I just moved out of these apartments and lived there for the past 5 years. It has been such a lovely place to live. It was really hard to leave. Kathie is a great property manager and has been helpful the whole time i've lived there. My favorite parts are definitely all the dock access, to be so close to the water and have spaces to read/bbq with friends and paddleboard or kayak. They also built racks for paddlboards/kayaks that you can reserve for a season. There is so much greenspace as well and they upkeep everything with great landscaping and beautiful flowers :) It has a good mix of age groups and 20-30s roommates, young families and single people. Some people I met and became friends with had lived there 10+ years which is a great sign. The units (especially the ground level) are great because they have hardwood floors. It's one of the few places in Seattle in my opinion that is reasonable rent for a place with an open, airy feel, cute character and big windows. It is an older complex from the 1920s or 30s so it has its quirks - the biggest things to consider are an older heating system, hearing noise through the ceiling/floor and the laundry. Also, you do have to plan for street parking that is about a block away if you come back at night. For maintenance: they do have an on-site maintenance crew which were really nice/helpful and handled most things that came up within a few days. All in all, Edgewater has a sweet place in my heart and I would definitely recommend it to others. read more

Charming waterfront apartments in the Madison Park neighborhood. Big grassy spaces. Cons (a running list): 1. Parking is impossible if you need it on weekends, or anytime after 5ish. 2. Paper thin walls. You can hear your neighbors clearing their throats, receiving phone calls, and kinky Sunday morning habits. 3. Ancient appliances in poor repair. 4. Electricity is limited-if you try to use your coffee maker and toaster at the same time, you'll blow a fuse. 5. Management of the property is not great. Things are in poor repair, and there is a lack of communication from management. They are rude, and generally disliked by tenants due to how they treat folks. 6. Basements get flooded in the rain leaving moldy smells for days after wafting up the stairs. 7. No dishwashers. 8. Bathroom has no proper electricity socket - if you need to dry your hair, charge an electric tooth brush, you can find the outlet on the light outlet near the ceiling -- above the medicine cabinet. 9. Plumbing is terrible- they are constantly having to have it fixed--and charge tenants for it. 10. Again, you can't use more than one item in the kitchen at once - or have a portable AC in the other room, prepare not to use any thing in the kitchen or blow a fuse. 11. Angry emails from management for all sorts of random things that don't warrant anger. Especially to paying tenants. See example emails. 12. Management goes out of way to feed wildlife- they literally feed the raccoon family's every year, food bowls and all. Trash isn't covered so it further brings in rodents and raccoons. 13. You are forced to split gas, trash, sewer and costs with other tenants--so even if you aren't using your heat, your cost go up because your neighbors doesn't know how to conserve. read more

I have been a renter for most of the last 30 years, in 3 different cities, and this is one of my favorite places that I have ever lived. If I ever have to rent in Seattle again I would only do it here! It is a wonderful respite from the bustling city and a straight up bargain. I adored the vintage vibe of my apartment and waking up to look over the lake. The management and repair people are all responsive and friendly. It is not perfect-the parking could be trying at times and the roofs look ready for an upgrade-but no place is. I found the noise from my neighbors to be about average for city living despite what some of the other reviewers have stated. This might not be the perfect fit for someone who needs a dishwasher and washer/dryer in their space, but I would highly recommend this complex for anyone who values aesthetics and peace over cookie cutter modern amenities. read more

Best location in Seattle! Walkable to delicious restaurants, grocery and beach! Beautiful, unique and charming apartments! I spent my first 5.5 years in Seattle here and would be lying if I didn't say I shed a tear upon deciding to leave! The large grass areas, dock for dinners, and wonderful neighbors are a few of my favorite things! Kathie is great and super responsive for any question or issue that may arise! I have always loved looking at the Edgewater Apartments coming over the 520 bridge. It looked like a great place to live for a little while...lets just say I was very very wrong! I did read the reviews; lots of spiders, terrible parking, bad management, etc. But it didn't bother me at the time...I just thought people were over exaggerating! Uh, no! They were not at all. The spider situation is so bad that I had to kill at least one huge one a night...not to mention they dangled from your windows all the time. If your a person who doesn't mind them, then I guess this isn't a big deal to you. Then there is the parking...OMG, this was so bad! If you come home anytime after 5pm, you will not find parking! Just take into consideration; moving, grocery shopping, laundry, etc. It was such a pain! Then there is management! DAVE IS THE WORST! He rips you off hardcore and doesn't even think twice! Think twice before you move here. Again, great price, great community, but a pain in the butt to live! read more

We lived in the Edgewater for a year and for the most part, loved it. If you enjoy modern amenities, like dishwashers or in-unit laundry, this may not be the place for you, but the location is ideal and the units have old-world charm. We saw negative comments online about the management before we moved in, but decided to ignore them as we have NEVER had trouble getting along with a landlord (and we have had many). We try our best to be thoughtful, respectful tenants and take immense pride in keeping our home in good order. For most of our lease, things went great. We liked being near the water and the great neighborhood center. We baked goodies for our neighbors and the manager, which spurred community interaction and events. We chatted with the manager whenever she was walking around the complex. However, when we contacted the manager about moving out, things went downhill fast. I won't go into all the gory details, but during our last few months at the Edgewater, we could not believe how poorly we were treated. Friends and family who overheard the manager speaking to us were shocked at her hostile tone. Perhaps it's a landlord's market in Seattle and management feels little need to treat customers with respect. Who knows. However, I would not recommend the Edgewater under the current management situation. Treating good tenants this way is simply wrong. read more

I've lived here for almost a year. The positives DEFINITELY outweigh the negatives. 1. The apartment units are great. They have a lot of character to them, and at least mine is in decent shape. 2. The grounds are so beautiful! It's such a relaxing location for living in Seattle. 3. This apartment complex, in the summer months especially, cannot be beat. You have personal access to a pool, amazing dock on the water BBQ and grounds. You can easily walk to the main part of madison park, minus the awful parking. A few downsides: - the laundry situation is not ideal. They have washers and dryers in each building , but they cost money and generally don't do the best job. - the parking - yes, sometimes you have to opt for street parking and end up parking a few blocks away. But hey, it's FREE parking and you can always find a spot to put your car. It just may not be as close as you want all the time. If you really have a super big problem with spiders, this probably isn't the place for you. But I'd guess the apartment units on the first floor or worse than the second floor. I've had to deal with a few pretty large spiders, but I'll happily take them on if it means having a great view on the water for a good price! read more

Before I wrote this review, I debated looong and hard whether to give the Edgewater 2 or 3 stars. Like a previous reviewer, I was always taken with the property when I saw it driving over the 520 bridge. It semed so quaint and charming, how could anyone not be taken with it? After living here for over a year and a half this is what I have to say about living on the edge of good ol' Mad Park. The Good: In the summertime, the Edgewater is a fantastic place to live. I have a kayak, which I keep on the property and can launch right into the water and have access to the best urban paddling spots: Portage Bay, the Arboretum, Lake Washington and even Lake Union, for those kayakers with enough stamina like myself. This is an absolutely fabulous perk for those paddling aficionados like myself. But for the out-of-shape, couch-potato types, fear not: there are several fabulous waterfront decks on which to grill and eat to your hearts' delight. Nothing like a hearty meal overlooking the 520 bridge to cap off a sunny evening. The pool is very pleasant on 75 degree plus days, which are admittedly few in Seattle, but the view of the water and the plethora of lounge chairs makes those few days absolutely heavenly. Unfortunately however, the pool is deluged with school-aged children and their absent-minded parents, so intent on chatting on their iPhones and working on their tans that they neglect to rein in their out-of-control children who splash and bother anyone attempting to enjoy a calm peaceful pool outing. The Bad: Prices at the Edgewater are high. The absolute lowest price for a 700-square-foot apartment is about $900 a month. And that will only get you a far-from-the-water, noisy one-bedroom that is likely to be right over the communal laundry room. So if you enjoy hearing strangers start and stop their laundry all day and night the Edgewater is for you. Also, since the apartments were built in the 1930s there are no washer or dryers in-unit. And there are no dishwashers either. So for the faint of heart these aparments are not for you. Another fun factor is that since there is a dire parking spot shortage, if you arrive home after 6 or 7 pm most nights, you most likely have to park outside the complex. Imagine how fun that is when carrying in loads of groceries or when moving. And if you work nights like I do, enjoy parking 1-3 blocks away when you get home for the night. The Ugly: I fear this will be the longest section of my review. Where shall I start? The number-one reason I will soon move out of the Edgewater: the absolutely horrendous soundproofing between units. I'm in no way exaggerating how thin the walls are and how loud your neighbors will sound. To those requiring peace and quiet to maintain their sanity: Don't even bother reading the rest of my review, just forget about living at the Edgewater entirely. I'm serious, click away from this review this instant. The walls between units are so thin, you can hear a cell phone on vibrate next door. If your neighbor tells a funny joke you will be able to laugh along with it. If someone sneezes you can say "Gesundheit!" and they will say "Danke!" Your upstairs neighbor's footsteps will sound like a wildebeest stampede if they weigh any more than 100 pounds. And if you have 250-pound-men as your next-door neighbors like I do, expect to constantly feel like an earthquake is underway, even if all they are doing is walking from the couch to the fridge and back for a beer to finish watching their Monday Night Football game with. I wish I were joking when I say I was once awoken by my bed shaking so badly i thought Freddy Krueger was inside it and about to murder me, but it was only said neighbors and their friends drunkenly stumbling about in the hallway outside my door. Oh! And if your unit is located anywhere near a family with a newborn baby, you're in for a real treat. You will soon become acquainted with the screeching infant's nighttime feeding schedule, along with it's parents' endless bickering about money, chores and gripes about their sex life. And speaking of sex, if your upstairs/downstairs neighbors have it, you will know. You will know their frequency, duration, freaky sex names for each other, fetishes, maybe you will even be able to deduce their favorite rooms/positions to do it in. None of which are bad things but, if you are the shrinking-violet/Christian type, I'd beware. read more

In general, I like to think positive. I don't like to write negative reviews as I believe in karma. However, after much deliberation, I must write about my experience living at the Edgewater Apartments in Seattle. I could not believe how badly I was treated upon giving notice that I was leaving the Edgewater last spring. All of a sudden, all these arcane rules and regulations were trotted out as if I had been living in a prison. Although the manager of the apartment complex, Kathie, had been very friendly with me while I was a tenant, her wrath was dispensed the minute I decided to leave. I haven't been a tenant at the Edgewater since last spring, but they are not done harassing me. I had been warned by other tenants not to expect any of my security deposit back and indeed did I not only not get a penny of it back, but Kathie ran up a statement of bogus charges (including $50 for key replacement when I gave her back the 2 apartment keys) that exceeded my security deposit 10 fold. I won't go into all the gory details but here;s the bottom line: if you don't mind no modern convenience such as dishwashers and laundry equipment, you might consider the EA. If you don't mind rats running around the foundation of the apartment buildings, a storage unit in the basement that is flooded part of the year, and being pushed to the bottom of the list of garage spots while Kathie finds garage spots for her favorite tenants and son and daughter, then the EA is a good fit for you. If you don't mind a bathtub that was refitted with a plastic liner that you cannot get clean no matter product you use and the management can't advise, chose the EA. If you don't mind a kitchen sink that has no enamel on the surface and the management won't replace the stopper because they cost $60 each, choose the EA. If you like an apartment complex that has a no pet policy, but then the management breaks for favorite tenants and herself (2 cats), the EA is a good choice of you. If you want to repaint your apartment like some neighbors have done, go ahead, but expect to be charged double on move out, even though the manager has been to your apartment and complimented you on your choices! If you like old appliances, such as a stove with only one burner that works, a refrigerator with a freezer that doesn't get cold enough to freeze ice, chose the EA. If, on the other hand, you have some pride in where you live and expect to be treated fairly by a judicious, non-alcoholic apartment manager, look elsewhere. You may move into the EA with no problems only to learn that upon move out you are treated quite differently. You may park your PODS on the property to move in, but on move out you will have to park them on the street with city permits ($400). Not my cup of tea. I am so glad to be outta there! read more

Over 2 years at the Edgewater now and still love it. We are moving out because of an expected baby (need W/D in unit), but we will definitely miss it. The other reviewer goes on about the terrible spider problem and parking issues, but I rarely park more than a block away. In terms of spiders, if you live within a block of the water in Seattle you are always going to have spiders. Sure there are a bunch outside, but I rarely see them in the house. The ones I do see inside are no where near the size suggested in the picture. In terms of property management, Dave has always been very helpful. I'm a bit forgetful of my keys and I've never had an issue having someone unlock my door for me. My experience with any property manager over the years says if you are friendly with them, they will work with you. Dave has never had an issue as long as you pay your rent on time and be respectful of your neighbors. It is definitely a great place to live for recent grads, newly weds and anyone who wants a very nice quiet neighborhood without a lot of traffic. read more

I was in love with these apartments when I first moved in, which is why I've now been here for a few years. New management has me feeling like we are living in a police state...she's a real peach. Need to pull over real quick to unload your groceries at 10 pm with your flashers on, every intention of moving and not parking illegally? Tough. You will get yelled at. We now pay for W/S/G which would be fine, if my apartment actually got hot water. It's lukewarm at best, the kitchen sink routinely spits out murky brown water, and that bill seems unfairly high considering I travel a lot for work and I'm not home that much. The location is great, the grounds really are beautiful, but for the price, lack of amenities, and difficult management you'd be better off looking for apartments elsewhere. read more

I have lived at the Edgewater Apartments for over 4 years and I absolutely love it, especially since Cathie has taken over the management of the place. Before she got here the manager was useless and when I moved in there was black mold all around the windows and it took me forever to get maintenance to clean them. There were other things that weren't cleaned but I dealt with that myself. I leave my windows open for an hour a day and don't have a problem with any mold now. The old maintenance team never responded to request, even if I called Dave, the old manager and let him know it had been weeks since I had put it a request. Cathie is amazing! I broke my foot while in my apartment and she was here before the aid car arrived. She also literally saved my life. I had been in the hospital for another issue and they discharged me early and my doctor called her to come check on me and she found me in really bad shape and called an ambulance. I don't know what would have happened if she wasn't so quick to respond. She has always treated me with respect and I really like her. Cathie whipped this place into shape once she got here. She fired the lame maintenance staff and now when I have a problem, it is usually taken care of within 24 hours unless they need to order a part or something. She is on top of everything and imposes the rules, which I greatly appreciate. No alcohol at the pool, no glass, no eating in the pool, seriously, I have seen people sitting in the pool with a glass full of wine and food! Call Cathie, and the situation is taken care of immediately. Oh and the apartments. I know at least 20 people that have lived here all the way back to the 80's. So once my son left and I downsized I was so excited to get an apartment here. Every person that walks into my apartment makes a comment about how lovely it is. Huge bedroom, living room and a nice sized kitchen. I love my little sanctuary and the only time I hear my neighbors is when someone is having a party(which is rare) and that is not that bothersome. I live in a great building and we are always asking each other if one another is being too loud and I have never said yes or had neighbors that thought my noise was a problem. Would I like a dishwasher and washer dryer in my apartment, sure that would be great, but these are older apartments and the charm and all the other amenities more than make up for it. If we did have those things the rent would be much, much higher. We have waterfront surrounding the property so lots of us have canoes and kayaks which we are allowed to keep in a spot close to the water. The grounds are kept up extremely well and there are so many beautiful plants, flowers and trees. I have lived in Madison Park for 10 years and it is a lovely community. One of the best and most expensive in Seattle. But the Edgewater is very reasonable, especially in a neighborhood like this. I am grateful to live here and for the staff, especially Cathie. read more

I had so much fun, swimming, riding the trolley down town, the Ave with all of the little stores and even took tap dancing at the Schults mansion. about 10 years ago, my brother and I took a tour around the neighborhood. It seems a lot smaller but just the same in most ways. I want to go back to have another look. Oh, did I mention that I am 78 years old and I live in Arizona. read more

There is a great deal for the price OTHER THAN the noise - seriously, college dorms have less noise. You can hear every conversation, thud, clunk, etc. If you do end up moving in, DON'T live in a building with kids - OMG! My old neighbors had a kid from hell. They'd let the kid scream, etc. The laundry site is also in a dark basement. The neighborhood and location is awesome if you work in downtown. Just beware that it's a loud place before you move in. read more

I lived at Edgewater apartments for about a year and a half and my experience was overall positive. Great location, very reasonable rent, beautiful landscaping, and outstanding maintenance. However, I eventually left because of one unfortunate problem, the spiders. If you have a fear of spiders like myself I would avoid this place like the plague. They're everywhere, some of them were so huge I actually wondered if they were somebody's escaped exotic pet. I lived on the first floor which I'm sure contributed to the problem. I'm giving this place four stars because everything else was close to perfect, and if spiders don't bother you I would highly recommend it. read more

Have lived here for approx. 4 years. While it has it's downfalls such as loudness due to thin walls, it is a bargain for the location.

The edgewater used to be a great place to live, but when the management changed in March everything went downhill. Rather than dealing with a problems of pests, the new manager will lie to the tenants and do nothing. The new manager lies to the tenants, uses foul language, raises the rents for three consecutive months, tows cars that are dropping off groceries at a friends apartment, yells at and threatens the tenants in the middle of the night in the parking lot, and is generally unkind and inconsiderate. As someone who has been living here for over a year I would strongly suggest finding somewhere else to live. read more

I lived in the Edge-water for a few years now. Since management has changed, so has my love for this property..."I miss grumpy Dave". Over the past year rates for a 1 bedroom 700 sq feet...was 900$ a month...which was already high has jumped from the low 900s to the mid 1200s. 2 bedroom 750 sq feet went from 1250$ to 1550$. The new management is really bad, the land lady is a bully...if your thinking about renting, get a feel for what I'm saying about Kathy before you fully commit. I will sadly be moving on once my lease is up in June and I wouldn't recommend wasting my money on this property, it's not worth it. Price was great...not anymore, property is good...1 star for that, management is foul..it's just not worth it now a days. read more

When moved in, was great. This year, however, it got sold to a new company and also has a new manager, Kathie. Rent and lack of modern amenities was balanced with no WST, hot water, or heat charges. New company is now RUB billing us for those. This means no one is getting charged for actual usage. So the resource users get benefitted while the conservative users get overcharged. Real example - one person in 2 bedroom unit, who uses heat full blast all season ( my dear friend) has a $75 bill. Me, in a 1 bedroom, little heat used, got a $100 bill! This is due to her obviously having more conservative users in her building and I do not, but this is why it is an unfair system and punitive to conservative users. Making matters worse, Kathie has zero customer service skills. Whenever she makes a mistake, and this has happened over and over with her, you have to endure a protracted line of excuses, even bordering on blaming the tenant. Each time, she eventually corrects the issue, but it is frustrating, to say the least, to deal with her attitude. This combination has turned living here completely around, which is so sad. read more

Over the years I have had many friends who have lived at the Edgewater, and loved it. I have lived here for exactly 2 years. I am moving because I finally got my 2 pets back from my ex, and the Edgewater has a no pet policy. I hate to go, but look forward to having my 2 little pals back. I don't understand the previous post of spider issues, and bad management. I experienced none of that. Dave, and Ann were fabulous landlords, and the maintenance staff was great. I was locked out twice, and someone came within 5 minutes both times. Any repair request I had was addressed in a timely manner. Ludwig was great. The complex is like a small family community. I had very friendly, and quiet neighbors. Of course the parking is bad after 5pm. It's Madison Park!! If you own a house without a garage anywhere in Madison Park it's the same issue! If I couldn't find a spot I always found one nearby. No big deal. The location on the water was beautiful, and I loved walking to the nearby stores, restaurants, and bars. I'm not leaving Madison Park because I love it down there. I am moving to a pet friendly complex (with parking issues), But, will miss the old charm of the Edgewater. It has been a wonderful place to live. read more
