That doesn't add up. Both of those statements cannot be true. If the goal is "to provide the best possible experience for anyone we interact with, whether they end up leasing with us or not" then creating a prospect file on anyone who calls is not going to make everyone happy. What I didn't mention earlier is that texting me out of the blue several weeks later is seriously betting on a long shot. Good odds at being a nuisance, on a long shot hope. Most people looking for housing have gotten their situation settled by that long of a time period, even if they were in the past an interested party. It's still a selfish move, even if you're contacting old and stale prior CONSENTING leads. Perhaps a review of the Telephone Consumer Protection Act is in order.

The coded entry to the apartment complex is very secure and I enjoy the ease to it. The management team is very responsive and professional. I haven't had a single issue with the unit, and they have answered all of my questions within an hour. The team works above and beyond to help with anything and they are also very kind and approachable. The apartment complex is cleaned regularly and the courtyard and surrounding areas are also well maintained. Packages and deliveries are very well managed here and I have not had any delivery issues that the management team has not helped me fix immediately.

I agree with others that the location is quite convenient. There is a bus stop just 1-2 blocks down that can get you to mostly everywhere you want to go in Seattle. Buses come regularly, so great to get around. It's super close to the Burke-Gilman trail and I would walk down that path for 15 minutes to get to my classes. Walking to Trader Joes for groceries isn't too bad either, being about 10-15 minutes up a few blocks. The restaurants by campus are all a 10 minute walk away as well. It's a pretty new building, so no maintenance issues at all. The entry into the complex and into the units felt very secure and convenient as well. The price was really nice for this area, especially because the apartment allowed dogs! This was hard to find. Studios are tiny, however, so just be aware (~300 square feet). Definite pro = in-unit washer and dryer unit. No A/C, but that's not unusually for Seattle, so not a ding in my book. I had no issues with getting my packages and had some items actually delivered right in front of my door (flowers). I'll vouch for the slamming noises, because the security gate is loud. You'll hear car sounds, but I would expect that from living in a city... I found it to be nice ambient noise. it's not bad at all like some neighborhoods with ambulance sirens sounding constantly. For example, living in Capitol Hill, you'd hear that ALL THE TIME with First Hill emergency departments on every block. I could see Mount Ranier from my window over the view of the bridge and the water. I loved that!

There are major security issues and break ins that management refuses to adequately address. It truly feels like the only person who cares is the maintenance dude. Save yourself the hassle and live in a different building.

We were never sent a second bill, and even if we had been sent one, we were NO LONGER under contract with them, so they have no legal right to charge us for a second carpet cleaning that happened after our deposit had been refunded. Complete bullshit. BEWARE of getting entangled in any lease agreement with this building or any of the Mack Urban group apartments. Apparently it never ends and they can charge you whenever and for whatever they want, and if you don't pay up they will try to ruin your credit.

Good: -Building is in a cute walkable part of First Hill and once the Rapid G-line opened up it made getting around without a vehicle super easy. -Generally quiet inside the apartment units and unable to hear much noise from other tenants and due to the location by the hospital it's honestly mostly quiet at night outside too. -The old telephone system in the units is a very cute decorative feature -There is a parking garage Bad: -The building has cockroaches and after asking multiple property managers I gave up after the 3rd new property manager showed up within the first 18 months of tenancy. -High property management turnover so it feels like they can never address issues until the next one starts all over again. -No elevator. It worked, maybe, a total of 6 months in 3 years and not at the same time. -The laundry room is a disaster almost constantly, people are disgusting and leave clothes and grime everywhere and machines are down often. -There is a parking garage yes but after my windows were smashed out 3 times with "oh sorry the cameras don't work" when brought up to management this is a huge issue for $250 a month. -RUBS utilities, where do I begin with this one. When we first moved in our flat rate utilities for 2 people was $120, our final utility bill under the RUBS system was $441, none of this includes electric. -Wood floor in some units is bowed and buckling -No control of heat, you can control your radiator (kind of because if the boiler is on then it just emits heat regardless) but it won't turn on unless the boiler is on. It got to 50 degrees in our unit for an entire month with the boiler not on. -Not cleaning up after dogs urinating in the courtyard which smells just...lovely in the summertime -Constant smell of smoke in the building -There was a wall of black mold in the basement which the solution was to paint over it -Your rent will raise every year -Unresponsive property management generally. I lived for two years at Olympus, since summer of 2021. At the time, my leasing agent was Casey,…read morewho has since moved on. Both of my years here have been riddled with problems. I DO NOT recommend living here. There are better places in the area and around Seattle - even other Equity properties that are better off than this one. Note, all timestamps in this review are MM/YY. I'll start with the pros. I had a center unit facing southwest, meaning I had a wonderful window view of Elliott Bay, the Olympic Mountains, and Olympic Sculpture Park. The location makes it very easy to go outside and immerse yourself in nature, despite being in downtown Seattle. Belltown is known to be a sketchy area, but this area does not feel as dangerous. I paid a reasonable rent for a 1bd/bath on the 3rd floor with around 860 sq ft. In addition, the parking garage under the Olympus is one of the few without assigned spots, meaning you can park in a different spot each time you park. In addition, the concierge team is extremely helpful. And now for the cons... We started with a couple elevator outages that lasted for a couple hours at a time, no biggie. Then it became more frequent and suddenly we were facing a 8-month modernization/construction period (starting during 1/22) where only one elevator was working at a time. I recall there was a whole weekend where the one working elevator was actually NOT working. There are no stairwells going to the garage, so it was basically impossible to access cars without having to walk around the building to get to the other tower. While the elevator construction was happening, there was also constant drilling. This is a period where a lot of companies were still WFH (work from home), so it was nearly impossible to work. This project was a year ago, but there are still elevator problems occasionally, where there is no communication but I find that one elevator is down. Next we've got package security. Our building invests in Luxer One lockers to store all incoming packages, but somehow even that has failed. During 9/22, we had our first package theft. Someone had broken into the main package room and stole all the packages, including a valuable item I had ordered. Olympus sent out an email and... nothing else. An excerpt from the email: "The transgressors were seen by our actively monitored security cameras, and both our security+ SPD were contacted immediately. Unfortunately, the individuals were not apprehended." From this point, I started sending most of my packages to my boyfriend's apartment, because I could not trust Olympus to receive any of my items. These package room break-ins have continued, with the most recent happening in April of 2023. In my time at the Olympus, I also had a car, which meant that I paid for a parking space every month. I don't know why I did this, because we had so many problems with our parking garage doors that it was basically like parking in a public space outside. During the period of 6/22-9/22, our garage door was stuck in the open position due to the inability of Olympus to get a new door from the vendor. We were promised 24 hour security, but realistically, that security went from one Equity apartment in Seattle to another Equity apartment in Seattle, which meant there was probably an hour of coverage for Olympus each day. I saw a countless amount of cars without the Olympus decal parking in our garage, it honestly didn't feel safe to park in my own building. The problems continued once the new gate was installed; the new sensor doesn't detect the remote unless your car is angled strangely, and sometimes it doesn't open even when it detects the remote. In one instance (3/22), I arrived at the garage at 12AM and saw a member of the maintenance team working on the door.. He told me it was unlikely to be fixed before 5AM and that I could park on the street and check back in the morning. Can you believe that I had to pay for parking outside my own building, while paying for a parking spot inside the non-functioning garage? And yes, this was brought up to management, with no response. Things that haven't affected me but have happened include car break-ins, bike thefts, and storage unit break-ins. I am entirely expecting to lose my security deposit due to the lack of a move-in and move-out inspection. I tried to document all the damages I saw when I moved in, but my leasing agent told me it wasn't going to be a big deal and that I didn't have to do that. There have been so many transfers and changes in the leasing team that I have no confidence in the current team to assess my space fairly. Upon moving out, there has been no talk of a move-out inspection, and I am sure they will dock me for damages that existed in this apartment before me. If I don't receive a reasonable amount back, this review is definitely dropping down to one star. I'm really glad to be moving out of the Olympus and I hope nobody else has to go through the same experience as me.

I've been living here for a year now, and I am tired man. There are two major problems with this…read morecomplex and many little other things. First, they are constantly fixing the plumbing and water so you have to deal with not having water for days at a time, multiple times a month. There are days where I can't even shower because there is no water. This has been like this the whole year I've lived here... Secondly, theft, break-ins, homelessness is a huge problem here. Someone broke in to the rooftop and destroyed everything once. Homeless are constantly camping outside the building. Homeless people and bored people constantly break in and pull the fire alarm. We've had multiple times throughout the year where we have to evacuate the building at 2am because some jerk pulled the alarm. I've seen neighbors who park on the streets get their windows busted. I've had a designer suitcase and 2 bikes stolen from my storage unit! The list goes on! The management lowkey sucks too! Not friendly at all!!!

You could smell the smoke even on the patio at 8th floor. And this apartment has the most irresponsible leasing office. Complete story Moved here from California, so we could only toured this apartment remotely. The leasing office simply hided that there's a restaurant vent adjacent to the window and the balcony. The restaurant uses the fireplace from 10am to 10pm. Not possible to open the window because of the smoke. Since I have asthma, we talked to the office hoping to move to any vacant unit and we're willing to pay more. They pushed back and kept saying no issue was found. Well, how do they find the issue if the office member only stood in the hallway and refused to come into the unit? Thanks, we ended up buying a house. BTW, the only star is for the maintenance guy.

We Absolutely LOVE the convenience of the location when it comes to receiving deliveries, getting on and off the freeway, getting in and out of Down Town Seattle. The front office team is always ready to help with pretty much any and everything. A particular kudos to James who we have communicated with the most since our move-in last June. Leasing Manager James Guzek in the front office is always extremely kind and accommodating since the moment we rented our unit. There is never a time anyone walks by when he doesn't wave and smile and call each person by name (which is so nice when you live in a big building in the City). I cannot say enough good things about the maintenance guy (Santos) and the entire team at the Equinox. We have not only been helped (right away) with everything we asked for, but we have also had very nice conversations with everyone outside of the "apartment talk". They are so friendly and kind, which makes for such a happy place to live. Most of the other tenants are great, never had any real problems and have found that even though many of the tenants are young in general, the place is particularly quiet most of the time. The parking situation could be cheaper, but you get what you pay for. We have the convenience of parking 2 vehicles in a very secured garage and always see security out and about walking the area. We know there have been some issues with the garage in terms of car break-ins, but the truth is that's a Seattle problem, not an Equinox problem. If you're not willing to take everything valuable out of your car wherever you're parked and always keep it locked, then I recommend forgoing a car in the city period. If you keep your vehicle clear of anything that looks valuable, it isn't an issue. We haven't had to speak with the Leasing Office too much, but when we did James and rest of the team were helpful and friendly. There are so many wonderful events being held weekly in the building, from Happy Hours, to rooftop pizza parties and football games and seasonal parties. How fun! Why'd we leave? We didn't. We still live here and are enjoying every minute of living in luxury, and will likely stay until we can afford to buy a place of our own. Good work Equinox Team. You guys are awesome.
