a year, and while it's nice, it's not modern or spectacular. The rent increased almost 700 dollars for the new year lease, which makes absolute no sense if you're trying to stay in one place for long. I get it's the market, and what not but that dramatic increase on rent that is already not cheap is ridiculous. Let's be real, its Redmond not Seattle. For close to 3 grand a month, we might as well move to the city. It's a great place if you're looking for short term, but the hassle of moving with a huge price jump like that just feels like bad business. read more

I was excited about moving into Lions Gate, and the first few months were great, but then a change in management occurred, and since that time it is going down fast. Need a repair? Best to hire someone to come in and get it done, or you will never get it done. The secured Gates - since the new management, the gates have not all been fixed, one or another have been broken and anyone can walk in. The Maintenance Guy just told me it was easy for them that way. The new staff - reminds me of bobble head dolls, nodding, nodding and nodding, and do nothing about mean dogs, repairs not getting done, noise issue, etc. Oh yes, the dishwasher, while they kind of work, just plan on doing your dishes by hand, otherwise you will be eating off dirty plates! Repair request, it has been submitted, several times, with no response at all. Only plus is the location, that is the tops, and the only reason I did not rate this as one star. for the amount of $$ they charge, the lack of services, I really made a big mistake. read more

Although the community is notified it has been disruptive, loud, blocks car access and has eliminated the majority of guest parking spots. Worst experience I've ever had, and I have had many as I've moved quite a bit due to the nature of my career. Basically I looked up what was available on their online site; I went the very next day and was helped by one of their newer agents. I had gotten their early, so things took a bit to warm up and get me feeling welcomed, I was starting to feel unwanted for a minute there, I didn't mind since finally I felt welcomed a few minutes into our conversation. The unit was available and we entered the agreement (price they advertised on their site) I had my credit ran and left a deposit, I even broke off ties with other prospects I had contacted for leasing. Later that day, I got a phone call telling me that the rate won't be honored and that they will need to up the rate by 300 dollars! I of course wanted to speak to the office manager; I was given the regional manager's email (that's it, no phone number or anything). I emailed her, but never got a reply. I won't ever be looking there again; I've already warned friends of mine in the area to stay clear of that place. I've never seen such a lack of professionalism and integrity, appalling. read more

Pool, hot tub. Great 24 hour fitness center. Office is open 7 days a week. Maintenance is dependable. Management and office staff are great, now that Rob and Tasha are there (wasn't so good before). A great place to live! Management responds in a timely and courteous manner, and maintenance crews are very friendly and make sure you are happy with your home! If you walk by the maintenance guys, it is likely that they will ask you, in passing, if anything needs attention in your townhome - a great opportunity to have your memory jogged and for you to say, "actually, yeah, there was this one thing I'd like you to look at!" I take advantage of their small gym room and their jacuzzi, which are both pretty nice and VERY convenient. And of course, the location is THE #1 reason for living here - you can walk to everything you need! Bus stops are soooo close it's like having door-to-door transportation service, and with a bunch of supermarkets and shops at 1-2 minutes by foot, how can you get any better??? You're able to paint the walls and put things up on the walls, provided you switch it back before you move out. It's easy to make your home feel like YOUR HOME here. Townhome layouts are really nice, with large windows - good for letting the daylight in. And the community is very quiet - and I live along 160th Ave NE, so have cars going by all day - I don't really hear them at all! I'm a happy resident! read more

I have lived in this community for around 5 years! I have met 4 managers. Although it is a nice community specially for kids, maintenance crew are great and responsive. Just be careful they increased my rent at renewal in the first year around $400! Also when I left less than a month ago they charged me for an 8 year old fridge the cost of a brand new fridge just for forgetting to remove the child lock from it (sticker type) that could have been removed by simply using a hair dryer. There reason for this charge that I was suppose to return it as I took it. While they could have charged me child lock removal fee. I don't think that they were reasonable. read more

My husband and I have lived at Lions Gate North for just about a year and we have really enjoyed our stay. For one, it is a gated community so it really feels like a close knit community and the children really do have a safe area to play away from any main roads. The complex is mostly town homes with garages so you don't feel like you are cramped in an apartment. Once you are inside your home, it is really quiet. I have never heard my neighbors to the left or right so its safe to say that the walls are not thin. The best part I would say is the staff. There isn't one person on the staff that I did not like. They are all down to earth and really do work hard to make sure that everyone is comfortable and happy. Maintenance requests which can be done online are answered relatively quickly. If I fill out a request the night before, it is done when I get home from work. Not only that, maintenance usually leaves me a voice message to tell me the update. Tasha in the office is the pinnacle of professionalism. She understands customer service and is all around fair. She looks the part and it carries through in the way she organizes community events or just day to day business. She is a good example of how other complexes should interact with their community. The only negative I would say is that it can be pricey living here, but it is Redmond and prices are going up everywhere. Most smaller apartments are still more expensive than Lions Gate. We are leaving to move closer to work in Seattle, but have really enjoyed our stay! read more

This is our 3rd year living at Lions Gate North and we love it! The staff is kind and responsive and always willing and able to help. We love our apartment with the garage and that it's a gated community. A few things to note: 1. There are lots of children who live here and run around riding their bikes through the streets, often unattended even though the complex sends out several reminders that they should always have supervision. Just be aware because if you're not paying attention, they will come out of nowhere when you're coming home. 2. The complex is really good at maintaining the property but that means that most of that work like painting, roofing, etc. has to be done during the nice weather in the summer. The crews starts early but they're quick and usually done in your little "neighborhood" in less than a week so the noise doesn't last too long. Overall we really enjoy it here and are so glad we found this place when we moved to Washington! read more

I like this community so far! The amenities (gym, valet garbage pickup) are good, and the unit has a fairly nice layout. The location is great - I like being able to walk to so many restaurants, shops, and grocery stores. A huge variety of other shops and markets are within a short drive, and it's a pretty easy drive into Seattle proper. The service staff do a great job too! I do wish the unit was a touch larger and that it was a bit easier to get into the garage and to find parking for extra vehicles. (Unlike some of the other reviews, I have not really had many issues with noise. There was a leaf-blowing crew that was a bit noisy for about 30 minutes one day, but it was during the early afternoon and was not terribly inconvenient. I occasionally hear children playing outside. I have never heard noise from neighbors through the walls.) read more

Worse place to live ever. When we went to move into the original apartment, which they would not let us see because it wasn't cleaned yet, it was so dirty, there was hair still hanging on the baseboards. I was devastated, so they "nicely" "allowed" us to move into another unit. The toilet in this unit was stained and gross, the washing machine did not spin or drain. The unit was still not up to my standards of clean ,but we had to move. They furnished us with a brand new washer and dryer after a week of waiting and replaced the toilet that was a completely different size. I asked to have someone come and paint where they had previously painted around the old toilet and it never got done, not to mention the maintenance guy got grease on my white shower curtain. We finished out our lease and cleaned our place and left it better than when we moved in. THEY STILL CHARGED US OVER 125.00 for cleaning services. When I called to ask why I was told "unless you have a receipt from a professional cleaner, we will charge you." BE AWARE OF THIS PEEPS. Have someone write you a "professional" receipt or you will be charged no matter how clean you leave the place. I loved my place and time there but I am shocked at how you are treated when you move out. When I asked to have the manager call me I was told to go on line, she wouldn't even leave a message for him to call me. Funny how nice they can be to your face when you live there and how rude they are and don't care about you when you leave. Her response was "you are getting a refund aren't you?" Yes I am, minus your 250.00 cleaning fees (including having the old carpet "professionally" cleaned also. read more
