Amazing place to live! I've only been here a couple months but love it so much. Apartments are very spacious and well laid out with lots of ammenities! The building is beautiful, clean, and well designed. It's close to downtown, the freeway, and right in between other fun neighborhoods in Seattle. What really makes the building special though is the leasing staff, they are simply amazing. Mario, Jen and Chris go out of their way to show kindness to residents and offer help when needed! I love this complex! I just renewed my lease here and this is why: - Leasing office staff rocks. They are always there to help, and they've had the same people my 15 months of living here (which I never had at my previous complex) - AIR CONDITIONING. I have a Nest in my apartment and central AC is game changing - bathroom size - you could fit a twin bed in here tbh - Location - next to Whole Foods, tons of restaurants, and I-5 & I-99 - Normal sized parking spaces - last place I lived was a joke. Was convinced I'd scrape my car. I now have a space that has plenty of room! - Quality apartments - these were originally built as condos so the walls are thick and everything in the apartment is high quality - Price for sq ft - I have friends paying $300/mo more than me for 200+ sq ft less (they just wanted those extra amenities that they a) don't use b) aren't well kept) I love this place so much that I got two friends to also move here! read more

In June my husband and I applied for an apartment, they didn't give us an answer until two weeks later; only after we emailed them. Ultimately we decided not to take the apartment because they took to long to respond and we found something else. We asked for our deposit back and they said they were updating their software and they would process it in a couple of days, but they didn't. After that we send emails asking about it, and they ignored them. We went to the leasing office, they said they would give us our money back, and they haven't. read more

Friendly and responsive service from the guy and gal of the front office. She was friendly to my dog every time she sees us - something I appreciate. He is experienced, kind, and professional in his practice. The duo team will make you feel you comfortable and your apartment touring experience a pleasurable one! Their flats for rent are huge in sq footage and spacious in layout, making a good bang for your buck. If we hadn't already signed with Kiara Luxury or that we needed more space, Rolling Street would be a top contender in a heart beat as we love flats and their sq footage offering, unit structure, and location and views, are priced fair and reasonable. Concrete on concrete plus triple insulation means absolutely no noise during 530pm rush hour I happened to visit! If you value extra space, storage, friendly service, privacy, and SILENCE (peace) in your unit, make this your stop. When noise is craved, crack open the patio's door and, I promise, you will hear the wonderful sound of a lively bustling city. Jennifer and Chris, in the leasing office, manage to handle all of our many requests while being super friendly. Helpful AND nice people! Gorgeous views! Close to downtown. I recently moved from Texas to seattle. Apartment sizes were definitely a thing my wife and I had to modulate our thinking. In our search throughout SLU area, we came across this property and fell in love with the open nature of the floor plans, location and amenities. This apartment is built like a condo, so unlike other apartments walls are not paper thin and all the fixtures used in the apartment are built to last. Leasing office staff is super helpful and front office definitely go above and beyond to help anyone and build relationship with existing and potential residents. The apartment not only has proper AC / heating but all apartments come with nest installed. This makes it super convenient to control the temperature. Whole foods is right across the street and there is easy access to freeways and public transport. Parking is convenient and parking charges are pretty standard for SLU if not lower. There is additional storage in the apartment. This was helpful for us since we were moving from a house in Texas to an apartment in Seattle. We were able to store additional stuff in the secure storage in the building itself instead of offsite facility. Gym is pretty huge and comes with an attached basketball court. If there is a need, there are 2 gyms in the commercial space below the apartment. I definitely recommend anyone who is moving to SLU to consider this place as a strong option. Not the same building it used to be. Wish the old property manager was back. The new one cares only about her bonus and is probably the most out of touch manager I've ever rented from. The building is aging and just about everything is well past its prime. Takes 4 months just to get a new W/D. Rents are over priced for a building this old. Management loves to talk about the high end finishes, well maybe 10years a go when the building was built. Now they are just old. Entire building needs updating, but instead the garage get swept out. Total lack of priorities. 4/25 update So we've moved out a month ago and were charged over $400 for paint by RSF. We tried, in vain, to dispute this outrageous fee but instead were sent to collections almost immediately and threaten by Indigo lawyers that we complained. This is how management handles matters. There is ZERO discussion, it's either there way or nothing. As for management itself. The property manager DeLane is very fake and does nothing for the good of the building or tenants, just herself. As for Amber, the assistant manager, she spends most days shopping online or pretending she's a princess. I mean this is a grown women who comes to work in a tiara. These 2 will lie to your face and then turn around and do the opposite. So prepare yourself for a falling apart building, do nothing managers ( except Jennifer and Christopher who are extraordinary ), loud neighbors who let their dogs poop everywhere in the building, non-stop construction outside, and the nagging feeling you'll get 10 minutes after you move in, that you made a mistake. So run and run screaming from this disaster. DeLane and Amber are useless and together destroyed one of the best buildings Seattle had. read more

The property managment company that governs Rollin Street has changed its administrative staff during our lease, and the new regime leaves much to be desired. We received the new terms of our lease, and the honeymoon is most certainly over. We only pay $50/month for parking, and now we are being told that same parking privilege is $125/month. "Pet rent"-do not get me started-was waived in our original lease, but now it is a non-negotiable $25/month. The new lease also requires renter's insurance for a minimum of $50,000 in liability. Asking tenants to assume the cost of liability with renter's insurance is not required by law, but it is shady--especially for companies looking to trim their liability costs. So what's changed in the 22 months that we've lived at Rollin Street that these terms are required and immovable? When we first moved into Rollin Street, the building had concierge service, two guest rooms, and a dog park across the street. Within a year of living in the building, one guest room was converted into an apartment, the concierge was relieved of his duties, and the dog park is now a community playfield. The building also had a large maintenance staff which was also paired down, however these gents are worth their weight in gold. The assistant manager told me that she would fight for us when it came to what was negotiable. Parking would be $75/month instead of $125. "Pet rent" is non-negotiable. I asked why a neighbor with two cats could have pet rent waived but not us? She replied that our first lease waived pet rent but now management makes these calls on a case-by-case basis. I asked to elaborate on the criteria. She didn't (read: couldn't) give me an answer, only that the building is 99% occupied with 1 apartment left. A quick visit to craigslist showed not 1 but 5 active occupancies in the building, and these ads have been reposted in the 30 days to maintain visual prominence. I suppose being lied to is a luxury experience heretofore unknown to my plebian senses. The current regime also rents to an uncanny amount of smokers in the building. Why, exactly, smokers move into a building that they know is designated as non-smoking? I couldn't tell you. When I address this issue, I'm told to catch my neighbors in the act. So, now I need to police neighbors in addition to lightening the liability burden for the property managment company. Talk to any tenant/neighbor in the building and you'll notice that everyone was given a different deal to sign a lease. Or maybe not a deal at all. That's the magic of a case-by-case basis! The building itself is wonderful. I wish I had better things to say about the property management company and its leasing practices. read more

We have been living here for about a month now and I know, being new tenants, what do we know, right? Well, coming from Harbor Steps (see my review there) this place is absolutely amazing. Beautiful layouts, awesome kitchen, the most friendly of staff (and completely straight forward about rent increases and everything else that people docked this building for) and the best maintenance staff I've ever encountered. I was telling my hubby that I hated living in downtown and that I want to move to the suburbs. And then we moved in here and now, I can see myself settling down here forever (of course, we probably won't as it is very expensive, but still competitive with other complexes in the area... eventually we will need to let our dollar buy us more space). These units are virtually sound proof. We are on the third floor and NEVER hear our neighbors aside from when people pass by in the hallway which I imagine is standard in any place. I hardly hear any traffic noise except for the occasional ringing of the street car which is not bothersome whatsoever. A previous review mentioned that they couldn't watch TV in the living room and in the den at the same time. My husband and I hardly ever hear each other from the respective rooms. It's almost like an invisible sound barrier once you hit the kitchen. We were both listening to separate radios and pretty decent volume levels and I didn't hear his until I walked into the bedroom and couldn't hear mine until I walked into the kitchen. Overall, I gotta say some of the reviews on here are just overly nit-picky by people that need to realize that they are living in downtown Seattle in an apartment building. If you are that in need of special attention, buy or rent a house. Will update this at the end of our lease :) Update 5/14/13: It's officially been three months since we have moved in. My review still holds completely true and I still love this apartment. I think the only complaint that I might add is that if you have AT&T or TMobile (those are the only two we have confirmation on) and you are living below the top floor, your reception will suffer greatly. It makes complete sense as this is essentially a concrete jungle. Still, not something that I think should influence your decision to move here as there are plenty of other phone options out there. I still rate this apartment a 4.5-5 out of 5 stars. Damn near perfect still! :) read more

I'm married to the guy who just reviewed, so perhaps this review will be redundant. My opinion is that this is a great building in a great location. There are challenges, but what rental property doesn't have challenges? The building is located in an up-and-coming downtown area. Per the earlier reviews, yes, there is construction and the rent is going up. But when we first looked at the building back in 2010, there was literally nothing in the neighborhood. Amazon came in and with it came higher rents and construction, but also commerce - so now there are an ever-growing pile of restaurants, bars and fitness options. You pay for what you get - and that is a really swanky apartment in a great location. And the apartments are very swanky. It's a little easier to justify the cost when you tour other area facilities and see how much swankier this one is. Simply gorgeous, and the maintenance crew is outstanding. They are reliable, fast and very good people. Damon, the head maintenance person, is a rock star - no one better in his field. The building is pet-friendly, and anyone complaining about pets must just be a pet-hater. Same with the mean tenants comments - simply untrue. We found the building to be a laid-back, friendly environment. Loved the nearly 2.5 years we were there and will look back fondly. read more

My wife and I lived here for about 2.5 years and, overall, we were very pleased. Let's do the downsides first: It is expensive. I do know there are more expensive properties in the neighborhood, but I'd guess this one is on the higher end of the scale. None of the other properties are across from a Whole Foods and a streetcar stop, so take that into account. As for building security, things improved after key access was required for elevators. It would be nice to add a doorman-type. I never had a concern with the security of our unit... just the building itself. The upsides: Location. You can walk most places downtown. Per an earlier review... no, it's not a quiet neighborhood. It's kind of in the middle of a major US city. Sirens, traffic... city noises happen in a city. Units. They're in great shape, with a good selection of layouts and I will likely never own appliances as nice as the ones here. And inside our unit we never heard noises from next door or (importantly) above. Aside from the rare occasion of loud hallway noise (usually just someone walking by), it might as well have been just us. Maintenance. They are amazing and approachable. I have lived in a lot of rental communities in several different cities and the staff here is the best yet. Options. We looked at a lot of apartment buildings when we moved here. This was the only one that I wasn't locked into Comcast for TV/internet. DirecTV is available and there is a separate vendor for internet. No other building I saw had that arrangement. Bottom line: read the terms of lease. Know what fees are there. Maybe spend some time in the neighborhood and see if construction will bug you. Do the due diligence of not just walking into the leasing office and taking a tour. You may not think this is the place for you. But it definitely was for us. read more

I relocated from San Francisco to work for Amazon to live in Seattle. In the week before I started my new job, I visited 22-26 buildings in the area, from South Lake Union to Queen Anne, and found this property to be the best over-all value: - Sleek, modern apartment with scandinavian kitchens and gas ranges - Thick walls and concrete floor (great sound barriers) - Lofted ceilings (12-13 ft) - Dog washing station (I used for scuba gear) - Three fast elevators, one that can be reserved for move-in - Excellent location: Amazon, whole foods, gyms, bars, restaurants, park, all within a 4 block radius - Excellent views of the Needle, and easy walk to the Seattle Center - Easy access to 5 N/S on ramps, Aurora (SR 99) The price is market-rate for a luxury building, but with all the features (esp gas range), I decided on this place. I lived there for a year (recently accepted a new role in Texas), and loved it. Note: - Doors lock automatically, so make sure you create then stash a spare - Some of the floor plans are non-traditional (read: modern), so make sure you like 3/4 height walls Overall, the place is clean and safe. The staff is great, and they will go out of their way to make sure you're satisfied. Being new to the area, I leaned on them to get coordinates of fun things to do and places to visit. Rollin Street Flats was a beautiful place to live, and very convenient to my office at Amazon! The two best things about the apartment were the appliances (amazing Bosch appliances!) and the staff (super friendly- especially Leon and Seth)! I wouldn't have moved, except for the fact that my boyfriend really wanted a closed one bedroom. I would highly recommend living at Rollin Street Flats. I have nothing but great things to say about Rollins Street. First and foremost the staff is amazing! They are so engaged and help is always on the way. They put a lot of energy into the community to make sure everyone is comfortable. The building itself is top quality and the units are large. Compared to the many "loft" condo buildings I looked at when moving, this building has quality finishes. The floors, appliances, cabinetry and fixtures are condo quality rather than the rental quality you see at all the new buildings around. i have been here 8 months and don't hear neighbors above or next door. I am also next to the elevator and would never know it. The location is great too. Highly recommend based on the quality of the unit but mostly on the superb building staff! read more

Rollin Street Flats is absolutely the nicest apartment building I've ever lived in. Christopher quickly helped me find the best apartment unit for my needs and worked with me to establish my new home. Huge thank you to him for making my life so much better. I always knew he had my best interest in mind and made me feel safe and welcome. That's the overall theme of this review: this place is amazing. For some additional context, over the course of my 37 years of life, I have moved on average once a year and had 30 roommates all the way through grad school. |The staff| at RSF has a special place in my heart (and I really mean that). After suddenly becoming a widower in the Spring of 2017, I needed to reduce as much stress from my life as possible. I sold our home in Tacoma because the daily commute to Seattle was simply too much for me. I looked around and toured at least 10 different apartment complexes in the area. RST was one of the first, due to its close proximity to work. But I wanted to explore around before I committed to see if I could find a cheaper place downtown. I remember being floored by the quality of the RSF unit and held that standard to every place I visited after. Nowhere came anywhere close enough to being as well-built (I believe by Vulcan construction), and honestly--there really wasn't much of a price difference, especially when you compare the quality of living, location, and community at RSF. My experience at Rollin Street Flats was ever more so exemplary due to the wonderful staff (HUGE THANK YOU to Christopher, Jen, Amber, Delaine, Patrick, and Rosemond). I have never felt more at home living in an apartment unit. Every single time I walked in and saw one of these fine people, I was greeted by a smile from a genuine caring soul. Working at a very customer centric company, I'm still floored by how wonderful I was treated at RSF. |The Unit| walls are essentially soundproof. That was my #1 concern. I must have asked Christopher at least a dozen times on the tour. What do I know about walls? Well, I have a masters in music performance. I practice a lot and I play an instrument that projects though everything (oboe). Never did my neighbors notice my music. Never did my downstairs neighbors (and I asked) hear me chase around my cats at 11pm. And to that fact, I hardly ever heard noise from other units. All of the appliances are top notch and worked great for me. I particularly liked my stackable washer and dryer so much that I got the same brand for my new condo. Loved the hot water (which came out piping hot all the time) and the bathroom spacious and had a wonderful showerhead (I actually also got the same kind for my new place.) Holy moly--the BEST kitchen I had. I even liked it more than the kitchen I had in my previous home. It was so well laid out and I really liked all the cabinet space (plus it was cool to show off the unique design). I'm definitely missing the gas stove at my new place. I wasn't too fond of having the open bedroom at first, but it really grew on me after the first couple of months. The closet space was wonderful, and again--all the building materials are solid, heavy duty, great quality stuff. This is likely because the units were originally designed to be sold as condos (I believe). I totally would have bought my place if I could afford it and it was on the market. Oh, and the neighboring building is pretty close, but I was able to get plenty of light and wasn't ever bothered by anyone across the way. |The Location| is incredible! Just map this place out--it's in a perfect spot. Food and fun everywhere. Need ketchup from your Shake Shack fries? Just run over to Whole Foods (will only take you like 2 minutes). I5 is right there, Benaroya Hall, SAM, Cap Hill, the light rail--everything is walkable from this place. It's magic. Work was only 5 minutes away for me and it changed my life. If you have any hesitations about moving, seriously consider what kind of opportunities you're making yourself that positively impacts your life. I don't think there's any other way to think about it. RSF's location was so convenient for me, I didn't drive my car but 3 times in months. The parking price is a bit high, so I sold my car to eliminate that anxiety. So, why did I move? Moving out was a tough choice and so very bittersweet. It almost felt like I was saying good bye to some incredible friends/roommates. I was able to purchase my own condo, otherwise I would have stayed at Rollin Street long term. If my friends or family were looking to move downtown, I would 100% recommend Rollin Street Flats first. Not only so I can have another excuse to visit everyone in the office, but because it's just such a stellar building, community, and home. Perfect location: 2 min walk to work (Amazon). 1 min walk to whole food. 5 min walk to downtown. Bus stations are right there outside. U want zipcar? 2 minute walk. I walked to space needle in 15-20 minutes. No noise from your neighbors. Thanks to concrete walls. There is construction outside on my side but during the day, I am at work. Usually the construction is done before I get home. So no big deal. Spacious living room. By spacious, I really mean it. People in the leasing office are very nice and helpful. This absolutely extends to their maintenance team. I truly need to give them super 5 star here. Thanks for solving issues at an instant manner. Also, their attitude is always how they may solve the problem for you but not trying to push the issue around. You are in good hands when you live here. What else? Very nice neighbors! I have to call this one: expensive add-on just to be expensive. Specifically, a $300 pet deposit, a $300 pet fee and then another $25 each month. Nothing was negotiable, no concessions. I could have gotten over a $300 deposit, and might have been happy with $25 a month pet rent if the apartment was *awesome*, but another $300 non-refundable to boot? I have no doubt the apartments (who were originally intended to be condos) are great. I have never paid a pet fee at any place I've lived since I started renting twelve years ago, and everything is negotiable in a city filled with empty spaces; just not here. That the place looks great is why I give it two stars instead of one. read more

My partner and I moved into the flats a little over two years ago now and I have to say when we first moved in we truly loved the building. The concierge was always polite and helpful, the building was impeccably clean and quiet and frankly I had never met a nicer group of neighbors in my nine years here in Seattle. About seven months ago though things began to change as the original property management group was let go and a whole new team was hired. At first the changes where very subtle, a notice here or there around some minor decrease in amenity room hours or a small increase in fee's, nothing really to worry about, just the normal growing pains of a building this size. However as time went on things began to change more and more drastically. We went from two guest rooms down to one, and then the price for that room went from $60 per night for residents to $125 per night. When we inquired why (we have family visits often and having the guests suites and the ability to have our family stay in the building was a major selling point) we where told to "go find a cheaper hotel in the area". Seriously, that was their response. As time went on more amenities vanished. Next on the chopping block was the off leash dog park across the street. As soon as the new property management team was in place a lock was placed on the park and we where told "that was never a dog park". In fact when I asked the leasing office about this they said and I quote "to our knowledge we have never advertised that space as a dog park". This was a bold face lie as both my partner and I said "I will take it" the moment the leaser agent pointed out the window and said "we have an off leash dog park right across the street". The then property manager also commented on it when we signed the pet deposit paperwork. Okay number two gone. A REAL bummer on that one as we have three small energetic dogs, but still things happen so no big deal I guess. Next up the concierge disappeared. Not only that, his whole desk was removed as though the poor guy never existed. Next up, to secure the commons room for an evening event such as a birthday party the cost went from a $150 flat fee to a fee of $250 plus a $500 security deposit. Okay annoying again, but we really wanted to use the space so we paid it. When we had the party it turns out both grills where out of propane and totally not functional. When we went down to the office to ask them to refill the tanks we where told we had to do it ourselves as non of their staff had a car to go get the refills. (flash forward to one of them driving out in her truck that very night, right in front of us and waving as she left... no really.. She waved as she left!!!). It might sound like we are a glutton for punishment, but honestly we both really loved the building and have several friends that live here, so when our lease came up to renew two months ago we went to speak to the new property manager about renewal and where told the cost would go up nearly $550 total. As well our original lease had a clause in it that allowed us to continue past that lease for a nominal increase in rent for a period of up to six months following the ending of our lease. When we pointed this out to the rental office we where told flat out that they would not honor it and that if we wished to take them to arbitration over it but by the time it was over we would have to be out of the unit anyway. No really, that was their reply. Needless to say we did not take them up on their generous offer and moved to a new building. I put this out there only as facts of the situation, feel free to take form it what you want, but I suggest not only getting it in writing but having EVERYTHING in your lease be as clear as possible. The back peddling they did with our lease and the rest of us in the building that where there from nearly the beginning was insane. read more

There's been a new management company installed at Rollin Street recently, and it has gone downhill fast. Paying rent online now costs $, even for direct bank payment. They turn the package alert tvs off at night when you're actually home to see them. Planned social events are way, way less common. The windows are cleaned way less frequently. This used to be a high service building, and the rents reflected that appropriately. No longer. This is now being run like it is targeting the younger, cheaper tenants, and trying to save costs. Perhaps they're anticipating transitioning to that model when the towers start being constructed on either side of the building? In any event, I'd ignore any review dated prior to February 2015 or so - it isn't the same building anymore. read more

The staff were happy to answer all my random questions about the moving out process. They closed my account with Seattle City Light (I wrote them a check for the final bill) and all I had to do was book the elevator for the movers and return my keys. I received my refunded deposits promptly after moving out (minus cleaning fee and $5 each for large holes - FWIW they were very fair in determining what was a large hole). I had mis-remembered the amount of my deposit, and after emailing Shannon with my concerns she quickly called me back and sent copies of everything. So be reassured that the amazing service continues even after you move out. Rollin Street is the best place I've ever lived and I'd move back in a heartbeat. read more

Rollin Street Flats.....Where do I begin? When my husband and I found out we were moving to Seattle, we immediately knew we wanted to live within the city. So, we rushed to the internet to find some options. We narrowed our choices down to two living facilities and after taking a flight to Seattle and touring both facilities, we decided to make Rollin Street Flats our home. Rollin provides an urban, modern atmosphere without feeling like you're living in a massive hotel. There are several floorplans to choose from, which all offer open floorplans, and great uses of the space. In addition, all of the units have floor-to-ceiling views, granite, and wall-to-wall hardwood floors (except in the bathroom), which was important to us. There is a gym, which has a full basketball court, an amenity room with a pool table, an outdoor skydeck, security service that patrols the building, and a unit that you can rent out for a nominal fee (just in case you have guests come in from out-of-town). Most of all, the prices are EXTREMELY competitive when compared to some of the other high-end luxury apartments in the area. All-in-all, the building is GREAT, close to everything, well maintained, and management is absolutely fantastic. There is an online system where you can communicate with other residents and you can even communicate with management regarding issues, questions, and packages that were delivered (they will even deliver them to your unit), and etc. But, if you prefer to talk face-to-face, there is always someone in the office who will greet you by name, with a friendly face, and a professional attitude. The property manager, Elisha, is very hands-on and loves to interact with the residents and solicit feedback on ways the staff can improve and make the residents' experience better. My husband and I have been a resident at Rollin for almost a year and we love the community and have NEVER had an issue of any sort. We are so glad that we made Rollin our home. So, if you're looking for a residence that is close to everything, professionally ran, great prices, have mature and professional residents, and great units, stop by the leasing office and ask one of the staff members for a quick tour! read more

We're new tenants here at Rollins, and so far we've had a great experience. The management team (particularly Ashley and Seth) do a fantastic job of running the property. Ashley, in particular, made the move-in process incredibly smooth. Our questions were answered immediately, there was a lot of flexibility, and we were well looked after throughout. I am growing to really appreciate the location. Yes, it is in the midst of property owned by 'the giant catalogue company who shall remain nameless', but there are some great new bars and restaurants prospering on the number of folks that are now in and around Westlake Ave and South Lake Union. Amenities in the building are just fine - two community lounges, a gym and basketball court. Whilst there's no 24 hour concierge, package deliveries can be made to your apartment, so you aren't bound by the office opening hours. The construction of both the building and apartment is of a very high standard, featuring wood floors, Bosch appliances, roof-to-floor windows, and great balconies (cooking with gas is also a bonus). I've stayed at a few of the bigger buildings in downtown (Aspira, The Olivian, The Lyric), moving from The Olivian to this building and breathing a much needed breathe of fresh air in the process. I'd certainly recommend a tour of the building if you're looking for an great place to live in the heart of this awesome city. read more

Rollin Street Flats - Great balcony views ... - Apartments Near Me - Seattle, Washington

I have lived in similar apartments to Rollin Street in the past and had expected that the experience would be great, and when I leased my unit, the people that worked in the office were friendly. It was a very false first impression. There is a 40-story high rise that is currently under construction behind the building. There is currently a park in front of the building, which allows for a great view of the Space Needle. That will be going away soon because there are 4 buildings that are going to be constructed, including a 40-story high rise. There were multiple times where dogs had accidents in the lobby and in the elevator and would not be cleaned up. There were a few very unneighborly tenants in the building. I have rented from 8 different apartment companies throughout my life. The management team at Rollin Street was the worst that I ever dealt with. Some simple maintenance requests took weeks to complete or were just ignored. Ashley, the manager, told me she was too busy to respond to a couple of emails that I had sent to her when maintenance requests were ignored. Not exactly great customer service. They charge a lot for rent (1 BR for $3,300 per month). You can find newer buildings in the area with more amenities and much better customer service for less money. Update: It's ironic how Ashley responded to my initial Yelp review within hours of posting it. I suppose if you have an issue while living at Rollin Street, the one sure fire way to get a response from her is to not communicate with her directly, but put it on social media. It turns out that if you want positive reviews, it's a good idea not to ignore your tenants. read more

Can't say enough great things about living here! The quality of the building is top notch, sound doesn't travel through units, and the community deck is so lovely. Staff is helpful, residents are friendly, adorable dogs everywhere (but never heard any barks coming through the walls). Neighborhood is central to everything, and the hot bar at Whole Foods across the street meant that a lazy non-cook such as myself could have a decent dinner every night. Huge Fan! Spent 2.5 years at Rollin Street before making a move to AZ. Had the move not happened I would have stayed at Rollin Street. The staff is amazing. Due to a ton of travel and very rarely being at home during business hours, they were kind enough to take my dry cleaning and packages up to my apartment so I had them when I arrived. The amenities are fantastic, as was my view. Would have given 5 stars, but no wifi in the workout room. Need to try and get that one figured out. Will miss everyone at Rollin Street! read more

For the last 10 years I've been searching for a community like the Rollin Street Flats - the apartments are beautiful with high quality finishes and modern accents. The people are friendly and actually greet each other in the elevator rather than filing into corners and awkwardly staring at the ceiling or floor. The staff is superb. I worked the Ashley and she was a gem; honest, an effective communicator, organized, and pleasant. The whole move in process was simple and they were incredibly accommodating. I have lived here for a month now and can only say I wish I had moved in sooner. I cannot recommend this building enough - I absolutely adore it and its location. read more

My husband and I lived at Rollin Street for 4 and a half years and absolutely loved every minute of it. It was so nice to be able to walk down to the lake for 4th of July Fireworks, look out your window to celebrate The New Year, step outside to the Farmers Market on Terry Avenue, jump on the bus for a quick ride to the Seattle Center or hop on the trolley to see the lighting of the tree at Westlake Center. The apartments are top notch with large windows, wood floors, high end appliances, A\C, which I might add is hard to find in Seattle apartments, a very large bathroom and are relatively sound proof. The staff in the front office are very nice and the maintenance team is the best of the best. Sad we had to leave, but glad we could share our wonderful experience with others so they can enjoy the magic at Rollin Street as well. read more

ALL RENTERS LISTEN UP! PROS Nice units. Well built. Cool "Dwell" style. Nice finishes. Nice views from West facing units. Maintenance dudes are cool and responsive. CONS Deceptive on site management. Deceptive leasing agents. Deceptive management company (Riverstone Management) - The lease TOTALLY favors Riverstone. Lease is 44 pages long! Beware! You are agreeing to a 10% annual rent increase!!! Deception through omission! BEWARE! The management failed to disclose the following before legally locking me into my lease. 1.)NOISY BUILDING! The trash compactor transmits clunking sounds through building. A sound consultant was hired to find source. On site management feigned ignorance. Dogs barking throughout building. Be wary of unit by trash shute as noise from over two hundred units throwing garbage down shute transmits into nearby units. Think of living in a bowling alley. No voices or music transmits, but broom handles dropping and heel sounds transmit through walls like they were rice paper. Managements response - Zip! Nada! Nothing! PS...There are sirens wailing up and down Denny on the hour round the clock! 2.) THERE IS GOING TO BE A CRANE ON EAST SIDE OF BUILDING VERY SOON!!! There is a building equivalent to the size of the Rollin Street (145 units) that will be built on the East side of building. If you rent on east side be prepared to have a crane outside your window! Beware of leasing staff! They will not disclose this to you! There are DPD signs on building just east. I think permit has been issued, so construction should start soon. There is now construction just north of the building as well. 3.) ROLLIN STREET IS STILL UNDER CONSTRUCTION!!! In my stay there were two retail space build outs that transmitted construction noise into my unit for roughly 50% of my stay here. Management knew this and disclosed nothing to me. There is one remaining retail space on North west side that is awaiting build out. 4.) THIS BUILDING IS A DOG KENNEL IN DISGUISE! If you like dogs and eccentric dog owners great! If not, you are in for a rude awakening. I estimate there are 75 dogs in this building! The elevators and common areas have dog urine and saliva on the floors and carpets. The garden beds outside are packed with dog feces and urine!!! Managements response, "There are challenges with pets..." 5.) "SEATTLE CHILL" IN FULL EFFECT! If you've seen "Portlandia" you'll understand. A lot of non local techie folks that don't make eye contact, silent elevator rides with neighbors and Porsches speeding through parking garage. The traffic surrounding the building is horrible. There is construction EVERYWHERE around the area, so combine workers vehicles and trucks, trolleys and throngs of pedestrians texting in the crosswalks and you get the idea. Getting out of the building is a challenge. 6.) THIS IS NOT A SECURE BUILDING! The garage door has been broken for over 30 days now. Most of my guests arrive at my unit door after "tailgating" in the front door. Someone got in the building at 4:30 am the other day and was knocking on unit doors! Management's response "Call the Police..." With the influx of Amazonian's around Lake Union, Rollin Street Management's response to any tenant who questions the shady, deceptive management tactics is, "LEAVE" and we'll jack the rent up and lease it to the next unsuspecting dummy. In the brief time I lived at Rollin Street I can say that the experience was great. The staff was always friendly and helpful. Customer service was great. The online service request system was very efficient and easy to use. They always responded to our requests the same day...no waiting for days to have the fan fixed. I've lived at Rollin Street Flats for about 2 years and have truly enjoyed the experience. It's been a great place to call home. I never hear my neighbors, any maintenance need is met immediately (changing light bulbs, refrigerator filter), tenants are friendly, excellent location, and the management staff are awesome - the best I've ever worked with. I travel for work and rely on them to deliver my packages and be there if I need them. They have consistently gone above and beyond in taking care of me and my daughters. read more

Just moved out of Rollin street this past weekend and all I could say is that it was a great two years of residence for me and my wife. We mainly decided to move in order to purchase a new home but otherwise would have stayed as long as possible! Some of the positive things we will remember was the short walking distance to work and great restaurants, excellent amenities, German appliances, and our unit specifically had a kitchen island with a wine fridge, and slider doors to our bedroom. I want to especially acknowledge the professionalism that comes with the building to Shannon, the building manager, who made our move out process so seamless and easy and to Amanda in the leasing office who would always make herself available to answer questions, deliver and check out packages at our convenience and always greet my wife, our dog Luca, and me with a huge smile everyday we saw her in the building. One of the best features about living in at Rollin street is that whenever you have an issue or problem that comes up with your unit there is 24/7 maintenance personnel that can come to the rescue. I want to especially thank both LEON and MANNY (aka Manuel) for their professionalism, expertise, hard work and dedication to their tenants, and just always having a positive attitude and being so thoughtful and kind every time we would see them. I've enjoyed living at Rollin Street. The units are great and have top notch finishes. Maintenance crew takes pride in taking wonderful care of the building and keelping everything super clean.
