    I've been a resident for over a year here and the experience has been terrible. The majority of time I've lived here the lobby has been under construction with countless noise, delays, and inconveniences. The management simply doesnt care about addressing resident needs. I guess that was apparent when they kept charging us a $60 monthly lifestyle fee for the gym, pool, and lobby that were completely inaccessible during the construction period. Usually emails to management go unanswered and you have to make several phone calls to get ahold of someone to get a resolute answer. The maintenance requests take longer and longer to get resolved. I've had the same dishwasher flood 3 times in a year and each time they tell me its "fixed" it just breaks down a few weeks later. No idea why they have a concierge. The hours are limited and non residents/food delivery come and go as they please. The main entrance is usually blocked by uber drivers, moving trucks, yoga clients and its always difficult to get in and out of the garage parking($125 per month). One of the 3 elevators is constantly down for maintenance and the skybridge carpeted areas always smell like dog piss. This place probably once used to be a great building to live but it has gone downhill. On the plus side it's a convenient location with a nice view and easy access to grocery shopping, gyms and parks. But given the high rent and all of the additional fees its just not worth it. I wont be renewing my lease and I will be looking elsewhere nearby for a better resident experience. Given the price and resident benefits, there are better places out there.

    Moved into the Monarch in November from the Domain , and have not regretted that move at all. This location is phenomenal due to the fact it's located on the west side of downtown. It's also a massive plus that this spot is in a 5 min walk to 3 grocery stores!! Being so close to Wholefoods and trader Joes is crazy if you think about it. I work from home so the view is always top notch and there is never an issue with internet. The night life on this side of 6th street is clean and not as wild/dirty as the east 6th st is. So to wrap this up a move to the Monarch will not disappoint you, but will astound you!

    UPDATE - The biggest issue is now safety and accessibility since we will lose access to the first-floor lobby entry by elevator. My wife, newborn, two small dogs, and elderly parents will have to take two elevators and walk out through the parking garage to exit and enter the building. Until June. Windsor Community's mission is a bit of a farce. "Create communities where people truly feel cared for." Not even close, it read... "Create communities where we care for new potential residents and revenue much more than current residents." Our house on the lake is being remodeled so we thought it would be nice to live downtown but our experience is getting increasingly worse. A neighbor asked us where we lived and her response sums it up best... Ah... the Monarch College Dorm... Construction is a constant source of frustration and my wife and newborn will now need to take two elevators and use the car ramp in the parking garage in order to exit the building. I can't believe this is allowed by the City of Austin or that the building would think this is acceptable. We recently had a very loud group move in above us and I'm not one to complain but there have been multiple occasions of over-the-top parties. Jumping up and down, screaming from the patio, and loud music. Suggestion: Raise the bar on lease approvals and implement fines for repeated offenses. The entry driveway is a constant source of frustration almost as if there are no coordination of when people are moving, Urban Space 5 ton trucks, construction trucks can park and no one policing the area to ensure people are following some sense of order. It doesn't really affect me but I have two small dogs and it's always a concern walking through. Suggestions: Set days and times for moving, don't let some cars park there all day, and empower the concierge team to manage the congestion Fixtures in our unit are old but overall not bad. The biggest issue is the lack of water pressure in the shower which no one has been able to resolve. Overall the experience is not good and the only reason I say it's okay is the location and the concierge and maintenance teams who are all really nice and helpful. I really wish these reviews were from verified residents!

    Living here was fun but overpriced you get to see alot of spoiled ass people ahaha and i met a few famous people living here! view was dope

    Moving into the Monarch was flawless, quick, and easy. The expedited the lease applications and the downtown views are great.

    I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.
