Save yourself the headache, do not move in here! In the last 1yr+ at Windsor South Lamar the building has really gone downhill. There are so many other options and better maintained buildings in the area. Keep looking! Starting with the exterior, you'll pay for parking in a gated garage with a gate door thats worked maybe collectively a few months in the past 3+years. Parts for the broken gate? They are shipped from a country which apparently only exists in the future. Expect to be waiting months for the parts to be delivered from their imaginary manufacturing plant. There are constant break-ins, two car thefts in the past two months, damaged vehicles, stollen packages, and various unhoused individuals sleeping in stairwells or meandering around the lobby at night. I once had an unhoused individual confront me in the gym at night, when I asked him to leave he stated he just "needed to gather his things from the gym cabinets" because he was living in the building at night. AT NIGHT!! The lack of concern for resident safety is unfathomable. If you're a female or younger individual, think about your safety!! There are not been many instances when all elevators were working at the same time. Elevators are down for weeks to months. Again parts come from the same futuristic country as the gate parts. At one point in December of 2024 ALL elevators were down for approximately a week. My poor Mom was visiting and had to climb/descend 4 flights of stairs everyday multiple times a day. I've been waiting for months for them to provide me with the video of a hit and run on my vehicle they claimed to have. Don't stay tuned for an update there, I don't expect them to follow through. Want to enjoy the pool on a hot day? It's probably green. Inside you'll find outdated apartments, refrigerators and walls filled with mold and garbage piling out of the trash chute rooms on each floor. Maintenance or construction of some sort is on going at all times. What are they doing you ask? Sometimes I have no idea, but you will find evidence of food and soda bottles left behind in the hallways. They decided to spray paint (yes spray paint) the doors and frames/hallway trim black. The fumes were so bad many including myself had to block the bottom of their doors. They wrapped our hallway firearms to to prevent the fire alarm from continuing go off from the fumes as well (see photos). Headaches, black spray paint dropping from the air vents on to my white couch. Just some of the many luxuries you'll experience at the building. Speaking of fire alarms, pretty common to be jarred out of bed at 2AM, 3AM with the fire alarm going off from a sensor error at the building. They will claim someone pulled the alarm, the fire department confirmed differently. Working from home?? Intra meeting surprise! Fire alarm going off, internet down. Walls are so thin you'll hear every step your upstairs neighbor takes. If you've made it this far and you value your mental and physical health just keep looking. The positive review? Incentives from the leasing office to waive application fees for unknowing and innocent souls. Current management under Lindy and Jennifer + the ever rotating group of office individuals have created an unbearable place to live. Good luck going into the office with a question or request. Windsor South Lamar is the best location in Austin. You can walk to Zilker park or any of the up-and-coming restaurants (Uchi, Odd Duck, Eberly) just to name a few. Barae at the leasing office is amazing. She goes above and behind, when it comes to customer service. This building is an elaborate lie. Do not fall for it. You'll walk into the lobby and think it looks high-end. You'll see the pool straight back from the entrance and get the impression of luxury. You'll talk to the leasing consultants and be taken on a tour of the other amenities. The gym; the package lockers; the meeting rooms; the pool and courtyard. "Do you have a dog?" they'll ask. "You'll love the 1.5 acre dog park with washing station!" You'll take a short tour through an apartment that matches the floorpan you're interested in. You might open closets and marvel at storage space. You'll think everything looks good. And that location! Across the street from a Shake Shack and Alamo Drafthouse; a short walk to Ramen Tatsu-ya; stumbling distance from an array of bars; minutes to Barton Creek, Zilker Park, and Downtown. You'll sign the lease, move in, and quickly realize the building is inhabited by garbage people and that everything you were so enamored by on the tour was a lie. It should be easy enough to figure out while on your tour, if you know what to ask. Looking at an apartment higher than the second floor? Ask the leasing consultant how often the elevators are functional. If they don't mention that at least one of them has been completely inoperable at some point throughout the last year, they're lying to you. When we were moving out, our movers actually said "Oh thank god" when I told them the elevator we needed was actually working. They were very familiar with this building. Enjoy peace and quiet and/or privacy? Ask about noise. If the answer isn't something like "You'll hear neighbors' conversations more clearly than a Zoom call and footsteps from the apartment above you will sound like a herd of elephants tap-dancing inside your skull", they're lying to you. Like sleeping? Ask them how many times in the last year the fire alarm has gone off in the middle of the night for no reason, forcing every resident out onto the front lawn in their pajamas. If the answer's less than four, they're lying to you. Plan to use the gym? Ask them "When was the last time all of the treadmills were functional at the same time?" If they say anything other than "It's never happened as long as I've been working here," they're lying to you. Have a car? You'll pay $25/mo to park it in the "private" resident garage. Ask how many break-ins and thefts they've had reported in the last 6 months. The building management will not provide security camera footage to police to help you if your car's been broken into, but they will send out an email to the residents reminding them of helpful safety tips like "be aware of your surroundings at all times" and "use your peepholes before you open the door." After someone crashed into the garage door somehow, there was a one-month period where the door didn't work at all so it was just left open, and management's solution to the huge security risk this posed was to hire a guard who just sat in their car at the entrance from midnight til 8am and watched videos on their phone. Think dog owners should clean up after their pets? Ask how many times the building management has had to send out passive-aggressive emails to the entire residency kindly reminding them about the $100 fine for failing to do so. Ask how many fines have actually been issued. If they say anything other than zero, take them on a walk from the large dog park, behind the parking garage, to the small dog park. Have them count how many piles you have to dodge. Even on a walk through the interior hallways or down a stairwell you'll probably see a few, depending on the day. The trash chute is regularly clogged because residents don't understand or care that they shouldn't stuff cardboard boxes and loose styrofoam down it. As a result, people just leave their trash in the room, piling out into the hallway. So if you're looking at an apartment on the east half of the building, I hope you enjoy the constant smell of garbage. There used to be hand sanitizer stations in the trash rooms, so during the first week of the pandemic, people stole all of the hand sanitizer. Management sent an email that said "Hey, please don't do that" and placed signs in the rooms that reminded residents of this, but the trash rooms have never again had sanitizer available. read more

I have lived at the Windsor South Lamar for almost 7 years. I love the location, the amenities, and the apartment complex. Windsor SOLA is extremely dog friendly, and has the largest apartment complex dog park I've ever come across! There are always dog treats in the common area, and I appreciate that we have a large dog "spa" onsite - if you're a dog owner you know what a mess it is to try to bathe your dog in your bathroom. Katie, our new property manager has been great. Since she arrived, she has kicked off a series of complex updates, upgrades, and general property maintenance - new furniture, new paint, new flooring/carpet in the common areas; new fitness equipment in the onsite gym, and today I noticed boxes containing new patio/pool furniture. Barae Dula, her second-in-command, is friendly and helpful and has gone the extra mile more than once to help locate misplaced packages or find things I've lost onsite. I appreciate that they both make themselves available to us - even just to chat. Our maintenance staff, Julian, Ever, and Chris, are friendly, professional, and efficient. When I've put in a maintenance request, it is handled usually within 1- 3 hours. Everyone on staff is friendly, which contributes to a positive vibe, here. And of course, the location is awesome - close to Ladybird Lake, Alamo Drafthouse, coffee shops, restaurants, and bars. Word to the wise I would've never guessed that I'd leave Windsor feeling so disappointed, since the first few months were so great. Our move in process was smooth, thanks to Olivia who was a dream. However, she left about 6 months into us living there, at which time our main point of contact became Kortney, who made things unnecessarily difficult and unpleasant from our very first interaction with her. If you can, go through someone else for questions & concerns while living there. Customer service aside, our main issue living there was the highway robbery they commit when it comes time to renew your lease. Like most apartment complexes, they require a 60 day notice before moving out-- that was not the issue. The issue was we were blind sided when gave us notice of an 11% (~$300/month) rent increase on the afternoon of the 60th day, effectively leaving us 4 hours to find a new home. If we would've had advanced notice of the increase, we could've started looking for a new home to avoid getting roped into another 45 days of paying rent there (since it took us 15 days to find a new place). I've lived in 10+ apartment complexes over the years and have always been provided with advanced notice if they were raising the rent more that the typical 2-3%. We reached out to management and they completely fumbled the ball. They couldn't provide any explanation for their late communication, and they took advantage of having our credit card on file. After our lease agreement officially ended, they took an additional $936.43 in fees and "rent". One more example of their shady tactics: we sold one of our cars and they made us continue paying for the vacant parking spot until we moved out Please don't live here. It was nothing short of awful. I lived here for 4 years. To say things have gone downhill in that time would be an understatement. The amenities have worsened in condition. The pool requires constant cleaning. The dog park grass has all but died, and the AstroTurf which was installed smells constantly since the sprinklers are no longer being run. The fire system is constantly being triggered at all hours - whether by technical glitches or malicious persons who have some how entered the building. The solution to break ins? Locking the front entrance outside of office hours, even to residents. The elevators are constantly breaking down, as is the garage door. Speaking of the garage - management made the decision to outsource the guest parking to a 3rd party company. That company now charges guests but claims no responsibility or liability for the residential side. The apartment company denies it as well, despite charging $50 a month for parking. So if your car is broken into (which happens frequently) you're on your own and need to try and claim it on your renter's insurance. The bike cage in the garage was so useless in securing people's property they had it removed. You'll also been constantly be bombarded to sign up for offers from Windsor's "partners" who will try and sell you on things like renter's insurance and credit cards to pay your rent for "points". Maintenance is fairly responsive and I have no complaints about their team. Major issues, like a leak in your ceiling or your windows being completely fogged fall to the management team to approve fixing, and there's no urgency for them to approve these fixes - if they get fixed or replaced at all. The building itself is "a pig with lipstick". Sure the glass and marble of the lobby look great. But once you get into the residence sides you'll be met with mixed color paint, missing carpet replaced by exposed, unpolished concrete, and the halls near the trash chutes have a permanent stench. You too can have all this, for rent that's probably 20% above market value. read more

I lived here for 2.5 fabulous years and I only moved out because I moved cross country to Colorado. From the day I moved in to the day I moved out I was treated with high energy and kindness, and always felt welcomed. Lindy, Lauren, and team are always working hard for their Windsor community. The amenities are amazing. The resort like pool is an oasis and has multiple operational gas grills. The common areas are luxurious and always sparking clean. If you communicate honestly and often with management, they will try their best to hook you up with reservations for gatherings, meetings, etc. The facilities are extremely dog friendly, including 2 fenced in dog parks with doggie bag dispensers and trash cans. Maintenance always responded to my online requests in an acceptable if not freakishly quick manner, and the cleaning crew always keept the place in great condition. There were almost always fun signs in the elevators about events and holidays going on in Austin. A lot of times there were signs for food truck visits to the complex, or other local specials as Windsor SOLA often partners with local businesses. I was lucky enough to be on the downtown facing side of the complex and got to watch the city grow before my eyes (see pics)! Windsor SoLa certainly appears slightly upscale on the surface, but as you move in and start to take a closer look you realize you've made a huge mistake. Let's just run through the bad stuff: 1. The driveway is a harrowing cluster that you will quickly grow to dread every time you leave or return. The building was apparently meant to have separate entrance and exits but they turned the other driveway into a dog park so now you have to dodge two-way traffic, incessant moving/delivery trucks, Ubers, and pedestrians all in a tiny space. And god help you if you want to turn left onto Lamar. 2. The stairwells are great if you like dog poo and the hallways are nice if you enjoy dog pee spots every couple of feet. These issue would persist, often for weeks until I would call and ask if the building had stopped using a cleaning crew. 3. The garbage situation is ridiculous. One single chute for the entire building (good exercise for folks on the south side!) that is consistently backed up or broken leading to piles of trash sometimes overflowing the trash rooms. The stench reaches all up an down the north side hallway so factor that in if you're considering leasing here. 4. The elevators constantly break down and the one on the south side is so slow it will often cause you to be late. Staff is is constantly turning over so there's never consistency in the office. Soundproofing is poor so you will be hearing elevators, stairwell doors, and especially upstairs neighbors, so choose carefully. Dog park is huge but it's poorly maintained/designed and often turns into a mud pit. Oh and the fire alarms apparently have problems so you'll probably have to run downstairs in the middle of the night now and then but at least it's a good opportunity to meet some neighbors. Now the good stuff: Location is excellent. The lobby is nice. Amenities are fine (smallish gym tho). Maintenance crew is responsive. Parking spaces are wide and plentiful. The apartments themselves are generally fine with average fixtures, mid-grade appliances, and nice layouts. It's too bad that the negatives are so negative, otherwise it could be a nice property. read more

My girlfriend lives here and I'd avoid this place. It's marketed as a high-end, luxury property and it may appear so, but when you peal back the layers, it's a rotten apple! -Cockroaches and an abundance of spiders -Out-of-control, noisy, destructive college kids run wild at all hours -Lack of management supervision -Poor building layout -Very long walk to the trash chute if you live on the south end -Terribly slow elevator, especially south one serving dog park -Annoying traffic circulation issues in the driveway -Infrequent housekeeping of common areas -Inadequate power to run all air-conditioners during periods of high usage -Guests cannot access the building requiring you to leave your place to get them -Too many dogs and animals who use adjacent dog park and track the filth into the hallways and elevators that are rarely cleaned Here are some examples. There has been a trail of pistachio nut shells dumped on the 5th floor and it's been here for a week! No one has noticed or cleaned up the mess left by immature renters. Someone is regularly defacing the elevators by smearing food, foot prints, and other disgusting substances on the walls. Gum is being affixed to the stone walls. No one has mopped the floor of the south elevator for more than two weeks. The floors should be cleaned daily! Spider webs coat the light fixtures and walls of the parking structure and stairwells. read more

Aside from the dog park this place has been a terrible experience. The Windsor doesn't in the least care about retaining current residents they'd prefer the turnover to increase the rent. There's been tons of theft + trash from residents and the large homeless population that lives along the train tracks behind the building. Lamar is EXTREMELY loud and busy. If you get a unit on the garage side 2x a week there's trash pickup at 4 am. The residents are completely inconsiderate you'd think you were living in a Frat house on the weekends. I've had friends move out from here to Watermark and The Clark and have wildly better experience than living here! There's much better locations and apartment complexes for the price. I've lived in a handful of apartments over the last 8 years this has by far been my worst experience. Most positive reviews were made years ago with prior management. read more

I have been living here since May 2015. Ever since Windsor took over from Hanover in 2017ish this building has continued to decline in service level amenities and building cleanliness. I am moving out of here in 3 days and it cannot come soon enough. This place is horrible! The reviews that are 4 or 5 stars are from several years ago and are questionable bot reviews. I echo much of the feedback for the rest of the 1 or 2 star reviews. Pros: - location on South Lamar and it's proximity to downtown and lady bird lake (the Windsor team can take responsibility for this one) Cons: - Absolutely no management accountability; the building is lawless. Residents blast music, let their animals defecate all over the building without cleaning up, trash bags are left in the hallways, not enough trash receptacles, people block already narrow drive away making it difficult to come home or leave. I can go on and on. There is no follow up from the management team other than sorry. At some point residents should be fined or evicted for trashing the building. - Elevators are always broken - If you live on the 5th floor, the guest elevator only goes up to the 4th floor. It's extremely hard to get any delivery to your apartment. - None of the security cameras work or they are not in areas that would provide actual security this lends itself to break ins and theft. - Residents let non residents park in the lot. I have come home late on Sunday with 1 spot in the garage and more people were pulling in with no place to park. I understand apartment living is shared living space and these types of incidents can happen anywhere but it's exaggerated at Windsor South Lamar! Do not move here! read more

Make sure you do a walk through of your apartment with the staff before you move you because they will charge you a fortune to fix things that you didn't break! They are currently trying to force me to pay for floors that were laid improperly and are now buckling... the girl in the office told me that maybe they were buckling because of the shower or having the window open... So if you move in here be careful if you plan on showering or opening your window! The Windsor will try to charge you $900 after you move out! Lived in the building over a year and have had an okay experience. Not planning to re-up lease. Property has appearance of being high end when you tour but there are many issues you should not experience with a "luxury" property. Pros: - Location - Actual unit interior is nice - Fast responses to maintenance requests and friendly maintenance team - Price for 1BR is decent given location (I pay $1,600/mo) - Nice residents Cons: - Freight elevator has been out of commission for almost 2 months - Call box to buzz guests/delivery drivers into the building does not work 90% of the time so often have to walk to the guest parking garage to retrieve guest - Fire alarm malfunctions on a regular basis in the middle of the night - Driveway is WAY too small for the number of residents; flow of cars blocked almost every single day by moving/delivery trucks. Dangerous trying to turn left on to Lamar with no traffic light - 1 trash chute for the entire community, no place to put trash outside of actual trash chute, including outside - Package locker room not large enough to accommodate number of residents; packages often "overflow" and are kept in a pile in the locker room - Overall, there seems to be little to no management supervision, as evidenced by the below: - Hallways always dirty with stains on the carpets; stairwells are gross/not air conditioned/smell bad - Pool can becomes an obnoxious party on the weekends - not monitored, loud music blasting from speakers, large groups with more guests than allowed, people smoking cigarettes in pool area, beer pong, etc. Sounds also echo like crazy - DO NOT get a unit facing the pool! - Fitness center - there was ONE working treadmill out of five or six for at least several months read more

So far so good! I needed apartment the same day and toured Hanover first before weighing my options with a few other communities but knew I'd choose them. I couldn't have been happier with my leasing agent, Courtney, who was so patient showing me every option possible. I also cut my rent in half when I moved into Hanover from Park Tower, it's only one mile south and I feel the amenities are equally as nice. The community is brand new and the pool should be ready soon. If you're looking for a place downtown, definitely consider the Hanover South Lamar. I thought I would hate moving out of the considered "downtown grid" but I've actually enjoyed living here more. I bike into town (1mile) everyday. Love it! read more

I lived here for a year and rented a 1 bedroom. The price fluctuated from around $1600 to over $2100, due to a goofy "one month free" accounting scheme. Pros: * The apartment itself has been nice enough. * Can't beat the location for working downtown. Cons: * Multiple cases of Covid. Beware. * Break-ins/robberies. A neighbor a few doors down had their apartment pried open with a crowbar. Management's response was to hire a parking attendant for three days. * Dog poop frequently left in the hallways and grass. The hallway carpets are disgusting and visibly soaked with urine and feces. * Piercing fire alarms have gone off in the evenings across the building. The alarms cannot be disabled until the fire department arrives and inspects, which can take half an hour. Very irritating at two in the morning. * High shared utilities and "administrative fees". Windsor has a dubious relationship with a utility provider called Minol, whose fees are automatically tacked on to the rent and cannot be negotiated. * Common spaces are sporadically maintained. For months there was only one working treadmill, and the coffee machine would probably not have passed a health inspection. * The package room is insufficient for the volume of deliveries. Packages are frequently left out for anyone to grab, or stacked in a giant shared locker. Both defeat the purpose of even having a package room. * 40 page lease of legalese, 60 day required notice to vacate. Nothing about this is negotiable or flexible. * High turnover in the front office. Ministerial policies which resemble Soviet bureaucracy. read more

I lived at Windsor for 1 year. Some pros but way more cons. Would only recommend to someone who works nearby and likes to bike or walk and location is key. Pro: Location - 20 min walk to downtown and Zilker Park Pool - Great spot to invite friends and day drink Cons: Units - No balcony on most units, don't let you customize outside and would threaten to fine you if you have door mat. Dogs - Because of the dog park out back, owners let them run wild. Play fetch in the hall, pee in the stairway, never on a leash, hanging by the pool. Staff - Emails take a while to return, maintenance requests take minimum of 4 days, bug people have no such thing as emergency and come one day a week so our bug problem turned into a week long issue, never in office towards beginning and end of actual hours (arrive late, leave early) Parking - Lot is tight, moving trucks park and limit access, guest parking always full and reserved expensive, parking in office lot gets a huge notice sticker that is all but impossible to remove after 5 minutes, trash cans always in the way to lot. Price - It is on pricier end but with location it's not horrible at $2400ish for 850+sf 1 bedroom. They charge you $25 cam fee which is unheard of for maintenance and upkeep to 1 pool table room, coffee and pool and packages. Packages are lying around often and coffee machine never has creamer available so not much maintaining going around. read more

So far the move in experience has been great. The whole staff at Hanover has been extremely helpful. I spent a lot of time looking at different communities and I found the service at Hanover to be second to none. With most communities, getting in contact with the leasing office was extremely difficult. I would usually either get a voicemail or forwarded to a call center. At Hanover, I have been able to get in contact with someone actually in the office, and if not, my call was always returned in a timely manner. The leasing process was simple and straightforward with a nice web portal to sign and fill out any necessary documents. They also did a great job of making sure I had everything I needed prior to my move in date. In terms of the grounds, its pretty luxurious. The club house is amazing. A lot of the amenities are still under construction, but the pool looks to be pretty nice as well. The gym is a little lackluster, with limited equipment and dumbells only going up to 50lb in weight. The amenities also close at 11pm which is a little early for me, but it wasnt a deal breaker. All in all Ive decided to give Hanover 5 stars for the move in experience, availability and quality of staff, and the amenities/accommodations. Ill post an update in 6 months with feedback on my experience once all the construction is complete. read more

Truly one of the most egregious and shameful management companies and apartment complexes I've ever experienced. Not only do they severely lack in customer service and resident satisfaction, they take zero accountability when mistakes are made on their end (such as not charging for specific fees until later realized or having their 'secure' storage units consistently broken into). They make no effort to repair their residents experiences and instead, charge RESIDENTS for their own faults. The hallways consistently smell horrific - no matter which floor you are on. The visitor parking is always a nightmare for guests and they are now charging for GUEST PARKING. If you're looking for an apartment complex that is in no way worth the horrendously overpriced rent, fees, and likely loss of your own items with zero reparations from the company with the addition of a rude and lacking of empathy management company, then by all means proceed with the known risks. read more

My boyfriend, dog, and I share a one bedroom with granite countertops, dark flooring, and a killer view. I moved to The Hanover in September and loved it so much that I convinced my boyfriend to move here once his lease was up. We just transferred into a 2 bedroom and could not be happier. Jeff has made the transition so easy!! All of the guys & gals in the leasing office have been so incredibly friendly. Any email answered promptly, and maintenance requests (which were minor) are taken care of within 24hours. The property itself is perfect for us with its large dog park where my two pups can run around and play with other dogs. (You will not find anything like this near downtown!) It has all of the amenities that I was looking for; nice gym, great pool, plenty of grills, etc. All of the residents I have met have been awesome as well. (so many dog lovers!) I really can't express how happy I am living in this complex and am looking forward to my second year calling The Hanover home :) read more

I absolutely love living at Windsor South Lamar! My lease is coming to an end, so I've started exploring new options. Each place I tour reaffirms how great this place is and reminds me of why Windsor South Lamar Costs what it does! I love my apartment and the amenities, and the management and maintenance team are fantastic. The building is kept clean, and management is very responsive. Anytime I see a mess in the elevator or around the rest of the grounds, it's promptly taken care of. Someone on my floor kept letting their dog pee in front of the elevator. Rather than just cleaning it up each time it happened and letting the carpet get disgusting, tile was installed in front of each elevator, and it's no longer an issue! The maintenance request I've had to put in have all been very minor and pretty routine. Maintenance always responds the same day or next day. I've only put in one request for pest control and have not seen any bugs in my apartment since then. I get it, roaches are gross, but you live in a multi-family building in Texas - it happens. The amenities are well maintained and very nice. My favorite thing about living here is the dog park. My pup, who used to be a bit timid around other dogs, has blossomed into a social butterfly since moving in. It's the perfect place for her to run around and meet new dogs. Unfortunately, like every other apartment complex, there are lazy owners who refuse to pick up after their dogs, and if you're one of those people, shame on you. Also, literally everyone here is a dog lover. In the year I've lived here, I've met one person who didn't like dogs, and thankfully, she's moved out. I also love the location. It's a 5 minute* walk to the Drafthouse and a ton of restaurants are in walking distance. It's really easy to catch the bus into downtown and to campus to from here. The best part though, is being able to walk to Zilker and Auditorium Shores in about 15 minutes*. *I have very short legs, could definitely be less for an average sized human. There are a few things you should be aware of before moving in, and most have been mentioned by other reviewers. 1) The driveway SUCKS. Management really can't do anything about that, but be aware that it is terrible. It's constantly blocked by people getting picked up and dropped off, which I feel like it's common sense to not wait for your Uber where you're going to block people from entering and exiting the property, but guess not. It's also not uncommon to see more than one moving truck in the driveway, and it's just not big enough to accommodate that. It's also often blocked or congested by people leaving the Define fitness studio downstairs. 2) Trash. There is only one trash chute in the property. Thankfully, I'm not that far from it, but I really feel for the people who live on the opposite side of the building. The monthly trash fee is also comparable to communities who have a valet trash service, so I'm really not sure what we're paying for. Also, it really sucked losing the trash cans in the garage and doggie station on the side of the property. It makes quick potty breaks difficult, as you have to plan your route along the one trash can left outside. 3) Parking. This used to not be an issue, but a very large, very unoccupied bike room was installed near the main elevator in the resident parking area of the garage. Parking by this elevator was already limited because of guest parking, future resident spots, and Define. Now, it's even more limited. I live really close to this elevator and in the past was able to find parking near it 99% of the time. Now, unless I'm home before 7pm, it's pretty much a lost cause and I count on trekking and extra couple of minutes to my apartment. It sounds like a small thing, but it's frustrating that I used to not have this problem and now it's an issue. Overall, the negative things noted above are minor, and the pros of living here outweigh the cons numerous times over. I recommend Windsor South Lamar to everyone! read more

I moved here in November last year. From start to finish, the service here has been great! There are problems like any place you live. However, it is not the problem that should bother you but the speed in which the problem is solved. I have had several maintenance requests that are answered in less than 24 hours during the week day or weekend. Parking can be limited on weekends for guests, but I was told this prior to move in and just purchased an extra reserved parking for less $30/month. The location is in best area to eat and all local hangouts are amazing on South Lamar and nearby streets! The building is quiet enough for family or young professionals. Heck, the staff even pretends to laugh at my "not so funny jokes", so that is good to finally have some friends :) For the record, I am not getting free rent for this post....but now that I think of it, I should print this out and ask... I have been living at the Hanover on South Lamar for about 2 weeks and my wife and I have no complaints. In fact, this has been the best apartment experience we've had while in Austin. The staff is incredibly helpful and the amenities are well kept. We were a little worried on move-in day when someone else decided to hi-jack the freight elevator. It added 2 hours to our move time and we ended up spending $250 more than anticipated. The management was quick to respond and reimbursed us for the expenses. Class act. read more

So for the record I haven't moved in yet, BUT what I can say is that I already feel like I do. The staff treated me like family the second I walked in the door. Marisa is pretty much amazing and helped me through every step of the way from the tour, to signing my lease, and finally making sure my move-in day was set up for success. I have been living here since February and am SO glad I went with this complex. I did so much research on a bunch of different ones, and finally settled on Hanover South Lamar. The managing staff, including Shawn, Jeff, Ben, etc, is extremely attentive and does their best to resolve any issues you may have. They've done nothing but be helpful in my experience. Everything is beautiful and new in the complex, which really makes you feel as though you are living upscale for a very affordable rate by Austin's current standards. Amenities are wonderful. One year later and it wasn't worth the money. Under new management and I think they're lovely people. I had daily interaction and never felt mistreated so not sure where the attitude is coming from. Unfortunately the property is being overrun by spoiled rich kids with no class, manners or respect for others' property and no respect on the property. People running , yelling obnoxiously in the hallways and slamming doors at 3-4am during the week, my favorite! The building layout is like a maze from the Shining especially the location of the trash rooms on each floor. There's too many apts per floor and it takes you all the way around to throw out your garbage. Probably why you see trash in the halls, in the elevator everywhere else besides a trash can. Felt like I was living in a frat house except I was paying $2,000 a month for a shoebox. Moving day SUCKS here btw. My small 1 bed, 1 bath took 11 hrs and ran me over $1,000 bc people use the reserved moving elevators. Crime was hot in the parking garage and then March 2017, my brand new truck was vandalized. They should just make it off campus housing and embrace the hot mess it's become or convert it into a dog hotel. Hindsight, I should've paid $500 a month extra at the Ashton, my first choice. Would've been well rested with young professionals, mature adults and had peace of mind when I parked in the garage. Don't walk, RUN...away! read more

I wrote a rave review when I first moved in when the property was managed by Hanover. I felt spoiled living there. The staff was friendly and had excellent service, the building was clean, and I had an overall pleasant experience and didn't mind paying close to 2000/month for it. Within a few months though, my opinion changed entirely. I echo the sentiments of another review that stated this complex has turned into an overpriced frat house. The noise level from parties in the club room that spilled into the hallways at all hours was disturbing. The door from the guest parking level never locked or was left propped open so anyone and everyone could come in. I had submitted repeated complaints for the tenants above me for excessive noise at all hours-called the courtesy officer on multiple occasions and no one ever followed up. Lastly, during the second half of my lease, my apartment (and community spaces) was ridden with bugs-primarily spiders. When I first reported the issue I was told to buy my own traps. Then I was told I had to figure out how the bugs were getting in, and then to get on the schedule with pest control to have my apartment treated. If I had an infestation (I never had less than five in one day) on a Friday I had to wait till the following Thursday for treatment. Killing spiders became a morning and nightly routine the last six months I lived there. I was embarrassed when my family or friends saw how many bugs I had! My vacuum canister was full of carcasses every time I emptied it! And imagine working out in the gym and trying to find a clear space from dead or alive bugs to get work done. I never felt like I was taken seriously when I called the office or reported an issue. I had positive interactions when my issues escalated to the manager and assistant manager but I did not have positive experiences with the rest of the Windsor staff. The new management did make improvements around the property, and who knows, if I had been around longer I may have seen even more. This is just my experience during the transition and the stark contrast of how I was treated between the two managements. The property is beautiful and I miss living there, but I don't miss the noise, lack of sleep, and spiders. Or the cost of rent. read more

Updated review after almost a year here: things have changed. The cons that make me not want to recommend the apartment to my friends: 1. parking: They changed parking floor plan for reserved spots and the yoga center "Define Fitness" parking spots. Horrible decision!!! It made my friends impossible to visit me. The visitor parking limit is 2hrs and more than that you will have to buy a guest pass, which is $5 / DAY. The visitor parkings are totally free at Lamar Union, which is at a better location with a similar price range and a fancy sky lounge. All the define fitness spots are empty 24 hours and the tenants parking spots are crazily crowded: once I found exactly ONE spot left to park. I wonder how they can fit all the cars once there are more people moving in. 2. Water turns cold during bathing/showering: Sometimes I like to take a hot bath and the tap turns cold after about 20 minutes. It's horrible and I have to wait for about 30 minutes to take a hot shower read more

I lived at Hanover for a year and the entire experience was great, from moving in to moving out. The staff has always been friendly and willing to help in any way they can. Unfortunately I had to move but I will definitely consider moving back to Hanover if the opportunity comes. What I will also miss is the location; I rarely had to drive anywhere. And with ACL coming up, that is what I will miss the most being able to walk and not deal with traffic! read more

One of the worst managed facilities I have ever visited.. The staff was rude, untrained and didn't know much about the complex or the surrounding area... All Windsor south Lamar wants to do is trap you in a binding contract and once they get you they don't care how your lease with them goes... they got their money. They also tow cars left and right, even if you live there... must be another source of income. Dirty hallways, dirty dog park, dirty amenities... if I'm going to pay 2k plus a month I expect a lot more... would seriously check out any other facility before signing your happiness away with this complex. read more

After painstaking checking every Austin office space to find the best place to feel creative, we felt lucky to find our boutique office at The Hanover. It is one thing to conceive and build a luxury apt. complex in a great location, in a great city; it is another to be able to deliver an extraordinary day to day living experience. The developers of The Hanover have been successful at both because of their vision, amenities to the nth degree, pool, gym, terraces, social spaces, but more importantly because of their staff. Angela, Brittany, and well .....ALL of their staff are amazing. They are friendly, reliable, and attentive to any detail that makes your life easier. Asking them for assistance is not necessary because their efforts are offered up without hesitation. So thank you to all of you. There are times in the day to day routine, when trivial issues arise, and asking for assistance may be almost embarrassing. During my 8 months, I have experienced several of these types of moments and help has always been just a phone call away. The same gentleman always seem to be responding to my call, and coming to the rescue, Ben. A great, positive approach to all of life's trivial issues, and bigger ones as well. His sense of humor, combined with his thoughtfulness, and attention to detail make him a gem in this industry, and just a very nice person to know. For years, I have dreamed of having our office in downtown Austin. Ever since walking into the door at Hanover South Lamar my boyfriend and I felt like we were at home. We had spent many weeks trying to find the perfect apartment for us. As young adults we wanted something close to the nightlife of Austin but not in the middle of the traffic, quiet but not boring and luxurious but yet not paying downtown prices. Hanover South Lamar epitomizes all of these. Our experience so far has been through the always up-beat, smiling and ever-so-friendly Jeff Crump. This guy is what you want to work with in a leasing professional. He showed us a few unit options and didn't pressure us to choose any of them. He was very fair when it came to us trying to decide on which unit and trying to decide if we were even going to choose to live at Hanover South Lamar. Ever since moving in we have not only trusted Jeff within management of our apartment but feel that we can consider him a friend. He and the rest of the staff have always been there when we've needed them and have made us feel as though we aren't burdening them with anything when something comes up. If I could give 10 stars out of 5 on yelp I would. If anyone reading this is looking to move somewhere between heaven and vacation then I would suggest you definitely check this place out. read more

The staff are so rude. They assume the resident has a problem before trying to help you. Everything breaks. They charge you so much for rent but yet nothing works. Everyday it's another issue. Something is always broken and even when you put in a maintenance request, it doesn't get fixed. Save yourself the time, money and anger and just live across the street. read more

I moved in here when it was Hanover and have never been so satisfied with an apartment complex. The staff was AMAZING, so friendly and so accommodating in any situation. Since Windsor has taken over, my roommate and I have had nothing but problems. The women in the office are total bitches. Even just going to get a package from them they act as if I'm asking them to give me their right arm. We have had issues they were unable to resolve and wouldn't even bother to direct us to someone higher up with the ability to help. It's extremely unfortunate as the community itself is beautiful. Do not move into this complex. read more
