I've lived at The Monarch since October 2022 and waited to write this review to see if management would resolve ongoing problems. Unfortunately, all issues remain unresolved. On paper, the building seems attractive - central downtown location, spacious floor plans, and nice city views. In reality, aging infrastructure and poor property management make it impossible to justify the high rent. Elevator Safety Issues The elevators are the building's biggest problem. I've personally been stuck in the elevator or jolted by the emergency brake five separate times in two years. Many residents have experienced the same, and just recently, the fire department had to free tenants trapped inside. Elevator 1 in particular is unreliable; Kone technicians are onsite nearly every week, but breakdowns continue. It's rare for all three elevators to work at once, and management does not communicate outages in real time. Garage and Cleanliness Problems The parking garage has a persistent pigeon infestation. Bird spikes were added on one level in 2023, but most have since fallen off. The birds now nest and leave droppings throughout the garage, damaging vehicles. Despite repeated complaints, management has taken no action, which is unacceptable for a $125 monthly parking fee. Unit and Common Area Maintenance Inside the apartments, low-quality flooring cracks and peels within months of normal use. Appliances (dishwasher, washer, dryer) are low quality and prone to failure. A neighboring unit has had extreme issues with their HVAC unit, causing it to not cool below 85 in the summer. These residents were forced to move out because of it and the building leased out the unit without fixing the issue, causing them to cycle through 2 more rounds of tenants in that one unit before they finally fixed the HVAC. Common areas, despite a 2022 remodel, still have broken gym equipment and a malfunctioning door that poses a safety concern by allowing anyone to enter the building. Overall While The Monarch appears modern at first glance, recurring elevator failures, neglected maintenance, and lack of communication from management have made the living experience disappointing. Rent continues to increase significantly each renewal cycle, without corresponding improvements in quality or safety. The building will respond to this review recommending that I contact them to discuss my issues, however my issues have been discussed and documented for the entirety of the time I've lived here and we continue to see zero improvements. read more

Living here has become increasingly frustrating. For the third time in a month, we've had no hot water. The gym equipment is unsafe (I reported it months ago, and now the Smith machine's been broken for weeks). The back door is broken and sometimes left unlocked which raises safety concerns. We're also down to one working elevator almost daily. Over the summer, we were billed $600/month for A/C water until we found out the meters were broken and charges were just "estimated." Once fixed, our bill dropped to $150. This building could be great, but until management starts prioritizing maintenance, safety, and communication, it's just not worth the price. read more

I loved my time at the Monarch, overall. We submitted our application from only seeing a video of the unit. Dealing with the leasing office was hit or miss, but I feel like that can be a problem at every apartment complex. No big issues. When we moved in, the whole first floor was under construction, so it was a big hassle to go down to the ground floor, receive food deliveries, etc, and the gym was set up in a 2 bedroom apartment. I felt bad for the people living below that! Luckily everything had reopened just a few months after we moved in. The concierge men/women were always so friendly and helpful. I feel like everyone would go to them over the leasing office lol. Our floorplan was absolutely massive for a 2 bed 2 bath. Our balcony spread across the entire width of our 2 bedroom apartment. It is easily, EASILY the best view of downtown. I will treasure my time there. They boast the building was built to condo specs, and I believe it. I never heard my upstairs neighbors, everything was built well. It's very walkable and you have trader joes and whole foods on either side of you. Easy walk to the hike and bike trail. Crime was low, security was present, never had any issues in the garage. They have a big storage area for residents as well. We took advantage of the common areas for parties as well as the small co-working areas. I definitely feel like this was luxury living, and you will pay the price. read more

I've been a resident for over a year here and the experience has been terrible. The majority of time I've lived here the lobby has been under construction with countless noise, delays, and inconveniences. The management simply doesnt care about addressing resident needs. I guess that was apparent when they kept charging us a $60 monthly lifestyle fee for the gym, pool, and lobby that were completely inaccessible during the construction period. Usually emails to management go unanswered and you have to make several phone calls to get ahold of someone to get a resolute answer. The maintenance requests take longer and longer to get resolved. I've had the same dishwasher flood 3 times in a year and each time they tell me its "fixed" it just breaks down a few weeks later. No idea why they have a concierge. The hours are limited and non residents/food delivery come and go as they please. The main entrance is usually blocked by uber drivers, moving trucks, yoga clients and its always difficult to get in and out of the garage parking($125 per month). One of the 3 elevators is constantly down for maintenance and the skybridge carpeted areas always smell like dog piss. This place probably once used to be a great building to live but it has gone downhill. On the plus side it's a convenient location with a nice view and easy access to grocery shopping, gyms and parks. But given the high rent and all of the additional fees its just not worth it. I wont be renewing my lease and I will be looking elsewhere nearby for a better resident experience. Given the price and resident benefits, there are better places out there. read more

Moved into the Monarch in November from the Domain , and have not regretted that move at all. This location is phenomenal due to the fact it's located on the west side of downtown. It's also a massive plus that this spot is in a 5 min walk to 3 grocery stores!! Being so close to Wholefoods and trader Joes is crazy if you think about it. I work from home so the view is always top notch and there is never an issue with internet. The night life on this side of 6th street is clean and not as wild/dirty as the east 6th st is. So to wrap this up a move to the Monarch will not disappoint you, but will astound you! read more

I've revised my rating to reflect an amicable resolution to the major complaint I had before, which was that my bedroom flooring was torn out and not replaced after a unit in the floor above mine suffered a catastrophic water break. My flooring has been replaced with carpet. I was also compensated for the fact that my bedroom was unusable for almost three weeks. However, I can't say that this was a five star experience as I was in the process of hiring a lawyer to get things fixed. read more

UPDATE - The biggest issue is now safety and accessibility since we will lose access to the first-floor lobby entry by elevator. My wife, newborn, two small dogs, and elderly parents will have to take two elevators and walk out through the parking garage to exit and enter the building. Until June. Windsor Community's mission is a bit of a farce. "Create communities where people truly feel cared for." Not even close, it read... "Create communities where we care for new potential residents and revenue much more than current residents." Our house on the lake is being remodeled so we thought it would be nice to live downtown but our experience is getting increasingly worse. A neighbor asked us where we lived and her response sums it up best... Ah... the Monarch College Dorm... Construction is a constant source of frustration and my wife and newborn will now need to take two elevators and use the car ramp in the parking garage in order to exit the building. I can't believe this is allowed by the City of Austin or that the building would think this is acceptable. We recently had a very loud group move in above us and I'm not one to complain but there have been multiple occasions of over-the-top parties. Jumping up and down, screaming from the patio, and loud music. Suggestion: Raise the bar on lease approvals and implement fines for repeated offenses. The entry driveway is a constant source of frustration almost as if there are no coordination of when people are moving, Urban Space 5 ton trucks, construction trucks can park and no one policing the area to ensure people are following some sense of order. It doesn't really affect me but I have two small dogs and it's always a concern walking through. Suggestions: Set days and times for moving, don't let some cars park there all day, and empower the concierge team to manage the congestion Fixtures in our unit are old but overall not bad. The biggest issue is the lack of water pressure in the shower which no one has been able to resolve. Overall the experience is not good and the only reason I say it's okay is the location and the concierge and maintenance teams who are all really nice and helpful. If you want fake linoleum floors and fake wooden cabinets and a plastic blurry wall to the entrance of your bedroom, you might opt to live here Edit: this review IS in fact intended for your residences. I toured the place. While I didn't live there, my boyfriend did a couple years ago. He confirmed the linoleum floors, or fake wood- don't get into semantics. The units are inconsistent. Location, Location, Location and MORE. We just decided to renew our lease after living here for over three years. One of the biggest drivers of our decision was the quality of the onsite team. The responsiveness of the front desk concierge team and the maintenence guru's rival experiences we've had at the best resorts in the World. I'm not sure we'll stay here for 1, 3 or more years, but I am certain we'd miss the team at the Monarch and envy those that continue to live there. read more

I've lived here for a couple years. It's better value than the other high rises I checked out (much nicer than AMLI, much cheaper than the Bowie) and the staff is chill as long as you're not being a huge douchebag. Most of the residents are pretty friendly as well. Only drawback is lack of a rooftop social area. read more

This is one of the worst buildings you could possibly live in. Don't be fooled by the fancy lobby, because all your going to get living here is a nice lobby. Well occasionally. Because sometimes there are college students passed out and throwing up on themselves on the floor, as well as in the elevators. There's alose a ton of owners who don't have time to walk their dogs, so you'll see feces in the elevators as well as in the hallways to the garage. I've even found a girl sleeping in her own vomit on the way to the garage, clearly abandoned by her "friends". This was during the day mind you, and I was with my parents. Yes, this building is disgusting and horribly managed. Also, the pool is constantly shut down due to broken glass as the result of the drunks who can't remember that glass isn't allowed by the pool. So don't plan on using this pool at all if you move here. (I highly recommend not swimming in it even when it is operational, due to the high amounts of urine it probably contains). Location next to Whole Foods? That's the only perk but with free parking at Whole Foods, you'll be happier driving or walking even if it's from a farther distance, but at least be living in a clean, professional building instead. Don't be fooled. At these prices, you can do much, much better. read more

I appreciate again the effort to clarify this now. And probably if there had been that same effort to pass on the correct information when we consulted you, this would never have happened. I understand that you expect the team to be dedicated to helping the residents with the move-out process by providing accurate and detailed information about what to expect, but it was exactly the failure of this that caused all this conflict. There is no need to discuss the contract, because as I mentioned before, we did not said at any time that you are wrong, we know that what you are doing is legal / in the contract. I am not writing this with the intention of any clarification or contact from Windsor, I write that to alert other families to NEVER TRUST the information provided by management, especially if the family is unfamiliar with the bureaucracy of rental companies or if the family is from another country as us. There is no empathy for this kind of people. The team was always kind and thoughtful with us, this is why we consulted the management instead of reading the contract. Big mistake. Just to provide an example of the technique used: After all this confusion and a lot of discussion, we were tired and just want that to be over. So we asked the manager: "Before going any further, the amount currently in the portal is all I have to pay? No more extra values, hidden fees or surprises?" and her answer: "Correct, this is the only lease buy out fee." Ordinary people like us would understand that all we should pay was the amount available in the portal. But no, do you understand the strategy? She gave a correct answer but not what we asked. This suggests that there would be no more charges, but yes, there would still be the amount for the next month. They don't answer what you ask and provide partial information in order to make you commit mistakes. In this specific situation, we could have made the mistake again of trusting them and possibly having to pay interest for non-payment, but at least for this one, we could realize it in time. We understand that Windsor must legally adhere to the lease contract that was signed by all parties (of course, because this means we pay for everything and Windsor just get our money), even though it is clear that there was a failure in the communication that led to error. And this is what we want other people to be aware of: if you fall in their tricks and incomplete answers, the only one who will be impacted will be you because Windsor will rather deal corporately than ethically, no empathy at all. Oh, and just an update here talking about ethically: We went today 07/30 to the apartment and even even though we have to pay and be residents until August, the apartment was already being renewed. In Summary: - You made us pay until August even though we left in 06/30 and with the clearly misunderstanding caused by management communication - You made us pay the breaking lease fee, even though we are in a pandemic scenario and you have already leased to another person - You started renewing the apartment even before the end date that you made us paid for Well, Windsor must be proud, because you could take advantage of every single situation. We are not even surprised anymore and we don't care. Honestly, it is much more reasonable and wiser to anticipate the renovation rather than leaving the apartment obsolete. Flexibility is possible when there is goodwill. But it is clear you are flexible and reasonable just when it benefits Windsor exclusively. We already know what Windsor is capable of doing for money, we just want to help other understand who Windsor actually is. Again, we have no questions or concerns. We are looking forward to leaving it all behind and starting our next chapter. But unfortunately we still have to wait to pay for August, even though we moved out on 06/30. read more

Lived there for 1 year. When I moved in, the management staff was competent and friendly. Then the management changed and everything went bad: the place got dirty and smelly; where I could get the concierge act when a party was going on at 2 AM in the unit close to mine, now they just tell you to call the police. I really can't say enough about the monarch. It's my second time to live here and my opinion is the exact same. The concierge goes above and beyond. I have many friends that also live in downtown condos and they also comment about how friendly and helpful they all are here at the monarch. If I have any issues or questions they are addressed immediately. My kids are also treated so nicely by all the staff. They strive to meet our needs. From what I understand, others in this building feel the same. When you have people returning to live here and people that have lived here for 10 years plus ~ customer service is at its best. read more

I waited a long time to write this review. There were some difficulties with my apartment toward the end of my lease, primarily centered around the fact that rents had dropped significantly and the newer tenants left a lot to be desired. I hear that's rectified, and judging by the rents, I'd say it shouldn't be problem now. I also hear that there is full-time security in the garage, which alleviates the entire problem that resulted in my departure from this community. Up until that time, I loved this apartment. It had a few flaws, such as the inferior shelving in the closet and some odd floor plan choices. However, the benefits far outweighed the negatives. The location is nearly perfect, you'll find that you rarely need to take the car out of the garage, as everything you need is within easy walking distance. Views from both sides of the complex are spectacular. My apartment was one of the best layouts I've ever had for entertaining and the balcony was absolutely the best I've seen anywhere. If you have a dog, the dog walk is one of the best I've seen downtown and just outside the main building. There aren't many apartments I legitimately miss, but this one, I do. read more

Moved here from downtown SF and impressed so far by the service, attention to detail, community, and the cleanliness of the building. I've just arrived but thought I would post this as I feel there aren't enough reviews to give people a clear picture of what this apartment building is like. You have several quiet seating areas in the lobby with access to Wifi and a coffee lounge, a pool (which is clean), grilling area, dog walk and immediate access to a park and a yoga studio just across from the entrance to the lobby. The lobby is always kept clean and there is always someone at the concierge desk (unlike my previous building). Every morning it's a treat to see the number of cute dogs being taken on walks by their owners and pet sitters; if you're a dog person this building should feel very welcoming. I have never seen anything amiss in the lobby. Not only is the Whole Foods HQ just a walk away but there are a number of decent food trailers and sub/taco/sandwich shops if you explore the area, many with organic and healthy ingredients. My preferred spa in Austin (Viva Day Spa) is also just a short jaunt away, and Ladybird Lake is easily accessible on an evening walk as are the beautiful jogging/biking paths across and around the lake. The view from my balcony may at the moment be occupied by the construction cranes that dot the Austin skyline, but I see a lush greenbelt, a nice view of the lake and a decent sunset. The apartments must have been renovated - we had been about to rent at another building nearby but the units at the Monarch blew them away in terms of quality for the price. As for price, many other apartments are charging way more for much less, even if rent here is on the high side for the city. They also have a decent community portal on their resident site; staff has been very competent and accomodating. Will update with a review after I stay a while longer, but very happy here so far. read more

Came to stay at my sister's apt this past labor day weekend and got to check out her new place! I must say- this place is nice and swanky. I love the front desk 24/7 service and the coffee bar which doesn't take too long to swing by. We did get to venture to the pool! One of the best layouts I've seen.. now if only that other building went away so we could have gotten more than 2 hours of sun! The rooms were nice- not a fan of how far away the bathrooms were from the bedroom but definitely a fan of the size of the bathrooms! The garden tubs are to die for! I have to say that I've been living here for 3 months and I disagree with the negative reviews posted here. I've never seen drunken college students or dog poop and pee in the elevators/hallways. There is a new building owner as of a few months ago, so maybe that has something to do with the difference in experience. The concierge and management has always been responsive and helpful. I have been doing a LOT of travel back and forth from Austin to Abilene. After exhausting myself with business, clients, etc., the LAST thing I want to do is drive to Abilene OR Dallas. SO, wifey and I got an apartment here. I gotta say, I had visions of my college dorm when we started talking about apartments, but Monarch is anything but an apartment. It's GREAT. Yes, it still is an apartment, but far from the ordinary. The Lounge, the gym; BEST thing- having Austin's finest everything within WALKING distance, this is FANTASTIC! I lived here temporarily for 2 months recently. I really liked the building and the location is great! The concierge staff is very, very nice. They cannot do enough for you. Loved the pool area, although a heater in the pool would go a long way since it hardly gets any sun it is freezing. I must say the layout of my apartment was a bit weird with the bathroom not so close to the bedroom. Other than that no complaints. I did not see dog "do do" in the elevator nor did I see vomiting college students as others have reported. I wish I could stay forever (but in a larger apt)! read more

There has been construction going on for a week that has affected the entire floor below. Residents are not being compensated for the untenable conditions and those of us who work from home cannot work. The leasing agent offered a disingenuous apology and said that the construction will continue in other units and other floors and there is nothing that can be done. We lived at The Monarch for two years. We moved from Denmark to Austin. We loved this place and it was not easy to leave. We just moved to California. Or else we would have stayed. The apartments are amazing. The neighbours so friendly. We lived at 19th floor/ two bedrooms. We stayed with two kids and a small dog. The location is amazing if you want to be close to downtown. Great school district. The pool area is great, the lounge area and the gym too. Clean and high standard. The people working there are amazing. Truly amazing. Friendly to you, your guest etc. They will make you feel safe, happy and taken care of. It is for sure a place we highly recommend. We felt at home and have zero complaints. We would move back there anytime. read more

What a hidden gym in downtown atx! Having lived at the Ashton, 360 and Gables - I found this building to have the complete package where the others are missing a good gym, have bad parking, or a lot of train noise! Love this location and the views are amazing. Walked to Whole Foods everyday and the pool is on the first floor so no crazy wind like all these other atx pools. Concierge service is on point and one of the managers Amber takes care of any issues asap and with a smile! Love this spot! read more

I lived at the Monarch for 10 months on the 28th floor and it was a great introduction to downtown. What the Monarch has going for it are the largest patios downtown, amazing views, central location, great neighbors, great BBQs, a very friendly and helpful staff and an amazing work crew. However, before moving here you may want to consider: If you are interested in sunbathing at their beautiful pool, understand there is only ~2 hours of sunlight on the pool due to its ground level location. If you enjoy working out, the gym is a bit older and not as well equipped as other apartment gym facilities we have seen. Their utility billing with chilled water is a little expensive with our 10 month average being $259/mo. for our 2 bedroom unit - we kept it at 76 during the day and 75 at night. By contrast our first month's utilities at our new location are $187/mo. for December with electric heat kept at 75-76 and floor to ceiling windows. I was personally not a fan of the garage half levels and found going up and down to be very frustrating especially with oncoming traffic. Guest parking is located on the roof of the garage, and most of the convenience guest parking is taken by Core Power Yoga students. Ask to see some floors other than the model and examine the elevator lobbies (which have warped wood panels but they have been working to replace for over 10 months.) Their move-in/out loading/unloading policy will also probably cost you and extra half-hour or hour for the move so be aware. The bike storage is a very cool feature with pumps and tools, but can be difficult to get your bike in and out of. Finally, if you are a light sleeper, while the sound proofing is good, we were often awoken from sleep by the sound of the alarm clock next door and the sound of our upstairs neighbor's water draining in the early morning hours. Also, the bass from RIO's rooftop night club on 6th could be heard Thurs-Sun 11pm-2am. There is significant growth happening in this area and construction crews start at 7:30am every morning. We too were hit with a significant up-charge to renew our lease which prompted us to look elsewhere and eventually move on as we found other properties offering more for less. We were enamored by the amazing view, but I'd recommend you shop around before jumping into the Monarch. read more

The property is very well managed and is very well maintained and most importantly the staff is very professional, friendly and personable. Great neighbors excellent location. The Apartments and the view are great, and the location is fantastic. The Gym works well and the 24 hour concierge is very helpful. However, management is not great. During the pandemic, many of the residents fell behind on the rent. The Monarch's mortgage is federally subsidized and they were given federal relief for the crisis. At first, they paid lip service that their residents may have a hard time paying rent. They sent out a form asking about hardship which I and other tenants filled out. The day after they received it, management made up a false noise complaint, and accused me of violating my lease. Upon request of more information, they do not have an incident report or any documentation to back this up. They hired an attorney, https://www.yelp.com/biz/hoover-slovacek-houston, who has refused to operate in good faith and simply demands the rent as if nothing were going on. They have threatened to evict me, and I had to point out that they were barred by law from evicting during this time. Their attorney, simply took the correction and said, "Well, that doesn't protect you from being forced to pay." I offered payment options but their attorney flat refused them. They have made it nearly impossible for opportunity for amicable resolution. For an apartment as expensive as this one, you would expect better customer service and a little humanity during this health and political crisis. Be wary when touring the Monarch, as there are quite a few residents with COVID-19 and management refuses to let residents know when or how they may be exposed for the sake of privacy. read more

Good but very expensive. This building is clean, well managed, good construction, nice location. Some of the criticisms are unfair . . for example i've never seen passed out drunk college kids anywhere in this building. But the rent is high and the added charges make my eyes bleed. Everyone knows about the parking, but most annoying is the ridiculous nickel-and-diming in the monthly service bill. Anti-littering fee, pest control fee, storm drain fee (WTF?), trash fee, sewer fee (which is NOT the water bill) . . and then you have your electric and water. Don't let anyone tell you that your bill is only high if you waste electricity. I keep my electric portion under $20 because its winter, but my total is still over $100 because of all the other fees. I can't imagine will look like in the summer when I really need to run the AC. Except for the smallest one bedroom (which has a tiny living room) you can't really live here without paying about $2k a month total, including parking and fees. read more

Hi, I do not agree with the other review for the Monarch building by Charlie. I love living there! People at the front desk and office are very nice. The maintenance people are super helpful and on top of anything that goes wrong. They have changed the dog rules and are very strict about pets urinating by the front entrance. The carpets do suck, I agree, but they provide with free carpet cleaning twice a year. I've been there for over a year and if you renew your contract they are very generous and willing to re-negotiate your lease. It is perfectly located and so close to everything!! Yes, they charge for parking, but who doesn't in downtown!!! I have never had any experiences with anything falling from the building/other apartments into anything or anyone. Remember that this apartments were originally built for sale and not lease, therefore the walls are cement thick and you cannot hear any of your neighbors most of the time (no people walking loudly on the apartment above!!!)
