We started working with them back in 2018…read more They helped us locate our first renters and get the unit ready for them cheaply despite the need for a super fast turnaround. (Our new home was being completely remodeled and fell behind schedule, so we had nowhere to go until the last minute.) They handled all the interactions with the renters, including when the washing machine died shortly before the wife went into labor. They sent us options for a comparable machine via email, I picked one, and they had it installed next day. It was so hands-off and easy that when my mother-in-law moved out here, we decided to keep using them. While she reaches out to us for easy-to-fix problems, if it's anything more complicated, they can turn it around faster and cheaper than we can. It's worth the money to know that she won't be without, say, heat because she won't call us in the middle of the night and/or we can't find someone to come by fast enough.

Meaning, we didn't need to go and make a bunch of calls and interview a bunch of people in person at the house (we already have jobs). The company kept us in the loop and took pictures, answered our questions and basically took care of everything the house needed for it to be rented. The annual (or was it semi-annual) house visit inspections are an added layer of reassurance. No regrets here. Wish I found them sooner!!!

My Sister rented from T Square Properties in the past and lived at one of their properties from…read more2020-2024. She was a great renter who paid rent on time and left her unit in immaculate condition upon move-out. She had no issues. Fast forward to June of 2025, she applied to live at HARMONY at Mill Creek Townhomes which is another property managed by T Square Properties and rented a townhome site unseen. Because of her good experience with T Square Properties in the past, she felt confidant to lease site unseen. July 6, 2025 was move in day and she had all her belongings in a Uhaul, upon entering her unit she quickly realized it was not move-in ready. The unit was filthy and had not been maintenanced, painted, cleaned and the carpets were dirty with caked dog/cat hair at the edges where the carpet meets the wall. The carpets were urinated on by pets and the unit had a very strong, overpowering odor of pet urine and feces. We have 137 photos of the filthy unit. When she attempted to contact the management company there was zero response until one of the leasing agents texted her at midnight!! which in what world is it okay to respond to someone at midnight via text? So unprofessional! My sister sent emails and called multiple times and was passed off to multiple people that work in the office with no one getting back to her. My sister had to drive to their office in Bothell this morning to get someone to address the situation and all she got was office staff not knowing anything about why her unit was not move in ready. In the days prior to move in, management sent my sister a couple emails saying that everything was good to go as far as move in and gave her the code to the front door and they expressed how nice it was for her to be returning as a past resident. What an awful experience this has been. A uhaul full of her belongings and now after demanding that they refund her the $5,000 she paid to move in, a single,hard working mother with two small children is scrambling to find somewhere to live that is in the same area and within her children's school boundaries. What an absolute failure this was on behalf of T Square Property Management. I have been working in the property management industry for 20 years and this is unacceptable and they dropped the ball big time. Renters beware of this management company and always inspect your unit prior to move-in accompanied by one their leasing professionals. Take pictures and videos and make sure the unit is move in ready. The rental should be maintenanced/turned and painted or touch up painted, carpets cleaned or replaced and cleaners have thoroughly cleaned the rental properly for the next resident to move in. Bang up job T-square Properties!!!

They have zero communication and then illegally keep your deposit. They charged up for renters insurance when we didn't even live there. This is a dishonest business and unfortunately I have to sue them and I hope they don't find a way to absorb the costs to the owner because he is a wonderful man even though they are the negligent ones.

As verified by the property owner, the squatters have paid ZERO in rent while causing damage to the home, including flooding the interior of the home, while Maple Leaf Property Management has failed to evict and remove the squatters. This started in January and has continued as of the publication of this website. This page is a review and my personal testimonial with our experience having our neighbors property managed by Maple Leaf Property Management. As of this writing and to the best of my knowledge, Maple Leaf Property Management has not pursued criminal proceedings for the squatters writing a bad check despite it being a Class C felony in Washington State. They have had multiple court dates for the eviction, and have failed to remove the squatters despite their criminal unlawful issuance of a bank check. I am the father of two living with my family on 88th St near Stone in Seattle. The failings of Maple Leaf Property Management have had a profound impact on the peace and quality of life of my family. We have requested that Maple Leaf Property Management take steps to mitigate the impact on our household, but it has fallen on deaf ears. The property with the squatters has a high amount of traffic nightly between midnight and 4 AM. Based on attire, I am fairly certain that prostitution is involved. We also see people coming and going during those hours on scooters and wearing backpacks. I would guess that the distribution of drugs is involved, with the possibility that they are also reconstituting drugs on the property. There are dozens of different people coming and going from the property each week, with the highest activity being between midnight and 4 AM. It feels like we are living under siege in our own home. We have had to modify our schedule to make sure that our children do not come or go after dark, and have someone available to escort them in and out. Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone

I read through the reviews and I have to say, in the first two years I would have totally agreed…read morewith what others had said. We hired TMT because our property manager was going to be someone we worked with before. But he quit about 3 months later to get into a different industry. Then we got the two most incompetent persons I have ever met. One couldn't remember from one meeting to the next what he was supposed to do. The next one quite frankly lied flat out about his progress on projects. It was bad. We finally went up the chain of command to get another property manager. We struck gold! Colleen has been good in staying on top of things and communicating with us. However, I have to say that some of the comments appear to be directed to the wrong people. While I do agree TMT's customer service leaves something to be desired, particularly their accounting people, it is not TMT's job to hire vendors, or schedule maintenance, or even keep on top of accounting matters. Its the respective Board's responsibility. It is clear that some of these people do not have a clear understanding of what is their Board's responsibility and what is the management company's. Fines are not imposed without Board direction. Rule enforcement is also the Board's responsibility. Hiring of contractors is not done by TMT either. They can recommend and/or get bids, but final say and hiring is done by the HOA board. If the HOA is non-responsive or not engaged, then things can languish without being resolved, particularly if no quorum of the Board happens at each meeting. I would suggest attending the next Board meeting and finding out and asking questions as to why things aren't getting done. Just sayin.

If I could give zero stars, I would. The Management Trust is the textbook definition of "you get…read morewhat you pay for." They are the cheapest and least professional HOA management company I have ever dealt with. Maintenance requests went unanswered for months, staff were dismissive and even hostile, and there was zero empathy when residents faced serious issues like leaks or floods. They couldn't even handle the most basic functions, like uploading HOA meeting minutes, let alone addressing real homeowner concerns. After five years of dealing with them, I can confidently say: Avoid at all costs.
