The 5 star rating is a reflection of Equinox in it's current and evolving iteration, not as it has been, even in the recent past. I've refrained from reviewing the building despite being a resident since 2010 out of pity (mercy) for the nice enough people who half-tried to operate in a challenging environment over the past 7 years, though most of them didn't deserve my kindness as they certainly did nothing for me and in fact spanned the spectrum from highly inept to outright liars. Despite the ups and downs, we've stayed because Equinox offered the right kind of amenities that were important to us in a convenient location for my work. It's also close enough to the heart of downtown to be easy, but far enough away that we feel like we're in a neighborhood with it's own character. I'll summarize my unfiltered experiences below, with dates indicated, so the reader may judge for themselves as to whether this building is a fit.
Pros
+ (2010-current) High end features like flooring, granite, Viking/Bosch/JenAir appliances
+ (2010-current) Views - depends on the unit, but our view of Lake Union, the Space Needle, and Gas Works is hard to beat
+ (2010-2012 and 2017-current) Competent leadership team - like all apartments, Equinox has a lot of turnover with employees (some years more than usual - 2015/2016 I'm talking to you!), but the original group of leaders (Leslie, Cara, Bobby) and the current group (Amy, Santos, Danny, James) did a lot/are doing a lot to make this a nice place to live.
+ (2017) We're finally seeing some much needed improvements in the common areas such as landscaping enhancements, new hallway paint and carpet, a new self-service package room, and new signage. I credit the current leadership team for finally following through on promises I've heard since at least 2015.
+ (2017) Renewed efforts to make this a community, not just a bunch of randos who rent here. I like the efforts the leadership team is making to treat us like people, not rent payments - community events on a regular schedule, actually being nice and following up when people need help.
+ (2017) Willing to accept and apply feedback - as I've mentioned, past leadership people/teams have left a lot to be desired, which puts the current team in "clean up" mode. When and where I've provided feedback, they're now following up and taking action, whereas in past years, I might or might not get a response, and even then they'd not follow up or lie and say they had.
Cons
- (2013-2016) I was treated to some of the worst leadership I've ever seen in my life during this period. For example - part of my roof started leaking in October 2014. I reported it immediately. They did a halfway job of trying to fix it, then when they realized it was going to require a full rip out and repair they just started ignoring my follow-ups. When I demanded in-person meetings, the outright lying began. I have documented proof I was lied to throughout 2015 and 2016 by three different property managers about having the leaking area replaced. Promised dates came and went, all without resolution.
+ Ancillary Pro (2017) For those who care, the current leadership team followed through and actually replaced the leaking area. They deserve an award in my opinion, but it shows the level of incompetence and utter lack of caring by others that I dealt with the same major issue from October 2014 through early 2017.
- (2010 - current) It's a big building (just over 200 units), and it comes with all the big building annoyances one must expect, but not love. It can be noisy - the hard floors plus concrete walls mean you hear a lot of what goes on around you. If the chutes are closed or recycling bins full, it's a long walk to the garage area. You get your fair share of entitled snots as fellow residents, and you have to live with the problems that arise because apparently the world is their housekeeper/servant. I've picked up others' trash, cigarette butts, dog droppings, cleaned up dog urine in elevators, had to remind my neighbors that hallways are not for shouting nor are we living in a college dormitory because people sometimes lack the common sense God gave a rock. Residents have played bean bag toss and flown kites on the (utility - which means "not for walking on") roof (that's a real WTF moment) over me, and we've had several instances of people trespassing on outdoor space that is private to our unit, some while high or highly intoxicated.
- (2012, 2013, 2015) Offered outrageous rent increases at renewal, including increases at percentages that are prohibited by Seattle Landlord/Tenant Law. I've successfully negotiated or pointed out their legal errors each time to the satisfaction of all involved, but we certainly would have left had that not been the case.
- (2010 to current) The building is HOT. Some units have portable A/C units, others have it built in. You will not be comfortable in this building without A/C. read more
