It is unfortunate that my unit has sustained two pretty major water damage in 2025. Both times the Steam Team came out right away to start the mitigation process and damage control. The most recent water leak actually happened while I was in Europe. TST worked with me on the phone to identify what needed to be done. It's worth noting that TST even went above and beyond - the wall in my closet had to be torn out for pretty severe water damage and TST carefully uninstalled my entire closet system and left the pieces in great condition, even taped to the wall so to secure them from falling, so it could all be reassembled and reinstalled again. The crew came back two days later to retrieve all the fans. Upon completion of the job the admin team reached out for payment and was careful in updating me on how the numbers worked out with the insurance. I would recommend. read more

Mold remediation work, based on a remediation protocol prepared by another company. This is a preliminary review that does not include the quality of the actual work. However, the company representatives failed to inform me of significant delays. Specifically, the project manager had informed me via text message that work can start within 3 to 5 days after receiving all paperwork. He didn't mention that the Steam Team would be subcontracting out the mold remediation work, so that the subcontractor would need to sign off on the work plan too. That's already an almost-one week delay. In addition, the project manager didn't inform me that a Texas state agency would need to be informed of the remediation work, which adds a further 5+ day delay. Other than empty apologies, the company did not attempt to make things right. When their office operations finally gathered the paperwork from the subcontractor, they had the galls to tell me that the start date of the work was scheduled two further days later, since another project was scheduled ahead of me after I called them earlier in the day (this was Monday 7/21). Not only do they overcharge they also act the victim and tell you to take up everything with your insurance unless it's time for them to charge. They prey on people in dire situations, act to be there to help. Then turn around and screw with them on a wide range of topics as can be seen in other reviews. They hardly answer the phone and can't take an ounce of feedback for recommendations on how to improve. That's if you can get them on the phone eventually. Really appreciate the excellent job Ricky and Tristan did on our carpets and tiling. We used to have Steam Team come in every year, but with kids, life, it had been 4 years since our last treatment. The house is glowing now, it feels brand new after nearly three hours of deep cleaning. Very unethical! I had them come out for water damage and they came out and left fans for over a month. After repeatedly telling them and asking them to pick them up they still left the machines at my place and running for over a month. After insisting they finally came to get them and charged me for everyday they were at my place over $4k for less than 500 square feet. I spoke to someone in finance about insurance paying the bill and will follow up the following week they charged my card without my consent. Their response was: "I did inform our team that we had spoken and that insurance was expected to finalize payment this week. However, due to the age of the invoice and the terms outlined in the signed contract, upper management made the decision to move forward with the collection process." Without warning or any knowledge of the charge. I spoke to someone and they gave me their word that insurance will be able to pay but upper management charged my card without even a call. I worked with Andrew B. through a flood remediation process. And while he was extremely responsive & quick to come out to the house in the flood aftermath, the rest of the process was like pulling teeth. There was unclear communication about how long the dryers needed to run, promises of working with insurance, but to which I later became the middle man for payment. And most significantly, a tile that was ruined when the walls were taken out. I've spent 5 months trying to work with them to get them to replace this. And I've even offered to provide a replacement tile myself, if they'll just have someone come replace it. Unfortunately, despite countless followups, Andrew has not made the time to get this resolved. So I certainly won't be giving them my service again. read more

My RESTORATION experience was horrible. If you look through the reviews, the positive ones are for floor and upholstery cleaning. The scant restoration projects, like mine, are bad. This was a $12k job that took 4.5 months. There's so much to include, but there's not enough space allowed to do so, so I'm going to hit the highlights. Please do read if you are considering a restoration contract. I met with their Accounts Manager on Sept 21, 2022, but it took a month to get a work auth because the person responsible had been fired and, apparently, no one checked her work. A Project Manager is assigned in early Nov. Over that month, the drywall was repaired (because I screamed,) the ceramic tile that I demo'd is hauled off, and he drops off my new flooring in the front yard. He promised, via text, that I would "for sure" be home by the end of 2021. He disappears. Mid-December, I'm told that the PM had quit three weeks prior, but I have a new PM and he's going to get things taken care of. I warn everyone immediately that I will not tolerate poor work just to make up for lost time. But that's what happened, resulting in more weeks of lost time due to subs having to repeatedly come back to repair their own repairs. Multiple times, there's doors left open or unlocked. This new PM makes claims and denials that are just silly, because he was rarely onsite. He also repeatedly put himself in the position of no way out. That he either knew things, and hoped I wouldn't catch it, or he lost control of the job. When I confronted him on this, he threw the first tantrum. He began loudly demanding to know whether I wanted to continue with the job, or find someone else. I don't believe, for a moment that he would have raised his voice at a man. Over the next several weeks, things deteriorated to the point that I had to fight off him bullying me to move back in before repairs were completed. I'm having to take off from work to actively supervise the job and the workers. He was responsible for breaking my vanity, and persisted in doing a half-ass fix and making me keep it. After seeing a persistent moisture stain on my porch, it's discovered that the flooring installers dislodged the waterline to the fridge, and water ran under the wall and on to the porch. Not knowing I was there with the plumber, he flat lied and said the plumber said it was preexisting and from the wall. I confronted him with the two options of his subs installed over standing water - then didn't tell him or he didn't tell me. Another impressive tantrum followed, during which he tried to bill me for the $300 'fridge line, stated my home had been "habitable" for a couple of weeks, and informed me that the move in was scheduled for Feb 1. This is all in writing, via text. I scrambled, and got my insurance and Contractor Connection involved, to ensure that the outstanding repairs were documented and would be fixed. Move in day was flooring, vanity replacement, and pack in crew, all at the same time. There had to be a subsequent returns to continue working on the flooring and finish the vanity install. Thank god I have an understanding employer. After the first tantrum, I called to get his manager's name, and I find out he *is* the manager. I still find it odd that I was not told that in the beginning. Acting as a simple PM, he offered a $500 "discount. He would have had the authority to increase that, but refused. Upper management, and the owner, were all emailed, and they chose not to respond. It was a nightmare. The Project/Department Manager unintentionally acknowledged how bad things where when he bragged that they do 300+ jobs a year, and only a few go like mine did. I hope that you will give my experience consideration, and give thought to whether you want to take the risk that your job could be the same as mine. read more

Amazing! I cannot say enough good things about this process, company and location! This was my first time ever having carpets cleaned professionally. I've rented cleaners at HEB and they do not compare. At all. I wanted to move to a rental house from my apartment, but decided staying somewhere really cheap for a year would give me time to fully pay off debt and save a bit more. When I decided to stay I was really bummed. I'm not too picky with apartments, but mine felt disgusting. The carpets were not in great shape between spills and my cat. I thought having the carpets cleaned might make my apartment seem a bit better . Omg!! It's been 2 days and I feel sooo amazing. It looks better than when I moved in 2 years ago! The entire apartment feels cleaner and smells way better already. The guy, Roman, who came over did an awesome job! He was at the apartment less than an hour but he did not miss a spot! I hired the Steam Team to do a Fire Restoration Project after a fire at my home. When I asked the Project Manager for an update because it looked like work was stalled, he informed me that he didn't have to give updates and resigned from the project. When I spoke to the owners of the company they said that they would get me a new project manager that wasn't so emotional and then the next day resigned from the project, leaving me stranded. I love The Steam Team (TST), plain and simple. They have saved me several times and I've used both the carpet cleaning service and the restoration service. Here are my experiences with each: Restoration: I came home one night and found my ceiling in my bathroom had collapsed. My upstairs neighbor's AC was leaking and too much water accumulated. But TST Restoration saved the day. They thoroughly investigated the moisture sources and spots, dried out the place and then restored it to better than it originally was. I was so happy with the final results. Carpet Cleaning: I was in a bind and needed some carpet cleaning done on short notice. TST squeezed me in and saved the day again! Robert came out and was an absolute pro. He was so polite and did an excellent job. There was even a big screw up (stupid neighbors had their plumber turn off the water to the whole condo complex without giving adequate notice) and he was so chill and patiently waited while I got it straightened out. Brand X showed up, without a "call on the way" as arranged, and immediately began telling me that the carpet was really old and I wouldn't be happy with the results. Said he couldn't do the job right then because there was too much "debris" on the carpet. Took me under 5 minutes and was carried in one hand. Rubber bands and such. Then more talk about what bad shape the carpet was in. So I told Brand X, "Your right. I should replace it. Thanks for coming." Called Steam Team again, hoping there had been a cancellation and got lucky. Got my "On the way" call. Tech was friendly and positive. Threw in an extra that I expected to pay for, and absolutely exceeded expectations in every way. Carpet looks way better than I thought it would and will make another lease. Maybe 2. I had them come out and clean 2 rooms and my stairs. They did a great job for less than $100. They even threw in a free hallway cleaning ($20) because they had trouble with one of their vans at first, but it only delayed the cleaning by 30 minutes. My carpets are pretty old (over 8 years) and white, so how they look afterward is nothing short of a miracle. They were unable to get a few hard pet urine spots out of one of the rooms, but I don't blame them for that, it was a pretty tough stain and it at least looks a little better. They said they have a carpet patching service if I wanted to get rid of the spots for around $100. Not bad, seriously thinking about it. Overall, happy with the service considering the age of the carpet and the tough stains we had in one spot. I'd definitely call them back out again. Leo and Alex did a great job! read more
