We've had an absolutely great experience with them. We started working with them back in 2018…read more They helped us locate our first renters and get the unit ready for them cheaply despite the need for a super fast turnaround. (Our new home was being completely remodeled and fell behind schedule, so we had nowhere to go until the last minute.) They handled all the interactions with the renters, including when the washing machine died shortly before the wife went into labor. They sent us options for a comparable machine via email, I picked one, and they had it installed next day. It was so hands-off and easy that when my mother-in-law moved out here, we decided to keep using them. While she reaches out to us for easy-to-fix problems, if it's anything more complicated, they can turn it around faster and cheaper than we can. It's worth the money to know that she won't be without, say, heat because she won't call us in the middle of the night and/or we can't find someone to come by fast enough.

I wanted to update my review: Again...GREAT company if you…read moreown a rental. I'll let you fill in your own adjective for what they are if you are a renter in one of their properties. I'm reviewing twice (trying to update mine and not do two...oh well). After waiting 28 days after moving out, we finally received EXACTLY 50% of our deposit back. They hired a cleaner to reclean the house after finding any and every dust ball or smudge. They had to hire maintenance to weed (unrealistic level of weeding that no human can sustain). And charged us $375 for 6 holes in the wall that we puddied but couldn't paint due to their maintenance person not being available to get us matching paints. They didn't give us our utility bill so we incurred a late fee that they will not take ownership of or adjust. They also told us we wouldn't be charged for a light bulb that was out, charged us for it anyways, then half admitted to the issue and finally issued a refund of $110 for one burnt light!!! We work really hard and save our pennies. We can also barely afford to live in Kirkland. We've rented for over 13 years from multiple people and have NEVER had a penny withheld. Here's what a recommend to any future renters of Gregory Property Management: 1. Pay your rent but don't you dare live in the home. If you do, wear booties, and don't scuff the baseboards. 2. Don't use the lights...but still check them ALL before moving out or you'll be charged. 3. Just go ahead and let your small children be crushed by bookshelves as securing them to the wall will leave a hole, which you can't fix yourself and they have to charge you to paint the ENTIRE WALL again. 4. Just spray toxic pesticides everywhere you can...but keep the grass and bushes in perfect condition. 5. And they offer you so many options to hire "their people" to do yard care and cleaning for you. Get it in writing and amounts...but just take them up on their offer...They're going to charge you for them in the end anyways. These are facts and not an opinion (except for the last part...that's just my therapy so I don't cry). Companies should be held accountable, but I will definitely be checking if they manage a property I am looking to live in moving forward. I hope you do to.

Beware of Inaccurate Listing Details!!!…read more As a professional with a real estate background, this company has some questionable business practices. I had inquired about a rental listed on their website in Edmunds advertised for $1,750 for a 1,050 sq. ft. unit. I toured the property with the leasing agent Lori Karhu on January 2, 2019. Having been in many properties, something felt odd about the size of the unit compared to what they mentioned in their ad so I took measurements and researched the property. I found on the City's website architectural building plans that clearly stated the square footage of the unit is 934 sq. ft. I submitted to her this information, the source with a link, and inquired about an adjustment to the rent since the square footage advertised was 9% (116 sq ft) more than the actual. The next day I contacted Lori inquiring about what I had discovered and her response to me was, "I don't know what to tell you, I want to rent this property at this price, maybe $1,700 or $1,695". At $1,750 for 1,050 sq ft., the cost is $1.67 per sq. ft. Since nothing else changed other then their inaccurate listing of the square footage, the rent should be 934 sq ft multiplied by $1.67 = $1567. So looks like they are just arbitrarily setting a price, which is extremely unprofessional. Typically you would do a market comparison with comparable products, which I'm assuming they did to initially to come up with the $1,750. So again, with the only change being the square footage it would seem a easy recalculation. I decided to pass on this rental seeing how they operate. I feel sorry for the past tenant who may have been over paying and for the next new tenant. Update: A member of the company reached out to me to address the issue. I've seen that they've taken steps to correct the situation and thus revised my score from 1 to 3.

She was a great renter who paid rent on time and left her unit in immaculate condition upon move-out. She had no issues. Fast forward to June of 2025, she applied to live at HARMONY at Mill Creek Townhomes which is another property managed by T Square Properties and rented a townhome site unseen. Because of her good experience with T Square Properties in the past, she felt confidant to lease site unseen. July 6, 2025 was move in day and she had all her belongings in a Uhaul, upon entering her unit she quickly realized it was not move-in ready. The unit was filthy and had not been maintenanced, painted, cleaned and the carpets were dirty with caked dog/cat hair at the edges where the carpet meets the wall. The carpets were urinated on by pets and the unit had a very strong, overpowering odor of pet urine and feces. We have 137 photos of the filthy unit. When she attempted to contact the management company there was zero response until one of the leasing agents texted her at midnight!! which in what world is it okay to respond to someone at midnight via text? So unprofessional! My sister sent emails and called multiple times and was passed off to multiple people that work in the office with no one getting back to her. My sister had to drive to their office in Bothell this morning to get someone to address the situation and all she got was office staff not knowing anything about why her unit was not move in ready. In the days prior to move in, management sent my sister a couple emails saying that everything was good to go as far as move in and gave her the code to the front door and they expressed how nice it was for her to be returning as a past resident. What an awful experience this has been. A uhaul full of her belongings and now after demanding that they refund her the $5,000 she paid to move in, a single, hard working mother with two small children is scrambling to find somewhere to live that is in the same area and within her children's school boundaries. What an absolute failure this was on behalf of T Square Property Management. I have been working in the property management industry for 20 years and this is unacceptable and they dropped the ball big time. Renters beware of this management company and always inspect your unit prior to move-in accompanied by one their leasing professionals. Take pictures and videos and make sure the unit is move in ready. The rental should be maintenanced/turned and painted or touch up painted, carpets cleaned or replaced and cleaners have thoroughly cleaned the rental properly for the next resident to move in. Bang up job T-square Properties!!!

She took over our property at a time when we were dealing with a downed tree after windstorms, and truly changed our lives for the better. She helped us to get the tree delt with, and another dangerous tree taken down so we wouldn't have this problem again. Our prior manager had been complacent, slow, and unhelpful. Katie is the exact opposite. She is prompt to respond, follows up on issues until they are resolved, and has a genuine care for the lives of her renters. She is always warm, friendly, and gets the job done! Maintaining our gutters and landscaping, ensuring seamless lease renewal, and replacing our fridge the same week that it broke are just a few examples of ways she has helped take care of us. We hired TMT because our property manager was going to be someone we worked with before. But he quit about 3 months later to get into a different industry. Then we got the two most incompetent persons I have ever met. One couldn't remember from one meeting to the next what he was supposed to do. The next one quite frankly lied flat out about his progress on projects. It was bad. We finally went up the chain of command to get another property manager. We struck gold! Colleen has been good in staying on top of things and communicating with us. However, I have to say that some of the comments appear to be directed to the wrong people. While I do agree TMT's customer service leaves something to be desired, particularly their accounting people, it is not TMT's job to hire vendors, or schedule maintenance, or even keep on top of accounting matters. Its the respective Board's responsibility. It is clear that some of these people do not have a clear understanding of what is their Board's responsibility and what is the management company's. Fines are not imposed without Board direction. Rule enforcement is also the Board's responsibility. Hiring of contractors is not done by TMT either. They can recommend and/or get bids, but final say and hiring is done by the HOA board. If the HOA is non-responsive or not engaged, then things can languish without being resolved, particularly if no quorum of the Board happens at each meeting. I would suggest attending the next Board meeting and finding out and asking questions as to why things aren't getting done. Just sayin.

If I could give zero stars, I would. The Management Trust is the textbook definition of "you get…read morewhat you pay for." They are the cheapest and least professional HOA management company I have ever dealt with. Maintenance requests went unanswered for months, staff were dismissive and even hostile, and there was zero empathy when residents faced serious issues like leaks or floods. They couldn't even handle the most basic functions, like uploading HOA meeting minutes, let alone addressing real homeowner concerns. After five years of dealing with them, I can confidently say: Avoid at all costs.
