Apartment was falling apart, the noise is unbearable, insects crawling all over the building, threaten to evict me even though I paid rent, and made up phony charges of $500 for "move out" fees. I have some friends/neighbors who complain about the building because a lot of it is under repair/construction (ie. the pool, rooftop lounge) and repairs have been severely delayed. It is a little annoying, to be clear. But, it's out of managements control for the most part, as it seems to be issues with the construction company they hired. Sure, they probably hired the cheapest bid they could find, but it's still on the contractor to deliver in a timely manner. However, management is really friendly and responsive, and are always available in person and over the phone during working hours. The quality of the building and units are great, and maintenance is quick to repair anything that needs fixing when you put in a maintenance request in their easy to use online portal. Plus, the prices are decent for Austin, lots of amenities are still available (gym, first floor lounge, cyber lounge), and the building is very social and has occasional social events. And the location is incredible: it's a walking distance from downtown and all the fun bars on east 6th, Felt the need to leave this review after telling a friend about the building where I lived in Detroit and going down memory lane. The Detroit building currently has higher rent for similar units (in Detroit of all places!), no amenities (at all!), no social events (it felt like living in solitary confinement over there), and rude, unresponsive management that fines tenants for no reason (I looked at their recent reviews, and it seems this hasn't changed in the 4+ years since I lived there). Eleven may have its issues (the reason why I was considering 4 instead of 5 stars, but settled on 5), but it's night and day better than a lot of other commercial rental properties out there. read more

It is with regret I am writing this review, as prior to move-out my husband and I had a relatively good experience at Eleven. We had a 2.5-bathroom, 2-bedroom unit that we recently left at the end of our lease to move to another property downtown. We were surprised with a $125 charge for wear and tear damage to the shower base, which was present when we moved in. The "hole" as they called it, was an erosion in the enamel of the basin that is common from my experience in other rental units. I've attached the photos they included in their charges to us. This is something I cannot recall whether we specifically flagged two years ago in the small space available on the move-in sheet provided, but in the many rentals I have been in over 20 years I have never before encountered an issue with that form of normal wear-and-tear being flagged. And given their approach to this, I wonder whether they are actually going to repair it for the new tenants moving in. I already reached out to them to challenge it, noting that the nature of the condition is obviously not from an acute incident but from long-term erosion. But despite the obvious nature of the erosion, they are standing by the technicality of it not being noted on our move-in form. Due to this behavior, I cannot recommend this property to others. And as I mention above, that's a shame because our two years there were otherwise relatively good (with the exception of a periodic noise issue involving the unit above ours). The management and maintenance had been fairly responsive during our time there. But the last impressions they left with us significantly detract from the earlier experiences. Also, if you do or recently moved into the 2 BR 2.5 bath unit, make sure they actually repaired the shower lest they bill you for it when you move out. Edit: My husband reminded me that we gave up square footage of our apartment over two years because they could not address a persistent bug issue. Specifically, we had to tape off the door base to our patio because bugs were freely crawling into our apartment during spring and summer. Before that, many a morning we woke to *dozens* of bugs crawling across the concrete flooring of the apartment until we used duct tape to block off the base of the patio entrance. We made multiple maintenance requests and despite them taking a look at the door and making modifications, they could not fix the problem. So the fact that we lost use of our patio for two years makes their charging us for an obviously preexisting issue even more insulting. read more

I've been here since November 2023 and there are some quick-and-easy pros and cons. Pros: Staff - I've really appreciated the folks who work locally in the building. I've been truly impressed by the maintenance staff (Jose & John), who have been knowledgeable, friendly, and extremely responsive to requests, some of which have been non-urgent and more comfort based. The main office (Chase, LaBria, Robert) has also been great. Thoughtful, responsive and friendly in all my interactions and I believe they are constantly working to improve the residents' quality of life. The other folks who work in the building (I'm lacking names) have all been very cool. Residents - Fellow residents have been nice Location - Speaks for itself. I personally love having quite a bit very accessible without being in the middle of it all. Dog friendly - Dog park, people are generally friendly with dogs Remote working space - It doesn't feel overcrowded but people are often working there, so getting a desk/room isn't much of an issue and it's nice to be around other people chopping the keyboards. Natural light - I'm sure this is dependent on the unit but I've really appreciated the natural light in the apt. Cons: Amenities under construction - The pool has been under construction since late December and the expected date-of-completion has been pushed a handful of times. I understand the need for repair, but I'm a believer in more transparency around the substance of why a hopeful two-month project remains incomplete over six months later, well into pool weather. Windsor has offered reimbursements for residents to use the local $5 pools but I can't avoid the feeling that, in an ideal world, a rent discount would be a fair gesture. The sky deck has also been out-of-commission since I moved in, which is a bit of a disappointment because it was one of the reasons I chose my unit location (close to the sky deck). Elevators - I wouldn't recommend moving to into a unit on the north side if you're not cool with stairs. The north elevator seems to have ongoing issues and when it goes down, it's down for a while. The package room is by this elevator, which can be a hassle if you've got heavier packages, but the front office has been glad to assist with carts that can be wheeled to a different elevator. The south elevator has also had some issues, but nothing major. However, I'd encourage anyone moving in to confirm the serviceability of this elevator before arrival. This is where moving trucks typically unload and I've seen some unlucky folks have to haul furniture up the stairs. All-in-all, the pool situation is a bummer of a pill to swallow but I've really enjoyed my time here so far. I've got to give a three star because I was very much looking forward to the pool when I signed my lease. read more

If you face the pool (or actually, even if you don't, I've heard the courtyard has someone like this), you'll have obnoxious residents like this one. Two different people have called the police on her on 2 different occasions, the videos don't even fully capture what's going on. I've lived here for years because I love the location, maintenance is amazing, and I've made good friends... but my god we have some of the most obnoxious residents. I think this specific person has renewed her lease this past year because I have and she's still here. They used to have an on site courtesy officer, but they changed it to some sorta service (they have been cheaping out on SO many things left and right). I called the "hotline" 2:30am, 3am, and then maybe around 3:30am and they couldn't get in the building (we have an annoying app that is wonky and sometimes doesn't work). I will make sure to update my review if I can go a month...I mean, even a week straight, without hearing her yapping on the phone or singing drunk in the middle of the night. Oh and an update from my 2020 review -- yup all of the same problems still exist. The fire alarms are "legit" but it's either broken pipes or dumb residents setting them off. Why do I still live here? I ask myself that all the time, but moving is such a pain. read more

I have lived at Eleven since 2020 and have always had a great experience. However, earlier last month (October 2024) the power went out in all the apartment homes in the front half of the building. The power was out for a week before Eleven informed us that they can't fix the issue and it could be months to a year before power is restored. We were told on 10/22/2024 that we had until the end of the month to move out (9 days). They sent an email on a Tuesday at 2:00pm, in the middle of a work day, that they have limited one-bedroom homes available within the building we can move into, so first come first serve. We had to go to the office, we could not call in as they would not answer phones during this ordeal. Many people, due to their jobs, could not leave to try and snag another unit, so they were forced to find a new apartment to live in in 9-days. Also, Windsor communities just terminated everyone's leases, so those moved to another one-bedroom or two-bedroom unit had to pay the price of that unit. Also, Winsor was only agreeing to reimburse $500 for movers if you were planning on staying in the building, not if you were forced to move elsewhere. Meanwhile, they had to reimburse us for hotel stays and food for the weeks our power was out. Many of us had to front almost $10,000 throughout this entire process and a few individuals are now out of a job, as they had to sacrifice important work projects to deal with this issue, since Windsor was not willing to work with anyone. We were simply kicked to the streets in a week's time. Not once has Windsor showed empathy or even apologized for what they did to a quarter of their residents, many who have lived here for years and years. They have also never disclosed to any of us what has happened and why exactly it cannot be fixed for months or even an entire year. The amount of stress they have caused and the financial burden and pure inconvenience they have caused with zero remorse is beyond my comprehension. They are a money-hungry, multi-million-dollar corporation who do not care a single ounce about their residents. Do not let their websites and automated phone messages convince you they care; it is purely false advertisement. Shame on them. read more

Trying to find a place from out of state is daunting but their customer service put me at ease. My maintenance requests have never taken longer than a day to complete and the maintenance team is always super helpful. Great location! Apartments are pretty nice, but you're mainly paying for AWESOME location here. Walkable to the east side, as well as Rainey street. Good place to host events and pretty quiet, minus some construction in the area. Recently updated common areas, including lounge is a plus. Rooftop has an awesome view of downtown. I lived here for two years and Labria, the apartment manager, helped me out more times than I can count. Definitely felt I was in good hands with her. Revising my review here after speaking with LaBria for over 30 minutes. She caught this review literally the morning after I posted, so I give her credit. Honestly, the main office is very nice and really tries, and realistically it seems it's corporate making the dumb decisions more than the office staff. Given the turnover I've been seeing over the years, I imagine that corporate cares as little about their staff as they do about the residents. Regardless of reasoning, it doesn't suck any less. I just don't want the staff to get in trouble for this review if some of the things are out of their control. But the parent company Windsor needs a wakeup call and without a review like this that's on a public forum, I feel like nothing will be done. 1. Last year, my rent was raised $500. This sucks. A lot of places do this, but I feel like there should be SOME sort of flexibility in regards to retention. I'd assume it costs more to replace than just to keep happy residents. I'm lucky I could afford the raise, but keep in mind that this could happen to you too. I suspect some buildings are willing to budge more than others, but Windsor units are 110% not one of them. One time when I was renewing (I've been here for 4+ years), I wanted a bigger unit but I didn't register that day because I was waiting on a response (it was a weekend). The rent went up hundreds the next day, and they REFUSED to match what the day before was. 2. Guests have to pay to park. Absolutely insane. They are supposedly trying to avoid nearby businesses from utilizing parking, but why not use a system where residents register their guests like other buildings do? 3. Paying monthly "community fees" even though the lounge and rooftop have both been closed since February (it's late June now). Annoying that they have been closed for so long, but even more annoying we have all been paying for it. 4. I found out they recently removed this fee, but for a while, we had to pay $25 a month, regardless of whether we had a car of not. $45 if you have a car, $25 if you don't. That's just stupid. At least it's gone now, but who knows what the future holds. I suspect they will either add it back or charge for something else that doesn't make sense. 5. Main elevator is often broken. Not really sure how to fix this, but my friend got stuck inside once. Call button doesn't seem to work, thank god she had her cell phone on her. 6. This is partially an Austin thing (versus NYC where I'm from), but our damn fire alarms go off all the time. They are legitimate (not legitimate fires necessarily, but things like post office workers hitting sprinklers), but that doesn't make it any less annoying. 7. Residents can be a bit obnoxious and loud at times. I know the building can't control that, but it's still not a pro for living here 8. Not sure about lately but there was a homeless dude that would constantly live in the storage units and cyber lounge. I don't think he's been here in a while, and the issue is that we all let him in, but still creepy. 9. Our guest parking garage is often broken. They are doing what they can to fix it, but still is incredibly annoying that it keeps happening. It just feels like the building is trying to nickel and dime everything. Maintenance is absolutely great though, they always take care of things on time and have the nicest staff. Shout out to Adam. Love the location too. Price is pretty much aligned to buildings in the area, but I don't necessarily think the building matches that. read more

Eleven was a great experience for my husband and I. We've been in several areas (Louisiana, New Jersey, Virginia, and New York) and Eleven has met the expectations for a luxury apartment complex, considering the competition. The amenities meet expectations (the gym is cleaned daily, the pool and lounge are kept up to par). Our apartment was on the third floor (notably under the sky lounge, so we heard many guests) but we really enjoyed our year there. The staff was great, especially maintenance who were very quick to answer any calls about potential leaks, bugs, or concerns we had (for reference, I don't "do" bugs, leaks, or stains. The slightest "water bug" will have me up all night and a water stain makes me think the building's foundation will crumble...I'm not an engineer, architect or entomologist, I just live places.) The staff at Eleven were thorough and quick about any concerns we had. Given that we had a few months of "COVID CONCERNS" to deal with, they were considerable about that as well (masks on, office closed etc). Would definitely recommend to any friend or family that would be looking into an affordable luxury place on the boarder of downtown Austin. read more

While the location of this building is incredibly convenient, the fun stops there. The corporation that runs Windsor communities is heartless, money hungry, and not ANYWHERE I'd recommend trusting with your home. I lived in Eleven for about two years. For 1.5 of these years, the pool (one of the main reasons I chose this apartment complex), as well as the rooftop (their other main promoted amenity), remained closed. The "lifestyle" fee was still fully enforced with no exceptions. When I first moved in to the apartment, it was clear that it had not been cleaned since the last tenants, and I found mold in my pantry and in my shower. Upon move out, they have continued to reach out to me with ridiculous charges, and somehow a water bill that is minimum $50 higher than any water bill I've ever paid, and I also wasn't inhabiting the apartment at that time. Overall I'd say this is a group of scammers, and I'd highly recommend taking your money and dwelling elsewhere. read more

I've been nothing short of impressed with this place and the staff, through covid and generally. I only placed one small maintenance request, staff was on it super fast. Frankly I could have spent $20 on the tool and done it myself (I don't mind) but they didn't want me spending the money and had it was completed hours after I sent the request (earlier than committed). They kept the pool open during covid, set some requirements about use, did a good job at dispersing some lewd behavior but without making a big deal of it - VERY different from other apartments from what I have heard. There was some shouting from a rooftop one day near July 4, but it was from some external security that had to do with the protesting - for which they sent out an 'apology' - fair enough ... I have friends that left early due to VERY noisy upstairs neighbors and a poorly built floor, the staff worked with them to get out of the lease in a fair way and repaired the floor. I was impressed with how they handled it. I would say that these walls are NOT paper thin. The guys next to us that just moved in crank music on the weekends and we can barely hear it. I can hear it in the halls a bit, but in our apartment its very quiet. Lastly, this is close to the 6th/7th and i35 interchange, we get some theft in the garage - a car, and my wife's bike was stolen. In response, the staff has been tightening up security, they installed a new garage door, and they gave us a highly discounted private storage place for our bikes. These issues are a bummer but common in every apartment in the area, and frankly it seems like the staff here are the only ones trying to improve things compared to other apartments. And as a small touch, I asked for a paint sample so we could buy a little touch up paint so they didn't have to paint walls when we left - they actually just gave me a small jar of paint! I mean they really do whatever they can here for people! Highly recommend - only leaving now because we bought a house - but frankly we wanted to stay another year. read more

Staff is friendly, but unreliable. The building is not pedestrian friendly and difficult to set up access for pet sitters. When trying to arrange pet care well in advance of a recent trip, the staff was unable to offer me reasonable options to allow building access to a pet sitter service I'd lined up. Unprompted, the front office staff offered to look in after my cat on the days I would be away and confirmed with me several times in advance the dates and assured me this would be their pleasure. I agreed reluctantly and confirmed again via email the week of my trip and left basic instructions about my pet's food, water and litter box needs - very low maintenance. The staff came on only one of the days I was away and I returned home to a pet who was underfed and had a bone dry water bowl as a result. He also had several accidents in the apartment as his litter box was not scooped once per my request. Knowing pet sitting isn't a typical service an apartment would provide, I had low expectations, but I never thought my poor cat would be neglected. This building should not be offering to care for pets and not following through. Additionally, the pool has been closed for maintenance for a week (in 80°-90°+ weather) with no work seemingly being done and no communication or response from staff about the status of the maintenance, even after I've inquired. They say you get what you pay for, but that isn't the case in my experience at this so called "luxury" building. read more

Your dog park is a good idea, BUT your residents don't pick up after their dogs. It's pretty gross and disgusting. And your crew doesn't seem to go in and clean up either. It's a giant petrie dish for dog disease. Also, the dog park is not small dog friendly. Many gaps for little dogs to get trough, including the fence itself. read more

***Two years later update*** I loved this place when I moved in 2 years ago, and I love it even more now. The management staff, especially La'Bria and Crystal, have been so helpful and wonderful anytime I had question or concern. They also setup really enjoyable resident events! Please make it to a few, the residents are really pleasant as well. Pros: -Location is AMAZING. I work downtown and walk most days. -I can't stress enough how safe I feel. -Great food and bars right down the street. I rec: Blue Dahlia, Old Thousand, Franklins (of course), Hillside pharmacy, Quickie Pickie and Thirsty Nickel...make the short walk to Shangri-la and Hightower. -The dog park is a huge and filled with pups and friendly owners. -I never hear my neighbors when I am in my apartment. -Maintenance is quick to fix any issues. -The rooftop deck is unbeatable, especially at sunrise or sunset. -Package delivery with the lockers is incredibly easy and convenient. Can pick them up 24/7 and never worry about them being stolen. Cons: -Slow elevator, but if that's really the only complaint I have- is it really a complaint? read more

An employee (Brandy) kicked everyone out of the pool on a Wednesday at 1pm for "being too loud". No warning, nothing. She mentioned to us that we "should stay up to date on Texas Pool Code". The whole time she was yelling and talking over everyone as we were trying to get an explanation. She also rewarded us with a $100 fine. This isn't the first altercation I've had with Eleven employees. Whenever I request maintenance requests they make me feel bad for needing maintenance, as if it my fault for the breaks and repairs. Overall, the apartment units are basic. Nothing special. However the customer service at Eleven is the worst I've come across, for any type of business. My recommendation is to stay far away. read more

I have lived at Eleven for two years and cannot think of one bad thing about the apartment. The location is unbeatable. It's super close to downtown without the downsides of being downtown and there are plenty of great restaurants within walking distance. The actual apartment units are extremely nice with modern appliances, bathrooms, kitchens, etc. The complex's shared amenities (pool, cyber lounge, gym, outdoor rooftop with an INCREDIBLE view of downtown that can be reserved for special events) are always kept clean. There's never any problem finding parking in the garage, which has very large spaces suitable for SUVs (many other apartments in Austin that I have come across have pretty tight spots). Eleven is also a great value compared to many other apartments located near downtown. Most importantly, the apartment's employees are very friendly, helpful, and accommodating. In the few instances that I needed maintenance to come to my apartment to fix something, they were very quick to respond and fix whatever the (minor) issue was. In particular, Crystal is wonderful. Lastly, I feel the need to respond to a previous review criticizing the apartment for fining a resident for allowing dogs to swim in the pool. That's an absolutely preposterous criticism. It should not need to be explicitly stated that dogs are not allowed to swim in the pool. It doesn't take a genius or lawyer to realize that allowing dogs to swim in an apartment's swimming pool would be a violation of the health code. To make matters worse, that review wasn't even written by a resident. Those guests' stupidity required the pool to be closed for an afternoon, an afternoon that I intended to have guests over to hangout at the pool. Overall, I highly recommend any prospective residents to move to Eleven. A+++ read more

Ever had bugs CRAWLING ACROSS YOUR FACE IN THE MIDDLE OF THE NIGHT, and been unable to get your apartment to send an exterminator? Settle in, my friends. Grab a drink. Get comfy. Allow me to tell you the tale of Eleven by Windsor, THE most incompetent and disgusting place I have ever lived in my life. 1. I had a significant bug problem in my apartment, and it was massive pain to get an exterminator there.  Firstly, I was told an exterminator could not come for several days because they were in Houston (are there none in Austin?). I was told the exterminator would show up on Friday. They did not. I called and was told they would come Saturday. They did not. Whenever I called the support center, nobody seemed to know what was going on. I was promised multiple times the exterminar would come, but they did not. This was quite frustrating, because I was literally woken up multiple times in the night by bugs CRAWLING ACROSS MY FACE. It took almost a week to get an exterminator, even calling multiple times a day. 2. My next issue was when the water randomly shut off in the entire building. I went to stay with my girlfriend. Multiple times, I called the 24 hour support line and asked when the water would be back on. They had NO idea. The next day, I called and asked if it was back on. They had NO idea. A property doesn't have running water, and the support center doesn't even know when it's fixed? 3. The men's bathroom near the cyber lounge clearly gets skipped by maintenance. Multiples, there has been NO RUNNING WATER in the faucets. Frequently, the bathroom smells disgusting and has no supplies. I've filed MULTIPLE maintenance requests because I keep going in and finding the water doesn't run.  Seriously, I'm not asking for a lot here. For $1600 a month, even in Austin, you should get RUNNING WATER IN A BATHROOm. 4. My fob has randomly malfucntioned 3 times late at night, leading me to get locked out. -The first time, I came home late (around midnight) and my fob did not work. I could not open the garage or fob in through the doors. I had to wait until someone let me in. So I got a new fob. And it happened AGAIN. Same deal - the fob worked fine all day, but I came home after midnight, and was locked out. So I got ANOTHER fob. And I came home last night around 2:00am, and I was locked out AGAIN. I could not open the garage or any of the doors. This is absurd.  The level of uselessness and incompetence in the employees is staggering. They are disorganized and the support center doesn't have a clue what's going on. Also, did I mention I had BUGS CRAWLING ACROSS MY FACE, not just once, but MULTIPLE TIMES, and it still took them an f'in WEEK to send an exterminator? Other than that, great place to live. If you hate yourself. P.S. Did I mention my rent wound up being $220+ a month higher than they listed, because they tacked on so many little water and maintenance fees that they didn't mention when I signed? Do not live here under any circumstances. Building management is horrible, it is not worth the price, you will face more issues than you even think are possible. I broke my lease after about 3 months and I seriously will never look back. The building manager and regional manager answer concerns with 0 empathy and are defensive and combative rather than trying to find solutions together. Easily-fixable health and safety violations take months to fix. This was the absolute worst living experience I have ever had. Please, please, please just don't sign here. I have lived at Eleven now for 11 months and wanted to share my review of the place. When I moved into Eleven (June 2016) I was extremely happy with the place. The apartments are spacious and the floor plans make the best of the space. The property manager at the time, Justin Cislo, was also fantastic. He was extremely attentive to all resident needs and very skilled at addressing issues in a timely manner. Unfortunately, Justin left several months into 2017 and the new Property Manager has really done a poor job in the upkeep of community, seems to never address obvious issues and it seems that the residents are her last priority. Since Justin left the property community rules seem to almost never be enforced. For example 1) Residents no longer seem to pick up after their dogs and there have been at least 12 times since February where there are huge puddles of dog urine in the Elevator. Additionally, many residents seem to think it is acceptable to let their dogs poop in the parking garage. As you are walking to your car you will be greeted by giant clumps of poop due to residents not cleaning up after their pets. 2) Glass around the pool. I thought this was obvious in a group community that glass was a bad idea around the pool area where people walk around barefoot. One day as I was walking around the pool I cut my foot on a shard of glass that was left by someone who had a broken a bottle. Previous to this incident I had mentioned to the Property Manager that there was broken glass around the pool and I saw residents knock over their glass bottles and not pick up the glass. 3) Constant noise from other residents (lots of college students). Extremely loud noise past 10:30 PM was once enforced, but management does now does very little to curb the noise. The inside of the apartments are pretty nice, in line with what you would expect from a mid tier apartment complex. I would not suggest living at this community until there is a total overhaul with management. New issues seem to arise almost daily and it becomes tiring having to file a complaint about all of the minor issues. I moved into Eleven three months ago and absolutely love it here. The apartment is very spacious and all the appliances are excellent. I face the courtyard and noise levels are super low. The staff are always very prompt to respond and made my move in very simple (especially nice given I was moving during Covid lockdown). The location is fantastic as well, with several restaurants and cafes just around the corner and E6th street just a 10 minute stroll away. I highly recommend! read more

While rent is a bit on the pricier side (it is practically located downtown) it is competitive with other complexes in the area. Home shouldn't be something you worry about and at Eleven, you don't have to. After living here, going on two years, I can finally give Eleven an honest review. Buckle up. Management: I have lots of friends that live across Austin in various apartment buildings and they all have told me nightmarish stories of dealing with their building's management. I have to say, I've never had that experience here. Every single email I've ever written has been responded to quickly and professionally. Every maintenance request (which are few and far between) I've submitted has also been taken care of a timely and professional manner. I have to mention Justin C., the property manager, for always going above and beyond. Just look throughout the Yelp reviews for the building. He's on here responding to reviews from tenants making sure they're satisfied. He remembers your name and says hello when he sees you. Asks how you're doing, how you're liking Eleven. At the ready, listening and taking care of everyone with a level of courtesy that makes you feel like you're the most important resident in the place. Hosting a events in a full freakin' suit at the rooftop lounge in the middle of a Texas summer. That's pro. Five stars. Building: The layouts are open concept, with nice modern finishes, tons of storage. High ceilings, great A/C and heating. The water heater is a little small, at least in our unit, and the hot stuff can run out quickly so make sure you take a shower before you run the dishwasher and throw a load a laundry in. We're in the L1 layout facing downtown and we have a beautiful view of the Capitol and the skyline. The walls and ceiling can be a little thin. I think our upstairs neighbor is either a centaur or likes to wear clogs around the house but such is apartment living, you just have to get used to it. Facing the highway can be a little noisy too, the windows do an okay job of keeping the bulk of the noise out but those 3am ambulance sirens or semi-trucks engine-braking on 35 can shake you out of a dead sleep. Onto the building itself. The elevators sporadically will break down, sometimes awaiting repair for a extended periods of time. Even when they work they can be very very slow. I've resorted to taking the stairs exclusively except for bringing up groceries. The parking gate has also been hit and broken few times and been out for repair for awhile but I've been informed that they're replacing the unit entirely with something better. For the most part this is all just normal wear and tear to me so I don't really find it to be an issue. They're definitely being proactive in fixing these things all the time and they express such in emails to all the residents. Four and a half stars. Amenities: I've tried just about all of them now. Fixed my bike in the self-service repair station. Used the gym (I need to do this more). Swam in the pool. Lost at bocce ball and giant chess. Eleven definitely comes loaded with a lot of perks that you can take advantage of. It's one of the aspects that really got me excited to live here in the first place. Five Stars. Community: Eleven regularly throws events, cocktail hours, parties for residents in the common areas and off property which I think is very cool and unique. They're definitely about maintaining a community feel. The majority of residents I see here are young professionals (25-35) and overall have been friendly and respect the building and the amenities. Although someone keeps breaking tips off the pool cues. Who does that??? There is quite a bit you can walk and bike to from the building which is great. Plenty of bars and restaurants on the east side to try. Also, did I mention you're across the street from Franklin BBQ, the best brisket in the country? Huge win! You can walk to Rainey, 6th street or even the UT campus if you feel so inclined. Anywhere downtown even in an Uber is under 6 bucks. Can't beat that. Five stars. Price/Value: This is a newer building on the edge of city center. The gateway to the up and coming east side (literally). And with the influx of new residents moving to Austin, it's bound to make this place exceptionally valuable given its prime location and standout features. That being said, Eleven is quite pricey. My wife and I have shuddered at the thought of making the jump to paying over 2k monthly for a larger two bedroom unit for the extra space. I suppose it's just the nature of the beast. Four stars. Improvements: I do wish there was better pedestrian access to and from the building. I find a lot of the stairwells either dump you onto a grassy hillside off 35 with no walkway or other doors don't have key fob panels to get back which make you have to go a roundabout way using the driveway which can be unsafe at times. Summation: This is a great community if it's in your price range and if you see yourself using the amenities you can find added value here. I highly recommend it. read more

I have been living at Eleven by Windsor for 3 weeks now. The amenities, the staff and the location are just too good to be true. Kristen was the property leasing agent who helped us along the way. Me and my partner relocated from New Orleans, and the move was already straneous for us, but she made things easier. She not only showed us the property virtually, but made sure our concerns and needs were heard. I flew in to see the unit, maybe 2 days before I signed, and we saw a lot of properties beforehand, but we were just sold on Eleven. Kristen's kindness and eagerness not only rubs off on you, but really shows that she loves her job. As a renter, it's so important to have an administration that is on top of things and cares deeply for their residents. Today was a perfect example of such attention. I never wish this to happen to anyone, but I'm glad it happened to me here. Julian, one of the people in charge of the complex's maintenance, came to do some maintenance work at my apartment. He had called me in the morning to let me know that they could stop by today and work on it. I mentioned to Julian that I have 2 kittens in my apartment that are super lovable and sweet. If he was alright with being around animals, while working, then I had no issue. I did warn him that one of them is blind (Bowie) and the other is very curious (Zöe), so to be careful. I get a call, followed by an email maybe a few hours later notifying me that they can't seem to locate Bowie in the unit. Of course, like any pet owner, my world collapsed before me and a state of hysteria started to creep in. I called the office and Anne picks up the phone --another sweetheart! --; she is aware of the situation and calmly explains that they're checking the unit again and making sure Bowie wasn't hiding in a particular area. She asked me to send her pictures, she asked me if I knew of any hiding places he liked, even explained that everyone on-staff was looking around the entire property -- I mean talk about all hands on deck! Of course, my state of mind was too far gone that I did not take a moment to digest the information I was being given and just turned into this hyperventilating-cat-mom that was NOT having it. Long story short, Bowie was found hiding underneath one of the kitchen cabinets that has a little secret hiding place. Both the maintenance Supervisor, Julian, Anne and the Property Manager, Ginger, came over to my apartment to personally introduce themselves and make sure I was alright. WOW! I'm still at shocked that after all of that, they still remained calmed, concerned, and extremely sympathetic to the situation and I really felt as I was almost amongst family. They now have 2 new favorite pets in the building, who I'm sure are happy to have them as friends! I lived here for a year in the A4 floorplan. Pros: - floor plan: very open, with a large bathroom, washer/dryer closet, and a very usable bar to sit at. - location: close to downtown, though the area needed more development. Cons: - location: close enough to walk to some things downtown, but there was not nearly as much within walking distance as you might expect. The area really needed more development. A Royal Blue within a block or two would be a good start. - building design: not pedestrian friendly at all. There were only two entrances accessible to pedestrians, one of which required walking in the road, and into the parking garage. Guests who were on foot had to walk in the road, into the parking garage, and try to find the call box therein. - super-cheap construction: several things to cover here: - I lived on the first floor, which was right above the parking garage. The concrete floor of the apartment is also the ceiling of the parking garage. Therefore, there should be some thermal insulation on the ceiling of the parking garage. Unfortunately, they only put insulation on part (maybe half or two-thirds) of the parking garage ceiling, so my living room floor got very very cold in the winter, and pretty warm in the summer. - The doors inside the apartment were hollow and paper-thin. When you closed them, they made a ton of noise, and they didn't block any noise at all. - The apartment obove me had wood floors. They apparently decided not to put anything between their floor and my ceiling, because every movement my neighbor made was heard loud and clear. When my neighbor walked around, it sounded like someone beating a bass drum above my head. When their dog ran around, it sounded like a thundering herd. It drove me nuts. These cons wouldn't have been so bad if this were a cheap, old building, but it wasn't. It was brand-new and expensive. :[ read more

Pros- Staff very friendly and helpful, location, maintenance responds very quickly Cons- I don't believe the apartment is worth the money. I had issues with my hot water because it would go cold after 10 minutes called maintenance 3 or 4 times to come fix it and they always came quickly and fixed it temporarily but it never really got fixed so I eventually gave up. My car got broken into in their parking garage which you have to pay $70 a month for, I know this is not entirely Elevens fault and could happen anywhere but I don't really expect my car windows to be smashed in an apartment complex that costs over 2000 a month. The printer NEVER worked the entire time I worked there which was extremely frustrating, I told the front desk multiple times and it still never got fixed. So all in all the apartment is okay but I do not think it should be considered a "luxury" complex. read more

We've now been living at Eleven for 3.5 years so I thought it was time to update my review. And since we still live here, it's a pretty good sign that we're very happy at Eleven! We still love all of the things I mentioned in my first review: the community rooms, fitness center, the quick responses from maintenance, and the friendly staff. The Windsor company took over the building about 2 years ago and have made Eleven even better. They've made lots of renovations to the amenities, enhanced the resident portal, and throw frequent events for residents. We've been very impressed with Windsor! Windsor must be also be a great place to work because the staff at Eleven are some of the best I've ever met. They're courteous, professional, and really care about the residents. This is especially true for the manager Crystal. I'll give you an example of how much they care about their residents. About a year ago my husband and I stupidly forgot our passports for a wedding that we were attending in Canada. (We we're flying to New Hampshire and then driving across the border). We called the office to ask if they could let a friend into our apartment and then Crystal insisted that was unnecessary because she was happy to get our passports from our apartment and overnight them to us. She didn't even charge us for the expense! If that isn't amazing service to residents than I don't know what is! Crystal's passion for the Eleven community and its residents is the best thing about living here. In order to be completely honest I want to also say that everything is not perfect at Eleven all the time. There are times when the amnesties are left dirty by residents or times when we hear noises from the hall later on the weekends, but's that's what anyone would expect at an apartment complex that attracts people between the ages of 25-35. And the staff at Eleven are really good about emailing residents to remind them about the rules of quiet hours and sharing the amenities. Plus the cleaning staff are amazing and messes are never left for too long. I hope this is helpful for anyone on an apartment search. From someone who has lived here close to the opening of the building, Eleven has been a great choice for us. I have now lived at eleven by Windsor for the better part of 3.5 years and despite the ownership change i can confidently say that the building is one of the best values in ATX. Under the excellent leadership of Crystal Meldru, the complex has seen improvments to its already stellar amenities including the cyberlounge. I have and continue to enjoy residing here. read more

YOU DO NOT WANT TO LIVE HERE! Trust me! For the price...you can get a much better place. Elevators are always broken, everything in the apartment constantly breaks, fire alarm is going off all the time and scares my poor dog, new management is awful and RUDE. They will charge you for every little thing...your rent actually turns out to be at least $150 more than what you think your going to be paying because of all the random crap they charge you for. The lady in the office Amber outwardly talks poorly about the residents and then complains saying she "doesn't get paid enough to deal with everything she has to deal with". My car has been broken into twice because the "secured" parking garage gates are never working, they're always stuck open. I am so happy my lease is ending - management will just feed you lies to buy them time. I will never live at a Windsor apartment complex again! read more

This was the first place I moved to in Austin and I absolutely loved living here and can't recommend it enough. I've lived in different parts of the country and the staff at the Eleven, especially Justin C., are some of the best I have ever had to deal with at any apartment complex. I only had a few days to move and was on a very tight time schedule and the staff made sure everything went smoothly and quickly. A month after moving in, I wanted to move to another side of the building and again the staff was extremely accommodating and made everything extremely easy for me. The building has fantastic amenities and all the apartments are beautiful. We spent a lot of time hanging out by the pool, the rooftop deck and using the common areas. During my time there the building did have some fun social events and I actually ended up making a lot of really good friends in the building as a result. The building has a fantastic location with great bars, food trucks, live music venues and restaurants all within walking distance. Sure, rent is a little bit on the higher side, but it's absolutely worth it for everything you get. Moving out was extremely easy too and there were no hidden surprises that I had to deal with. Again the staff here were extremely accommodating with my time schedules. read more

After four months living here at Eleven, here is our experience so far: There have been so many problems with this place that this review doesn't even have enough characters for. First off, we were offered a promotion of a few months off rent which they then incorrectly put into the contract (of course giving less than what was promised) also 'forgetting' to take off our application fees so we had to get our lease redone 3 different times before it was correct. We've had maintenance requests where we did not give permission for them to enter when we weren't home and have had them enter or attempt to enter multiple times even after alerting the office every time it happens and bogus assurances from them it won't happen again. I don't feel safe in my own apt after having them try to enter because I didn't answer the door fast enough. When it rained, our floor level apt was totally flooded with gallons of water nearly hitting our electronics (good thing we'd just gotten home) and when we called to get help the front office lady LAUGHED at us saying something like "yeah, its a lot of rain huh?" while we're running around trying to scoop up water fast enough for our property not to be destroyed while they also said there was nothing they could do about it. Oh well I guess right! When you live at Eleven, NOTHING is their problem, their responsibility and you're on your OWN. There's also a huge crack in our bedroom that has resulted in rain water coming in and soaking our pillows and bed and destroying some of my property. Two weeks after reporting, nothing has been done except a quick look at it. We live facing the patio area where no pets are allowed and there is a cat that is given complete free reign against the rules and it has urinated countless times at this point all over the furniture we have on our patio. Nothing has been done about this weeks after reporting it. People also let their dogs into every square inch of this place, I've seen pee, vomit, poop all over the place and people couldn't care less about the inconvenience it causes. Most recently, we saw a dog IN THE POOL - inside the actual water, which is absolutely disgusting, unsanitary and unbelievable that humans that sh*ty actually exist but when I called the office to report the dog even though they were supposedly open, they don't answer!! Which is just the standard here at Eleven - screw you, residents! For example why this is an important, suddenly one day while trying to leave my apartment, my key stopped working. Just wouldn't lock the door no matter what. I called the office for over TWO HOURS in the early afternoon on a weekday with no answer and no call back. It's a good thing I could reschedule what I needed to go to! Again, here at Eleven, no one answered the phone unless they feel like it, so eat sh*it residents!! We're Eleven, we don't care and we don't have to. We also got an email warning us to stop knocking on the wall in the middle of the night. Why were we doing that you ask? Well because our neighbor likes to listen to her TV as loud as possible which is against the wall our bed is at and we've sent 7 noise complaints about them to absolutely no help from the front office to eventually we started hitting the wall to get them to turn their TV down and thats when WE got the noise complaint! I guess our sleeping really is irritating to our neighbors and the office is lacking in enough mental capacity to understand the situation properly. We never got a response after telling the front office why we were knocking on the wall. Too ashamed to face responding I guess? Finally we got a laugh from of this place. There's about 20 more issues like the ones above that I won't get into, but know that a week has not gone by where we haven't had to handle some issue with this horrible place. I regret moving here, even if the location is awesome. Believe me, with the time spent dealing with Eleven's many problems taken into consideration, even the location can't make up for the time and sanity lost. Do yourself a favor and keep looking, I haven't had a worse renting experience and I've had some reeeeeally bad rental experiences. read more

I've lived at Eleven for about a year and a half now. Never really thought to write a review of my apartment complex until now - the community and office staff here are simply the best. I've had situations where I was locked out (just now), situations where I was missing a package (thx UPS), situations where my WiFi wasn't working during exam week (thx AT&T), and situations where I was needing some flexibility around move in/move out dates. Every single time, the office staff at Eleven has been accommodating and helpful. They don't feel like "landlords" at all, they truly feel a part of the community here. Whether it's a situation such as the above, or walking back from class and being greeted with a smile from the team - they really care about the residents here and it shows. The building itself is all you could want in Austin. The east side location means we are accessible to all of the action, but have a nice buffer and a quieter area to live in. You walk 5 minutes east and you have tons of cafes, food trucks and shops. Go 5 minutes west and you're on Austin's notorious 6th Street. If anything, Franklin BBQ is TOO close - hard to avoid going any less than once a week! It's perfect. The maintenance staff does an amazing job as well, the building looks just as pristine as it did when I moved in 18 months ago. That's about it! We love everything about living here at Eleven and definitely plan to renew our lease when the time comes. This is the best overall living experience I've had. The communication with the residents is amazing. I feel like management is keeping us updated about the little things and the big things. If something breaks, which will happen anywhere, they let us know when to expect a fix. Maintenance is responsive and communicative, as well. The amenities are lovely and we are totally in love with our floor plan and view (L1 facing downtown). We shopped around extensively before signing our lease and have checked the new offerings, as well, and still find Eleven to be the best value for our money. Even facing downtown and I35, we have minimal outside noise. Our guests are always amazed at how quiet our place is. read more
