I recently moved into The Olivian and have nothing but good things to say. ~The staff is incredibly helpful and responsive. From the millions of questions I had during the tour to the many questions I had prior to move in to the additional help I needed the day I moved, there was no request I heard "no" to... ~The units are SO quiet. After living with no one above or below me for 10+ years, I had a lot of concerns about hearing my neighbors (and/or disturbing my neighbors). I hear just a bit of outside noise, and nothing from above, below, or to my sides. It exceeded my expectations! ~Everyone in the building is so friendly; it really does feel like a community. I can see why several of the tenants have stayed for years and years. As mentioned above, I haven't been in the building for long, but - at this point - I wouldn't hesitate to recommend to others based on my positive experiences. read more

1) Russel was so incredibly accommodating and patient. He answered all our questions and even took us back to view units a second time on the same day. 2) The Olivian is immaculate. Disregarding the actual units for a second, the amenities are what sold us. Roof Top deck! Theater Room! Lounge! 24-hour Fitness center! Guest Suite! 3) The units are clean, air conditioned, and spacious for a condo in downtown Seattle. The Olivian is walking distance to dozens of restaurants, fitness clubs, movie theaters, etc. We have an ESA and City Dog Club is actually right next to the lobby providing easy access to grooming and other services. I moved into The Olivian about 2 months ago and could not be happier with my choice. I looked at a lot of 'luxury' apartments in the SLU, Capitol Hill, downtown areas but Olivian beat all of them. Community - So many of the new places are massive and FEEL massive. Cold, impersonal, and the sales people are obviously just trying to fill units. However the Olivian is a warm building, both with the interior designs warm finishes, and with the community. People say hello in the elevators and the community events are always fun. It's not like a lot of other buildings that are solely filled with young engineers. Instead you get a really diverse mix of people, some who have lived there since it opened 9-10 years ago! Staff - Everyone is super helpful (especially when you are new to Seattle). Nathan at the front desk is fantastic, greeting everyone warmly and offering help without having to ask. Russell organizes the community events along with Lani, who took me on my tour and is a super real person (Seahawks and Mariners fan and all). The maintenance crew are fantastic, responding quickly to requests for work. Floorplan - I looked at a number of floor plans that were all good, useful spaces. Many of the places I looked at before Olivian said they had more square footage, but it was so badly laid out that it wouldn't really be useful. The Olivian gave me high square footage PLUS a HUGE balcony in a very open, flexible space. I was a little worried how cramped my room would be once I got my massive King bed in it, but it actually still has a ton of space that I now feel like I need to fill. It also has a great bathroom with a deep soaker tub. Lately they've also installed new closets. I've added a picture of my California Closet that I LOVE. Amenities - pretty standard compared to others - Clubhouse with screening room, gym, business center, tv lounge, show kitchen, free starbucks coffee machine, wine storage (which is free if you donate a bottle of wine per month to a community event), billiards, 26th floor Clubhouse with dog run, grill, and lots of tables, chairs, loungers, and great views. Service elevator can also be reserved for when you are moving or need the elevator for large, voluminous items. I know this is standard, but I was told some apartments actually charge to use! Definitely not at Olivian. Parcel Pending is new to the community in the last month or two, but at all the other communities I looked at it pretty standard to have some sort of parcel service. Olivian also has a guest suite in the building that can be rented. I haven't used it yet, but it's nice to know it's there. Parking - I don't currently have a car, but it's nice to know Olivian will actually let me have a space in their garage should I get one. I was really annoyed some other complexes (like Cirrus and Stratus) don't even allow you to be eligible unless your rent is a certain price. Or have long waiting lists. Pretty frustrating as I know some of these complexes let Amazon employees park there. Additionally, Olivian has spots for overnight guests for a discounted rate. My parents recently stayed and their LARGE truck fit fine and was a lot cheaper than using nearby garages. Location - This was the nail in the coffin for me. Because the Olivian has been there for almost a decade, there are actually businesses built up around it. It's close to shopping, Westlake Center for transport, TONS of restaurants and bars, and just a short walk to Pike Place, Capitol Hill, or SLU. As a woman walking alone late at night I never feel unsafe in the neighborhood. And while there is construction going on across the street, I am never really bothered by it. My balcony and windows have a view of 8th & Olive, but it's never loud at night which I attribute to the great soundproof windows. I've also NEVER heard any of my neighbors while in my apartment. Russ gave us the tour and was warm, informative, and professional throughout. We were impressed by the beautiful units and amenities. The gym, media and business centers, roofdeck, and common areas exceeded our expectations for what we were searching for when we moved to Seattle. Its central location gives us the ability to walk to great restaurants and shops, and is a quick drive to the freeway for adventures outside the city. Needless to say, we were ready to move in before the tour was even done. Thankfully, a unit was open and we are moving in next week. The Olivian is a perfectly located beautiful luxury high rise building in downtown Seattle. Amenities and staff are fantastic. So why the 2 star review? Well, when you go to move out, expect a bill totaling thousands of dollars, as though you're some sort of ATM or lived like a destructive cat hoarder. If you want explanations on said bill, expect to "talk" to corporate billing, who was the rudest asshole of a person I've ever spoken to. (I've lived in New York, 3rd world countries, worked with the criminally insane, and in jails, so when I say this woman is awful, she is truly awful and hung up on me. What professional does that?) And it's not just me, I have 4 friends who had identical experiences upon moving out. So go ahead and live there, REALLY live it up. Just budget an extra month's rent at the end (don't worry, corporate will threaten to take you to court and ruin your credit if you don't pay in 15 days). read more

The staff is bend over backwards friendly! The whole building is filled with top quality building materials. The gym is not huge but quite nice and has a fixed vertical axis squat rack. The balcony on the wrap around units is massive! The giant island in the kitchen is quite welcome. I was talking to my SO the other day and we both agreed it felt more like living in a palatial home than an apartment. Certainly feels more like a 5 star hotel than any apartment I've ever lived in. Recently moved out of the Olivian charged $900 for carpet. Renter beware! Also when I moved in they told my movers on the phone they could not bring a 26' truck - so they had to get a second smaller truck - costing us an extra $650 plus only gave us 1 1/2 hrs to move in because of overbooking the elevator. Due to the rush a lot of my stuff got ruined and broken. Moving out now a 26' truck was the standard and perfectly finBut they never reimburse ME the cost of the second truck and when I filled out the survey honestly about the move I was reprimanded for giving a negative review and told not to do that again- so no surprise I was charged the total amount of my deposit when moving out. I did send a reply to UDR and they completely ignored me - interesting they have a lot to say on Yelp but they don't speak to me personally. And when it comes to their liability and how they cost the tenant money they refuse to respond or take responsibility. As for the carpets we had got a new puppy and cleaned up every time after it - we were not irresponsible. Yes she had a few accidents but didn't pee continuous and was actually fully trained within a few weeks - so think about that if you plan to have a dog at UDR - any accidents and they will be charging for the complete replacement of the carpet. read more

This rating and review has changed. I originally rated it one star but have increased it to four after local management reduced our rent increase. I agree with the other posters in regards to the friendliness of the staff and quality of the building. Problems are handled promptly. The rent is relatively high but it was in the same ballpark as some of the other downtown high-rises we looked at. One thing to be aware of. Renewals are handled on-line and our rent was increased by 10%. Luckily there was a problem with our online renewal. When the local management staff reviewed the new terms. they agreed the increase was unreasonable and reduced it substantially. It's one of those sweet and sour moments. It's great they reduced it but if there hadn't been a problem with the renewal we would have been stuck with a substantial increase. A rave to the local management, a rant to the corporate accountants. 2/22/12- As I said before, the staff and local management are great, the building is nice, the location is convenient, and the maintenance staff is superb! If I were a prospective tenant my only concern would be the renewal increases. Apparently we're not alone as this has been brought up in non-prompted conversations with other residents. As I stated in my earlier post, we received a renewal proposal last September with a 10% increase (that was subsequently reduced by local management). We decided to renew for another 6 months. Well, the 6 months are almost up and our new 12 month lease proposal has a... you guessed it, a 10% increase. We won't bother negotiating as we just gave notice that we're leaving town, The interesting part is our apartment is already listed on the Olivian website at a rate $600 less than our proposed renewal. We were told six months ago that renewal rates are set by local marketing factors. If that were the case, then shouldn't our rates be the same as what they're offering to prospective tenants? My fiancé and I moved in a little over three months ago and we could not be happier! When trying to decide between places to live we were between a few different buildings, but we finally decided on The Olivian because of its prime location, the young and vibrant energy, as well as the culture of the community in-house. - Michael was so helpful in sending me tons of pictures and answering all of my questions about colors and dimensions prior to moving in. He definitely put my move cross-country-panic at ease by making sure I felt informed and had everything I needed. - Russel and Lani are amazing, both of them are super professional and really attentive to making sure you feel welcome upon moving in. - Vanessa and Liz are wonderful at the front desk; they always say hello when leaving and coming home, they are very friendly and were both really helpful in making suggestions as to where I should grocery shop, grab dinner, etc. I can't say enough about The Olivian team, there's a wonderful group of people working here. The community is very nice, the culture is diverse and fun, and there are plenty of cute dogs to pet in the elevator or at the awesome rooftop. My fiancé and I are absolutely elated about our new home and look forward to being here for quite a while! read more

I live at the Olivian and am a big fan. The units are condo quality and well maintained; I did a lot of searching and it came down to this building or renting from an individual condo owner. I felt more comfortable with a professionally managed building. The staff is also terrific. They manage my dog walker, the housekeeper, and all my deliveries. If you have a busy life and appreciate having staff available to make things go smoother they are a tremendous help. read more

Easily the nicest apartment community I've ever lived in. I've lived here for over a year, after living in 3 other apartment buildings in Seattle. Highlights of the Olivian: - Centrally located, walking distance to most major bus lines that run through Seattle. - 10 minute walk to either Capitol Hill or to Pike Place. - Luxury finishes. My apartment has a cooking range with TWO ovens, plenty of cabinet space, and broad granite countertops. - Management organizes tons of cool community events, where people get to know each other. Just this morning, building management invited me to a free breakfast on the clubhouse level. Last week they had chocolate and wine tastings for residents, for free. The level of service here is top-notch. - Feels like home, with "warm" interior finishes using wood and stone. Other brand-new apartment buildings have cold, sterile finishes like exposed concrete and cheap materials - yuck! Why would you want to live in a concrete apartment??? The Olivian is so much nicer. - Another review mentioned "cutting services" and construction. I don't agree with that at all. The service is amazing (as mentioned above), and the windows are remarkably soundproof. - Related to my point about soundproof - the apartments have a chiller in them, which is a MAJOR relief on the hot summer days. No need to open windows, like you need to in other apartment buildings! I could go on and on, but you need to check out the place for yourself. read more

I discovered The Olivian barely more than a week ago, and movers transported all of my stuff in yesterday -- so if I need to write another review later, I will. But there are some complaints posted here that I cannot support with evidence. my water bill is my own. there is no $1000 move out fee in my lease. i filled out a service request at 12:03 pm this afternoon, and I received an email at 2:22pm that the task was completed. I have gone in and out the front door only four times, and already each conceirge I've seen addresses me by name. Residents have been friendly and welcoming, and so far, this seems to me to be a fabulous place for community. How often do people in Seattle even initiate conversations with strangers, let alone really engage? I'm having a great time -- people say good morning in the clubhouse or gym, but that doesn't happen much out on the street. the units are gorgeous, the staff is friendly, the common spaces are well maintained and beautiful. I have been very well taken care of - as were my friends and even my movers. I'm thrilled that I reacted quickly and grabbed this unit. UPDATE: I promised that if I needed to update this, I would. I only left the Olivian because I couldn't afford the rent increases. Maintenance was always awesome and prompt, even late night smoke detector chirping. My move out fees were reasonable, and I didn't bother cleaning. Seattle is a city with high demand for rentals, this building is very close to Amazon buildings - so know going in that your rent will go up. read more

I have to give this review 4 stars and unfortunately not 5 stars because Yelp filters all the good ones! Anyhow. I have been living at The Olivian for over two years now and wish to express my compliments to the staff there, from the property manager to the concierge. The Olivian is a fabulous place to call home. The apartments and floor plans are beautiful. The amenities are also gorgeous and well maintained. The building in general is very well maintained and the office staff are totally on top of their game and take a lot of pride in managing everything. I especially want to thank Taylor for his swift reply to all of my questions and Amy for fighting corporate with lease renewals and pricing etc. The staff is genuinely interested in the residents: Lisa and Jen are absolute dolls, very friendly and very good at what they do. And I think everyone loves Steven the lead concierge! :) - gets it done! I would highly recommend The Olivian! read more

A pretty good place to live with a decent downtown location and, at one time, probably the only acceptable luxury option in Seattle. Either out of laziness or lack of options, I've lived in two different units in this building -- with one being closer to parade noise (Oh God, the marching bands!), and direct sun... and the other, being a little friendlier when it came to the aforementioned scenarios. Overall, fond memories of this place... but to be fair, I did make sure that I overdid my homework. Just count the cranes, and you'll see what I mean. Also there's some unit in the building where the only bathroom is through the master bedroom. Awkward AF. LOCATION Good location at the ever-developing intersection of Belltown, Pike Place / Downtown, and Capitol Hill (aka Denny Triangle). Practically on top of the Hyatt and the Convention Center (for any folks who like to do the whole convention circuit)... and also close to many transportation options (aka cab stands, light link rail, and several bus stops). This area used to be dead, but now is only kind-of dead, as there are several more dining options such as Market Hall, Mr West, Carlile Room, etc. PARKING Not great (unless you're a resident). As a resident, you can get an assigned spot or do the free-for-all thing. The spots are fairly spacious, unlike some other places I've seen. However, in terms of guest parking, good luck inviting friends down here, unless they regularly bus or Lyft. Also, with an indecipherable call box and no load zone, you will be the bane of every delivery person's existence. QUALITY OF BUILDING UNITS & AESTHETICS The Olivian was originally built as condos, and so has high ceilings, floor-to-ceiling windows, and other modern touches. However, when the recession hit in 2007, the building was turned into rental units. It's therefore got condo-grade appliances, room sizes, and such, which are generally less chincy than what you'll find anywhere else in Seattle for rent. Moving here from NYC, that's not saying much, but the building is fairly new and everything is generally clean and "nice" despite being generic and aesthetically hideous (overall, I've been told it looks like a Hyatt hotel: poop brown walls, brown countertops, reddish floors, weird recyclable light bulbs that turn on slowly, brown window shades, mismatching generic mirrors with odd frames and ugly aspiring-art-kid light fixtures). Despite the hotel look that nobody asked for, details like the weight of the doors, soundproof walls, heavy cabinet pulls, and the thick granite (poopy colored) countertops go a long way in making it feel like a home. Also, this building supports condo internet which is highly important if you work in tech and give a damn about streaming Netflix at a reasonable speed. One big perk, the benefits of which cannot be overstated, is the central air!! This matters almost one week out of the year, but, as an East Coaster and Global Warming winner, central air matters to me a bunch of days a year. On the other hand, your HVAC will never be cleaned, so good luck with inhaling 10 years worth of dust mites. QUALITY OF AMENITIES I can't speak highly enough about the amenities: the concierge service, rentable guest suite, wine storage units, the complimentary wine tasting events, the rooftop deck with a killer view, conference rooms, the rentable movie theater, the Active Building website which notifies you of packages and key checkouts, the community spaces, the gym equipment (all high quality Precor), the free coffee. Also, repairs are a breeze and can be set up online. PEOPLE / STAFF The people who work here are generally caring and try hard... and didn't judge me at all when a potato caught fire in my microwave. However, there is high turnover in staff so after a while there is a noticeable lack of consistency in building care. Your neighbors will generally be a nice mix of young people, old people and young old people... but mostly tech bros now. A FEW DRAWBACKS - the call box is a user experience nightmare (again, delivery people will want to stab you) - some details aren't what they used to be: the gym is frequently out of towels, cups and water and the coffee machine is frequently out of cups, totally defeating he purpose of even having these things - if you care about privacy, make sure you get a unit where others (surrounding hotels or Olivian residents down the hall) can't see directly into your home. And don't get me started about any units facing the Hyatt (I hope you like naked people... maybe you do!?) - there's no grilling on your porch. Freedom is dead. Womp womp. - THIS! IS! SEATTLE! No, seriously, the rent is too damn high and will only keep going up. - if you want to break your lease early either pay 8 K or find new tenants to sign on - There's basically 2 working elevators at any given time to service the hundreds of residents (the 3rd being frozen on floor 1 or used for moves), which is horrible for wait times read more

We lived at The Olivian for a year, and moved out yesterday to relocate to Texas. We had such a pleasant experience there, that I added "Leave Yelp review for Olivian" to my to-do list. I can say without any hesitation that this was the best apartment experience I've ever had. The staff was incredible (special thanks to Lani, Joseph, Lisa and Cheri for always being so friendly and helpful) and were beyond accommodating. The units were built very well, so we rarely heard our neighbors and definitely didn't hear street noise (14th floor overlooking Pine). Basically, everything I said in my review 4 months in lasted throughout our year lease. I'll also miss the giant bathtub and the convenient location. read more

Where do I even get started...I have been looking for an apartment for a couple weeks in Seattle and I have yet to find a place to call home. My experience at The Olivian was the worst so far! I was rudely greeted by their "concierge" who seemed more interested in eating his lunch than actually helping a potential resident. I awkwardly waited in their lobby for at least 15 minutes just for a half-ass sales associate to show me 2 units. His name was Alex, and he was by far the least professional sales associate I have worked with. He didn't seem very comfortable with the building and even took me to the wrong floor to view one of the one bedroom homes I was viewing. The building itself? For being a new building (10 years old Ii think Alex said) it feels very "old". The units have beautiful granite counters and hardwood floors, but CARPET IN THE BEDROOMS??? For this reason alone I decided not to rent at the olivian. I have found that here in Seattle communities boast about their amenities. The olivian has a private movie theatre, two separate lounge areas, and even a wine fridge! Alex failed to point out many of the small features I was interested in (the wine fridge, gas stove, pet area). It seemed like he wasn't even listening to what I wanted and I'm surprised he didn't show me a 2 bedroom by mistake when I asked to see a one bedroom. I have decided not to rent at The Olivian and to continue looking for a new place. read more

Today we exited the Olivian after one years residence. The units are nice, and the building in theory is nice. Our unit was two bed and two bath with approx 2,000 square feet. We did enjoy living downtown and walking to so many great venues. Most of the tenants were very nice and friendly, but those who are inconsiderate and ill-mannered make it difficult. The pet area is disgusting due to those who simply are too lazy to clean up after their dog. The hallway leading to the pet area stunk so bad from these people letting their pets urinate and deficate in the hallway. Some very large parties were hosted by a few residents and attended by all non residents. These parties were jammed with people that clearly just heard about this party in this cool building and showed up. You were supposed to have security hired if your party had over a dozen people in the commons area. This never happened and parties got out of control with excessive drinking. Of course inappropriate language was big at these parties. With a no smoking policy in the building, there would be cigarette butts, matches and lighters all over the place and overturned patio furniture was typical the next morning in the common areas. The inside lounge would be a disaters with beer cups, cans etc. Building management did nothing about this problem. When you tried to use the roof top area in good weather, they have one small grill for the building. It was an off brand cheap grill that didnt heat well. There are twenty-seven floors in this building, you think that is enough grills? The parking garage was filthy with black tire dust. The dust is tracked into the building and makes the hall carpeting filthy as well. In the year we were there, the parking garage was swept once. The concierge staff is outsourced and those guys were very nice. The management people were way over impressed with their titles and themselves. When it came time to talk about renewing the lease, they were vague about possible increase. I guess they figured if they put us off until close to the end of the existing lease, we would be forced to accept their new terms. We pushed this and found we were looking at a large rent increase. While we thought this would be a nice place to live, it really wasnt. We found a nice home that is twice the size of our apartment, with a great view of the sound for just over half of what we paid at the Olivian. In talking with other tenants, many are leaving for the same reasons we are. The market is in favor of the tenant and I would shop other buildings and ask tough questions on policies of common area parties, cleaning the common areas and pet policies. I would think really hard about moving into the Olivian. read more

Do NOT live here!!! This building is horrendously managed, and dealing with the amateur management team as well as concierges in the building was a complete nightmare. They are completely disorganized and the rules of the building change every 5 minutes, to THEIR liking. I moved here after living in other luxury residences, and thinking that they would have a clue as to how to run a building. Not so. The apartments are decent and the common areas are fair. The pet area is disgusting and the rules are so ridiculous for using the roof deck that you would rarely want to venture up there, even though the views are nice. They demand that you use a rent-a-cop to have 5-10 friends over, if you are serving alcohol?!? Ridiculous. This is how the whole building is run. They are so afraid of getting sued, that they take all the fun out of living in such a building. Then there is the noise. You can hear EVERYTHING in the adjacent apartments as well as in the hallways. A good night's sleep is a rarity. The parking garage is disgusting, my lovely white sportscar ended up with black soot all over the hood every time I parked there overnight. They even towed my car (!) in error, sent ME to pick it up, and the same thing happened to a fellow tenant because they "didn't see" the parking decal. Awful. I spent 3 hours cleaning my apartment before I moved out, only to be charged a $500 cleaning fee. Then, one of their cheap shades fell off the wall while I was at work, and they assured me I would not be charged for the rip in the shade when I moved out. Right. I just got the bill for $100 for the blinds, and they will not subtract this from my bill. The icing on the cake? They told me I could sublet my apt. for my last 2 months of my lease, since I found a home that I wanted to buy. They suggested I find a tenant on Craig's List, I did so, and when I went to them to ask the next step for this Microsoft intern to take over my last 2 months of my lease, they said "woops! sorry! our assistant manager misinformed you! you cannot sublet AND you need to pay a $3500 penalty for moving out early." I have a lawyer involved now. This is a PRIME example of how this building is managed - horribly. There are too many other nice buildings downtown. Do NOT waste your time on this horribly-run place. read more

Highly recommend this place if you never have company over and prefer to lock yourself in your apartment. If, however, you enjoy having company this is definitely not the place for you. Customer service is awful.They will let you know, with a smirk on their faces, that they do not care if you stay or not because there are "plenty of people willing to pay the rent". The staff is the most disorganized and I cannot believe the lights are still on in this building. I had a lease with the Olivian and they sold me on the fact that my company would qualified under their program where if I was relocated I would not be penalized provided I show documentation of relo -- false, it was a sales tactic to close the deal. They were dishonest. My lease was for a year, at the end of my lease I didn't renew and opted to pay the $400 month to month fee. I lived there 3 months after lease expiration. They are billing me for $1,200 because their systems itemize when you pay, but total within the system so it reads "rent" and not "rent" plus fee. Easy to prove, no as in the leases they have your discounted rate for a lease and then they have "market rate" to confuse it. The "market rate" is much higher which is the number they hide behind so even though you may pay $2800/mo., market rate is $3200. The Building manager set up my move out date to reserve elevator and asked that I provide it in writing. I did, to the assistant manager Taylor, who lost it. Even though I provided the letter with forwarding address and spoke to the building manager several times about my move she, Amy, questioned and doubted my honesty, despite the fact that she set up my move out date. Definitely take two copies and get both signed by management that they acknowledge receipt. In an effort to work out the matter, the management team doesn't return phone calls or follow-up when they promise. It's a system of handoffs using post-it notes which apparently get lost. If you are disputing a lease fee, also beware that you will be charged extra upon leaving for damages. They will soak up that deposit money and add to the top of if. My apartment was perfect, but once you leave, their assessment is the only one that counts. I even patched up tiny holes and repainted which they encouraged me not to -- why? perhaps they're looking to bill more I do not know. I paid my rent 10 days prior to due date each month, I had a perfect track record with The Olivian. The concierge staff is nice, but inconsistent. It's a revolving door. I don't know how anybody that really lives there can say it's the best in the city as Lauren F. does. Apparently she's only been there a week. Again though, it's the management and their disorganization and lack of initiative to be a real resident advocate that's the problem here. Someone saying hello to you isn't going to remedy the deeper issues. You're not simply going t move out folks, there will be unexpected fees. I know several people in the building there is one thing that is consistent, the lack of consistency in management practices, lost documentation and general ignorance for the needs of the residents and their own operations. read more

Relocated from SF Bay Area to Seattle for a new job in January 2013, then promptly and happily found and leased at The Olivian. Everything about my experience, from initial tour thorough fine-tuning after move-in, has easily exceeded my high expectations. Building, units and amenities are beautiful and well-maintained; management, concierge and maintenance staff are all top notch! Excellent location, close to a mind-boggling number of shopping, dining and entertainment options, with easy access to I-5 and numerous public transit options. Couldn't be happier! read more

Looking at the reviews, it's easy to see this place causes polarization. In reality there is good and bad at the Olivian, but when you are charging the rent they are charging here, you would expect more good and less bad. The good: - The units are great. Generally large with good quality furnishings (with some exceptions - the stove isn't fantastic, the dishwasher is very very loud - enough that I can't run it with people over - and the electrical units sometimes stop working) - There is a 24h concierge (as someone said - more of a receptionist. If you want to know where the nearest "anything" is, you are better to look it up on the internet on your own). They do recieve your deliveries, but more on that below - The public amenities are good. Nice roof-top, good (but limited) gym, nice common area - It's about as close as you can get to the end of the 550-bus line. Nice if you need to take the bus to Bellevue The bad: - The staff spends a lot of time talking about 'community' but they are anything but. They are looking to get every dollar they can out of you - When your lease ends they go into ridiculous negotiation mode. My first year they tried to raise the rent 40%! I told them I was moving, and started looking for a new place. After a lot of work and finding something as good or better for the same price, they came back and agreed to a small price increase (basically just enough that it wasn't worth the pain that moving would cause). This year they want to raise my rent by 25% (but if I sign it two months before the lease ends they will take $200 off the first month. How generous!). They did the same to a friend and he threatened to move out. They called his bluff - so he actually moved. When he told them, they came back and agreed to not raise his rent - by then it was too late. So much for 'community' and 'good faith' - The concierge will accept your dry cleaning and get it done for you (for a price of course). However, when I used it, they lost my suit and shirt (they couldn't even tell which dry cleaner it was sent to). At first they denied having received it at all. I tracked down an email string to prove them wrong. Then they said that they "were not responsible" due to some small print that I supposedly signed in my lease. Tell me, what good is it to have a service that is allowed to lose/steal anything without consequences? At this point I need to decide if it is worth it to start legal proceedings. - The top deck has a bbq - but there is only one, and it doesn't work very well. At this point I'm here because moving is a pain. I will do a round of negotiation on the ridiculous rent increase, and if they won't lower it I will be checking out one of the many nice buildings within a few blocks of here. read more

Location is the absolute best in the city. Central to Cap. Hill, SLU, downtown, First Hill, Belltown, it's amazing! Main bus lines are literally across the street, others are a few blocks down, and you can hop on the light rail directly to the U District or to the airport. I am kind of embarrassed at how little I use my car now. Largest floor plans in the area. Most places downtown start their 1brs at around 500 sq ft and go up to about 850sqft. The Olivian 1br floor plans START at 769sq ft. and go up to just over 1000 before you get to the 2br plans. It makes a huge difference in livability to have that extra space. Plus most of their floor plans are very well laid-out. The only exception to great layout is the over-use of inferior double doors in areas where privacy is needed. Finishes are condo grade. AIR CONDITIONING - yes, you need it in a high rise when you only have venting, non-opening windows in the smaller 1brs. Marble entries, wood floors, designer paint schemes, slab granite counter tops, marble bath, garden tubs. One of the few places we toured that had such great interiors including designer color schemes. There are a few exceptions: - the double doors throughout many of the apartments (bed/bath, closet/bath, laundry/lr) are cheap, impossible to open/close quietly, and they don't provide real privacy between the bedroom/bath due to large gaps under the doors and between them. This can be an issue in a small apartment with only one bathroom. - the kitchen vent fans are not suitable. They used the combo microwave/vent system common in apartments, but the intake is not powerful enough and does not extend over the stove far enough so that the whole apartment smells of what you have been cooking. When you do not have a balcony and can only open two small vent windows this is a real issue. - w/d in units are the older center-agitator kind, but they get the job done - gas cooking is not available, ranges are all flat glass electric, (but they do all have double ovens), just an FYI if you like to cook - no fireplaces in units, but there are 2 in the complex if you feel like hanging out in front of a fire. Amenities are great. Rooftop deck with BBQs, pet relief area, small community room. Community level above lobby has a great workout area with LOTS of new equipment, pool table, business area, wine storage, lounge, kitchen, free coffee/tea, and a theater room to reserve. There are also monthly community events sponsored by local restaurants. Price. It's downtown Seattle, so it's going to be pricey. I would love to pay less, but I also love the location. Rent varies greatly depending on unit, floor, and current occupancy. Currently parking is $200 a month non-reserved. The only thing I found a bit excessive was the pet policy. There is a pet fee(non-refundable), pet deposit(refundable), and pet rent(extra $40 or more per month). In addition to all of the other move-in fees and deposits it is a significant amount. Staff is really great! From the rental agents to the concierge (what is the plural of concierge anyway?) and maintenance people, they are all stellar. Immediate or within a few hours response to any question/need/issue. There seems to be a lot of rotation in the leasing office between UDR's various properties which means all of the agents we knew at move-in are now gone. :( However, that just means we need to get to know the new people. read more

My experience was even better than the first time I moved in! I lived here for several years, moved away for one year and came right back. Of course the shining star is Lani Dijulio. She always goes above and beyond to accommodate anyone who walks through the door with a beautiful smile, contagious positive energy and knowledge about every detail about every detail regarding The Olivian down to the memorization of bank routing numbers needed on the application! Her office is behind closed doors but she is ever present to the community with a line of people waiting to see her whether it is regarding a question about the building, the chance to say hello and to share experiences about the day, their lives, their dogs or kids just to name a few. She knows every resident in this building and even though she is part of the management team she is always the first to cover any position to help when things are busy, to cover for a colleague to have lunch or a break, answer questions in detail and most importantly to add contagious positivity to the community. Every resident that speaks to her leaves with a smile, has his/her question answered and knows that the entire Olivian team cares about each resident and will go above and beyond to make the property a home. I met her several years ago when I first moved in and placed a deposit within 5 to 10 minutes because I was certain I would be happy. Sure enough after leaving for a year I went straight back to the Olivian because this is home. She is a shining star. Most certainly she is joined by colleagues that are similar in nature. The manager , Russell, also makes every effort to come out of his office to greet the residents, socialize and of course is incredibly knowledgeable about the property, the city, other properties and Seattle in general. I didnt even have to fully move in to know that the move in experience is perfection. read more

First home since moving to Seattle and it was a decision I won't be regretting. Sure, the Olivian can be expensive but so is every modern apartment in downtown Seattle as well. In terms of the apartment finishes, it is as top notch as any apartment I have seen, regardless of the city I have lived in. It actually felt like a luxurious long-stay hotel when I first walked in. It also felt like home and that is as important a quality as you can look for in an apartment. The location was also very central to anything downtown and walking distance to Capitol Hill as well. The only thing I would complain about is my noisy neighbor but alas that's not the apartment's fault. When I called concierge to complain, they did their best to help. The management staff were fantastic and despite all those good things I said about the apartment finishes, it was Lani and Lisa that made this place feel like home. They really looked after me and accommodated pretty much anything I asked for. Thanks again, you two! read more

I don't agree with most of the people here. I have lived here a little more than a year and I haven't had many problems so far. First of all, now there is a new staff working 24/7 and they do a much better job. From what I've heard they have been working in other places doing the same thing for years and are actually quite professional and not amateurish or rude. Yes, the parties can get loud and I do agree that they need a occupancy limit and a limit on how loud the volume can be. But they do have a "no smoking policy". It is not the apartments fault that adults can't control themselves and follow safety rules. Also, people do go back to clean up the party area and outdoor deck. If they don't there is a "cleaning deposit" so if they leave the area a mess it is cleaned using the money from that persons deposit. The parking is tight, but they have it figured out so that for every 1 bedroom apt. there is 1 parking space and for every 2 bedroom apt. there is 2 parking spaces. It is actually relatively clean compared to many garages that I've seen considering how many people are going in and out everyday and also quite. People do not let there dogs to "go" on the floors. Animals have accidents if no one has noticed. But owners do go back to clean it up and make sure that it is sanitary and they have a cleaning crew that works there everyday non stop, taking out recycling, cleaning and vacuuming floors, and and anything else that needs to be cleaned. However the pet park is a little gross. But seeing how there isn't many places to walk dogs downtown it is quite helpful. And yes it will be smelly b/c there are dogs pooping and peeing on it everyday, but it is cleaned several times a week. Plus, they got rid of the carpet leading to the pet park so it doesn't smell anymore. And when have you not had to wait for an elevator? There are other people living in the building and not just you. Downtown is an urban setting and there are going to be some sketchy people. You can't do much about that, whether or not your in Seattle or somewhere else. If you have a problem w/ that, man up. The part where someone said that the residents were "whining yuppies" and "classless gaudy noveau riche" needs to get over themselves. Sorry to say, but it depends on the person and that is a general description that doesn't necessarily apply to all. Overall, the building is a good place to live. There are going to be problems as there are with most if not all apartments. You should really look at it for yourself b/c it depends on your personal taste and not others. The apartments are spacious and have a "homey" feel. The amenities are great (generally most people don't have a fitness room, screening room, nice kitchen area and common area, ect). read more

For my birthday this year I wanted to host a big birthday party. I heard that the Olivian had a great space with a wonderful balcony, so I went to check it out. I ended up renting the guest suite: a two bedroom, two bath apartment with a 700 foot balcony. The apartment was beautiful! I do not know who they use as an interior decorator, but the suite looks amazing, I didn't want to leave! The balcony was a great space for me and my 60 guests to drink and be merry on my special day. Classy, modern, and clean. I loved it! The staff was professional and kind. They helped me bring my party supplies up to the room, and assisted my guests in locating the soiree. I will definitely use the Olivian again. They are great! read more

This is an amazing building and I absolutely LOVE the staff. I have been here for over a year and couldn't disagree with these reviews more. I know some of these people and KNOW that most of these things are false. While I agree there has been a few new policies since the new company took over, they have smoothed out the wrinkles and it seems to be better now. I am always proud to show off my building to my friends and it is always sparkling. The really wonderful thing about the building is that there is concierge here ALL the time so they are there if anything needs attention. I think people expect more here because the caliber of the rents. While the rents are higher here, you get what you pay for. Also, if you move out and get a bill, it's probably because you trashed your apartment or used a ton of water in the huge tubs! I transferred to another apartment and wasn't charged at all because I actually cleaned it when I left. I actually looked at a ton of other buildings in the city, and none were as nice. The amenities were also a huge selling point for me. I couldn't find any condo's with the same thing. I would recommend the Olivian to anyone and everyone who can live in a building with other people, because lets face it, some people just can't. If you don't like to be social or like other people, don't live in an apartment! This is downtown living and is very fun but I have never seen the Olivian "trashed" because of partying or the "demographic." If all of the residents wrote reviews on here, there would be far more positive ones than negative. Overall, I am very happy here and don't plan on leaving anytime soon. read more

Great place, nice concierge. But by far the most obnoxious and useless management team I have ever met. Remember these names, Taylor and Amy. Like all people, they greet you with a smile at first. Try asking for their help, they tend to forget the simplest things like reserving a parking space for you or helping you print out a receipt for your rent payment. Try more arguing with them, then they seem to be overly prideful over their positions. These people are a sad example of what they would call themselves professionals. I would not recommend you stay at this place. Sure, they have nice facilities and floor plans. But by far the worst management staff in Seattle. I would recommend this place if you could have a management team to depend on for your convenience. But after living almost a year here, I am seeking to move out. You start to see little parts of your lifestyle deteriorate due to their negligence and pride. If the Olivian were to get an actual professional team, (no Taylor or Amy), I would like to write another review. Guys, this is not a hate review. I have lived here for over a year now and would NOT recommend this place to anyone; you can do so much better for the money. I will admit that the finishes are pretty in this building, but scratch the surface and more is revealed. The travertine floors that they use in the bathroom and kitchen chip and crack frequently. The appliances are probably the worst I've ever used, the stove top is a glass top and therefore constantly in need of scrubbing, the oven will not bake evenly. I don't even want to start in on the washer and dryer; I will just say that I would rather take my clothes to a laundry mat. This is a 27 story building with approximately 300 units. There are only three elevators to service the whole building which is at or near 100% capacity. Often times during the day, with no regard to high traffic times, one elevator is dedicated to either movers or staff. Wait times can be quite long for the elevators, normally that doesn't matter, but if you are trying to catch a bus and you are delayed for 10 minutes, YES I've timed it TEN MINUTES waiting for an elevator, then you can very well be late for work. The building seems to be mismanaged in just about every single way, the management staff and leasing agents have really fallen down on the job. Their attitude seems to be condescending and whenever I want to talk to them about something I get the feeling that I'm putting them out for some reason. Bottom line is that they are there for me, the renter, not the other way around. The concierge/reception staff is the exception; they have always been friendly and accommodating within their very narrow box that they are allowed to operate. The only problem with the concierge staff is that there is a VERY frequent turnover. They do claim to have a very nice sky lounge on 26th floor, with a dog run. This is true, the views from there are great, but the management's enforcement of the rules is lax at best up there. All residents are required to have their dog on a leash and to clean up after them. There are constantly dogs without a leash and that dog run is so nasty because the dog owners leave their dogs' waste on the ground and do not bother picking it up. What bothers me most is that they have video surveillance up there, but choose to do nothing about the problem or the offenders. Also they claim to have air conditioning in all of the units, but what they fail to state is they turn the air conditioning off at some point in the year so if you have a higher unit on a mild temperature day with the sun shining in mid to late October, you CANNOT cool your apartment down. Expect them to automatically jack up your rent upon renewal and if you think that you want to change apartments even for a bigger/more expensive unit before your lease is up, you can expect a $1,000 fee, because "we can't have people moving all over the building". Bottom line, if you are looking for value for your dollars, and these days who isn't? Look somewhere else. For the price (close to $30/sq ft), you can certainly do a lot better. read more
