We saw a house with the Joseph group the day it was put on Zillow and contacted Nick and he was able to take us on a tour via zoom that same day and help us apply. UPDATE: After some haggling I was able to get the carpet cleaning charges refunded and they provided the complete move out letter itemizing the charges that were missing. However, the rest still stands. Be VERY careful about what you sign off on as the original condition or it will come back to bite you. I forgot to mention that when we moved in, the heat pump and furnace weren't working. DO NOT RENT FROM MILLER LAINE! You will not receive your deposit back! We just moved out of our rental. We were charged for carpet cleaning after we had already had the carpet cleaned per our agreement with Lighthouse Cove, the property management company that Miller Laine bought while we were renting. We were charged for screw and hanger removal that were there when we moved in. We were charged for removal of curtains that were put back up because they were there when we moved in. We were charged for a garage door remote that was never provided. Also, our deposit less the itemized list of deductions from our deposit didn't even equal the refund check they sent. read more

If you have a high investment inyour property and want to hire flunked out real estate agents who are only capable of collecting rent, have zero knowledge of tenant/landlord laws, are lazy, don't return calls of urgent nature (such as a loose glass shower doors, windows that don't close, back gates that don't latch, leaking AC pipes, leaking sprinkler pipes, miswired electrical panels (so you can't use your washer, dish washer or use more than one light switch in the same room), these are the guys for you!! The do not have the best interest at heart for the owner and treat the renters poorly. Don't use them as your PM and avoid them at all costs as your PM-if you are the renter. Horrible company! We still have windows that don't latch on the ground floor, 15 cracks in our walls that were never fixed, flooding grounds due to them not hooking up the sup pump and their solution was for us to fix it on our dime. This past year has been a disaster! ML plays phone tag games, don't respond to requests and then hands you off to each other in order to avoid getting work done! We finally found a new place and asked that due to all the inconveniences, my husband and I have both had to miss 8 days of work in order to wait around for work crew that never shows up, ML will not let us sign a short lease. Ian Joseph and team were some of the least helpful, incompetent and unprofessional groups that I've ever encountered in my professional and in my personal life.. After my father died, my elderly mother joined the lease with me and moved in with me. She was thinking about getting an ESA. She had watched a foster dog to see if the dog was a good fit for her needs. They tried to evict us because the dog was on the property. When my mothers doctor provided a written note that my mother needed an ESA, they said we needed to screen the note on their pet screening vendor. We did. The vendor, who was also unresponsive and ridiculous, asked for THREE different notes from my moms doctor, who provided all that was asked. Even still, they to evict my mother and I because of the dog **even though we had proof of the ESA.** Even still, they tried to charge us 150$ for the lawyer fees when they proceeded with the eviction notice. Thankfully the owner of the property switched property groups in the middle of the "eviction". The owner is not evicting us and our new property managers couldn't be nicer. So I thought I would never have to deal with this heartless and unreliable business ever again. But guess what! They still email me every single day asking for money. I've tried emailing them and calling them to ask to please take me off the list. On Friday I spoke to Ashley who was very nice and confirmed the bills were sent in error. But now it's Sunday and I'm still getting emails of bills I "owe". I feel bad for the employees because it seems like their management has no idea what they're doing. I would give 0 stars if possible. "Miller Laine Property Management", now called "The Joseph Group" are not tenant friendly. I had lived at my rental for 5 years. Went through 3 different property managements. Never had any issues until these guys took over. They charge fees after fees. I was told that we had to use the tenant portal, no longer can send checks. But yet they charge a "tenant convenience fee" on top of rent. If you are just in the slightest late to pay rent. They would send out someone from their Edmonds office to tape 3 pieces of paper on our front door making it look like we were in incompetent. So EMBARRASSING. Then CHARGE me 175$ on top of what I owed them because they sent someone out to tape papers on our door. Not to mention, getting someone out for maintenance repairs took forever. We had a major plumbing issue. Our Washer would back water up into the bathtub, and the toilet would bubble. We were washing dishes out of our bathtub at a point because we had no other choice. Our plumber pulled out TREE roots from the toilet. It took two weeks for someone to come out to assess the issue. Every time I would call into the office, I was always told that there was no one available to speak to me. That they would call me back. Literally there were times where I would never receive a call. I had to call them a second or third time for help. Upon moving out, I had 4 months left on my lease. The place I was looking at unfortunately needed tenants immediately. I called to see what we could do to unfortunately break our lease. I was told that I would have to pay 2 months worth of rent. I proceeded to do so. Returning our keys for the house, I received an email about returning. Not once did they think to call me if I hadn't responded. I was informed that I had to drive to the Edmonds office to return them. WHICH is an hour drive for me. Only can be returned Mon-Fri during business hours, I was informed this on a FRIDAY. They refused to allow me to return the keys Monday morning due to me being at work past the hours they were open. I was told I would have to pay ADDITIONAL rent if I returned the keys literally two days later, which I had no option to do so as they were closed weekends. At this point I hadn't lived on the property for 1 week during the conversation with The Joseph Group. I cleaned the inside of the current place, mopped, vacuumed out drawers, etc. they charged us a fee for someone to come out and professionally clean the property. 357.51$. Then, I was charged replacement of light bulbs, paint and "patching holes- 1,029$. They used up our security deposit, and the two months of rent I had payed. They state that I still owe them 297$ of "unpayed" rent. A total of 1,449.42$ with the repairs they so call needed to do. I have forked out 4,000$ already to leave this hell hole. STAY CLEAR OF THE JOSPEH GROUP, they will suck you dry. read more

Miller Laine not only did not properly maintain our property while they had it in their custody but they also did not complete all the work they charged the tenants for. They charged me as the owner several times the cost of landscaping as compared to competing local landscapers for the same work. When we brought this up to the owner, Ian Joseph, he refused to do business with us any longer and he stopped the work that his contractor was in the middle of completing, leaving us to finish remaining work out of pocket. The initial lease was coordinated by Ian, who was professional and courteous during lease signing. The few maintenance issues I had were addressed promptly and at times convenient for me. And during my recent move-out, Andy contacted me to offer support, and was very helpful when I ran into a snag with my contracted cleaners. Overall my experience has been wonderful, and honestly, I would have stayed in my condo indefinitely if not for the construction initiated on an adjoining lot earlier this year. We rented a home in Marysville for 2 1/2 years NEVER LATE. It started off with the company Keystone Property Management, but Miller Lane took over and they were a piece of work. We found our dream home and gave our 30 day notice paid up all the bills had the lawn, carpets and cleaning done professionally and have receipts but the still charged us for everything again. Plus charged us to repaint the inside. So they took our deposit plus charged us &1,800 to boot. The house was left clean inside and out ready. This company is quite unethical. They expect you to respond immediately or pay immediately but when you need something from them, they take their time. They spent my entire security deposit, in fact told me I OWED them money, even AFTER they required me to have the carpets and the whole house professionally cleaned. This cost me hundreds of dollars, only to be told the carpets had to be replaced anyway. Of course, now the property is up for sale, terrible appliances and all, for a ridiculously high price. It took 5 month for them to fix our furnace that went out in 2017 as of 2018 we do not get utility bills and the owner has expressed that this is not his fault or his teams. If there was an option for zero stars id chose that as my experience with this company could of potentially got me shot as well as the tenant renting the property that they have been advertising. I reached out and schedule a tour for a property a few months ago. the property was listed in the mls, reached out and scheduled a showing and was confirmed. When I showed up to the property, the property had a truck parked in the front. When I called the leasing office I was told that I needed to use the code that was attached to the listing. when asked about the truck the leasing agent had an attitude and said that I need not waste her time if I was not going to go see the property. Moments as I was trying the door code the tenant that is renting the property pulled up just getting off of work. when I explained this to him he was very concern that his door code was out there and anyone could potentially get in his house. we called the leasing agent back to express concern only to be told that we just need to get over. I am very disgusted. I wish they would stop writing themselves positive reviews to mask the negative reviews. Coming into Miller Laine, the touring and applying was by far the easiest, no complaints there. When we finally took possession of the house, everything was so broken, the backyard had overgrown grass, which we had to hire landscapers to fix up. The fridge door was so loud and had so many dings, none of the windows has window screens. The sliding door never had any curtains although it had a curtain rode on there, so all those photos of the property 7804 64th pl NE Marysville WA are not true to its state. The photographer altered so much, or the owner or Miller Laine took a lot of it off, like the window screens and curtains, which they expected us to go out and buy. We never put any work orders for these things bc we didn't mind it, I am just letting those wanting to apply to any of these rentals to keep in mind that a lot of things that are on the photos are not coming with the property itself. Took three weeks to finally get our mailbox keys, and they only gave us one copy of the house key, mind you it was needed for two people (I gave them back more than one at the time of move out) Not even a month living there, we were told the owner wanted to repair the roofing, so our privacy was invaded, and it would have been nice to know about this WAY ahead of time, had we known we would've never rented here. The roofing company scratched our car, and ended up paying for damages, although Miller Laine would not do a thing about it. Also keep in mind that the owner at this property likes to drive and take pictures and knock on the door more than often. Which is another annoying thing about this property, you get no privacy at all! The owner is not nice at all either, even the neighbors hate him... wonder why! We put in a work order for the fencing, as the fence went down one windy day, and they only replaced a section of it. The owner is too cheap to replace all of his rotting fencing, so don't expect for any of the other sections to get replaced. The office can't keep a simple conversation with you, without playing pass the phone over, as no one ever wants to just have common sense conversations. They never communicate with one another, so make sure you call and email to keep proof of what you called about. I can't express this enough; they have the worst customer service/ communication ever. At first, I was told by Christen Solberg, that we could give notice at any time as long as it was by the 11th of July, and we could be moved out by the 31st of July. (I had paid the full amount of July already and they accepted my payment) I did ask her to send over the new lease, just in case we decided to stick around. Christen finally received a rental verification from our new landlords, and that is when shit hit the fan. Christen then told us that we had until the 18th to get all moved out, and that if we weren't, we would be sent the usual notice to vacate. I explained this a million times over how unfair and unproper it was of them to do this to us, but of course they did nothing on their part. All Christen had to say was "well that's in the past and the past stays the past, we are focusing on the current" after admitting she was in the wrong and did tell us we had until the 31st. All they had to offer was giving us a refund for the days we weren't in the home, but they expected us to be moved out within a week.... Impossible as we had not been approved at our new home yet. Fast forward we ended up moving three days earlier (which they are only refunding two days for, and they originally didn't refund us until I fought for it) but we still got our notice to vacate. All bc Christen Solberg was in the wrong and gave us false information, and expected us to clean up the mess for her. And Cedar One Construction will charge double for anything they need to fix on, which bring me to the sink stopper situation. Christen wanted to charge us for a sink stopper that needed fixing, that we were not responsible for as it had come that way when we first moved in, no matter how much evidence I showed her, she wouldn't budge. Until she finally did.... There is just so many negative things about this management company that I seriously hope people stay away from. I can't stress it enough. It's a constant headache with these people. Ian could care less about fixing any of it, he just sees cash coming his way. This is not how you treat your tenants, you all get paid bc you have tenants so do a better job at treating them better. If any of you would like to see emails, or any receipts or just would like more insight on this horrible company, please let me know. If you do rent this place, the neighbors are the most nicest people around. The location is perfect but other than that, this house is not worth $1800, not with the owner or management team taking over. One of the worst property management companies I have ever had. They ignored multiple work orders, didn't return phone calls, and truly do not give a damn about the renters or the property. My furnace went out in winter with below freezing temps and it took them a week to finally call me back. I had to submit multiple online requests and call every day until i finally got through. There were several other broken things that I submitted requests for MULTIPLE times, and they just ignored them. If you are looking for a property management company that actually cares about your investment, then look somewhere else. It will save you time and money in the long run. They also try to add on ridiculous little fees for worthless services. Just a terrible company. read more

Miller Laine advertises that "they are one of the only property management companies that offer fully refundable deposits". WHAT A JOKE. Expect to see a unicorn before you see even a single dollar of your deposit back from these people, just a forewarning. We were charged nearly $800 to repaint bedroom doors that were not damaged/ no paint missing whatsoever. Dealing with Miller Laine is nothing short of a NIGHTMARE. Also charged us for $300 worth of additional cleaning when I couldn't even imagine someone finding two hours' worth of cleaning left to be done in the unit. The level of unprofessionalism existing among this company is extremely off putting. The last week I lived there, I was packing my things and was extremely alarmed by someone on my porch fiddling with my doorknob. I yelled "excuse me, who is on my porch?" and a man responded claiming he was with Miller Laine and was putting a lock box on my doorknob to place my keys in upon move out. Nobody communicated a word to me beforehand and I can't even describe how scared I was that someone was seemingly attempting to enter my home unannounced. Just wow. I have had nothing but great experiences with this company. The unit we moved into has had some issues (failing appliances & other random stuff), but they have ALWAYS responded immediately. 99% of the time it's same day. Anytime I have an issue there is someone out to fix it within a day or two. It's not that the property is crappy - I think the previous owner sold rather than fix things. I work in a real estate office that does not offer property management so I recommend Ian and crew often. If I were forced to find a fault it would be the admin fee. I'm not a fan of it, but what can you do? Overall I'm very happy with them. read more

Do not rent from MLP. The will suck every penny out of you. We moved out after being there for 6 years, the owner was selling, which is fine. We had our original move in sheet from the original management company. When MLP first took over our home as a management company, they could not get our rent right, then they wanted to have the resident(me) take care of any work orders under $100.00. Then We had a major facia issue with rotten wood, they came and looked at it and never fixed it. So we finally moved out. I used the same paint and paint code from the original paint can for touch ups, they charged me $8,000.00 for a full repaint of the home. Mind you when we moved in the house was rented as-is, bad carpet, mixed match paint, semi gloss rolled into flat. but hey it was a place to stay. Had the carpets professionally cleaned per MLP move out instructions,I paid over 500.00. They charged me 400.00 for a carpet clean. Stay away from these thieves. They are only out for your money!!! They don't care about you!! They do not return calls, they do not know about tenant-landlord laws. please please please look somewhere else. Getting a lawyer to handle this crap. Not the best experience as property owner. They do collect rent and hire people at market value when something breaks. Getting in contact via email is challenging, specific requests not involving renewing a contract usually are ignored . Getting reimbursed for property damage from renters is challenging. We had an ordeal with a renter who basically trashed our home resulting in $1600 damage(drug paraphernalia and junk furniture everywhere), then acted shocked when they were supposed to pay for it, only finally paying for half of the repair costs a year later. (I paid for the other half out of our family's budget). I specifically asked Miller Lane to give the next renter an idea of the price of having junk hauled away and walls repaired so that they future renters would be prepared for the price or motivated to fix it themselves. This never happened. The next renter basically hoarded animals, miscellaneous junk from several yard sales, animal feces in the house, and left large/heavy furniture pieces and garbage behind. The renters also moved our washer and dryer outside and these were covered in mold and mildew, likely because they were out there for months. Of course the renters were shocked at the price of cleaning up after themselves & disputed the charges. The people hired by Miller Lane to haul away the junk didn't get everything (leaving behind a large lawn mower with rust all over it on the property), but threw away our kitchen island, valued at $660 to replace, which they weren't supposed to do. We had communicated to Miller Lane our kitchen island was thrown out and our washer and dryer were moved outside by the renters. We have not heard back about either. As I sit in our house now, I still smell cat/dog urine and bird poop, near where they trapped in their animals/stored animal poop in the closets. As far as getting reimbursed beyond the damage deposit for our home repairs/replacing our kitchen island/paying for our washer and dryer, etc., I have paid for this out of my family's diaper and grocery budget (again for the second time). I have not gotten clear communication for reimbursement. Totally avoidable. read more
