I lived for two years at Olympus, since summer of 2021. At the time, my leasing agent was Casey, who has since moved on. Both of my years here have been riddled with problems. I DO NOT recommend living here. There are better places in the area and around Seattle - even other Equity properties that are better off than this one. Note, all timestamps in this review are MM/YY. I'll start with the pros. I had a center unit facing southwest, meaning I had a wonderful window view of Elliott Bay, the Olympic Mountains, and Olympic Sculpture Park. The location makes it very easy to go outside and immerse yourself in nature, despite being in downtown Seattle. Belltown is known to be a sketchy area, but this area does not feel as dangerous. I paid a reasonable rent for a 1bd/bath on the 3rd floor with around 860 sq ft. In addition, the parking garage under the Olympus is one of the few without assigned spots, meaning you can park in a different spot each time you park. In addition, the concierge team is extremely helpful. And now for the cons... We started with a couple elevator outages that lasted for a couple hours at a time, no biggie. Then it became more frequent and suddenly we were facing a 8-month modernization/construction period (starting during 1/22) where only one elevator was working at a time. I recall there was a whole weekend where the one working elevator was actually NOT working. There are no stairwells going to the garage, so it was basically impossible to access cars without having to walk around the building to get to the other tower. While the elevator construction was happening, there was also constant drilling. This is a period where a lot of companies were still WFH (work from home), so it was nearly impossible to work. This project was a year ago, but there are still elevator problems occasionally, where there is no communication but I find that one elevator is down. Next we've got package security. Our building invests in Luxer One lockers to store all incoming packages, but somehow even that has failed. During 9/22, we had our first package theft. Someone had broken into the main package room and stole all the packages, including a valuable item I had ordered. Olympus sent out an email and... nothing else. An excerpt from the email: "The transgressors were seen by our actively monitored security cameras, and both our security+ SPD were contacted immediately. Unfortunately, the individuals were not apprehended." From this point, I started sending most of my packages to my boyfriend's apartment, because I could not trust Olympus to receive any of my items. These package room break-ins have continued, with the most recent happening in April of 2023. In my time at the Olympus, I also had a car, which meant that I paid for a parking space every month. I don't know why I did this, because we had so many problems with our parking garage doors that it was basically like parking in a public space outside. During the period of 6/22-9/22, our garage door was stuck in the open position due to the inability of Olympus to get a new door from the vendor. We were promised 24 hour security, but realistically, that security went from one Equity apartment in Seattle to another Equity apartment in Seattle, which meant there was probably an hour of coverage for Olympus each day. I saw a countless amount of cars without the Olympus decal parking in our garage, it honestly didn't feel safe to park in my own building. The problems continued once the new gate was installed; the new sensor doesn't detect the remote unless your car is angled strangely, and sometimes it doesn't open even when it detects the remote. In one instance (3/22), I arrived at the garage at 12AM and saw a member of the maintenance team working on the door.. He told me it was unlikely to be fixed before 5AM and that I could park on the street and check back in the morning. Can you believe that I had to pay for parking outside my own building, while paying for a parking spot inside the non-functioning garage? And yes, this was brought up to management, with no response. Things that haven't affected me but have happened include car break-ins, bike thefts, and storage unit break-ins. I am entirely expecting to lose my security deposit due to the lack of a move-in and move-out inspection. I tried to document all the damages I saw when I moved in, but my leasing agent told me it wasn't going to be a big deal and that I didn't have to do that. There have been so many transfers and changes in the leasing team that I have no confidence in the current team to assess my space fairly. Upon moving out, there has been no talk of a move-out inspection, and I am sure they will dock me for damages that existed in this apartment before me. If I don't receive a reasonable amount back, this review is definitely dropping down to one star. I'm really glad to be moving out of the Olympus and I hope nobody else has to go through the same experience as me. read more

Multiple decent places to eat within walking distance. Bad: Building - severely outdated. Elevators consistently broken despite recently updated. Entry doors broken or open completely. Package room isnt consistently organized. Attention of building maintenance is catered more towards properties closer to downtown due to them being "valued more." Rent is saturated based purely upon location. Unit - Appliances dont work consistently in units (i.e. dryer takes 3-4 runs to dry a single load. Outlets don't work. Just moved in so I can only speak on what I've experienced so far, but the move in process was so seamless that I just had to rave about it and it is because Aelin was so efficient and timely in communicating. My family had been looking for a new home for months and we experienced awful customer service in a lot of places. I booked a showing at 5 Thursday afternoon (we made it in at 520) and it was self guided. Aelin made everything so clear that we were able to tour the property as well as the apartment and ask all the questions we needed all before 6pm. This location is one of the best in Seattle. You are close to two amazing parks, a great bike trail, the waterfront and Belltown. The building is 1/2 mile from the Seattle Center and Pike Place Market. There are no very close public transportation options. Bike or walk. The building is 25 years old. This means it has large well built quiet apartments with great closets and a huge parking garage with lots of parking. The apartment are great, although the appliances are dated. So on the plus side you get a good size space in a great location. However there are problems. Security is an issue. The gates that secure the garage don't come down every night. The front lobby (main entrance) is left unattended throughout the night. This means that the unhoused population can and does get into the building. There were ongoing issues with break ins- including the package room. There are ongoing issues with the elevators. I cannot count the number of times we went through a weekend without a working elevator. Maintenance is not great. There have been broken items in the common areas for literal years. This falls on the regional manager for not getting the money and maintenance completed. And while on the topic, every project undertaken at this building takes forever to complete, sometimes years. Again I blame regional oversight. Recently the security system to enter the building and secure the building was offline for at least two months. This is beyond the purview of the people who work at the building. How a regional manager allows a situation like this to go on is unimaginable. Currently we are enjoying an excellent manager. This is the exception to how this building has been managed. There has been a long series of unqualified, poorly trained and just plain awful managers at this building. The person responsible for this is the regional manager. The same guy who walked past a broken fountain tied up with ropes for five years. The same guy who walks through a parking garage with the ceiling falling down for five years. A final note. When we moved in there were three "mature" women working at the building. My understanding was that all had worked there for many years. When this regional took over, in addition to installing completely inexperienced men in the manager function he passed these women over for promotion and systematically drove them out of their jobs. In dealing with him recently his values were on full display and I'm surprised that a publicly traded company allows this kind of behavior. Very true and blunt review of mine and my husband's living experience here before we recently moved! This place is going downhill. Front lobby doors are constantly breaking (before we finally moved, the door was left broken for almost a month maybe)? So basically anyone can get in and out during late hrs since concierge is not 24/7. I've been stuck in the elevator twice with my dogs. Last year I was stuck in the same elevator with my husband for 40 minutes before anyone came to assist us. Expect elevators to break down at least a few times monthly and at every tower. It seems like a sketchy crowd keeps moving in. Someone keeps throwing pebbles from the 6th floor from what I hear recently that they keep aiming for the pizza bar employees?? It's sad because the property has potential to be good, but it seems Equity is cheap and doesn't want to invest in Olympus properly. The garage is always dirty with overflowing trash bins and smells bad. Lobby is dated and can use some sprucing up. The only redeeming factors is Zach and Teresa, the two stars on the concierge team. And the fact the property is right across from Sculpture park. I think it would make more sense if the rent isn't absurdly high because they claim it's a luxury apartment when it isn't at all. People will probably think I'm complaining for no reason and wonder why complain when we no longer live there, but it's just an accurate account of what really does go on there and what residents there all deal with. read more

When I first saw the apartment, I was very excited. The apartment was right by the water and sculpture park. The views were great. The leasing agents were very accommodating (before signing the lease). Let me warn you - once you sign the lease, your life will become hell. Absolute hell. The Amazon delivery boxes were often moved from the Luxor boxes to the package room. It is incredibly painful to find your boxes. If you ever try to give feedback, it is literally thrown back at you. The front desk staff is horrific. They are rude and unpleasant. All of this is still bearable given the location and the view etc. What is absolutely not okay is a) how they staff is unresponsive to your requests b) how they will try to suck out every single dollar from your account when you try to move. Let me share my story. I signed the lease in September (2019). I found a new job in California and wanted to move out in Feb (2020). I found someone who could take over my lease. I emailed Cameron and Felipe who were the leasing agents but never got a response. After several follow-ups (note that the front desk or leasing office will never pick your call once you sign the lease since they store your number), I found out that they had actually quit. They will never inform you on who is working and who is not. I found out that Ian Collyer and Philip Seymour are the new staff. So I emailed them. This was Philip's first response to me: "I hope you are well. Felipe let me know that you are looking for some information on your lease. Can I get some specifics on what you are wanting to do? My understanding is you are wanting to transfer your lease to a new person. Unfortunately, we do not allow people to sign leases over to other parties. Is that what you are asking." Can you believe that the community manager does not know what is allowed and what is not? Totally insane right. He refused to put me in touch with his manager. After several back and forth, they let me know that I can actually transfer my lease but it will cost me $200. Apparently it costs them $200 for the administration. They don't do any work and then charge me $200? Unprofessional sharks. Btw, none of this was ever in any agreement that was signed. But Ian is far worse then Philip. Far far worse. Stay away from that absolutely toxic individual. He was extremely rude and unpleasant. If you do decide to stay at Olympus, set aside $750 and just pay it. Do not try to reason with these people. They will ruin your day and mood. I also tried to contact EQUITY RESIDENTIAL (the building management company). No one ever responds. I also read that many tenants have sued the company. They are known to do things like this to make money. They will do everything possible to rip you off. There is enough information online and I wish I had read this before I signed the lease. If I can give a 0, I will. My first day of getting the apartment? No plumbing on toilet. Blinsa are in poor condition, and a bunch of items are in a state of repair despit the fact that Olympus is telling people they are a "luxury" apartment. Also packages are lost despite having "conscierge" service For the next 9 months it's constant repairs in the units the last one set me off so much that I decided to terminate lease. My master bedroom has moist carpets with an active leak for 23 days and management wanted me to pay full (I did). Unit has dry wall open because they couldn't find the "small leak" sent numerous emails as well. Manager also violated the approval process on entering the unit. I opened a case with Seattle Housing Authority (ongoing case) because the current manager refuse to escalate to someone higher than her. Current manager is incompetent and couldn't care less. If you also will rent here, forget about your deposit. They will try to get every penny. $244.00 on utilities they charge from 8/1-8/12 and when you ask for itemized invoices, they won't provide you with anything. Amenities are old. The website and videos are misleading. You are better off living somewhere else. read more

My partner and I have lived here for 3 years and hope to live here for many more years to come. Below are some highlights of why we love it her so much. The building team- Everyone we've encounter from the office and maintance is very helpful and kind. You can tell they all put a lot of effort into Maintaining the building and keeping us residents happy. Location- A short easy walk from the bars, restaurants and fun of Belltown without feeling like you live in Belltown. It's in a relatively quiet corner and feels like it avoids most of the negative aspects of living in downtown Seattle. Being so close to the water and the Sculpture Park make it a beautiful area to walk around in. Apartment interiors-- We have stainless steel appliances, quartz counters, hardwood floors and a big balcony. I think 1 bedrooms here usually over 700 sq ft so the space is much better than many places offering 500sq ft or smaller. read more

Read the bad reviews and consider them honest. I lived here for 2 years. Things were falling apart in the apartment and building consistently. It's an old building and they do patch jobs. Water is constantly turned off due to maintenance issues. Elevator issues galore and always out. Water leakage in apartment from laundry plumbing regularly leaks all over the floor. Staff is not accommodating at all. I unexpectedly lost my job at the beginning of my second term and offered me no considerations except to pay them 5000 to get out of the lease which I didn't have. The staff are rude and rarely work. The package retrieval situation is really bad. Lost packages all the time cause they are left in various buildings. They will tell you they alert you when it goes to a different building but they have never done it. I saw bad reviews and moved in anyway thinking it might not be too bad but believe me it's worse. You will greatly overpay for a terrible living environment. I will be homeless after I leave and they really don't care. With the current economic times and instability in the job market with AI coming in, I highly recommend not renting here. They will take as much as they can get from you. There is a reason they have so many bad reviews. They constantly bother us to write nice reviews so I would chalk up the good ones to that. read more

I believe in giving credit where credit is due. So, let me start off by saying that Olympus is a great place to live at! The location is great, the apartments are great, good noise insulation, great maintenance staff & concierge. You're probably wondering why that translates to a 1-star. After living here for 3 years, we could not find a suitable 2-bed apartment at the Olympus so we were left in choice but to move out. We were contemplating returning to the Olympus next year if there was a suitable unit until we encountered the most horrible move-out experience ever, which made me realize how dishonest their move-out billing practices are. A month and a half prior to our move-out, one of the two elevators in the building stopped working. You would think 45 days would be long enough to fix an elevator. Unfortunately, no. With no fix in sight, we approached the management a couple of days before our move-out and they flat out refused to let us reserve an elevator because they had only one of those working - the first sign of utter disregard towards tenants moving out. However, they promised to see how they could recompense us appropriately. Come move-out day, despite living in an apartment right across the elevator, it took us almost 4 hours to move a sparsely furnished 800 sq ft 1 bedroom apartment - the movers estimated it could have been done in half the time if we had an elevator. However, since the management promised to recompense us, we did not mind too much. After we submitted our receipts, we hear back from the management that they will not be compensating us for the extra time during move-out but they would be offering us a $150 credit on our move-out charges. This sounded good to us until we saw our move-out charges. 1. A $240 cleaning bill We opted for the easy clean move out option where they would charge us around $100 for cleaning our apartment. However, we were hit with a $240 cleaning bill for the apartment. The first few times we talked to them, they insisted that the charge was accurate despite the deviation from the promised charges initially. After we pressed them, they just happened to discover that the cleaning vendor had only billed them for $125 and only then offered an adjustment of $105 for the extra amount charged. A slightly more careless person might have just had this money stolen from them, if they weren't as cautious and unrelenting in following up with the management like we did. 2. A $350 painting bill We should have realized earlier that something was wrong when they refused to provide a move-out credit & instead offered us $150 towards our move-out charges. Unfortunately, we failed to do so & only realized it after the fact when we were charged a $350 FEE THAT IS MOST LIKELY HIGHLY INFLATED for painting our apartment, despite it not having any extra damage, apart from regular wear & tear, as noted in our move-out inspection. It apparently took them 1.5 days & 6 gallons of paint to make it ready for the next set of folks moving in where the usual move-out painting work is around a gallon of paint & a fraction of that time. Looks like they managed to recoup the $150 they offered us. The bottom line? All in all, during our move-out, there was complete disregard towards tenants who lived there for 3 long years - all Equity cared about was figuring out how they can make more money off of us from our move-out . I would STRONGLY ENCOURAGE you to stay away from all Equity apartments as they seem to be the masters of such dishonest move-out practices. Like I said at the beginning of this review, we really, REALLY enjoyed our 3 years at Olympus but Equity managed to reverse that & leave us with a sour taste in our mouth from our move-out experience. In the one week that followed our move-out, we went from thinking about moving back to Olympus next year to NEVER MOVING INTO AN EQUITY APARTMENT EVER AGAIN!!! read more

I moved to Seattle for work and spent two days about a month before my move looking for a place to live. I toured an Equity complex in SLU and after talking with the agent, he told me to check out Olympus because he felt it had all the amenities I was looking for. He was spot on! I met Felipe and had a great tour. The gym is very spacious. Bigger than a hotel gym and has all of the machines you would want. The area where packages are stored until you can pick them up is perfect, especially for someone who travels. The location is great, close to everything fun that Belltown has to offer and easy to get around. The apartment itself was spacious. I was in a 1 bed +den. If there was every a maintenance issue, they would fix it very fast. All the staff I encountered was great too. Everyone was very nice and you could tell they cared about their residents. I ended up buying a condo, otherwise I would still be living there. The move in/out process was painless as they can reserve losing docks for your moving truck and freight sized elevators. Great complex! Would recommend to anyone. read more

My husband and I have lived at Olympus for two years now, just recently renewing our lease for another year and we love to call it home. The staff are always friendly with us, any time I've needed repairs, the maintenance team has been quick to respond. With any apartment there will be issues with the building(elevator breaks down, leaks, etc.) but these issues are always fixed fairly quickly with great communication from the building manager, Lexi, so I find no inconvenience when these things happen as I know they will be taken care of as quickly as the maintenance team can get to them, which I appreciate. Its an apartment near the waterfront in Belltown, so it's to be expected that it's on the more pricey side. Nonetheless, you get what you pay for. It's a great location near the structure park, I can see the ocean from my studio, and it's near lots of cafes and restaurants as well as my job site. So I lived at the Olympus for a year and it was definitely a great building. The apartments themselves are in great shape (even better now with new renovations), great views, and staff that really do try to take care of you quickly and professionally. A couple lessons learned: 1. They will pay for one steam cleaning of your carpets. That being said, you have to request spot removal along with that (don't assume it's included). 2. You are paying a premium rent for the concierge staff (all four of which are wonderful and professional people that I could approach with any concern at any time). That being said, I really didn't need to use their services as much as I thought I would. 3. The insulation is pretty good, but there's not a great central heat unit (all individual wall heaters) which worked just fine in winter, but was kind of stagnant at times. 4. There is storage available in the basement which is semi-secure, but I did come to find that it wasn't only residents who stored things there; there was staff, there were folks from other properties, and even a guy who used to be a bartender nearby stores stuff there, so please don't assume it is as secure as it looks... 5. Also on storage - get a bike lock!!! You need a large U-lock to go around the fence door and door frame. Why? The fence door clasp does not have a central pin, so if you just have a padlock in the clasp hole, you (or a thief) can still pull the door open (the clasp will turn inwards and give way). All this being said: here's the gist-- you would be hard-pressed to find another property with such great amenities, views, location, and staff anywhere else in belltown or other Seattle neighborhoods. Lastly- the Equity company manages Olympus and a dozen or so other properties in Seattle neighborhoods, and they have a great transfer program that reduces cost on move in or application fees. So you can always try Olympus for a year then try another equity property without breaking the bank... read more

I work in Ballard and it's an easy 20 min bus ride. The concierge has been great and available for packages and even offered suggestions on places to explore around Belltown. Well done team. Lived here for three years with only a few problems... until we moved out. They INEXPLICABLY claim they "sent" our deposit refund check to our new address, but in California instead of Seattle. Absolutely no response to me e-mailing them. We moved during the pandemic, so no options for in person. Given the costs of living in the building, this is thousands of dollars they have absconded with. ---- Original review is above, however the (new) community manager got in touch with me pretty much immediately and sorted the entire situation out after looking up our records. Apparently the old manager left during Covid so my attempts to reach him went into the ether. Overall a nice place to live. It is VERY quiet which we valued a lot. Out in the hallway we could hear neighbors laughing, talking, having fun and parties but dead silence inside our apartment. Always easy to sleep and relax. The package locker situation is not always great. It seemed to go down a lot, and most packages end up crammed into the largest locker which you sometimes have to completely unpack and repack. We haven't ever had anything go missing or get stolen, just not as convenient as when the concierges took them in and sent notices. The gym is nice and usually empty enough you can do whatever you want. I liked the courtyard in the summers and the easy access to the waterfront. read more

very unprofessional establishment. illegally attacked my credit score and lied about a 30 days notice. we recorded our walk thru for proof that apartment was in perfect condition, then received a fraudulent maintenance walk through after we left, marking the apartment in poor condition to suck up more of security deposit. I stayed at Olympus apartments for one year and had the best experience ever. The highlight was very helpful concierge and maintenance team. Lexi and her concierge team were very helpful, patient, professional, courteous and efficient whenever I needed help from them. Lexi hosted many social events for the residents, due to which I made many new friends at Olympus. These events provided a feeling of community when living in a foreign country which is very rare most of the times. If, I could give Olympus negative stars, I would. Out of all the places I rented from this was by far the worst. It was also the only place I ever lived that never felt like home to me. I actually dreaded being at home because it was nothing but stressful and nowhere near relaxing. Move in was a nightmare. We requested a loading dock and elevator which was approved but when we showed up found the dock full of recycle bins. Went to concierge and they came down just looked and only offer was "you can park on the street and I'll try to keep an eye so you don't get a ticket". He wasn't going to sit there the entire time to watch, so how would he even make sure of such a thing. Not to mention the moving truck wouldn't fit there. He just walked away with no resolve. Let me also mention his appearance was less than professional with his fly down and shirt partly untucked in the front. Our movers and the other movers who were using the other dock came up with a solution and worked with each other to work things out. No thanks to our new luxurious complex. After that, it was just one thing after another: * The older white haired gentleman at concierge was always unhelpful, rude, demeaning, and sarcastic. He'll cut you off when you're speaking and talk down to you. * We had many many false alarms go off in the middle of the night. This involved a very loud speaker system saying to evacuate the building over and over along with a siren and strobe lights. Safety is, of course, very important but all these false alarms were ridiculous and I witnessed many people not even paying attention to them. Isn't this dangerous in itself that they were so frequent people paid no attention? What happens if all of a sudden one of these were real? * Deliveries here were the worst. Mostly the fault of Amazon, but also some instances were due to Olympus. People should be aware that they will be in for some big frustrations around deliveries regardless if it's their fault or not. * I never once felt like the manager at the time ever truly listened to our frustrations. I always felt like we were just brushed off. * The after hours noise policy isn't followed and in turn not enforced. Our next door neighbor would frequently blast her music where it vibrated our walls and our bedroom felt like a rave. I went to her door on more than 5 occasions to ask her to turn it down. Which she did, but she repeatedly kept doing it. Contacted management and they said they would talk to her. Never got better. * Smoking policy was not enforced. I would constantly smell cigarettes, cigars, and pot in the hallway, it would make its way into my apartment. I would also smell it coming in the windows because people were smoking in their apartment and blowing it out the window directly above or below mine. I don't care if people smoke or what they smoke, but I shouldn't have to have the effects and stink of it in my own living space. * Gym is rarely kept stocked with cleaning wipes to clean off the equipment and the bathrooms in the gym are often out of paper towel. I brought it up with the then manager and he said he would address it. It never got better. It was gross to go in and know I was using equipment that may not have been cleaned or that I was unable to clean it off after my use. I stopped using it because I didn't want the germs. This is a great spot, not quite in the deep darkness that can be found in other Belltown places and the apartments are spacious and well maintained. We ended finding another place that fitted our needs better, however I wanted to recognize how outstanding the team are there. Felipe Franco is amazing, he was so accommodating and even invited us to a community event. He answered every question and is well, simply a delightful human being. read more

I normally don't post where I live but Olympus is by far the BEST place we've EVER stayed at. First let's talk about the units. I've lived in two units and the reason we love it is because it truly has a "home" feel and the sounds are super minimal from your neighbors. I was told that it's concrete built which is important since I have two pets and the feeling of paper thin walls is annoying. Second- the front desk team and leasing team are SUPER FRIENDLY ! They make the experience even better and feel like your coming home to your extended family. The best part of all is the location.... we're lucky enough to live in a corner unit facing the park and we have no neighbors! We get an amazing view of the water and the park plus AC. We love our place so much that we are sad to ever think about leaving it when we have to finally buy a house in the suburbs. read more

The living is okay if you like bare minimum service. Concierge use to be nice, now you're lucky if you get a hello. All they seem to know to do is to keep their nose down in their desk. When I first signed my lease they would check in your packages and send you a text or email once they arrived. However, ever since they decided to install a tiny Luxer that is constantly overflowing I've had more lost or missing packages then you can imagine. Also, despite having locked mailboxes we still have had multiple compromised mail situations in which someone decided to have fun with my credit cards/gifts cards. No apology was ever given for initially brushing me off. All I could do was file a report with Seattle PD and USPS. Along with filing a report to the credit card company to get my money back. We've also had a few car break ins along with quite a few storage break ins, in which our bikes were either stolen or dismembered. I've had a handful of arguments from someone from the leasing office/concierge to get this in order. However, I don't know maybe it's discrimination. My partner has been stopped multiple times coming through the entrance asking if he knows where he is going, despite fobbing himself in. I'm about fed up with the service changes I have received here. Use to be a nice place to live. Now even the cleaning is subpar, unless you like dog hair all over the stairwells, large amounts of bird poop all over the courtyard, and more handprints on doors than you can count. read more

Smooth process from viewing the property to signing the lease, to moving in. I've been here 8 months so far and have no complaints. It's quiet, professional, clean, and super close to the water and park. I only knocked one star off because getting your packages can be difficult if you don't live in the main building. For some reason a ton of delivery services don't actually deliver to the Elliott address, they take the packages to the main tower on Western. read more

Finished a whirlwind apartment hunting tour this weekend, and was very impressed with Olympus. NOTE - I'm not a resident here, but did a lot of recent research on different apartments in Seattle that I hope other non-Seattle-lites who are apartment hunting may find useful... The leasing staff was outstanding. Helpful, informative, very nice, and not pushy. It's got condo-like standards, which seems exceptional for apartments in Seattle -- It's a steel and concrete building, which helps cut down apartment noise. Windows are thick, which cuts down outside noise. Units on higher floors have AC. Place is classy - nicely decorated, nice lobby and common areas. Some places looked classy online, and were less so in person. This is truly a well designed place. Amenities are excellent: concierge, security, gym, spa/sauna, movie room, conference room, courtyard, etc. Location is great for Belltown - surrounded mostly by other apartments/condos. Immediate area is much more residential than some of the other options in the area. However, if you wander a little further you'll run into the Bell and 2nd area where... shady activity goes on at night... (enough has been written about this online; google it if you don't know what this means). Rents are amazingly low because of the economy. They have places with a gorgeous unobstructed water view for cheaper than comparable complexes in Ballard! Resident ratings online were one of the highest for the apartments in that area. I think the main criticism was about rent raising after lease was up, and the non-refundability of security deposits... (which, btw, they're currently waiving) The negatives (leasing agent was very honest about these) - it's downtown Seattle... you'll have noise if you open the windows. Exercise caution when out at night - true for any urban city. There's a train that runs by the waterside, so you have to be able to tolerate that noise. No pool, if that is important to you. Perhaps more expensive than some other places... If I were going to live in a newer place in Belltown, this is absolutely the place I'd be... read more

Pricey but nice. We moved into the city and had to find an apartment quickly. We paid $1200 for a spacious 1-bedroom with a view of the Space Needle. A few months later we were able to break our lease and move out to a more affordable apartment with a bit more character. It's definately a nice place with lots of perks - beautiful courtyard, business office with internet, fitness center and jacuzzi. They have a concierge and throw lots of tenant events. The lobby is gorgeous and the services were nice, but I'd rather do my own dry cleaning and deal with one less obelisk in my lobby and pay half the rent. read more

This was a weird review to write. On one hand, I loved the front-desk staff that worked at the Olympus, as well as our lovely apartment--it was definitely a home for us. They have many lovely amenities (including a reservable unit for family/friends/parties), and it's quite a quiet place for belltown. However, I felt somewhat betrayed when they sent us a lease renewal with a 20% increase in rent and a $100 increase per month for parking. While you may be able to negotiate concessions upon signing a lease, they will not hesitate to put you above market value at lease renewal because they know what a hassle it is to move. Also, as the Olympus was along my husband's daily commute, he noticed that our old unit stayed vacant for at least 6+ months before finally being occupied. I guess a higher paying tenant is worth the long wait. So, if money is no object, you'd probably love it here. If you would rather not get taken advantage of/move every year, keep looking. read more

I'm about to hit one year at the Olympus and thought it was time for a review. Pros: The main reason I moved here was because of others' reviews about sound insulation between units. I'm really affected by noise (those of you who are like me--this review is for you), and am so tired of living in places with tissue paper for walls. As a result, I've never really liked anywhere I lived, until now. I gotta say--the Olympus really holds up. It's not perfectly silent--I hear my upstairs neighbor walking around, and someone's dog barking pretty regularly, but compared to other places I've lived, it's so much more muted and tolerable. And it is otherwise really blissfully quiet. The trains took some getting used to originally, but now I don't even notice them. Meanwhile, the apartment front doors are extremely not sound proof, you hear everything going on in the hallway. Luckily hasn't been much of an issue for me though. The units are just really nice. Lacking a bit in character, yeah, but they are pleasant and well appointed, and neutral enough that it's pretty easy to spice it up yourself with some decor. I have a respectable amount of counter and closet space, a washer/dryer, dishwasher, and it's a TRUE one bedroom with a door and wall (none of this "urban one-bedroom" shit, like seriously, that's just a studio). The square footage is really good, my apt layout is great, it's bright, and I just really like being there. The staff is fab. All my maintenance requests have been handled quickly, the concierge staff is really nice. In some cases, the staff has just gone above and beyond. When I moved in, since my apartment was getting painted anyway, I brought in my own paint and they painted some of the accent walls for me and installed my shower head before I moved in. Such an unbelievably nice touch, and made move in so much easier on me. Cons: Equity rents out several units on vacation rental sites, which I really don't love. Mostly because I have a deathly fear of ever getting bedbugs, and the more rando travelers staying here, the more those odds go up. Plus, it means an increase in strangers who may or may not care that most of their neighbors are residents here and have work in the morning. The units can get quite warm/stagnant. Only the 9th floor and up has a/c (luckily that includes me). I don't know what I would've done without it. My unit gets a lot of sun so even if it's only 70 outside, it hits 80+ in my unit pretty fast. I only use my a/c to keep it below 80, and it kicks on surprisingly often. The windows are also stupid. Yeah, they're nice and big, but in my unit at least, only one part opens by swinging inwards about 6 inches, and it has no screen. So it's just a small enough opening that almost no air makes it in, but large enough that my cat could pretty easily fall out of it while plenty of bugs get in thanks to the lack of a screen. Also, it won't work with window fans. If you have a smallish pet, you should probably consider a unit with a/c or you may have a pretty uncomfortable summer. There's no overhead light in the bedroom. I still never feel like that room is really properly lit. There's construction of a new residential building planned for the parking lot next to the Old Spaghetti Factory. It may be a little while still before it really gets going, but something to keep in mind. read more

Have really enjoyed the Olympus and will miss it when I move. The complex is extremely pet friendly, which is a huge plus since I have a dog. And living directly next door (across the street) from the Seattle Sculpture Museum is great for walking the dog in a safe and well kept environment. There's also a long walk/run/bike trail that starts just a block away.... The only negative thing I can say is that as well insulated and soundproof as the shared walls are in the apartment (and they are - it's by far the quietest apartment I've ever lived in and I know I have neighbors), you can hear EVERYTHING through the front door into the hallway. Not really a problem if the layout of your apartment (like mine) is designed so that the living spaces are outside of earshot from that door - but if you look at an apartment here and you'll be occupying space near the front door, or if your apartment is near the elevator which I can hear beeping from around the corner, you might want to scope out a different space in the building. read more

Pricey apartment, but I'm pretty happy with it considering that I have a decently spacious studio. I just wish that most of the footage is in the living space instead of my bathroom. What the heck is up with that? My bathroom is the largest one I've ever had, ever. The concierge service is nice, and they were fantastic in recommending me things, and one of them actually helped me haul a TV to my room. Which brings me to my 2nd favorite thing here: the rolling carts. You appreciate it more and more if you shop like I do: one every couple of weeks and in bulk. The leasing agent who attended me was very very nice, and he was so helpful in making sure I understand everything. My only gripe was that when he was out of town, no one seemed to know anything about the details of my move in. Minus one star for that. I'll be leaving soon since I have to be in Canada for a few months, but I will definitely *try* and come back to live here when I get back to Seattle. Hopefully the rent wouldn't skyrocket. read more

5 Stars for the Leasing office and Concierge staff 4 Stars for the unit We are leaving Olympus after a 1 year lease, mostly because of the train noise. Our unit faced Western Ave and the trains run all through the night. It's been a struggle to get good sleep, so we had to find a more quiet place to live. Fortunately we found a great apartment in South Lake Union/ Cascade which is also owned by Equity Apartments. The leasing team at Olympus and Alcyone (the Equity Apartment in South Lake Union/ Cascade) could not have been more helpful in our transition between buildings. John B (from Olympus) and Marie S (from Alcyone) went above and beyond the call of duty in helping us. Usually a transfer from one building to the next is straightforward, however my fiancé and I had a very unique situation that could have made moving a nightmare, and John and Marie were so understanding to our situation. They advocated to the regional/head offices for us and really showed us what EXCELLENT customer service is about. The other people on the leasing teams at both buildings have always been very helpful and kind. read more
