That is until upon move out they decided to pull the play the 'not entitled to get your security deposit back' game so now I have to take further action by serving them. Do they have cause to keep my deposit? No. In the lease, it specifically says that deposit may only be kept if the apartment is not left in the condition, it was before my tenancy. It was in fact left in that condition and I have before move-in and move out pictures showing this. They also claim that the deposit can be withheld for unpaid utilities. That's fine, but the funny thing is I never got any billing after I moved out for these utilities until months later, otherwise there'd be no need for them to do that. Now their integrity is shot and is clearly greed as they likely smile about it in their response emails to me. They're counting on me (and you) not pressing forward with the retaining of security deposits. Prove them wrong. You may avoid this by not renting from them. I do not recommend Bonavista Management, if you choose them. Be content with them keeping your deposit.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

David doesn't ignore hard problems but will take care of them right away. These problems were ignored for years by my previous property manager (also full-priced 10% but not half as worth the price). When faced with tricky situations, David will try to find the best solution for the landlord. Windermere seems to be doing a very professional job and I hope they can remain excellent always!

The owners, who also manage the property, are a family, and we found communicating with them about things such as repairs, renewal, and general inquiries expedient and effective. We witnessed the owners around the property throughout the year doing maintenance such as painting, insulating pipes before freezes, cleaning shared spaces, and even decorating. Our unit was well insulated, with nice and modern appliances (they replaced our fridge and stove while we lived there). We had common issues (slow drains, loose wall mounts, light bulbs expiring), and all were addressed within a reasonable amount of time. The location has a lot going for it. The building is a short walk from Greenlake, bus lines 45 and 20 for access to Link, and the E line (bus) on Aurora for rapid access to downtown. We found it quite convenient to use public transit for most places we wanted to go, including SEATAC, University of Washington, Capitol Hill, SoDo for sports games, Seattle Center, International district, and more. The intersection of Greenlake and 80th is a bit noisy, especially if your unit faces the intersection, but these are also the units with a view of Greenlake and the Seattle skyline from the patio. I guess it's a small building so the property management is affiliated but not dedicated (or it's privately owned). Immediately, she started in with application questions--"what work do you do? How long have you been in your current role?...how's your credit?" !! Whoa! Wait a minute. I said, "uh, sorry, this is not me submitting an application" (over the phone no less). Is this some Seattle thing? I was put off, to say the least.

I had friends contact them who were interested in leasing the property. Seattle Property never once contacted them. In the meantime, the yard is over growing, my old neighbors are calling me wondering if the place was abandoned. Their excuse: Oppsy-It just fails between the cracks. I have tried to call Matt on several occasions in the 1.5 years of working with them. He never once returned my voice mails. When I emailed Emily with questions about work orders, I would get short curt messages that didn't address my question at all. Just look at how dismissive they are of negative reviews here. I tried to play it cool. Then I started looking into some of the work orders. Apparently the microwave went out and they replaced it. No biggie right? However, the price of the microwave seemed a tad high. So I found the same exact model on Amazon and Home Depot for about half the price. Kind of makes me wonder if they're pocketing the extra money. Then other work orders come in, apparently normal maintenance such as changing out the HVAC filter isn't being done. The tenants aren't cleaning out the lint filters. So when that stuff breaks, who do they charge? What other kind of routine maintenance are they skipping? Are the rain gutters being cleaned out?

It's common business etiquette to at least acknowledge receiving the e-mail within 24-48hrs and ask for time to process, however we consistently are ignored for weeks on end by the accounting department and Molly. Simple mistake, but the communication could really use an improvement. Edit: so after posting this review, we immediately had our case taken care of. (Yard overgrown, fireplace not functional, slick moss on the driveway, etc) Beyond that we are still overall happy with the home. Max, Ivan, and Ashley who act as the property managers could be a little more responsive for RPA on behalf of the "owners" who are the same people that own RPA under another LLC. Emails go unanswered and phone calls unanswered at times. Maintenance vendors are very friendly and fair priced. Would recommend them in the future to prospective tenants. Overall we are happy with the home and hope to stay another lease term.

It took them two whole weeks to send someone out to fix it. They left a hole in the roof on the inside but patched it up on the outside and are claiming that we caused the damage. How? They were too lazy to put a new roof on and/or didn't want to seal the inside of the house's vulnerable spot from water damage caused by the leak. Secondly, about a year into renting, our bedroom window had red mold and was leaking water. We promptly put in a maintenance request, but they didn't come for a whole month. We finally reached out to the landlord, Max himself, to inform him of my allergies and asthma. The mold is not good for anyone with these conditions. They finally came out after weeks of trying to get ahold of anyone. There's so much more I could go on about, but I think this is enough to make my point. I absolutely do not recommend this company to anyone. We are very disappointed and they're very unprofessional. Big thumbs down.
