View from our apartment- it never gets old
Sandra O.

We moved into the Wave in 2017 and are still here. The view is fantastic no matter whether it is sunny, raining, snowing, daytime, sunset, or nighttime. We love being within 2 blocks of the light rail and the waterfront. We haven't needed much, but I have been extremely pleased at the prompt responses to maintenance requests. We love Dylan and the other concierge staff who have helped us over the years. I like that there is a security person around at night. The package management is tough because I am sure no one anticipated all the deliveries people would be doing when it was designed. I can say that we have not had any lost packages. We don't use the other amenities much but they are great, particularly the rooftop. We mostly enjoy fresh air but LOVE that we have air conditioning if needed. We have two little furry kids. They get lots of love in the elevator from various residents and Dylan, so they think life here is grand. I look forward to the various crowds attracted to different music concerts or games. We loved that we just had to walk a block to get home from a Mariners baseball game. Great access to I-5 and I-90 by being on the southern edge of downtown. Looking forward to being able to access the east side via lightrail someday. We also love that we can pop downstairs for sushi at Matsu or delicious fried chicken at Cookie's. Taylor Shellfish, London Plane, D&E, Salumi, Umbria, and all the restaurants in downtown or the International District are a short walk away. Cone and Steiner has treats and basics when we don't want to go to the regular grocery store. You can walk to the Market easily and we have walked home after enjoying a concert at Benaroya Hall downtown. (Looking forward to those as we return to some semblance of normal) Any negatives? Well, usually it's stuff that comes with living downtown. Occasionally noise from yelling is usually from outside the building. The elevators can cause some frustration if one goes out of service while someone is moving in/out which leaves one for the rest of us. In the grand scheme, it's a temporary inconvenience.

Living on 15th floor, the residents and staff are nice and helpful. 2 blocks away from link station and international district, so many things to do around and get around. Have no desire to move out!

A drunk sloth would patch and paint faster than this , 10 hours for 5 pictures with small nails which I asked permission before that.

After hours of frustrating discussion not only any of these matters got resolved. I felt more harassed and scared of all the actions that this cooperation takes to cash out from each ex tenants. I have to mention that they do not recognize any boundaries for basic morality. After the call they send me an email that they deducted the patch and paint job but the other balances stay this by it self shows how the over charge for everything the flooring in the apartments are The Cheapest and most common flooring in the market and there's no reason to replace the entire floor for the portion that has been damaged I actually settle tho pay 600 $ over my deposit of 600 total of 1200 $ and they still harassing me to the point that I asked them to not contact me personally and this matter is only can resolve trough small claims court and I do write this because if you happen to move in here and have the misfortune of having such situation in you will be facing the most horrific experience moving out of this place

This is the view from the roof shot with my cell phone. This view is priceless

I have lived at the wave for 2 years now. I have loved my time here! Pros 1. View - It is insane. I have a studio room that faces Centurylink Field. Being a huge Seahawk fan this is my favorite part of living here. I can watch the game from my bed. How freaking cool is that. If there is a Beyonce or U2 concert going on all you need to do is open the window and you can listen to it for free. This is the most unique part of the building because no other apartment in Seattle has this. 2. Staff - So helpful. Especially Dylan Hooper. He is the most kind guy. 3. Amenities - The roof top is fantastic. Beautiful sunsets while grilling burgers on the bbq during the summer. My girlfriend and I have been on the rooftop drinking wine by the fire pits. We love the home movie theater that you can reserve. The gym is small but has a squat rack, weights, and treadmills which is all you really need. The best part is the large private rooms on the roof that you can reserve. I can't tell you enough how many times we have used those. I believe they are going to start charging a small fee for them but they are totally worth it. 4. Rent increase - normally I wouldn't put this as pro but they only raised my rent $50 from the previous year. Granted I did have to sign a longer lease period but I was happy with the place so I didn't mind staying longer. 5. Pioneer Square - It is so nice to be able to walk out of the building and go to the stadium for a game, there are a lot of restaurants nearby as well. Upstream music festival is also happening for the 1st time this year which shows this area is prime real estate. Cons 1. Elevators - seems like one of these is broken every other week 2. Price - Car parking is $300 per month. Very expensive rent as well but it is pretty standard for the beautiful building. 3. Traffic - during game days at the stadium or busy events this place is horrible to try to drive in and out from 4. Homeless - There are a few homeless people around and a couple car windows have been smashed in if you park on the street. This could be due to drunk fans after a Seahawks game. Not a problem if you park your car in the garage. Living here has been fantastic and I would highly recommend it!

Views are great. Location is great. Amenities are great. And service is great. Prices are as good, if not better than, anywhere else. There are a lot of pet owners, if that is your thing. I do think there should be a true dog run - there seems to be tons of underutilized space on the shared 5th floor outdoor space. The community often hosts gatherings for holidays, game days, events, etc..... The gym is pretty good. It can get a bit crowded - but I don't have an issue going early a.m. Also, as mentioned by others, game days can get crazy but management does try to limit guests on the rooftop. This does seem a bit draconian & paternal, but allowing anyone & everyone as guests just wouldn't be feasible - logistics aside, it could likely even be an issue from a fire code perspective. Do the elevators occasionally slow you down? Sure. But I don't feel it to be a pervasive issue. Nor is it a situation where, when thought about objectively in hindsight, you're actually waiting for an extremely unreasonably long amount of time. Yes, I've been frustrated on a few occasions while waiting for an elevator, but it isn't nearly as bad as it seems despite what we're accustomed to in today's on-demand world. Maybe it's just my singular experience but I have been living here for about 20 months. A particular shoutout to the people who keep The Wave operating. Eric is great at the front desk - always considerate & thoughtful. Eli, even though he doesn't seem to be as visible as in the past (I think management has him doing practicaly everything these days) is 100% reliable and trustworthy. And Sarah, the property manager, has been beyond great at addressing, resolving, and following-up on a particularly troubling complaint. Also, the maintenance crew are all very personable and always seem to be hard at work to keep the premises looking good and largely free from issues. But did I mention the views?

This place is terrible. The concierge is not 24/7, the elevators are always dirty, the hot water went off for like 3 weeks in the winter

When I moved out, they claimed several hours of sanding work required for repainting and were evasive about providing evidence that it actually took so long. Every lease renewal saw a giant jump in rates (9.9% one year), which we negotiated back down to sane levels. They use algorithmic pricing designed to worsen the housing crisis while maximizing their profits. They also recently decided to stop offering affordable housing units under the MFTE program. Building was frequently under repair, including elevators being out of service for months, which was incredibly difficult when my partner was recovering from knee surgery. The units, which are now finally undergoing renovation, were poorly lit with low quality fixtures like plastic track lights, vinyl flooring, and a prison shower head. The original office staff were quite unhelpful and antagonistic, prioritizing nagging residents about hallway door decorations (while simultaneously awarding prizes for holiday decorations??). This has improved with almost complete turnover in staffing. Maintenance staff have always been very responsive and helpful. Regarding Capitol Hill itself, the value of the neighborhood has really declined. If you want to pay $4,000/mo to live in walking distance of 15 boba tea shops and national fried chicken chains while ignoring the human misery all around you, go for it I guess.

Overall, it's been a good experience but there are so many things that make this place not worth the price tag. Pros: Location- Great spot and walkable to so much. Tenants- good people and high probability of making friends. Young professionals, dog lovers Thick walls: I rarely hear my neighbors -- very, very rare. Aesthetics: the apartments themselves look really nice Washer/dryer: in unit and actually good quality. I've had some awful laundry units in apartments but these are legit and work well. Cons: Break ins: I am not exaggerating when I say tenants are constantly getting their bikes stolen, it's a monthly occurrence at least. (Theres bike storage in the garage for tenants ) Storage in the apartment: it's crazy how much planning did not go into the actual apartment. For example: my pantry is a closet that has zero shelves....my bedroom closet didn't have a full hanger rack when I moved in. Little things that make zero sense. Some kitchens barely have a drawer for silverware. Things that you may not notice while doing a walk thru but notice once you move in. No AC or ventilation: this is common in Seattle, I get it but please pay attention to what direction your apartment faces. I face west and live in a loft. Heat rises. It is miserable hot. It can be 70 degrees outside but 78 inside because of the lack of airflow. Even with an AC unit (these help but you better keep all the shades down and keep it running ALLLL day/night - plus depending on your setup, you may have to move furniture around to use an AC unit) The complex has AC units available to rent ... it isn't even that hot yet and it's already hard to get my bedroom (upstairs) under 72 degrees by 9pm. The complex should offer free AC units with how hot these apartments get. When it's nice/window season, you may not want to open your window because of how loud the road is. Even on the 4th floor, if you leave your balcony door/windows open, you will wake up from traffic/buses/people on 24th and 65th. It's not quiet...at all. Amenities: these have gotten better but still not great compared to what you can get at other places. They have done some work on the rooftop but it's still just fine. No gym, TVs aren't great, etc. The building itself needs new carpet/fresh paint on the walls. Look at the stairwells. Yes, I'm being picky but for the price, it should look better. As a whole, these apartments are fine but overpriced for what they are. You are paying for location and a "good looking" apartment. For the price, they should come with AC units, have more amenities, and updates in the actual building. Management and maintenance are good, I haven't had any issues there. This review isn't meant to bash BPL but give future residents a heads up and an honest expectation of what it's like to live here. I wouldn't choose an East (am sun) or West (pm sun) facing loft apartment. Seriously, too hot. I bet south facing is your best bet (less busy road, no direct sun). Lofts are cute but I'd suggest a flat. Hope this helps!

When I looked it up on Yelp for the first time I was a bit suspicious it had such high ratings but now I know they're justified. BACKGROUND - I am a Seattle transplant. Just graduated and just moved here fresh out of college. I wanted to live somewhere affordable, convenient, nice and still close enough to where all the fun stuff was. I looked at Cap Hill and the prices were outrageous. So the I landed on NAMU from an ad on Craigslist. LOCATION - around 5-10 minute drive from downtown Seattle and downtown Capitol Hill. Close enough for a short bus ride or a cheap Uber pool. If you check on the walk score it's around high 80s and the crime rate for the area is really low. Generally, it's closer to the suburbs. It's quiet at night because of that but occasionally there will be a siren once a week or people yelling once in a blue moon. But generally, really quiet. CONVENIENCE- I live right next to Safeway and can walk there in under 30 seconds which has saved my life many times. There's also a cute plant shop downstairs if you like plants and a Dominos pizza is opening soon, there's a Vietnamese sandwich place near the Safeway as well. The Safeway is open late which is great. There's also a YMCA a block away if you want to workout nearby! APT AMENITIES - in terms of amenities it is solid given how much rent you are paying. There's a bike rack, and a nice rooftop. None of my packages have EVER been stolen from the lobby and I've see packages left there for days so everyone in the building respects that. You can pay extra for storage and the laundry machines are on the 2nd and 3rd floor, which TAKE CARD. Generally they are full on the weekends but I haven't had an issue waiting long times for laundry. There's no pool, or lounge, trash chute or gym. The only things I wish the room had: an oven, a dishwasher (I just do my dishes by hand), and a closet. But I've adjusted. If you need these things to survive, consider that before you move in or if you have a ton of stuff / furniture / clothes because it likely won't fit. NOISE - Honestly, I'm assuming the insulation is top notch because I've heard my neighbors maybe once. ROOMS - The apartment was made in 2015 or something. I moved in 2017 and was the second tenant ever! The rooms are small, around 250-300sqft but I have enough room for a full-size bed, a queen size futon, a wardrobe hanger, and a small dining table and a bookshelf and no issues. It's a perfect studio for a single person and more than enough room to be comfy. Note there isn't a closet though so you'll have to make do with a buy your own closet thing. I really appreciate the mini fridge as it is honestly big enough for one person and since I live by Safeway I never really needed too much space anyway. The bathrooms are clean and modern and there's a big window too which is really nice in the mornings. LANDLADY / MAINTENANCE - This is what prompted me to write this review. The landlady, Sonya, has been nothing but incredible and responsive. She texts back almost immediately and even helped me once when I locked myself out of my room at midnight, and helped me get a package when I accidentally locked it. She's very thoughtful and kind and honestly I never knew how awesome thanks would be to have a great landlady until I met her! She also schedules maintenance once you report a problem to her. The maintenance guy, Mike, lives in the complex and shows up right on time to help fix your issues and is polite and nice. There was an incident where our hot water heater stopped working for around a day and Sonya immediately notified all the residents on the situation and provided suggestions for other solutions. And she even decorated the front door and lobby with a Christmas tree for the holidays!! Tldr - This is a great place to live if you're moving to Seattle as a single person. The rooms are "small" but modern, clean, and more than enough space for a studio. The facilities are brand new, and the landlady is awesome. The rent is affordable and I've I'm very happy living here and feel safe.

The location is incredible - close to the Space Needle and bars, but just far enough to still enjoy quiet nights. Plus, the prices are VERY competitive compared to other places nearby. Oliver from the front office is incredibly friendly and helpful. I wasn't going to be able to view the available units in person, and he sent me a very well taken, detailed video of the interior. He answered all my questions and really made sure that my moves, both in and out, were extremely smooth. Maintenance was also prompt and always made sure that everything was fixed within 1-2 business days! Now for the apartment itself - it was much larger than any other options nearby, and it was really nice! The unit looked a bit old but clean and functional in the video, but I was wrong... it wasn't old at all! The apartment was MUCH newer, brighter, and more updated than I anticipated - the best kind of surprise. I rarely ever heard my neighbors, always had power, and I especially loved that I had a massive pantry in the kitchen. My balcony faced 4th Ave, which leads directly to the Space Needle. I especially loved that you didn't need to pay to book the clubhouse for personal events, as it made hosting larger groups for meals a lot easier! I was truly heartbroken to leave Sidney when work relocated me to Texas. It's a wonderful complex, and I highly, HIGHLY recommend!! If I ever move back, you know where I'll be living.
