Move out process has been a bit frustrating. Move out statement was a bit confusing and included some accounting gymnastics and duplicate charges. Response time averages 1 week. Initial reach out June 10th. Still ongoing 20 days later. We've algined on the actual amount owed but the portal insists I owe more for the duplicate charges. Told not to worry about it but I don't have faith in their automated systems to know I don't actually owe money. Will hope for a response and resolution soon. read more

AW-FUL. Any aspect of luxury is merely a facade. The office is closed on Sundays and Mondays, so if you have any issues on those days, you're completely screwed. The package rooms look like a tornado hit them; I've probably lost 5-6 packages in 6 months. Emergency maintenance is a bunch of rude men who'd rather argue on the phone than come out to do a job they're getting paid for. They shut off the power to the AC units for my entire stack of apartments because one resident leaked and 1) didn't tell us and 2) left us without AC the entire weekend as it's "not an emergency since the weather is temperate..." They are trying to raise the rent on this poorly managed complex & I urge you to look elsewhere to avoid the constant inconvenience of living in Cascade apartments. read more

Be careful if you are people who enjoy a quiet environment. Construction noise will start at 7 AM every weekday. Having an HVAC system at home is good, but you have to bear the noise of the pipe day and night once your neighbor turns it on, even if you leave it off. It's not something you can ignore, there's one time I was in a meeting, and I had to mute myself, and I used to have a whole bottle of earplugs to get a good sleep at night. You got maintenance into your room almost every month. Usually, it is OK because you won't even notice that, but there's one time I went on travel for two weeks and when I got back my AC was left on at 65 degrees for the whole two weeks! I lived in a 1b1b when in Cascade, and I thought it was great since I could enjoy two ACs both in the living room and bedroom until I noticed that they would lock one of them, which is in my bedroom at the peak. The payment system is good when paying from your wallet, it is convenient to use, but it is another story when you want to view the bill detail. Also, there's one time I lost my key. I was told the $200 deposit would go back to me when moving out, so I paid it on the system. I was on vacation during that time so I forgot there is a lease "to transfer it into your deposit," and the money just automatically turned into a "key fee" without even an email notice or explanation! Since their system decided for you and they can not change it back. My suggestion to anyone who reads this comment is not to be lazy. Try to search more around this area if you like SLU, and you will absolutely find some better place. read more

Having lived in two countries, six cities, and too many apartment complexes to count in the past 9 years, I can confidently say that Cascade Apartments is the best of the best! My husband, cat, and I have been living here for 2 years now and it has been a truly wonderful experience. Yes, housing in Seattle (especially SLU) is pricey, especially right now, but Cascade's rates are fair and their service is unmatched. The maintenance team does a stellar job of maintaining the property inside and out, and they always respond to requests within two days, and usually more like two hours! Everyone who works at Cascade is incredibly friendly and kind, from the leasing team to the maintenance crew. Everyone we have worked with from the leasing office has gone above and beyond to make Cascade feel like home. Eric regularly checks in with us about what he can do to improve our experience, and then takes our feedback and makes it a reality. A former leasing agent helped me rescue an escaped kitty even after the office was closed and he was technically done work. Alex and Martina are super fun and friendly and always quick to help. Everyone is extremely communicative. The building is in pristine condition, and having A/C is a total luxury in this city. We live on the second floor, which is made of concrete, and it is so blissfully quiet! The construction noise was a little rough in the fall/winter, but now that that is over it's been nothing but serene. The amenities are also wonderful, and I really appreciate how secure the building is. We lived in a building two blocks away before moving to Cascade, and our parking garage got broken into all the time and our storage units were robbed three times! We have never had ANY issues like this at Cascade at all, and I feel 100% comfortable here, thanks to their hard work and the building's design. We just renewed our lease for another year and couldn't be happier! If you're looking for an apartment at SLU, do yourself a favor and just call Cascade right now -- there's no place better! :) read more

The building is nice and has good amenities. I've had a great experience with my leasing agent, Leah, throughout the process. Lived here for just over a year while working in Seattle. Overall, great place to live for people new to the city. Would have stayed in the same building if I hadn't moved back to Canada. Pros - Staff are really friendly and helpful, they always make an effort to greet residents and have tried to resolve any problems I've reported on the same day. - Everyone who lives here is new to the city, so it is very easy to make friends. Especially since there are monthly events to meet people. - There are lots of amenities (gym, party rooms, outdoor spaces, dog washing area, free wifi in common areas, secure mailroom). - My apartment was well designed (e.g. layout, features in bathroom and kitchen). - The building is new and is well maintained. - Relatively quiet, I very rarely heard my neighbours. - Location is conveniently located 15-20 min walking distance from various neighbourhoods (Capitol Hill, Downtown, Lower Queen Anne). Cons - If you like to keep the windows open, select your apartment carefully - the construction/garbage pickup noises may bother you. - As some people mentioned, the heating unit/AC can be noisy sometimes. - Price, the building is nice, but you are paying for the convenience of living near your work. - Apartments are setup with internet, but mine didn't work. Took 1 week of multiple phone calls to the service provider and 2 visits from their team to remedy. I moved in soon after the building opened, so I assume these types of issues would be resolved by now. read more

I had the absolute best experience living at Cascade and was very sad to leave. I don't think I'll ever be able to top it! Unfortunately I moved to a different area but it's at the top of my list of the places I've lived and have extremely fond memories, especially of the staff. Eric, the assistant manager, is incredible and I can't think of anyone that deserves to be a community manager more than him! He is so kind, funny and personable and always looks out for the best interest of residents. His customer service skills are truly exemplary! I have been living in this community since 2020, and the 1st year was good. Maintenance did a good job responding to requests, and common areas are kept clean mostly. Since April 2021, there have been loud parties hosted by residents within the apartment complex that are COVID super spread events with random people who don't live here flooding to the apartment complex and disregard the quiet hours for the residents. I had to call Seattle Police twice to complain and to get them to disperse the crowds! If you are a working professional with a full-time job who wants peace and quiet in your living space, you will be dissapointed. Cascade Leasing Office seems to have trouble getting the situation under control, as these parties happen on a monthly basis. I will absolutly not renew my lease next year, unless Equity Residential can prevent this apartment from turning into a party central! [Response to Cascade's comment from 7/16/2021] After I complained and escalated the noise issue to their executive management team, the response I got from Cascade management team was that residents pretty much can do whatever they want, now Covid restrictions have been lifted in Seattle. I have recently moved to Cascade and so far things are good. Specifically, I want to say Nathan Hunter is amazing! I was in rush since I didn't have any place to stay and out of desperation I showed up in the office with no prior appointment. Nathan very compassionately listened to my request and helped me to find a unit despite his very busy schedule at the time. Ever since, he has helped me with every request or questions that I had. I wouldn't rent an apartment in Cascade if it wasn't for Nathan. As for the building itself It is comfortable. I specifically liked the gym as it is not just an addition... it is a proper workout area. read more

One of the reason I chose to stay in this apartment is because the package system was very convenient. They used to have fob so the residents was able to fob into the package room and pick up or drop off package. However they removed it and replaced with Luxer One, which you need a code to get into the package room. The issue is that the UPS guy or from other carriers don't always scan the package and generate the code so you couldn't really pick up your package. For returning a package, there is no way since you don't have a code to go into the package room. They shouldn't remove the fob before they solve all the issues I mentioned above. I tried to complain and it doesn't work at all. They said you could visit the leasing office to drop off or pick up package but do you really want to take a day off just for it? read more

The trash car comes every Thursday and Monday ***4:30 AM***, wake you from dream and you can't fall asleep anymore since the trash car extremly loud, disturbing sound will last 30 minutes. I don't recommend living in this property. Pros: building is ok, apartments are nice, not the best quality. Nice neighborhood. Cons: Expensive. You have to add to your montly rent "sewer, trash, etc, etc" at least $230 a month for a 1/1 apartment, 2 people living. They will raise each month these charges. Then, your rent not will be 2000, if not 2300 a month. Believe me, not worth it. Privacy: ZERO! full of windows with crystal clear glassess, you literally see what your neighbords are doing, even when you don't want it. Same way, they going to watch you every time. I had to live with my shades closes during 22 months. Never ever could open the shades. You will pay for ammenities that you can't use. I've paid 7 months of high rent for a building without any ammenity "because the COVID" sure, honey. Management are correct, but never ever will do a concecion for you. NO MATTER WHAT you will never wont get a concecion from them. And last but not least, forget it about your security deposit. Always they find a reason to take it and you will have to pay more fees, instead. read more

I've lived in Cascade for a year and a half and I absolutely love it. The building is spectacular; cozy blended with just the right amount of luxury. But what really makes Cascade remarkable is the level of service. The staff is always super personable and attentive to any concerns. I've never felt awkward voicing any issues. My one advice to those moving in is to be mindful of which unit and building you select. I've had friends who had terrible experiences based on the location of their unit and unpreventable issues associated with the location (morning garbage trucks in the alleyway, city construction, etc.). read more

The staff has been nothing but kind and have made this a "5 star" living experience. There was an initial problem with a dog barking in the unit below me and the staff worked quickly to get it resolved. I highly recommend! My friend liked my situation so much that she will be moving into another unit this month. Great location - near Cap Hill, downtown and in the heart of South Lake Union. Cascade is a really nice apartment building. I have been living here for over a month and have faced no issues. The apartment is well kept, the amenities are new. The leasing staff are friendly and helpful. I was in touch with Lia when I was apartment hunting. Since I was living in a different state, she helped me throughout the move in process, sent me pictures of the apartment and pointed me to the online lease application which was smooth and easy to finish. She checks in with me quite often to ensure that all is well and if I need anything. One issue is there has been ongoing construction near by and there can be some noise in the early morning. But the apartment itself is awesome! read more

Already posted this on Facebook, but since I've since stopped getting a reply from the agents at Cascade after I requested the email to higher management, I wanted to also share on Yelp as I find this lack of response to be extremely unprofessional: I normally don't write negative reviews, but in light of my recent experience with Cascade, I felt it important to inform others so that they too could avoid being mislead out of $600. I first toured Cascade Apartments in mid-May, and the studio they had checked most of my boxes and was close to work, so I immediately applied later that evening. Within a day or so I received an email saying I was approved for the apartment and that I just needed to pay the $600 deposit. They offered to take my credit card info by email or over the phone. As I was not comfortable sending such sensitive information by email, I told them I would prefer a phone call. By this time however, I had already left for my vacation abroad, so it took a couple days to coordinate a good time until I was able to speak with one of their leasing agents, Yoana. She called me and I gave her my CC info for what I thought was the refundable deposit (on the paper they had given me, it had mentioned that the $600 fee became the refundable deposit). At no point during our phone call did Yoana mention that the $600 fee was NOT refundable should I be unable to move in, which is what ended up happening after a new development in my job location just a couple days later. She merely discussed the best day to pick up the keys and when I could receive my 'free' month of rent. When I had to email them just a few days later to inform them that I would be unable to move in after all, they told me that the $600 I paid was non-refundable as I had not requested a refund within 24 hours of paying it. When I told them that I was confused, they told me that they remind people that the fee is non-refundable after 24 hours unless you move in, which again, had NOT been the case when I was giving out my CC info over the phone with Yoana. They continued to say that if I were to pick up the keys then it would be refundable, which further confused me as I had previously made it clear that I wouldn't be back by the end of the month due to me being abroad. I have since returned from my trip and double checked the sheet they provided me after the tour. I was not mistaken; on the page itself it mentions that the $600 goes towards the refundable deposit. I last emailed the leasing agent a few days ago, but have yet to receive a response. However, I still hope to recover my $600 so will update this review once I speak to the manager. But in the meantime, PLEASE apply to Cascade with caution! UPDATED 6/21: It has now been several weeks since I reached out to the leasing manager about the issue, after which she emailed me a few times saying she'd look into whether I could get my deposit back. She last emailed me on Monday 6/19 in the evening, saying that I could not get it back due to an online form I had acknowledged. I emailed her back on the morning of 6/21 requesting an email address to higher management so that I could escalate and appeal the decision. It is now 6/26 and I have yet to hear a response from anyone. Previously, I had also stopped getting a response from Yoana, the original leasing agent who with whom I had toured the apartments with and who had called me during my to collect the $600 over the phone. Furthermore, I have recently come across RCW 59.18.285 ( http://www.tenantsunion.org/en/rights/faq/deposits#can-a-deposit-be-nonrefundable) after a friend of mine happened to tell me of a similar situation in which she was able to get her deposit back after discovering that an apartment had illegally withheld it from her after she did not take possession of an apartment. RCW 59.18.285 states that: "Fees must be specifically designated as non-refundable and cannot be considered deposits. Under the law, deposits are by nature refundable. If your landlord declares a portion of the deposit as nonrefundable upon move-in, or does not specifically designate a fee as non-refundable in the rental agreement, the fee is to be treated as a refundable deposit. In addition, if the landlord charges you non-refundable fees and does not provide you with a written rental agreement, the landlord is liable for the return of those non-refundable fees". This shows inconsistencies with their form that they say I acknowledged online. The biggest issues I see here are that I never signed a lease or written rental agreement, nor did I so much as take possession of the key to the apartment, much less move in. I now have a strong suspicion that Cascade is illegally withholding my $600. Will provide additional update later. read more

NOISE, NOISE, NOISE ... I am a resident in Cascade Apartment, and I have to move out because of the noise issue. I really appreciate the 30 days Total Satisfaction Guarantee from EQR and the attention from their management. I don't have to explain how painful to pack and move again despite the cost and the feelings of losing trust to people. I moved in half month ago and felt hard to sleep because of noise from both Cascade's own construction and the constructions from the neighborhood day and night. I attached some screenshots for your reference. Different people have a different level of comfort. Some of the residents got similar noise issue but seldom complains, in the meanwhile, some residents like me tried every possible channel to raise the awareness of the noise issues. The interaction with the community was not pleasant since I talked to them about the noise issue. I sent them the video records I took in the midnight and in the morning. Even if they told me that they can control their own construction noise and they only work from 8:30 am-4:00 pm during working days, they can't deliver the promise because of the 3rd party contractors they hired. They also helped point out the potential inconvenience clause from "Construction Addendum" in the lease documents they carefully prepared. I don't know if this is in good faith or not, but I hope people can be aware of this before deciding move-in. Since the conversation, the noise doesn't change much yet. I believe Cascade and the people who care about the community are still trying to improve. I appreciate Cascade team's time to talk to me as well. Last but not the least, this is my individual case and I do see many happy residents. I believe EQR cares customers and the people representing EQR will become better and better along time. read more

I have been talking with a lot of leasing agents and found working with Lauren, the community manager at Cascade, very stress free. To me, what sets Lauren apart from most other leasing agents is that she takes time to ensure you get what you need, she remembers your personal preferences and gives you a lot of individual attention, despite working with so many clients. I found that very helpful because it took a lot of work off my plate. She was very responsive over phone and email and I was able to secure an apartment within no time, with all my criteria fulfilled. Compared with other communities, Equity properties have high home quality, great management, and decent common area, also within a reasonable price range. I trust and enjoy staying with them so my first stops of apartment hunting in Seattle are Cascade and Alcyone. Among all the apartment buildings I visited, Cascade has the layout+location+price that fits my need most. So I decided to stay in Cascade. My boyfriend and I have lived in the Cascade apartments since March of this year, and we both have loved our experience! The management/staff is always responsive to our requests and make themselves easy to reach every day of the week. In addition the apartment is always clean, the gym is amazing (we haven't needed to join one since we have moved in), and the location is even better. So many things within walking distance, and west Seattle/Ballard are only a quick Uber ride away. In addition the rooftops on both buildings have amazing views and the apartment is pet friendly! We have enjoyed our experience here very much and have extended our lease with them! read more

I have lived at Cascade until April of this year and I sorely miss living there due to not having air conditioning. Portable AC goes a little but not having to worry about stubbing my toe was a great plus and I didn't have to worry about having wasted floor plan due to something on the ground. read more

He really made us feel welcome in the community and answered all of our questions when touring and throughout the move-in process. This apartment complex is the nicest in SLU by far. With too many amenities to count, its location offers a convenient commute for anyone working at Amazon, downtown, or virtually anywhere else due to its proximity to public transportation and freeways. There are multiple restaurants within walking distance, and there will be 5 within the complex or across the street by spring. It's located across from a top preschool which is a huge selling point for families with young children. We absolutely love living here because of the staff and other residents. The staff stops at nothing to keep their residents happy. They bring in local vendors and host weekly happy hours during the summer. They give your pets treats when they visit the leasing office. For many reasons, Cascade is a friendly, dynamic place to live. read more

Overall we have had a great experience from looking at potential units, to moving in. We have been here about a month now and it's great! The staff is beyond friendly and willing to help on anything. While there is some construction going on, we actually haven't had any issues with it being overly obnoxious or bothersome. The location is great - lots of new places popping up and very walkable to lots of great restaurants, bars and of course very convenient to make runs to Whole Foods. We looked at a lot of places and are so glad we found this place - which has air conditioning (which is not common) and is a reasonable price for all the amenities.
