Great experience as a renter through Maple Leaf so far. During the viewing / contracting phase agent C was more than happy to answer any questions regarding the lease and even came over on a weekend to let us see the home one more time before we signed. During the first week they sent over maintenance personell to deal with any little fixes we found were in need, small and big, no questions asked. And long into the lease the agent was constantly availble to help on anything that arose. read more

We moved from out of state to a Maple Leaf managed home during the pandemic sight-unseen, with only a video tour of the property to guide us. The property was presented to us via a low-quality video stream as being well-maintained, clean, with gorgeous hardwood floors and new appliances and features. Instead, the reality when we moved in was that the low quality of the video call was hiding that the place was dirty (seriously, it looked like it hadn't even been cleaned!), in significant disrepair, both walls and floors covered in stains, deep scratches, pitting, and even holes, and, as we later found out, the house's electrical was unsafe and not up to code (no grounded outlets in the entire place, but fake three-prong covers on all outlets to fake it- we lost a computer during a power surge because of it, and of course they told us to go fuck ourselves when we complained!). I'm not surprised to see great reviews from landlords because Maple Leaf absolutely worked the entire time to minimize the landlord's responsibility to provide us with a safe, clean home, and when we moved out the owner decided to sell the property, so Maple Leaf used our nearly our ENTIRE $2000 deposit to get the house in selling condition, a dispute with them that is ongoing. Somehow "the lawn looks like it hasn't been mowed in a bit" turned into a $750 landscaping and junk removal (for the owner's stuff that they left everywhere when we moved in!!!) bill. Just completely and totally outrageous. Maple Leaf is probably great if you're a scumbag slumlord who wants to spend as little money as possible maintaining your property but they will steal your hard-earned money but anyone that cares about their money, or the integrity of the business they run, should run far away at the prospect of involving them in your life. read more

This is my first ever Yelp review. The move-out experience with Maple Leaf has been frustrating enough to warrant taking the time to write this. After 4 years as upstanding, low-maintenance tenants, the move-out process with Maple Leaf has been quite frustrating. We had $750 withheld from our security deposit without any explanation, as required by law. Maple Leaf is still not responding to our several emails despite being well past the 3 week time allotment. As tenants, we had several inspections per year, and no issues were ever raised. We also paid nearly $1000 dollars for complete apartment and carpet cleaning at the time of move out. Our Maple Leaf representative met our cleaners at the apartment at the time of move out. We inquired several times if there were any issues with the apartment or the cleaning at that time and no issues were raised. I would look to rent from another property management company if possible. read more

One of the worst businesses with whom I have ever worked. I am disgusted by their lack of professionalism and knowledge. I am shocked at how inept these associates have been. I am under a one year contract with them and thus far, they have failed to rent my house for more than I was on my own and cost me over $10k. The agent is frequently stymied to come up with any solutions leaving me to coach her to try new ideas!! Just moments ago she sent me an email saying "such a bummer" when she neglected to inspect thoroughly and I'm now out another $800. I am appalled with this company. I don't know about anyone else but I can't throw $11,000 out in less than two months because a property management service is a mess. There have been many, many days when I haven't been able to afford food because this venture that is supposed to be making me money is costing me far, far more than I can afford. I am literally going without food because of how horrendously this agency does business. I sincerely advise anyone considering Maple Leaf to go elsewhere. I have dozens and dozens of examples of poor service and will never work with this company again. As you can see from their response, they change their story at the drop of hat, blame everyone else, and are unable to be solution oriented. They are simply bad at this work. Edit: if you look at their reviews within the past 18 months and use a plug in to remove suspicious reviews (there are multiple available) the revised star rating for this company drops to a 2.6 - Something to be aware of. read more

Bad news. I rented a high end condo. They treated me like a slum lord would. I was an ideal tenant and lived there for 2.5 years. Never late with a rent payment. Neighbors liked me. I did everything by the book. They didn't. I was without an oven for 55 days in the winter and over the holidays. They gave me a toaster oven. I noticed mold and told them my girlfriend was deathly allergic to it. They asked if she was on the lease then dismissed it. Apparently the health of visitors doesn't matter. When moving out they insist that you have the carpets and apartment itself professionally cleaned. Forget about doing it yourself. Of course, they provide a list of the preferred vendors ($$$) they expect you to use. If you don't, look out. They'll hound you incessantly for information about who you're using and your full "cleaning schedule." I paid for professional cleaners and also had the carpets professionally cleaned well before I had to be out. The place looked immaculate. They still had the audacity to hold part of my deposit for "cleaning." Probably for not using their people. Moving is hell. They make damn sure of it. read more

My husband and I were disappointed to part ways with Maple Leaf as property owners, but it was long overdue and we would not recommend working with Maple Leaf unless you are confident you will have a good working relationship with your assigned point of contact. When my husband and I moved out of our Queen Anne home to move to Europe, we researched several companies before hiring Maple Leaf. We liked that Maple was owned by women and we liked our point of contact for our home. So we hired Maple in May 2019 to manage our home and were quite satisfied with our partnership for the first 2+ years. We worked directly with Kristi Kemp as our point of contact during this time. She was fabulous, everything one would expect of a property manager: friendly, professional, timely and communicative. Kristi resigned in early 2022 and we were assigned a new contact, Colleen Gasca, who, for all intents and purposes, is the opposite of Kristi. She is friendly and polite, but lacks attention to detail, field specific business skills that are critical of a Seattle property manager, and is extremely untimely in her communications. We had issues with notice period deadlines, incorrect dates and dollar amounts, misspelling of my legal name, etc. As such, my husband and I learned we had to audit every document and micromanage her. The biggest frustration was with communication. She would often take weeks to respond and our emails were often unanswered unless we followed up multiple times. The most costly issue was related to damage on our kitchen cabinets. Estimates suggested the tenant would be responsible for half to two-thirds of the cost of repair, taking into account the life of the cabinets and normal wear and tear. In the end, Colleen calculated that they were only responsible for 13% of the cost which is absurd. When we pushed back and asked her to refer to the photographic evidence, she said "They are not negligent people...we do not feel the wear was malicious but just everyday use." Whether or not the tenants are negligent or malicious is irrelevant and beside the point (and we never implied they were either, for the record). We have photographic evidence captured in move-out and move-in inspection reports and the evidence speaks for itself. We would not have had to repair any of the cabinets if they had not caused water damage to half of them and the repairs were required as a direct result of their tenancy. After much back and forth, we decided it was not worth the headache to keep pursuing this concern and ate most of the $5400+ cost of repairs. Most recently, the last straw was when Colleen put in a work order for refrigerator service because the tenants reported that the fridge door would not close. This was two months after the tenants moved in. The report from the repairman was that a water bottle was in the way, causing the door to not close properly. Maple Leaf billed this expense to us because their argument was that it is hard to determine how the water bottle got there. If the tenants had lived there for two months, my guess is that it was theirs. But if it was leftover from prior tenancy, we believe it is Maple's responsibility to ensure all appliances were checked for debris or remnants from the previous tenants. Regardless, this was an expense we don't believe we were responsible for. We were fine paying the fee as it was small, but we just wanted ownership and accountability on the part of Maple that this is something that should have been caught in inspection reports. When I said this to Colleen, her reply was "We are not sure how this would be a Maple Leaf Bill !" Rather than acknowledging her mistakes or apologizing, she gets defensive. I also want to point out something interesting I learned during one of our meetings with Colleen. She informed us that she and her husband are close friends of Maple's owners. I believe that if Colleen were employed anywhere else, she would have been fired long ago. I used Maple Leaf for 3 years to rent my condo in Licton Springs, and the best way to put it is that they were REALLY good... until they weren't. I had an amazing property manager for 2.5 years, but was transferred to another property manager when she left the company. Immediately it was clear that the new property manager was just not up to par with the level of communication and attention to detail that I was accustomed to, and this culminated in a really poor final move-out this fall when I decided to sell the condo. When they turned the property over to me, I actually cried. Seeing a place that was once my home (and had been well maintained), so utterly wrecked was very hard. The tenants did significant damage (well, well beyond 'wear and tear'), left behind a ton of junk, and all around clearly did not respect the unit as I would have hoped. Sparing the details- I will say MLPM lacked the urgency, empathy, and ownership I would have expected in the situation... and left me feeling very sour. Ultimately, I still think they are good people and want to do right by their clients, but I can't totally forgive them for the service failures I experienced during the move-out process. read more

A different perspective from property owner. I felt not quite listened as when I ask more details about tenant's request to fix stuff in the house, the first response would be something passive aggressive like it's the law that we to do this and we are professional(some kind of communication strategy?). They never remembered my name even I put that down in email every time. I want to manage the property myself after current lease end. I asked the property manager about procedure of doing so, while they were asking me about the new rent for the next lease indicating that we would violate law otherwise. Update: Had a call with property manager the second day and clarified the gaps in what we are looking for solution and had resolution. The overall experience is expected under contract. Raising the review to 3 start(ok) to be fair. I'm expecting more empathy when it comes to business of the property I once called home. read more

We've been tenants with Maple Leaf since early 2019 and in my 7 years living in Seattle as a renter, this is the first time I can say I genuinely recommend a property management company. We've had nothing but positive experiences since becoming tenants! Even the lease-signing itself was a pleasant, enjoyable experience. Greg Martin has been our manager since move-in, and he is wonderful to work with! Friendly, communicative, and goes above and beyond to help us. He is great at facilitating any needs on behalf of us and the property owner, and when we need something taken care of at the rental he really pushes to ensure it's done in a timely manner - even if that involves taking care of it personally. I've never met a property manager who would jump in to help with things (that are very much not a traditional part of the job) without any hesitation! For example, we had a rotting wood pile on the property that we were concerned was causing pest issues and he volunteered his time and his truck to help us load it up and dispose of it. Not a good company for an owner because the property has now been on the market for 2 months which is forever in the Seattle area housing market. Not a good company for the tenant either. I tried to get them to address some basic maintenance requests for 5 months. Decided to move out since they were not keeping their obligations under the lease, and now I have to sue them to claw back the deposit. It really felt like we were being gaslit with the maintenance requests. They would send someone out, not fix the problem, and then claim that it was a tenant caused issue. At the end of the day, I was left fighting back frivolous fees, and I still couldn't do laundry without all the towels stinking of mildew. As other people have noted, they had many no shows / late shows for tours when we were moving out. I ended up giving tours of the property myself several times. Happy to be rid of them now, but really worried that their refusal to be accountable to maintaining the appliances could end up coming back to hurt my credit score. We'll see how the civil claim plays out. At least now that I'm moved out I have nice new clean towels. read more

Part 2 So as I was stating from my previous review pictures are a thousand words. Mapaleleaf now have decided that my paid for cleaning to the sum of $250. From the Maid bridge wasn't good enough. Those ladies were there for 3hrs and trust me it was spotless. Management for maple leaf is more interested in covering there asses than to do the right thing. And the move out list was at their request. Along with professional landscaping too which was another $420. All this be said you can expect to be treated like a hood rat that doesn't know your rights as a tenant. Multiple harassing emails, phone calls and unannounced visits you can expect. As a young black professional, I foound that this behavior was profiling and highly insulting. And more importantly as a homeowner with recent renters you don't treat your tenants like this. read more

They were great at first, until we moved out. We followed our lease agreement, returned the unit to them in the condition received, actually much cleaner than we had received it to be clear. Then we were informed the day we moved out that they wanted proof of professional cleaning. There was nothing in our lease about requiring this. They then charged us for a professional cleaning. Also, they with held $300 from our security deposit to cover any unpaid bills - which were all paid and we showed proof of payment- and have still not received our refund almost 5 months later, despite reaching out multiple times. In all fairness, this company seems to manage a high number of homes so that could be why their customer service is lacking. Either there are too many cooks in the kitchen or not enough, I'm not sure. I had a quick response from Ryan but delayed or no response from others. My follow up questions were not addressed at all even though multiple people sent me short, uninformed responses. I'm not even sure who plays what role - there were so many different names (Jennifer, Kate, Moira, Victoria???) but again no real answers. I even tried to contact the main office with zero response. I am a homeowner about to sell and want a nice place to rent in Seattle while I decide where I want to settle. Time is of the essence as my move out will dictate when we sell. Additionally, my daughter is moving back from abroad and will need to find a home near Bellevue so I have tried to search homes for both of us. The lack of communication from this company was a disappointment. If you are not concerned with adequate answers and responses then you'll be fine working with this company but I have found there are many other options and helpful rental agencies in the area. read more

We were trying to decide if we should rent or sell our longtime home. We called Maple Leaf Property Management and immediately got connected with the very friendly Ashley. Ashley came out, assessed our home, patiently answered our bazillion newbie landlord questions, advised on what would be needed to get the property ready and gave us a ballpark idea of what we might be able to charge for rent. We liked everything about Ashley's description of Maple Leaf - like creating a positive relationship with potential renters right off the bat and trying to be proactive by setting expectations. Also they are very digital with both an owner and renter portal that lets you see payments, lease agreement, checkin video and so on. So while we have not actually used Maple Leaf, we liked the customer care we got from Ashley in the initial phase. It will probably make more sense for us to sell than rent, so I just wanted to leave this review to let others know that at least from the outside - this seems like a great group to work with! read more

Agree with Mengzi Z review below. Very different perspective for property owner. PROPERTY OWNER BEWARE. Why? They spend money vicariously because it's not theirs. They did not review quotes given by the vendors.... and so had to spend time reviewing line by line and found discrepancies. In the end, I don't trust them enough to review quotes line by line. Once you sign with them, you are stuck. Because even if you're not satisfied, they'll tell you to go away (after taking the fee of 1st month...). So please look somewhere else. read more
