If I could give zero stars, I would. The Management Trust is the textbook definition of "you get what you pay for." They are the cheapest and least professional HOA management company I have ever dealt with. Maintenance requests went unanswered for months, staff were dismissive and even hostile, and there was zero empathy when residents faced serious issues like leaks or floods. They couldn't even handle the most basic functions, like uploading HOA meeting minutes, let alone addressing real homeowner concerns. This is the WORST property management company. Impossible to make contact for explanation as to why I received an invoice when I am on auto-deduct. They have perfected the art of hiding from homeowners. They change property managers so often, I cannot keep up with updates of telephone extension number and email address. Also don't respond to email. Just want you to text Trusty, which is the dumping ground with no response. I am so glad a condo in Kirkland left this horrible company and returned to Conrad Properties. Stay clear of this company if you're looking for a Management Company for your HOA. They have problems responding to any questions, concerns, or queries in a timely manner. They deliberately send inspectors out to look for minor HOA violations, while neglecting to remedy real problems that have been brought to their attention. There have been numerous times they have sent out violation notices to individual residents with immediate fines, without giving 1st notice, 2nd notice, and then final notices. They refuse to be transparent with financial information, sighting privacy issues, when they could easily redact any thing of concern. The list goes on. read more

If you call the office they don't answer the phone I called yesterday and it took me six phone calls to speak to someone. I tried to make a payment and they now take a cut to use a debit card. While doing not much else, they managed to threatened our retired neighbor in their 90's with foreclosure after the homeowner accidentally short-paid their newly raised dues by something less than $100.00, the increase driven by a "reserve study" performed by this companies' vendor so incompetent that they literally took photos of, and added into our budget/assessment, photos and detailed cost for repair/replacement of items for the building next door. Never can get notice out to HOA about meetings or anything else until day of and they send 100+ cut and paste docs stacked with the same garbage adverts for their "vetted" for $140/ea vendors from last month if anything at all. This has got to be the WORST management company ever! Comparing my experience dealing with a different local management company with Management Trust, is like complete night and day. First off, my HOA has had 3 different Management Trust managers in a span of just 2 years. That's a red flag right there. Secondly, there is a serious lack of communication at the company (or at least those dealing with my association). For example: I emailed our (newest) HOA manager a MONTH AGO regarding a parking issue where I live. As of today, NO response. Not even a "I'll look into it" reply. I had to email back the previous HOA manager about who I need to contact to get some kind of reply. Thirdly, even after attending HOA meetings after HOA meetings, no resolution has come out of my complaint (brought thus up in person and via email over a year ago). All The HOA board and Management Trust advised me to do was "email to document the incident". No resolution came about after emailing, so I gave up (until last month). I know from my personal experience with another local management company, emails/complaints/violations from residents are resolved immediately... just wished Management Trust was the same. read more

The reviews are accurate and their canned responses are indicative of the type of service you will get with this company. Someone who copy/pastes and doesn't listen to the problem and try to solve it for you. Added Content: To be very clear, I dealt with "TMT" for several years and have plenty of accounts where I needed something quickly and I wouldn't hear back for days. I could never count on the company to help in a timely manner and in some cases this cost me money and time due to their lack of response. Here's an example of my first-hand experience with TMT: On November 13th we received an email stating that there would be workers onsite to wash windows and to have our blinds closed for privacy (since they would be on ladders peering into the windows) and guess when they would be onsite? November 13th. Consistently we would receive notifications for day-of work with no heads up despite the fact that they certainly were planning these jobs ahead of time (certainly right?). Incompetent would be a compliment. As bad as the other real reviews suggest. They don't reply to virtually anything. They don't take responsibility for what they are getting paid to do. They lie when it suits them to cover their lack of communication and results. They could hire some sloths and it would be an improvement. My maintenance bill from them has a line item for "Landscaping Services." Yet, my grass is all dead, my hedges are never trimmed, there are weeds everywhere, and my irrigation system is not being turned on (it's a community controlled one). Bad enough if it were just my house, but it's most houses in the neighborhood. We've all tried contacting them but, they are always away from office and they never respond to emails or voicemails. The one time I got a response, they said they were sending someone to investigate and they would follow up. That never happened. Management Trust sent me the ususal monthly notice that it was debiting my checking acccount. When I contacted TMT, them, the nasty and unhelpful representative told me it was none of her concern and I had to take it up with my credit union. The credit union verified that no such request had been received in November. I expect a late fee will be assessed in a few days. I wrote to my HOA Board, but they have not responded. This is yet another example of the dysfunction and incompetence of this terrible management company. read more

If there was zero stars option, I would've picked that.. I haven't experienced worse customer service in my entire life. The Management Trust never answer the call. I am not able to reach out to them for payment issue for the last 3.5 weeks. Only once a person answered the phone, she sent me to voicemail! Currently I wait on the line for less than a minute, and they hang up on me or send me to a voicemail which is always full and I can't leave a message. In the very rare cases where I was able to leave voicemail, I do leave full details and how to contact me and that it is urgent. No one has decency to call me back or send an email. I sent multiple emails so far with no success and no one got back to me. I am not sure how a business like that can operate without ability to contact them. Before you buy a home, check which company they use for HOA... If it was the Management Trust, run far far away, run run run and keep running away. These people don't know how to treat their clients. I've been charged duplicates for the past two months by these idiots and I can't reach out to tell them or even ask about why this is happening. Angry. The manager and her assistant are angry. They respond to the most mundane questions with anger and disdain. Not sure why they are in customer service. It feels like they've created a US vs. them scenario when all the owners are doing is looking out for their property. When the property is in disrepair we are going to open a conversation about that. It seems no matter what is brought up they react angrily to the owners. If you don't accept their answer and ask a follow up question they are rude. Very unfortunate. This company sent the homeowners in Meridian Green community an assumption budget for 2017. But what fool would agree to an assumption for the money being paid out. Clearly there is a major problem when you receive a letter with their letter head on it that the company does guarantee that is is complete or factual. The Management Trust employee does not read because she tried to force us to violate our Cc&r. The capital improvements money was not justified with invoices nor factual records of the money spent. No proof of a quorum to elect new board members or a vote to approve the over stated budget. Moreover, the field in the front of the community has dandelions that are spreading down in the front yards of the property adjacent to the field. You would think that the property manager would kill the weeds before it spreads. This company is running our community into the ground. read more

The Community Association Manager will not return phone calls and hides behind her assistant. There is a serious issue I am facing and I can never physically speak to the Community Association Manager who is paid to take my calls. The neighborhood is in complete utter despair and nothing is ever done. I watch the people who come by and mow the public grass area and chop up anything in the path and move on. They put the grass clippings in the protected forest and trash is never cleaned up by this company they contract. I have complained and my complaints are never returned in any correspondence. Fences haven't been stained for 10 years and there is no enforcement. The mail boxes have profanity written on the backside from the mold that has been there for 6 years. I would not suggest CDC/The Management Trust for any management of an HOA, I have watched for 10 years as they take the money and no improvements are made. This Company Discriminates. We had an AC Unit in our front window. Please recall this was one of the hottest Summers Seattle has faced. We received a notice that it was a violation in July. We then contacted the management company and received paperwork to fill out in which was done with in 24 hours of receiving and emailed back. We then in OCT received another notice about this AC Unit with a $50 fine. Although in the picture that they provided shows the attached home with an AC in the Window in front of the home which is the same as ours. We spoke with the homeowners they state that they have never received a notice about the AC Unit in the 2 years it has been there. This company is very unprofessional and doesn't regulate anything in an "uniformed" way. There is no rule set that everyone has to follow. Only some people must follow them and others can do what ever they would like. This is Harassment and Discrimination. You cant apple a rule to one house hold. and not the entire community read more

I owned a condo that was "managed" by this company. 1 star was my only option but they truly deserve none. In the time I lived at this condo, the property manager changed so frequently they were unable to be identified. They were terribly unprofessional and rarely responded to email communications however when they did, it was days after the fact. They may be "employee owned" which must be great for them but they seriously lack customer service skills of any kind. When we were in the selling process, they never responded to requests from myself as the seller or from our agent. They continually worked slowly waiting until the last minute to complete minute tasks that were related to the success of our close. After the sale closed, we continued to get billed despite no longer being the owners. Most bills left no information about why we were being billed at all. Upon receiving the last bill and attempting to pay it, they stated they could only accept one form of payment since our account was no longer active as the owner. The supervisor I spoke with had the audacity to say "I am the authority" while discussing the matter. It was so arrogant and rude, I shouldn't be surprised because this is the treatment I've had the entire time I worked with them. To anyone who is stuck dealing with them, I'm truly sorry. read more

I read through the reviews and I have to say, in the first two years I would have totally agreed with what others had said. We hired TMT because our property manager was going to be someone we worked with before. But he quit about 3 months later to get into a different industry. Then we got the two most incompetent persons I have ever met. One couldn't remember from one meeting to the next what he was supposed to do. The next one quite frankly lied flat out about his progress on projects. It was bad. We finally went up the chain of command to get another property manager. We struck gold! Colleen has been good in staying on top of things and communicating with us. However, I have to say that some of the comments appear to be directed to the wrong people. While I do agree TMT's customer service leaves something to be desired, particularly their accounting people, it is not TMT's job to hire vendors, or schedule maintenance, or even keep on top of accounting matters. Its the respective Board's responsibility. It is clear that some of these people do not have a clear understanding of what is their Board's responsibility and what is the management company's. Fines are not imposed without Board direction. Rule enforcement is also the Board's responsibility. Hiring of contractors is not done by TMT either. They can recommend and/or get bids, but final say and hiring is done by the HOA board. If the HOA is non-responsive or not engaged, then things can languish without being resolved, particularly if no quorum of the Board happens at each meeting. I would suggest attending the next Board meeting and finding out and asking questions as to why things aren't getting done. Just sayin. read more

My experience with this company has been awful, much like everyone else. Angie Orr is not only incompetent but has actually crossed into committing slander of title and trying to interfere with the sale of my home. She and another representative made a false and purposely misleading statement in regards to my home to a third party. This company doesn't read their own governing documents and discriminates against who they choose to. They will violate your due process and take ridiculous amounts of time to respond to you (see 47 days). I am a homeowner in a community that TMT was running until this month. The budget was a mess, their customer service was non-existent, and due to their errors, all of us will have to pay far more in dues with a new management company to take care of repairs that TMT neglected to deal with for several years. If you are considering going with this management company, just don't; they only want to take your money and you will get nothing but headache in return. Along with other reviewers, getting this company to respond to any contact or request for information is extremely difficult. If you are a member of an HOA, I believe they respond quickly. If you are just a member of a community they manage, you aren't worth their time. I have an issue in my community that I caused (accidental damage). I contacted the HOA president as soon as I noticed, and the president added our Management Trust manager to the contact. No reply. I responded five days later when I noticed a change to the damage spot requesting information, offering any help (like cleaning up area to make repair easier). No reply. I responded 10 days after that when I noticed more changes to the damage spot, again requesting information and offering help. The manager finally responded, saying the work was fixed and a bill would be sent to me. I responded back the next day to ask to communicate to the board member overseeing the repairs, because communication with Management Trust obviously doesn't work. Turns out the work was not completed. That evening, a man I didn't know showed up in my back yard at 9pm to inspect the damage and work. No warning. No notification. No reply from manager. And this is where my angry communications started. Manager continues to barely respond, and when she does she treats me like a total bitch for asking for information on a home I have owned for 9 years. I am no longer wasting my time asking for information or being treated like dirt. However, I am absolutely confident that when this company has a bill for me, they will become VERY communicative. I was on the selection committee when we chose MT. They were Excellent at sales and painting a picture of a harmonious working relationship. Then...... In a little over 1 year, we are on our fourth property manager, third assistant and the head of the office also left. 1) The meeting packets are always late. 2) the first annual meeting packet they sent last year had over a dozen errors (e.g. spelling errors, wrong association name used) 3) emails and phone calls unanswered. 3) two board members had to wait over 2 months to get reimbursed (over $3K total); 4) action items not completed; 5) never completed the actions they promised during the sales campaign (e.g. an annual meeting to set goals and review their performance). 5) meeting with senior management bring promises but no improvements; 6) I'm tired of typing. Their property managers in Seattle are very unprofessional and basically hostile to unit owners (we are not renters) even though we are the ones that pay their salary. It is unbelievable this company can stay in business considering their possibly illegal practices. We pay our dues for the community services to be working including the vital need for a washer and dryer to be working. It has been a year and they haven't fixed the broken units. They haven't been responsive, haven't followed through on anything and they haven't even kept up our building with the basics such as window and hallway cleaning. We are about to pursue legal action and will continue to beg the board to change management companies. read more

I have had the most terrible time as a home owner with this company as an HOA. They put rules on some and not the majority. It is apparently "who you know" that gets your issues resolved. In my case, they put the blame on me as a home owner rather than admit they had neglected securing the property in over 23 years. Zero Stars Have had to work with this organization for a condominium I own with my son for over a year. The Management Trust is one of the worst service providers I have ever encountered. They do not return calls or emails, they do not send out service personnel, they do not seem to care about their reputation. Have been trying to get a nonfunctioning outside light changed since February (it is now the end of August). I just spent over 5 minutes on the phone with some person there when all I asked for was the direct phone number for the new property management person (the 3rd in 5 months) assigned to my condominium association. I owned a unit till yesterday in Taluswood, Redmond, where CDC manages the HOA. I bought it in 2004 so I have a significant experience with CDC. Here what I noticed in 11 years: 1. They don't send any proactive communication - the yard irrigation system that serves the units' yard as well for example, has been broken for months - they didn't bother to let anyone know. Now the yard looks horrible. 2. They never come on site and take a look at the property - there are several areas of Taluswood that need cleaning (like the mailboxes stand) or maintenance. There is a serious problem with moles now, they didn't even know about (and it's very visible and has been visible for months). 3. Every time you ask a service like cleaning the common areas, trim the trees, fix the irrigation system, they take time to follow up and never resolve the issue, unless you start harassing them. It took me months in 2008 to convince them to trim the trees in front of my property - the branches were that long that hit the external walls of my Unit. They did the minimum, just trimming one side only. 4. I needed a copy for the loaner of the Master Insurance Policy - it took me several emails and calls before getting info where to get it. 5. Some owners installed a horrible mosquito nests on the front door, which is against the regulation. It took months before CDC sent a communication to remove it. Once in 2013, few unit away from mine, someone installed a noisy anti - malls system that kept me awaken at night. I asked CDC to send a communication for removing it, after providing the precise unit number. They did sent the communication - to me not to the owner of that unit (?!). 6. When I sold the unit, I needed a copy of the resource certificate and a document that states I paid the HOA. It cost me $500 since they outsourced all the docs to CondoCerts.com - really?? Again, why we are paying CDC then?? 7. They charge about $20 per unit a month - I'm always wondering what we are getting back. From 2004 to 2007 the service they provided was much better - we had pressure washer of the entrance and decks every 2/3 years, repainting of the decks every 3,4 years, inspection to the appliances like the washer and more - then several CDC employees took over the management of Taluswood and things got worst. Kudos to Lizzie M. @ CDC who is trying to do her best to help the Taluswood owners - I think the problem of CDC is the management of he company not the Site Managers... read more
