As a prior employee of TMT, I was shocked to see how much this company is failing since my departure. Just received my annual ESOP distribution letter showing that my 2019 distribution dropped by 75%. from the previous year. This is a sign of a poorly run company. I owned a unit till yesterday in Taluswood, Redmond, where CDC manages the HOA. I bought it in 2004 so I have a significant experience with CDC. Here what I noticed in 11 years: 1. They don't send any proactive communication - the yard irrigation system that serves the units' yard as well for example, has been broken for months - they didn't bother to let anyone know. Now the yard looks horrible. 2. They never come on site and take a look at the property - there are several areas of Taluswood that need cleaning (like the mailboxes stand) or maintenance. There is a serious problem with moles now, they didn't even know about (and it's very visible and has been visible for months). 3. Every time you ask a service like cleaning the common areas, trim the trees, fix the irrigation system, they take time to follow up and never resolve the issue, unless you start harassing them. It took me months in 2008 to convince them to trim the trees in front of my property - the branches were that long that hit the external walls of my Unit. They did the minimum, just trimming one side only. 4. I needed a copy for the loaner of the Master Insurance Policy - it took me several emails and calls before getting info where to get it. 5. Some owners installed a horrible mosquito nests on the front door, which is against the regulation. It took months before CDC sent a communication to remove it. Once in 2013, few unit away from mine, someone installed a noisy anti - malls system that kept me awaken at night. I asked CDC to send a communication for removing it, after providing the precise unit number. They did sent the communication - to me not to the owner of that unit (?!). 6. When I sold the unit, I needed a copy of the resource certificate and a document that states I paid the HOA. It cost me $500 since they outsourced all the docs to CondoCerts.com - really?? Again, why we are paying CDC then?? 7. They charge about $20 per unit a month - I'm always wondering what we are getting back. From 2004 to 2007 the service they provided was much better - we had pressure washer of the entrance and decks every 2/3 years, repainting of the decks every 3,4 years, inspection to the appliances like the washer and more - then several CDC employees took over the management of Taluswood and things got worst. Kudos to Lizzie M. @ CDC who is trying to do her best to help the Taluswood owners - I think the problem of CDC is the management of he company not the Site Managers... read more

I would prefer to give them NO STARS! They are the one thing holding up the closing of my townhome. Its taken 2 weeks to get a 1 page, 1 sided form filled out They didn't bother to tell my mortgage person that we had to pay on line, rather than an invoice. So, when I went promptly on line and paid it we had expected the form to come. NOPE, we went back to the bottom of their pile. I paid $160.00 for this. When we called to see where it was at, they offered to get it done more quickly for an additional $50.00. WHO ARE THESE PEOPLE AND WHY ARE THEY SO SHITTY!!! I will be getting on the board for our HOA, my mission will be to get away from this company. They take their customers for granted and have NO customer service. They also don't have the balls to put a real email address on their web site, just submittal forms. That is a bad sign. read more

If you are looking for an Association Management Company, I highly recommend you DO NOT hire this group. They are the worst I've ever experienced in not delivering on what their contract says they will. I have to ask repeatedly and for months on end to get our association financial statements. They do not respond to e-mails or phone calls (and often times you can't leave messages because the voicemail boxes are full). They don't pay the association's bills in a timely manner and just overall they don't seem to care about their reputation or customer service to their clients. read more

Had I read the reviews of TMT, there's no way I'd choose them. But our builder, DR Horton, chose them for our HOA. They ignore emails from homeowners and HOA board members alike. The Management "Trust" has mismanaged our budget and the handling of vendors, such as our landscaper. We have to repeatedly email them before they respond -- and then they only answer the questions they want and ignore the rest. Often, the answers they finally give are flip to the point of being non-answers. They forget that they are contractually obligated -- and paid -- to serve the homeowners. They seem to think it's the other way around. Awful. Just awful. read more

There is no way to give zero stars, but... Angie Orr and Gina Buchanan are the worst reps a community could ask for. They don't enforce CC&R's as written. They do a lot of fly by night kind of stuff. You will notice how the name of the company has changed from CDC Mgmt to Management Trust over the past year. A crappy company will change names to avoid the $hit from hitting the fan.(no pun intended) As seen by other posts here on yelp, do yourself and your community a BIG favor, and find another community management company...QUICKLY. Remember, they are owned by the employees and they will screw you as much as possible to pad their own pockets. Our 300 home community pays over $44,000.00 for their services(or lack thereof), which is only to secure insurance and a landscaping contract, and collect all homeowner dues. Case in point: A new family just moved in down the street. Apparently, there was a mix up with the family getting into and set up on auto pay for HOA. Instead of someone from CDC trying to contact this family directly, they just let the unpaid dues pile up. Now, that family had to hire an attorney to get some sort of resolution, but still paid much more than if a rep would have just picked up the phone or stopped by on the occasional five minute drive through the neighborhood. Thanks Gina, great, quality service. ....NOT! They will be quick to point out a lawn has a few weeds, but will not address a gutter hanging halfway off another home's roof. Stay away!! There are much better management companies out there that will provide FAR SUPERIOR service than Management Trust (fka CDC Managment). Who knows what their name will be tomorrow. It is clear, Christie F, that if the Management Trust is trying to do what you say, they are failing miserably. I know over a dozen people in my neighborhood alone that have verbalized the same criticisms I mentioned. I have read complaints from people in other neighborhoods that are saying the same. I communicated with four different people from the Management Trust and I got the sense that they were all uncomfortable with stepping up and correcting anything. Despite the many negative reviews, my experience with the organization is generally positive, at least for the local staff and representatives in our development. They respond to emails and follow-up well, and I have no complaints about the general services they provide for the community. I am particularly pleased with the service that the grounds crews and maintenance staff provide. We recently had vandalism in one of our parks that resulted in all the lamposts being knocked down. Reports to the staff were answered quickly, and the service crew under the supervision of Zach had the lights fixed and working within 48 hours. They also do amazing landscaping and maintenance work throughout the rest of the development on a daily basis. read more

Like most of the reviewers, I wish I could give this company a zero rating. My unit flooded in January due to the management not doing any maintenance on the pipes below my building. This impacted the 4 units in my building. This includes my neighbor, who is 83 and has a heart condition. She is forced to use a portable toilet as she cannot run upstairs to use a functioning bathroom. Her unit had minimal damage but has not been repaired as of March 27th. My end neighbor and I had the entire ground floor damaged. As of this writing, the walls are fixed but nothing else. I have not seen a repairman in a month. We have both called, emailed and texted numerous times over the last few months with no response. I am now considering reaching out to a lawyer, better business bureau and the news. Apparently being patient and understanding does not work with this company. read more

Well, in the beginning of March we noticed a water bubble by our patio door in our living room. We live on the bottom floor of a three story condo complex. We reached out to a few contractors but was asked by The Management Trust to have them handle it. So, we cancelled appointments and such with other contractors. On March 6th, their vendor came out and assessed our ceiling. They started working right away and tore our ceiling apart. Also our neighbor above, had his ceiling off as well. Since March 6th, we've been waiting for TMT to send out contractors to fix the problem with all three patio doors with leaks. And since then we've been living in the house with half of a living room ceiling. We see our neighbors cross beams in our living room. I can't believe in the 12 years that TMT does not have reliable vendors for this sort of thing! It should not take 51 days for half of a roof to be repaired! Its a good thing we just rent. It would be worse to know that this is where my HOA fees go. You can bet, we will not buy a house/condo with TMT as the HOA. read more

I own several condos, including one that is managed by this company. Avoid them at all costs. The Management Trust is the worst association management company in the region, maybe the country. They are not just incompetent, they are: rude, dishonest, disorganized, and lazy. Their managers hide behind email and voice mail and all work is dumped on "assistants" who do not return calls or reply to emails. The name misexplains it all: no management, not trustworthy. Aside from lousy performance, the worst thing about this company is the incredible turnover of managers. In the year I have dealt with them, they have had complete (total, 100%) turnover of managers. Good managers don't last long, great ones leave immediately. The result is managers that couldn't make it anywhere else, or beginners without a clue. Lots of dead wood here. I have been lied to and given ridiculous, incorrect answers to basic questions. Major danger for associations is bogus legal advise given by the incompetent managers who think they are legal (and accounting) experts. They claim to be employee-owned, but the managers laugh at this and say it is a joke. I am asking my board of directors to go with another company as soon as possible. After talking on the phone with the account services department I now feel extremely small and stupid. I was talked to like I was a 5 year old and apparently it's our fault that "the other company" (who knows who that even is because we just bought this house) didn't set up our account but it's okay because "our fee is 75$ and the other company was $150 so you're actually saving money" gee thank you for that.... really appreciate it. Even though you billed me MARCH 13 when the next quarters dues are April 1st... so we are paying over $100 every quarter when our HOA didn't even know we bought this house 4 months ago.... Our experience as a community with this company has been really bad. Huge lack of effort on their part to push the builder to finish open item after transition. No knowledge of a lot HOA regulations during meetings. Incorrect end of the year reports and budgets. No follow up to items brought up on meetings. Asked for follow up on items opened 6 months in the past, their answer would be we are still working on it; asked if at least there had been any progress their answer would be either no or I do not know. If I could give them 0 stars I would have. We (as community) spent so much team trying to get things done through them that it would have less work to self manage. read more

I was hoping to actually write a good review after seeing all these negative ones. But then the call went south very quickly. I tried to pay our annual dues up front and the gal on the phone didn't know that their own website charges a 3% fee ON TOP of a $1 charge for debit/credit. She then said, I don't know anything about that and I'll have to call you back on this? Umm no thanks, I will just pay my bill now. But then we had communication issues in regards to the amount. It should have been very simple, but it was not. I got upset because she kept repeating my current balance since it's already April, plus this fee and some other fees so her answers were both LESS than the annual $350 that was due. It was super confusing and was not what I had asked her for. I just wanted simple and clear answers to pay in full and get off the phone. She finally said OK it's $350 for the year and I will waive the fees. Why that took 10 minutes and why I had to get upset to get a straight answer is beyond me. But these reviews are probably an accurate assessment of their service, unfortunately. read more

The people this company employs are extremely rude. They treat you like you are stupid and cut you off when you are talking to them both on the phone and at HOA meetings. The notices they send you in the mail are unclear, and then BOOM all the sudden you have a fine for something. I will never buy a house that deals with this HOA company again. For the last two years the Essex Parks has had a special assessment to fix the roofs. For the next two years (at least) there will be two more assessments. Poor money management is part of the issue. However, hiring substandard contractors is also a big problem. CDC management Services hires the cheapest people they can find to do the work, and it shows. I've had my living room destroyed via a water leak from an outside pipe, twice now. When our cheap mailboxes kept getting broken into, they decided to block the outgoing mailbox and told people to mail their items from elsewhere. (Not sure it's legal for them to block the outgoing mail, but that's an issue for another time.) The roofers they hired have damaged the screens on several windows throughout the complex which will eventually be paid for by the tenants. The roofers cracked the glass on a skylight. They didn't put any protection down in the shaft of the skylight, which resulted in the lower part of the skylight shaft being filled with dust, insects, dirt, and whatever else. I called CDC this morning and listened to the 'manager' explain that it's my responsibility to clean up their mess. No, not it's not. I was not on the roof, the roof is outside, the skylight obviously leaked, etc. etc. These people should NOT be running any kind of property management service. read more

I own a condo in Seattle and CDC has been our property manager for almost four years and I have nothing good to say about them. They aren't responsive and have the worst customer service. We had a water damage situation and it took almost six months to get resolved. Our contact was Janet Dahl, who was horrible. She never called us back and kept giving us the run around when all we needed was an answer about whether they would cover the costs to repair the damages. They sent out ServPro to dry out our condo and assess if anything needed to be replaced. It took two months of fans and dehumidifiers going 24/7 until they said that our floors needed to be replaced because they were still wet and somebody would contact us. After not hearing anything from CDC or ServPro for a week, I had to constantly call CDC and ServPro to get an answer about our situation. ServPro went back on their recommendation to replace our floors and said everything was fine, however we didn't trust their assessment because of contradictory recommendations. We then got a second opinion from Superior / Coit, who found mold in the walls and recommended that everything be replaced because according to section 4.5.4 of the Institute of Inspection Cleaning and Restoration Certification (IICRC) Reference Guide for Professional Water Damage Restoration, the source of the water was considered "category 3" because the water source that caused the damage was debris filled water that came up through our bathroom sink. CDC said they were satisfied with ServPro's recommendation and wasn't going to do anything else. We have heard similar problems from other owners in our building and that is why our homeowners association is looking for another property management company. read more

BUYER beware ... over the past 12 months we have been working to have repaired largely neglected exterior maintenance items normally considered in a routine HOA destination as falling under HOA repair. We have received every sort of run around possible leading to this moment today where CDC Management and Sheffield Condominium Association has declared the homeowner responsible [which goes against what the CC&R's and Bylaws read [ *left to interpretation by the way ... meaning, it states HOA responsibility, but a clause reads with a loophole of needing board approval. What a sneaky way of getting around doing the right thing] ]and refuses to accept responsibility for dry rot door frames, cracked window seals, failed exterior doors among some other items in general. The Management Company and HO Board basically treated us without common courtesy all the way through the process. BUYER BEWARE of purchasing any property manged by CDC Management Services AND any unit located in the Sheffield Manor Condominiums, Bothell WA We are not disgruntled homeowners rather attempting to work within the rights and designation of CC&Rs. a management company does not design or vote on an associations rules. a management company is hired by the board, which are people who live in the association. the association has rules written by the developer who designed and built the association and sold homes. people who don't read their rules and follow them cannot complain when they get fined for not following them. changing management companies does not change the rules or assessments. read more
