I just reviewed Mimosa's and came to post my review for this spot. I'm surprised it's not rated higher tbh! The staff is very sweet and attentive - super friendly and quick. I enjoyed my breakfast and thought it was much better than what I had at Mimosas. I'm guessing Theo's isn't as ascetic and maybe that's the reason but I preferred Theo's . What came out is exactly what is listed on the menu. Portions were massive and the food was delicious! read more

This place is GROSS! We were seated beside a cockroach. They called it a palmetto bug to try and fancy it up. But you can't fancy this place up! Egg shells in the eggs. Chicken sausage that looked like fossilized turds. Not only that but we ordered scrambled eggs with cheese. They didn't come out with cheese so their solution was to bring out some cheese on the side for me to mix in with some cold scrambled eggs. Only positive...our server was nice. read more

While looking for restaurants, suggestions on social media videos was recommended by numerous people. This was my first time eating at Theo's. I ordered the blueberry pancakes with a side of sausage and of course, coffee and water. Waiter brought my food. It was a little misleading at first because from the outside I couldn't tell theywere blueberry pancakes aside from the one blueberry on the top. That being said when I cut into it, the pancake was full of whole blueberries. Great flavor. Sausage also had a good flavor, but was a little spicy for my preference. I am assuming this was hot sausage instead of mild. Restaurant is clean. I was greeted at the door with a smile and good morning. I was quickly seated. Numerous seating options. The restaurant is a lot bigger inside than I anticipated. Service was fast and friendly and attentive. When I go to a new restaurant with my family, we usually judge it based on would you come here again or would you order this same meal again and in this case I would do both . We popped over here this morning after the fire alarm in our condo had us evacuate before our second sip of coffee on the balcony. It's an adorable turquoise restaurant right off of 17 and close to lots of shopping, residential areas and the beach. We showed up in our pajamas (unintentionally, I promise), but were welcomed warmly and seated right away. Our waitress was super sweet and the menu was big. I got my own pot of coffee (YAY) and we all had something different ranging from blueberry pancakes and eggs, toasted rye and an omelette and French toast. It was all delicious and we cleaned our plates while we enjoyed the view of the pretty gold course to our left and a charming pond behind the restaurant. If it hadn't been as chilly I think we would have enjoyed patio/porch seating! I'll definitely add this to my regular list of great breakfast places and we may even go back one more time before we head home on Sunday. read more

We came here for breakfast one morning and I'll say the food was great. I had gotten biscuits with sausage gravy, called the Southern Special, and it was very delicious. Someone else who was with me had gotten the cinnamon apple waffles. I tasted that and I've gotta say, next time I'm back in town I will be coming back. Great place to get some breakfast. We got seated right away (party of 3). I had the breakfast special, wife got the banana nut pancakes and daughter got the silver dollar pancakes. It was all really good. The sausage links and the biscuits were probably the highlight for me. Service could've been better but it was a packed house so I'll give them some grace. Staff was super friendly, food was decent, basic breakfast but price was 100% not worth it. For a kids French toast (one piece of bread cut in half) with one piece of sausage, avocado toast with cheese, grits and a chocolate chip waffle, I paid $53. For breakfast-- that is overpriced. Expected to tell family & friends about the spot when visiting in the summer but that won't be happening for the price to eat. Giving this a 3, the food was pretty average. Our waitress was top notch and extremely efficient though, so she gets 5 stars. I had the pancakes, which were pretty meh compared to the other local breakfast joints. I'd describe them as on the dry side. The rest of my party enjoyed their meals though. read more

Theo's was recommended so we gave it try as we were in the area. It's a bright friendly run of the mill beach pancake house. They are very efficient at getting a lot of folks in and out. The service is good for the volume of business they have. The food comes warm but the sausage was definitely pre cooked and warmed when served. I believe this is how they get so many in and out. My well done scrambled eggs were brown, the pancakes were good . My husband had French toast and said it was good . The fresh fruit was ok and a bit pricey add on for $4.50. Over all mediocre and if you don't mind pre cooked meats and need to get in and out it may be the place for you. read more

This place is run like a well oiled machine. Great customers and food come out fast. I had the corned beef hash with 2 sunny sided up with pancakes. I really like the hash and the eggs. However, now matter what I do. I feel like the pancakes were salty. I wasn't sure if I was going crazy or if it really is. Couldn't finish it. My son has the plain Belgium waffles with links and bacon. Which he enjoys a lot. Our waitress who moved from New Jersey were very nice. And make sure everything were in order. Came with my family on a Saturday morning. It looked packed in the parking lot but there was plenty seating so we were seated immediately. Staff was very friendly, one of the hostesses made sure my toddler got chocolate chips in her pancakes which was very sweet of her. I got the salmon Benedict with grits and it was good. Man these were some of the best pancakes I've ever had in my life. Coffee was great too. Egg was nicely fried and I could taste the butter. My only complaint was that my sausage wasn't fresh. Right next to the golf course and we could watch them play while we ate. Kids devoured the chocolate pancakes and peach waffles. Wife loved the veggie omelet.
