I appreciate the official Nolo response to discuss the issues in my review further, but I am more concerned about harassment as I run down my lease. If you really want feedback then send an anonymous survey to the residents, I'm sure it will be very fruitful. I will just say that maybe Stadium Place needs to provide supplemental training and education to employees regarding landlord-tenant law and hospitality or just being a decent person. ________________ Amanda Flores became property manager while I was at Nolo and the quality of the buildings and the community went down substantially afterwards. I cannot describe how unpleasant, rude, and condescending she is. If an issue arises that is her or Stadium Place's mistake, it requires multiple unanswered emails and days of waiting. Even then, she will harass and threaten you and refuse to fix it. I thought I'd stay for another year or two but I'm just not renewing my lease. It's just been such a bad experience dealing with her. Moreover, while my unit is clean and undamaged, I am genuinely concerned that I will not get my deposit back because she seems like the type of person to make things up to withhold a deposit. Like a scratch on the wall is 1000$ fix or something. It is no surprise that the building is unable to hire anyone and has really gone down. The lobby smells bad and is dirty. There's never anyone at the front desk. Elevators in both Nolo and the Wave have issues. The gym and common areas are dirty and the equipment and furniture are old. It smells like dog piss everywhere. The dog washing station is filthy and clogged, I literally gagged when I went to use it. This wasn't a problem before she started. Other people at the building have commented on this, and their shared unfortunate experience with her. The only upside is maintenance, which is always friendly, timely and follows up for everything. But that's a separate team so it's no surprise.

The majority of the property staff are terribly unprofessional and have an attitude problem. The amount of time it takes to receive any type of response even if it's time sensitive can be days to even weeks. If you want to get anything done, you'll have to go to the front desk and hope they have a good attitude that day, are even there since they tend to hide in the locked offices and avoid tenants, and hope they are feeling helpful. And even then, the majority of times I ask the front desk/leasing about something, they have snide remarks or simply point to the business cards and refer me to the info@stadiumplace.com email. It should not take months to resolve billing inaccuracies on the property managements end. On the other hand, they will expect responses they "need" from you within hours and will strong arm and retaliate against you into getting what they want regardless of rental contracts in place. And on several occasions, I've passed by and overheard staff gossiping about other residents. I've taken to going in through side entrances to avoid seeing the staff as it's so unpleasant. I strongly believe this culture is coming from the top. My interactions with Amanda Flores, the property manager, have been completely unpleasant, stressful, and borderline frightening. It's crazy to believe that she's an Accredited Property Manager as that would imply she's knowledgeable about property management and understand lease terms, tenant rights, and tenant intimidation. I feel like I'm unable to begin to address my issues without some kind of backlash. And if you review the majority of 1 star reviews across various review platforms, you'll see this is a problem that began with her becoming property manager of Stadium Place. The interim property manager Chelsy is also a piece of work. Any kind of escalation also falls on deaf ears by upper management regardless of the issue - inaccurate fees, unit issues, safety issues, etc. None of it will get addressed but watch as someone in management will want to address my concerns with this review. What a joke. Additionally, any community centric marketing on pillar properties part is just that - marketing. They are not quietly awesome per their slogan. Their resident round tables are for show and nothing gets done. And any community events/groups get canceled without much if any notice. Their weekly Building Updates send out is a joke and just reminding residents of the same thing - that pillar properties aren't responsible for anything and they're closed. It's not an update, stop spamming me. The amenities are aged and there is a significant lack of upkeep. The elevators frequently stall and break down. They've also dropped between the floors before and I've seen blood splatter in them for multiple days at a time. Management does not see this as an issue. The grills also do not work and the fireplaces are just for decoration. Trying to use them elicits loud screeching making one think it will explode. Pet washing stations are clogged. Storage units behind parked cars will have someone calling you to move your car so your neighbor can get into their storage unit in the middle of the work day. The shared gym is also tiny and dated; nowhere near large enough for 30+ floors of tenants between the Nolo and The Wave. The units themselves are falling apart as well. Expect grease to drop into the microwaves even when you haven't used the stove or the microwave in days. The plumbing is either leaky or backed up. They'll just tape over the issue or gaslight you into thinking it's fine. Do not be surprised if you'll have to put in several maintenance requests for everything wrong with the place when you move in. You'll get to know the maintenance staff very well.

Someone broke in to the rooftop and destroyed everything once. Homeless are constantly camping outside the building. Homeless people and bored people constantly break in and pull the fire alarm. We've had multiple times throughout the year where we have to evacuate the building at 2am because some jerk pulled the alarm. I've seen neighbors who park on the streets get their windows busted. I've had a designer suitcase and 2 bikes stolen from my storage unit! The list goes on! The management lowkey sucks too! Not friendly at all!!!

You could smell the smoke even on the patio at 8th floor. And this apartment has the most irresponsible leasing office. Complete story Moved here from California, so we could only toured this apartment remotely. The leasing office simply hided that there's a restaurant vent adjacent to the window and the balcony. The restaurant uses the fireplace from 10am to 10pm. Not possible to open the window because of the smoke. Since I have asthma, we talked to the office hoping to move to any vacant unit and we're willing to pay more. They pushed back and kept saying no issue was found. Well, how do they find the issue if the office member only stood in the hallway and refused to come into the unit? Thanks, we ended up buying a house. BTW, the only star is for the maintenance guy.

The ONLY reason this place even gets 1 star is because the building itself is clean, the amenities are fine, and the maintenance team is incredible--kind, fast, and actually cares. Unfortunately, that does not make up for how terrible management is. 1. I tried to transfer to a larger, cheaper unit in the same building. Due to a leak, they delayed my move for 3 MONTHS with no clear timeline, while still demanding I pay my old, higher rent even after my lease ended. I was living out of boxes for months. They constantly contradicted themselves, failed to follow through on promises, and I had to record conversations with Valeria just to be taken seriously. They also charged me full cleaning fees on both apartments despite video proof of deep cleaning--so don't expect your deposit back. 2. Valeria's attitude is consistently hostile. Even in a normal situation where I was helping take a photo at a leasing event, she aggressively questioned why I was there--despite me being a resident. Her behavior is widely known among tenants, yet she was promoted. 3. Even after officially moving out at the end of August, I was still billed for utilities, which should have been shut off automatically. 4. I was once locked out of the building late at night because both the front door and garage fob systems were broken--and of course, no one answered the so-called 24-hour emergency line. 5. The security cameras are essentially useless. After a theft, I was told only police could request footage, yet recordings erase after 72 hours--making it nearly impossible to ever access evidence. 6. I personally witnessed a homeless person sleeping in the common areas multiple times, including on a resident's newly delivered mattress. A fellow tenant even emailed them this picture. It was disturbing and clearly unmanaged. If you never need to interact with leasing, this place might seem fine. The second you do, your experience can quickly become a nightmare.

We Absolutely LOVE the convenience of the location when it comes to receiving deliveries, getting on and off the freeway, getting in and out of Down Town Seattle. The front office team is always ready to help with pretty much any and everything. A particular kudos to James who we have communicated with the most since our move-in last June. Leasing Manager James Guzek in the front office is always extremely kind and accommodating since the moment we rented our unit. There is never a time anyone walks by when he doesn't wave and smile and call each person by name (which is so nice when you live in a big building in the City). I cannot say enough good things about the maintenance guy (Santos) and the entire team at the Equinox. We have not only been helped (right away) with everything we asked for, but we have also had very nice conversations with everyone outside of the "apartment talk". They are so friendly and kind, which makes for such a happy place to live. Most of the other tenants are great, never had any real problems and have found that even though many of the tenants are young in general, the place is particularly quiet most of the time. The parking situation could be cheaper, but you get what you pay for. We have the convenience of parking 2 vehicles in a very secured garage and always see security out and about walking the area. We know there have been some issues with the garage in terms of car break-ins, but the truth is that's a Seattle problem, not an Equinox problem. If you're not willing to take everything valuable out of your car wherever you're parked and always keep it locked, then I recommend forgoing a car in the city period. If you keep your vehicle clear of anything that looks valuable, it isn't an issue. We haven't had to speak with the Leasing Office too much, but when we did James and rest of the team were helpful and friendly. There are so many wonderful events being held weekly in the building, from Happy Hours, to rooftop pizza parties and football games and seasonal parties. How fun! Why'd we leave? We didn't. We still live here and are enjoying every minute of living in luxury, and will likely stay until we can afford to buy a place of our own. Good work Equinox Team. You guys are awesome.

They are always so friendly and willing to help the residents with any and all concerns. They really tried making this apartment complex a community. Location, as long as you are facing the courtyard or Union. The construction, bars and club on 14th can be loud but I couldn't hear anything since we faced the courtyard. Kitchen storage if you are not in an updated unit is great. We were on the first floor and so we got great water pressure and hot water, but I can't speak for higher up floors. All the animals! A lot of people have pets and it's great meeting them and their owners. Shannon, the Service Director, was a huge help with my move out. I was very stressed and when she saw that she jumped into action and helped me with getting things to my car and telling me what I should and shouldn't worry about. The views from the roof are great! Cons - Honestly, I wish management was more proactive and seemed to care more. They just don't seem to be very proactive with security, keeping the building working or finding better solutions to keep our vehicles safe. Everything takes way more time and way too many complaints to be addressed. The electricity in my apartment would go out randomly multiple times a day, and I was essentially told, it is what it is. When I asked to have an a/c port put into my French door so we could have a cooler summer in our home, I was given a couple of lame excuses until I told it was too expensive even though it would cost less than one months rent.

I lived for two years at Olympus, since summer of 2021. At the time, my leasing agent was Casey,…read morewho has since moved on. Both of my years here have been riddled with problems. I DO NOT recommend living here. There are better places in the area and around Seattle - even other Equity properties that are better off than this one. Note, all timestamps in this review are MM/YY. I'll start with the pros. I had a center unit facing southwest, meaning I had a wonderful window view of Elliott Bay, the Olympic Mountains, and Olympic Sculpture Park. The location makes it very easy to go outside and immerse yourself in nature, despite being in downtown Seattle. Belltown is known to be a sketchy area, but this area does not feel as dangerous. I paid a reasonable rent for a 1bd/bath on the 3rd floor with around 860 sq ft. In addition, the parking garage under the Olympus is one of the few without assigned spots, meaning you can park in a different spot each time you park. In addition, the concierge team is extremely helpful. And now for the cons... We started with a couple elevator outages that lasted for a couple hours at a time, no biggie. Then it became more frequent and suddenly we were facing a 8-month modernization/construction period (starting during 1/22) where only one elevator was working at a time. I recall there was a whole weekend where the one working elevator was actually NOT working. There are no stairwells going to the garage, so it was basically impossible to access cars without having to walk around the building to get to the other tower. While the elevator construction was happening, there was also constant drilling. This is a period where a lot of companies were still WFH (work from home), so it was nearly impossible to work. This project was a year ago, but there are still elevator problems occasionally, where there is no communication but I find that one elevator is down. Next we've got package security. Our building invests in Luxer One lockers to store all incoming packages, but somehow even that has failed. During 9/22, we had our first package theft. Someone had broken into the main package room and stole all the packages, including a valuable item I had ordered. Olympus sent out an email and... nothing else. An excerpt from the email: "The transgressors were seen by our actively monitored security cameras, and both our security+ SPD were contacted immediately. Unfortunately, the individuals were not apprehended." From this point, I started sending most of my packages to my boyfriend's apartment, because I could not trust Olympus to receive any of my items. These package room break-ins have continued, with the most recent happening in April of 2023. In my time at the Olympus, I also had a car, which meant that I paid for a parking space every month. I don't know why I did this, because we had so many problems with our parking garage doors that it was basically like parking in a public space outside. During the period of 6/22-9/22, our garage door was stuck in the open position due to the inability of Olympus to get a new door from the vendor. We were promised 24 hour security, but realistically, that security went from one Equity apartment in Seattle to another Equity apartment in Seattle, which meant there was probably an hour of coverage for Olympus each day. I saw a countless amount of cars without the Olympus decal parking in our garage, it honestly didn't feel safe to park in my own building. The problems continued once the new gate was installed; the new sensor doesn't detect the remote unless your car is angled strangely, and sometimes it doesn't open even when it detects the remote. In one instance (3/22), I arrived at the garage at 12AM and saw a member of the maintenance team working on the door.. He told me it was unlikely to be fixed before 5AM and that I could park on the street and check back in the morning. Can you believe that I had to pay for parking outside my own building, while paying for a parking spot inside the non-functioning garage? And yes, this was brought up to management, with no response. Things that haven't affected me but have happened include car break-ins, bike thefts, and storage unit break-ins. I am entirely expecting to lose my security deposit due to the lack of a move-in and move-out inspection. I tried to document all the damages I saw when I moved in, but my leasing agent told me it wasn't going to be a big deal and that I didn't have to do that. There have been so many transfers and changes in the leasing team that I have no confidence in the current team to assess my space fairly. Upon moving out, there has been no talk of a move-out inspection, and I am sure they will dock me for damages that existed in this apartment before me. If I don't receive a reasonable amount back, this review is definitely dropping down to one star. I'm really glad to be moving out of the Olympus and I hope nobody else has to go through the same experience as me.

On the rare occasions she is on-site, she is incredibly rude -- rolling her eyes and acting annoyed the moment you ask for any kind of help or maintenance. Throughout the year she nickel-and-dimes tenants with surprise "hidden fees" that keep popping up on a two-bedroom lease. Then, to make moving out even more stressful, she locked my key fob a full week before my lease ended. It's no surprise that almost everyone moves out within a year because of her. Save yourself the headache and look elsewhere.

They charge way, way too much for garage parking and gave away the accessible (disabled) parking spots to non-disabled folks (and also use some accessible slots for the dumpsters). And when I moved out, my apartment was pretty clean and nothing beyond normal wear and tear except we accidentally left the TV mount in and they took my entire security deposit over it.

I'm the zero drama landlords dream. Until this week I've never encountered a team so obviously unprofessional and sketchy. From the rooms not being clean enough to show to the application process, avoid at all cost. The amount of vacancies a complex of this size has is also a red flag. Anyways, I provided paystubs showing 3 years of continuous employment. They insisted on paystubs from more pay periods despite there being year to date totals on them. There was some third party service that they use, which they neglected to send me a link for. They then insisted I send bank statements to prove my income because I had not run the service they failed to connect me with. Weirdly the were several other emails on the chain and it looked like a group email asking people for their financial information. That felt very sketchy. They ignored my questions for about 24 hours until I told them I was no longer interested in the apartment. My choice to withdrawal interest is because of the lack of professionalism and it seems the align with the reviews I see on here that suggest they don't take accountability, shift blame to tenants when things break, are unresponsive etc.... They have refused to refund the application fee, which is a whopping 65 dollars and not actually disclosed until the last page of their clunky and onerous web application. It's a big red flag when companies don't take accountability when they provide subpar service and respond with defensiveness. I hope to give people this information so that they know that the application fee is excessive, the process obnoxious, the staff unresponsive, and management inflexible and unaccountable. When I told them that I was no longer interested and they told me they would not refund the fee, they continued to try and convince me I was wrong and that they were actually professional. Yikes! What a red flag. Avoid this group at all costs. in 20 years of renting I've never seen so many red flags in such a short timespan. When people show you who they are, believe them the first time.
