Katie was extremely kind, personable, and professional, and gave me the strong sense that she and the company she represents are trustworthy and sincere. The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future.

Horrible experience! ZERO stars. I would never rent with them again. Maple Leaf is the property…read moremanagement equivalent of predatory house flippers. When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!

What concerns me most is that photos were taken to document the property's condition before my lease ended, while I was still cleaning and moving out. I finished cleaning and returned the home, including the garage door remotes, on the final day of my lease, yet I was later told the remotes were missing. I was also charged around 400 dollars for carpet cleaning, despite the lease stating the carpets are cleaned between tenants. Combined with the loss of a significant portion of my security deposit 2,695 for walls that were cleaned and patched, these charges did not feel fair, based on the condition in which I returned the home. I'd encourage future renters to document everything, in detail. And, maybe think twice about renting through this company." RCW 59.18.260 -- Security deposits and ordinary wear from normal use "No such deposit shall be withheld on account of wear resulting from ordinary use of the premises." Just be careful with Lindsey Montoya Mozeika very shady person if you ask me, I just got blocked also because why? I was standing up for myself! When under contract for the home, the appraisal came back even lower. On top of that, the appraisal from July clearly shows the house is only 850 square feet and is only two bedrooms, but he proceeded to list the home as 1400 square feet and claims it has 3 bedrooms. Why work with someone that is willing to lie in their listing? When the appraisal came back 30k under contract, he failed both me and his client by not even presenting a counter offer. instead, he canceled the contract, which lead to me losing the home and over $2,000 in expenses. As a first time home buyer, I believe all buyers and sellers deserve agents that are willing to put in hard work for their clients. It's clear that Evan and Edmonds Realty are not willing to do so and have failed so many parties.

If my agent was only concerned with "getting the deal closed", as Brian asserts, she would not have supported my decision to look elsewhere, based on a significant issue with the condo that the seller could not or would not resolve before closing. I feel that Edmonds Realty helped me dodge a bullet, even though it meant more work on their part for basically the same fee. In other words, I was well represented and advised by my ER agent, while it appears that Brian is blaming my agent - rather than his own - for his dissatisfaction with his selling experience. So again, if you want an agent who will make your satisfaction the top priority, I can say without reservation that this was my experience with Edmonds Realty.
