Yes, as good as it gets! I am a new client; I hired Maple Leaf in September to manage my property in Ballard. This not my first experience with a property management company (my other is in another state) so I have experience. So far, Maple Leaf has far exceeded my expectations. They came to our first meeting prepared to show me how they could help me, how they would work towards an excellent renter(s), their documents, how they ensure the property is cared for; essentially an entire packet of useful information that generates confidence in their abilities. Since I am out-of-state prepping the property was a challenging for me. Working with Maple Leaf really helped. They were clear on what would help/and what would not help the rental value. My role and their responsibilities were clear, and the workers they engaged were excellent (and very well priced). They found good solutions for problems. Communications have been excellent--very much a discussion. They have addressed my questions and concerns on a timely basis with thoughtful responses. For example, I was surprised by some things on the listing; they explained fully, changed what I requested, and updated immediately. Trust is super important and I believe their processes, team and communications have created that trust. Tenants were found as soon as the house was listed. The process was though; the paperwork complete, and the move-in process easy. As expected, there have been some issues the tenants noted, all of which Maple Leaf took care of right away. My Property Manager is Felicia Kaminker--she has been great. She is the face of Maple Leaf to me and she deserves all the kudos for making it happen, for screening tenants, for supervising the work, and for making me feel very confidant that all is well. As an out-of-state owner this is critically important. Maple Leaf is superior to the other highly-rated property management company with which I work (not a competitor). Maple Leaf has more timely communications, the communications are a balanced discussion, I trust the advice, the documentation is complete, the costs are very clear (no surprises) and fair, and the monthly reporting is more timely (usually the morning of the last day of the month. the other company is late the first day of the month). With Maple Leaf, the relationship is a fair balance. Kudos to Felicia and to Maple Leaf. read more

We've been tenants with Maple Leaf for some 1.5 years and had a very pleasant experience doing so. This is by and large due to Ashley, the amazing Property Manager we got to work with from the initial contact all the way to our move out. Ashley was very responsive to emails and txts whenever we needed something or had questions. She knew the property well and addressed any concerns quickly. Ashley was also very supportive when we decided to move out and quickly came up with a plan that minimized expenses and optimized timelines not only for us but also the next tenant and property owner. I highly recommend working with her! As far as Maple Leaf - I liked having an online interface that allowed me to easily make payments and request maintenance work - I never had to pick up the phone once. read more

I raised a service request late at night and Dietrich responded back to it early in the morning and got it resolved soon after that. I am pleasantly surprised by the quick turnaround. Other than this instance, in general I have found Ryan and Dietrich to be super responsive to all of my queries. read more

Our accountant recommended Maple Leaf, so we made an appointment and met with our new property manager, Coco Quinlan. One home had just become vacant, and Coco worked tirelessly to get it in turnaround shape within just a few days. It was rented to thoroughly screened and qualified tenants within two days of being advertised. We are so impressed with her knowledge, work ethic, and pleasant demeanor. The other home had tenants in place, but it was in need of a few repairs and a new lease. She handled everything so smoothly. She knows the laws, helps us control costs, and communicates and negotiates with the tenants. My husband and I are very happy tenants of Maple Leaf Management. We've been working with Tawnyel, and the process of viewing, signing the lease, and move-in was went very smoothly. This is a process that has lots of details and lots of things can go wrong - but miraculously, everything went forward without incident. We are so grateful to have her help! Especially since we moved from out of state - she helped coordinate with the internet installation while we were still in California, which was so helpful. She is super responsive and great to work with. We've had a handful of maintenance requests in the few weeks we've had our rental, and they were all handled promptly. My townhouse has been managed by Maple Leaf for since 2013. There are only good things to say about them. They are able to take care of everything and communicative when there are issues that arise. My friends and I have been tenants of Maple Leaf for several months and our experience has been nothing short of great. If there was one word I had to describe Maple Leaf with, it would "responsive." Becky is our point of contact and she is quick to respond to emails, on top of our maintenance requests, and very friendly. Maple Leaf uses an online portal for everything (lease, rent payments, submitting work orders, etc.) and it's great - keeps everything centralized. My group was in a housing bind and Becky helped us close our lease within a couple of days. All of this happened over the weekend. She helped accommodate our unique needs. read more

Well, I am even more disappointed now that I see this is a woman owned business. I am relocating to Seattle and sent a general email, as well as, emails for 4 separate properties listed for lease on their website. I tried several times to get through by phone but no one answered and no voicemail. I was only going to be in town for a couple of days and needed to secure a home to rent. Not one note or phone call back from anyone. I can only assume that none of the properties listed were actually for lease. Such bad business. Don't waste your time with this group. They are clearly not customer focused. read more

My experience with Maple Leaf: underpromise, then overdeliver. I hired Maple Leaf to manage a 3-unit building in Seattle this winter, after a dissatisfactory experience with a different management company I found on Yelp. The 4 main things I've appreciated about Maple Leaf: 1. They never tried to "sell me" on hiring them. Kit and Jana and team were transparent about what they felt they could and couldn't reasonably do, and why. They collaborated to find win-win solutions where there were gaps. 2. Their employees - especially Katie, who's managing my building - are competent and emotionally intelligent professionals. At this point, I value them more for their wisdom, expertise, thoroughness and good judgment - not just for "getting the job done". 3. They're organized, and show consistent follow-through. I don't have to waste time hounding them or reminding them to get things done. 4. When mistakes occasionally happen (inevitable in any service business), they're promptly owned and corrected. Maple Leaf does charge in the slightly higher fee range. Given the amount of money I've invested in my home, I'm very happy to pay those fees and receive what have been demonstrably superior management services. I'm a hands-on person. But even if I were to move back to Seattle, it would be hard to imagine self-managing my home again. Thank you Katie and team! read more

My significant other and I moved out of a Maple Leaf property management this last summer and unfortunately were left with a rather bad taste in our mouths. Long of it short, the property manager Bruce Meratinia treated us like 2nd class citizens during the entire length of our lease. I won't go into too many details but when we showed up for the original showing, he greeted us with a, "are you a real estate agent, because we don't pay commission for leasing". Good start, right? At the move-out this past summer, I advised them that there was a crack in glass cook top to be fully transparent. We ended up coming to a $800 agreement to "fix" this damaged stove top. Come to find out, Maple Leaf sold the home a week after we moved out, never fixed the stove (could not provide us with the receipt that the $800 went towards) and then refused to return the $800 that they charged us even though they sold at full price with no concessions for the stove. Basically, they for the owner pocketed our $800. I'll end this with the fact that by law you're not allowed to charge for damages that you don't fix as a landlord, but that didn't seem to bother them. Also note that in their lease, they want you to vacate the house by noon on the last day of your lease so THEY have time to turn over the property. This again should be done AFTER midnight on the last day of your lease, but not for Maple Leaf. Quite shameful, and obviously I would never recommend them for owners or tenants. Hopefully they brush up on the local laws and get it right in the future. read more

We have used Maple Leaf Property Management (MLPM) to handle our rental units for north of a decade. During this time we've had either one or two houses available for rent. MLPM took over management of our properties after we had a poor experience with a previous property manager. During the transition MLPM dealt with the difficult renter that the previous management had let in. They handled the repairs, got rid of that tenant and have since then made sure all tenants were properly screened and we have had no problems the bad tenants since then. As we lived out of state for most this time it was imperative to have a property management that kept good tabs on the house and handled issues in a timely manner and with reliability since we couldn't be there to check on things. Even after moving back to Seattle we kept MLPM as property managers since it was far easier to have a reliable property manager rather than do it ourselves. This is money well spent. I note that one or two reviewers complain that MLPM spent money, well, I think they meant loosely, but I doubt this. They always checked with us before spending any money on repairs or cleaning or anything, and never proceeded without our explicit approval. They generally got multiple bids for any work and together we chose the vendor or product. We never found this to be an issue. In all, we've been very pleased with MLPM over the many years that they have managed our properties for us. read more

I want to recognize Lee Nichols with Maple Leaf Property Management. I found Lee after having a less than impressive experience with another property management company who never did an inspection on my home and let the tenant cause a lot of damage to my unit. Lee Jumped in immediately and got my home back in shape and has found quality tenants over the last 5 years. It's been a great relationship filled with good communication and trust. I have already had to issue a Fair Housing Complaint against this company and now I am being forced to pursue legal action because of the extent that this property management company, specifically the team including Becky Leine and Michelle Bannister, has attempted to illegally bully and neglect my family. I myself am a property manager, and a paralegal, so I understand my rights as a tenant, but I loathe to think about how they abuse tenants who do not understand their rights. I moved in in February 2021, and needed it to be an urgent move due to some safety issues at my previous place of living. Becky assured me that it was fine, and was able to process the lease and move-in quickly. I was honestly impressed with the professionalism despite how clearly frazzled she was to be handling an immediate move-in. However, it took a week to get access to internet and longer to get information on utilities and over a month to get access to my mailbox. Becky said she was sure that internet was same as any normal place and that I would just have to call comcast or some other provider to get it set up. And she said she would let me know how the utilities worked when she figured it out. My kids, who were remote learning school during covid missed school for an entire week while Becky struggled to learn the basics of the internet requirements at this house after I found out that I could not get an internet service separate from the upstairs neighbor (It is a basement unit in a house). In addition, 3 days after we moved in, while simply pulling open the sliding glass door that is our only access point into the home, the entire handle and lock just.... fell off. I put in a service request for it immediately, and was not concerned immediately since Becky assured me that emergency requests were handled within 24 hours, and since I was not able to secure the entry point to my home while I was home or away, I knew she would take care of it immediately. It took 10 days to even get a response. And then another couple days until someone came out to repair the door. I was very distressed by this. Afterwards, the maintenance tech handed me a pair of keys. I tested them after he left, which was my fault for not doing it in front of him, but the keys did not turn the lock at all. I put in another maintenance request and after another significant period of time Becky and Colleen came to the house to try the keys for themselves, because obviously I was being dishonest here, right? They spent several minutes each struggling to make the key work, and after concluding that it did not, they went back to their office and sent me an email saying they already did their due diligence in the initial replacement, and the lack of working key was my own fault, and I would need to pay for a locksmith to replace it myself now. I commented on how distressed I was with the lack of professionalism this response displayed and Becky retorted maliciously by saying that she has already gone above and beyond by catering to my "desperation" when I needed to move in. On April 2nd, I submitted a work order requesting basic repairs for the home such as repair on the cordless blinds in the living room which suddenly no longer lifted, and I couldn't figure out why, I requested a second rack for the oven which was not there when we moved in, as well as replacement for the extremely worn out knobs that were literally unreadable, so cooking was a crapshoot every time, as well as a produce drawer for my fridge which was also missing when I moved in. This work order is marked as received. On April 12th, our very old clothes dryer stopped functioning. I submitted a work order immediately because I have children, and a working washer and dryer are half the reason I selected this location to live. I received an email 2 days later requesting the serial number and model number for the dryer and the stove (which I had submitted a work order for 2 weeks prior and was just now hearing back about it). Due to busy work schedule, I was unable to respond immediately, but I was able to send an email back within a week containing the exact information that was requested. After that I began receiving harassing emails, text messages, and phone calls about my now husband who was visiting often with his emotional support dog. I was being advised that my then fiancee was considered an unauthorized occupant (even though he was not even staying the night for consecutive nights, much less living here) and that I signed a lease stating that NO pets were allowed on property. I explained that he was not living there, and that the dog was an ESA, documented and was therefore not considered a pet, and that they legally could not refuse her access on property. I continued to be harassed my management about this, and they decided to conduct 2 in-home inspections within 2 weeks of each other. I've been a tenant with Maple Leaf since March 2017. I honestly can't praise this group of people enough. Julie and Jen are professional, communicative through every phase of Seattle's (maddening) home-hunting process, and so much warmer than other property managers I've interacted with who only seem concerned with numbers. The entire process--from seeing my home's listing to signing the lease--was three days (that's how long I waited for some brokers just to return an email.) I'm really happy that, in addition to a cute new home in Green Lake, I can continue on as a tenant with Maple Leaf. These guys consistently get it done. read more

My experience as a leaseholder was less than stellar. The management was very accommodating initially but started to become less helpful as time went on. Response to needed repairs started to take weeks rather than days. This has been one of the worst experiences with a landlord that I have had. :( read more

I tried to rent a property managed by Maple Leaf Property. Overall, I would describe Maple Leaf as either incompetent if not intentionally malicious. It would often take multiple messages over many days to get a response from our agent. They must've been busy but it seemed like they were often trying to drag the process on for as long as possible to get us to sign another place to get our application fee. Overall the process took about 2 weeks, most of which we were told they were waiting on our old places to verify our housing (I confirmed later that none of my rentals had received previous emails). Once we were finally approved, we received an email over the weekend saying they could only offer us a shorter lease than was originally listed on the application (no contract given). After emailing them about this after the weekend, they told us that they had already signed the place to another applicant because they "assumed we weren't interested" (even though we have had to prod this whole process forward for two weeks) and that we only had 48 hours to sign the contract (none was given to us to sign yet). It felt like we were getting taken for a ride the whole time and personally it felt like they didn't want us to sign at all in the first place. Anyways, we found another place managed by a different company and was able to sign immediately and the process from applying to getting the keys to our place took less than 48 hours total. Very disappointed with my experience with Maple Leaf and would definitely discourage anyone from applying to places managed by them. read more

I selected Maple Leaf to manage my brand new condo after thorough research. Things started off well, a great tenant was found, I handed everything over to the manager (all of my keys/fobs, passwords/contacts for the building and appliance/HOA information). I got the vibe quickly that my manager's focus was more on getting a tenant in the unit and less on managing the unit. Rest assured, I was happy she found a great tenant quickly. Now and then my tenant pointed out a few things that needed repair (a loose toilet handle, etc...). My manager sent me e mails informing me she would contact the building to see if they would fix the issue(s) or if she would have to send in someone to fix the issue(s) at my expense. Not a big deal, but a small annoyance with her suggesting I may need to pay for repairs when I would think a property mgr of a brand new unit would know there was a one year warranty by law. I would politely remind her that the builders would be responsible. My manager also later requested passwords and building information that I had already provided her. Again, a small annoyance-I really did not want to actively manage any part of my unit after giving all of the information regarding the unit up front. Just a little "sloppiness" in management. At the 10 month mark, my mgr. informed me she was seeking other professional opportunities and was quitting Maple Leaf. My thoughts regarding the management of my unit seemed clearer. Not horrible but not amazing management. I think she was mentally "on the way out" months earlier. She forwarded me the names of the 2 managers that would be taking care of my unit. I finished the year contract and my wonderful tenant moved out. I decided not to rent my unit out any longer (not because I was dissatisfied with Maple Leaf). I politely sent communication to one of the new managers that I was ending my contract with Maple Leaf. She responded back timely, stating that she understood my decision and that we would schedule a walk through once the tenant was out. Maple Leaf did a thorough and professional "walk through" after my tenant moved out. At the end of my contract I did not receive my last months rent payment. I thought perhaps it was delayed because of my contract ending etc... About 3 weeks later I reached out to my new manager via e mail politely inquiring about my second set of keys/ fob and the last months payment ($1935.00) that I had not received. It took about a week for me to get a response. She mentioned that she couldn't find a second set of keys/fob and she didn't mention the unpaid $1935.00 at all. I patiently waited another 9 days, now a month after the tenant had moved out. I e mailed the manager and politely asked about the second set of keys/fob and $1935.00. I typed up a detailed list of all the payments I had received from Maple Leaf showing that I was still owed $1935.00. Again, I heard nothing for at least a week or two. She told me again that they didn't have a set of keys. And regarding the $1935.00, my tenant had paid the last months rent at the beginning of the lease. I told her perhaps that was true but that they didn't pay me the last months rent upfront. She ignored my reply. I e mailed again nearly a week later without any reply. This manager made NO attempt at looking into my situation at all. She did not reply at all to several of my e mails. She was completely dismissive in her communication. Finally, I called her, now it's over 2 months since I should have received the $1935.00. She informed me they (miraculously) had found the second set of keys/fob. She told me she'd look into the $1935.00. I emailed the next day reminding her she informed me she'd look into the $1935.00. She replied a day later with one sentence, "It's because she paid last months rent up front." That was it! I was SO angry, I called the owner of Maple Leaf (Kit) and left a detailed message, I sent a detailed e mail to Kit and the second manager of my unit (who I had not contacted prior). I forwarded all of my e mail communication with my mgr. to Kit. Within minutes of my e mail Kit phoned me - she took ownership of the problem, apologized profusely for the horrible/non-existent customer service, was professional and told me I would receive the $1935.00 in several business days. I truly appreciate Kit's involvement and sincere apology, but I would never ever work with Maple Leaf again after my experience with a dismissive, uncaring and unprofessional manager. It's over 2 months now that I have been owed $1935.00. I lost sleep over it! I'm sure there are amazing people working at Maple Leaf, unfortunately that was not my experience. I wonder what would have happened had I had big issues with my property with this dismissive manager assigned to my unit. I won't ever give Maple Leaf Mgt. another opportunity to find out. They've lost my trust. read more

I was willing to give them a chance to make things right, but Kit was much more interested in making excuses (bad ones) for why they never answered my queries. However, as soon as I was ready to vacate my home to rent, Ashley came by to take pictures and had not only potential renters come by the home but a renter lined up within days. I have never written a review for a property manager on a location I decided not to rent before, so this is a first. I am so incredibly impressed with Maple Leaf (and Melissa, the listing agent handling the rental I came very close to applying for). One of their rentals popped up in my searches and it was affordable and ticked off most of the boxes on our list, so I reached out for a showing. Communication was efficient and easy, even with my full disclosure to Melissa about some of our complicating factors as renters. Most listing agents just stop responding when I mention our well-behaved, well-trained medium sized dog and the fact that we're motorsports people (which means use needs for the garage that turn off some property managers). And, with both of us being divorced - it's taken me a decade to rebuilt my credit, and my boyfriend's not as far along in that process so we're a complicated case. We're well-employed, responsible, excellent tenants, but even getting a showing can sometimes feel impossible. Melissa was a delight to meet with to tour the premises. She gave helpful information, and asked good questions about our complications and was willing to work with us. I felt so encouraged meeting her that we almost applied for that apartment even though it wasn't a perfect fit for us, so that we could rent from her. Instead - we're going to watch Maple Leaf's listings, and cross our fingers that just the right place pops up in their inventory so that we can rent from Melissa. I've never had occasion to use the word "humanity" before when engaging with a property manager. Melissa's humanity really knocked my socks off, and I wish more people in the industry operated with her kind of approach. If she's representative of how Maple Leaf engages with renters, then we're very lucky to have found an organization like this in Seattle in this crazy market. Thank you, Maple Leaf! Melissa at Maple Leaf Properties was unresponsive to numerous phone calls and emails inquiring about property that we were wanting to submit an application. We submitted an application but unfortunately their online system instructions were unclear, so my wife and I ended up sending in un-linked applications. I sent emails and left phone messages to get this resolved but MMP never responded until they sent a email three days later indicating that our application was rejected - went with another qualified applicant. However, they didn't hesitate to keep our $90 in application fees! Addendum: Kit the owner did reach out after this review and attempted to make things right from our poor experience. They have refunded our application fees and she appeared to be truly concerned about how our application was handled. I've upgraded the review to 3 stars due to their effort to address the issues and make things right. read more

We had a mixed experience with Maple Leaf Management. Overall I found them okay, and I'd like to detail our experiences, both the good and bad. Besides the negative incident detailed below, here are some good points: Maple Leaf has great maintenance. They sent out exterminators to deal with the rat infestation we found in our basement and returned our deposit in full to us. They/the landlord didn't charge us for our first cat but did when we adopted a second cat. When we moved into our apartment the lease we and Maple Leaf signed was marked as transitioning to a month-to-month lease after a year. When we received our official copy, however, this had been whited-out and replaced by an option that equates to termination of the lease after a year. We confronted our rental agent who explained that this was marked as transitioning to a month-to-month lease by error. Nevertheless, as we pointed out, this was the lease both parties agreed to. As this was the signed contract, she agreed, our lease was to transition to month-to-month after a year. About a month before our lease was up, we were asked to sign a new one or move out. This wasn't right because our lease wouldn't terminate after a year based on the terms we agreed to. Maple Leaf then served us with a notice to evict. It caused us a great deal of stress. We had never missed a payment, took care of the house and garden like it was our own, and we're by all means model tenants. We ended up having to get the Seattle Department of Construction and Inspections (SDCI) involved. Luckily, it didn't cost anything on our part and they notified Maple Leaf that they had no legal right to evict us. Overall, it turned out okay and we moved out about 4 months later. It was a headache though to deal with the wrongful eviction. While I understand they made a mistake on the lease and never meant to sign it as going month-to-month after a year, that was the agreement both parties signed.
