I have had several bad experiences with property management companies. I've seen them used to extract money from tenants and landlords without providing quality property management. However, after about a year and a half under SJA, I can see they are doing their best. None of my repair requests have been denied, and they have been transparent about rental laws and what the lease agreement entails when we have had problematic tenants. SJA managed our property in lake Stevens for about 2 years. Ugh. It was so poorly run that even after we told them we were leaving we still did not get a timely reply back until I cc'd management and other staff we had interacted with on the emails. We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you! read more

My experience with SJA reflected the same issues mentioned in many of the other one-star reviews. They charged me for services I did not request or approve, and they did so without speaking with me first. Communication was consistently poor and unprofessional. When I raised concerns, the responses were dismissive, scripted, and focused on protecting themselves rather than addressing anything meaningful. I expected personalized management. Instead, everything ran on automated checklists with no real understanding of what was happening at my property. No one seemed to have a coherent grasp of the details beyond whatever task appeared on their list that day. They pushed aggressively for a lease renewal, which guaranteed their payday, yet they ignored the concerns I had clearly stated needed to be addressed first. They also gave me sudden and unreasonable deadlines to pressure me into decisions while continuing to disregard the issues I had already raised. After I informed them that I was ending management with SJA, my renter told me she had experienced similar issues with them as a tenant. That confirmed this was not an isolated situation. It is a pattern. At this point, any response from them here would be an insult. Their replies to negative reviews are not signs of genuine concern but attempts to appear attentive and protect their image. If they choose to apologize and address the issue directly, I will update this review. Until then, their expressions of concern should be viewed in that light. PLEASE PLEse please , don't be dumb and read all 1 star reviews!! YOU NEED YO BE AWARE WHAT YOU SIGNING UP FOR: I should have listened to the reviews. Before moving in, I read multiple reviews warning specifically about move-out fees. I remember thinking, "There is no way this will happen to me. Maybe those people were not clean enough. Maybe they actually caused damage." I was wrong. It happened to me too, even though I am a very clean person. I even asked the agent about those reviews before signing, and he told me those were issues caused by people who worked there before and that it would never happen to me. That was not true. After I moved out, I experienced the exact same kind of nightmare people were warning about in those reviews. They tried to charge me move-out fees that were more than twice my one month rent. They charged me for damages I did not cause, for repairs that never needed to be done in the first place, and for small scuffs that were already there before I moved in. The apartment was dirty when I moved in, but when I moved out, it was very clean. I understand the cleaning fee, and that part is fine, but the additional damages they tried to charge me for were not right. They also sent the itemized bill late and still tried to collect money from me even though they missed the legal deadline and were no longer allowed to charge me. On top of that, they tried to add an ozone treatment charge even though it was not part of the rental contract. They claimed the apartment smelled bad, but once I hired a lawyer and we looked into everything, the inspection report clearly showed there were no smell issues. It was right there in writing. That is what made this feel so shady and upsetting. I am lucky I was able to afford a lawyer, because without legal help I might have been forced to pay charges that never should have been there in the first place. Only after I hired a lawyer and pushed back did they return my deposit. So if you are reading reviews about move-out fees and thinking, like I did, that maybe it will not happen to you, please do not ignore them. I did, and I regret it. Whether you are a tenant or a landlord, be very careful dealing with this company. If this is how they handled my move-out, I would not trust them on either side. This whole experience was exhausting, stressful, and completely unnecessary. read more

SJA was hired to replace a property management company that was even worse. Unfortunately, SJA's administration has no respect for Tennants or their time as working professionals. They send constant spam and reminders that personally make me want to block them. However, I can't because I'll miss actual updates in the sea of slop they send out. SJA has been sending me emails, demanding that I upload my renters' insurance to their third-party partner, Second Nature. Despite uploading my insurance to both SJA and Second Nature, SJA continues to send me emails harassing me and threatening to extort me through their business partner. They want to charge me an extra $11.95 for not having their specific policy. I want SJA to stop harassing me and to take responsibility for this horrible AI software partnership they are forcing on tenants. Since they were hired a year ago, both people who were supportive of the Tennants at their company have abruptly left. One instance had us scrambling when we requested a lease modification to swap out a Tenant because they dropped the ball, leaving us without the personal information needed to make the changes. We figured this out after following up after a week of silence. We had no explanation afterwards, and it was brushed off as "people coming and going from companies all the time." They didn't take many of my notes regarding property maintenance seriously during their first inspection. Plumbing issues had built up, and a year later, I am sending them several maintenance tickets to resolve the issues I had referred to the year prior. After pressing them more on the issue, they finally started sending out new contractors to take a closer look. They removed our bathtub without any follow-up repair and scheduled an electrician to come with a ONE-HOUR NOTICE last week. In the midst of all this, SJA finds it most important to ask us for pay stubs, which they just collected a month ago when we swapped out a tenant. Their actions and requests are unprofessional and unnecessary. They do not respect their tenants as working professionals. read more

Great customer service so far. I needed to secure an apartment in Seattle without being able to fly there (from the east coast) and see apartments in person. I showed interest for an apartment on Zillow and quickly heard from Talal Pharoan, the realtor. He was quick to respond and called me to discuss the property and application process. He even sent me a video of the building and apartment. He offered to go take photos of the bike rack situation when I inquired about it. He was very helpful. The application process was fairly standard. Jhonas Padayao was the lease agent who helped me each step of the process and answered every question I had. He is also very responsive, friendly, and helpful. I move in this weekend, but so far my experience has been great. read more

1-star Review I cannot emphasize enough how frustrating, negligent, and dismissive this property management company, Bobbi being my property manager now (and Gretchen before her), has been over the course of my time working with them. They have consistently made major decisions about my own property without consulting me, and then presented those decisions after the fact as if I'm simply expected to agree. Just recently, they delayed listing my property based on their own internal reasoning without ever discussing the plan with me, and only informed me after I followed up multiple times. That is not how a client relationship works. I should not have to chase them for transparency on critical issues like tenant renewals, pricing strategies, or listing timelines. But this is not a one-off experience. Years ago, this same company accidentally returned a full security deposit to the wrong tenant, costing me over $10,000, and I had to absorb that loss because of their mistake. There was no accountability, no ownership, and no resolution. That incident alone should have been a red flag. Their communication is reactive instead of proactive, their decision-making lacks transparency, and their overall professionalism is seriously in question. I have never felt like they advocated for me as a property owner.. instead, I've felt gaslit, ignored, and left out of my own investment decisions. If you're looking for a management company that respects your role as the owner, takes accountability, or even keeps you in the loop, look elsewhere. SJA will nickel and dime you for everything! You get a fee to sign up, a monthly fee to use them, and fees galore when you move out!! They are not responsive with maintenance and care only about the $$! I moved into a VERY dirty house, with dirty smelly carpets. I complained and asked for receipts which my property manager could not provide, I had to beg to get the master bedroom carpet cleaned, which they finally did after a few months. I signed an extra 18-month lease to help out the landlord! I ended up buying a house and broke my lease 3 months early. I did EVERYTHING The right way. I notified them early, let them tour the home while I lived there, and asked them to find someone to move in on March 1st!! THEY FOUND TENANTS! But shockingly not until late MARCH! They accepted the first application, which we had a few, and could have found someone to move in closer to the 1st. THEY TOTALLY SCREWED ME OVER, when I was the perfect tenant, paid everything on time, and communicated everything. They had me pay a $1,800 break lease fee, which I knew. They then had me pay RENT all the way until the new tenant moved in but WOULD NOT LET ME LIVE THERE. They screwed me over by accepting the first application to move in late March, so I had to pay $1,900 in rent. NORMALLY when a tenant moves out that space is always covered by the landlord. They ALSO FOUND SOMEONE TO PAY MORE RENT!!! SO IT WAS A WIN FOR THEM And they totally screwed me for every cent I HAD! IT GETS WORSE. They told me they would do their best to give me back as much deposit back as they could. THEY ENDED UP KEEPING MY ENTIRE $3,600 deposit and saying I owed $121. Charged me $600 for YARDWORK. This house was DIRTY and NASTY when I MOVED IN and they TOOK MY ENTIRE DEPOSIT. I HIRED carpet cleaners and professionally cleaned the house when I LEFT! WHICH WAS NOT DONE WHEN I MOVED IN. SO ALL IN ALL I SHOULD OF JUST STAYED UNTIL MY LEASE ENDED AND WOULD HAVE SAVED MONEY. $1,800 +1,900 + 3,600 + 121 = $7,421 is what they took from me. STRAIGHT GREED. 0/10 stars. Everything about them was miserable. I am a human, BE A HUMAN. Be compassionate. THEY ONLY CARE ABOUT THE $$$$$ RENT FROM PEOPLE, not property managers. read more

They took over half our deposit which I believe was excessive. during our yearly walk through I was told we had normal wear and tear. TAKE PHOTOS OF EVERYTHING! is my advice if you use them. My name is Donna Jacobs and I saw a rental property in Redmond on a Friday and I sent a request to visit the property. Actually, my daughter was going to visit the property and I got a quick response from Talal and scheduled a visit for my daughter and her husband on Saturday at 10 AM. They went and visited the property and sent me a text telling me that I needed to apply and shortly after that text I received the application from Talal. I was able to turn my application in on Saturday and was approved that following Wednesday. I appreciate Talal's assistance with this process. read more

We went through vetting process with SJA for a condo property. Talal the "showing agent" was awesome at first but after I wanted to ask specific questions over a phone call he gave the the run around for 3 days, making promises to call then not doing so multiple times. He makes up information just telling you what he thinks you want to hear. He is flaky and unserious at best. The application process is very intrusive. They require you to permit software into your bank account with no opt out but then want you to send pay stubs and bank statements on top of that. We were never allowed to speak to the property manager after our approval. Talal got defensive about it and we were never given answers to our questions; room dimensions and garage dimensions pool and gym hours. No brained stuff ... but too much to ask for this company they seemed very shady so we declined the property. We went with Windermere instead. read more

Great acctng technology and on-line tools for landlord, however, beware. Once a property manager was assigned to my property, there were multiple instances of SJA severly dropping the ball. Mostly, it was about lack of communication. When I became frustrated with no call backs from Prop Mngr, I left a message for the prop mngrs boss. Turns out that was the CEO. Ghosted. Their lack of professionalism got me out of the landlord business and ultimately provided the motivation for the sale of my property. read more

Prospective clients: If you want a company that tries to care for your residents, this is not it. SJA is too big to care for their residents, it's clear they hold profit above compassion and it's been demoralizing. Speaking as a resident who used this company the last 3yrs. For example: they just implemented a required program called "Resident Benefit Program," which is just a rebranding of what they already do, and what they're legally required to do as property managers/landlord. But get this, they are charging residents an additional $37 monthly for it! I have to participate because it's required! It's on top of the other required processing fee. I was hoping for at least locksmith support or a loyalty program, just something additional. Another example: I needed a repair recently and they avoided answering my questions on how repair billing is determined. What were they so worried about? Why aren't their policies clear enough to themselves to give straight answers? Felt like they were afraid to lose a legal fight when there wasn't even one going on. I think a more compassionate property manager would see billing questions in good faith and offer understanding towards residents' concerns. At least long enough to hear them out. So, nothing special here. SJA is a basic profit-hungry property management company. They get the job done, but not well. read more
