I rented overlooking the pool, only to find that Windsor allowed in DJ's and party people who didn't even live in the complex. They brought in boom boxes and 1-foot-high speakers. Those people were extremely noisy and behaved more like drug dealers, as they were knowingly breaking the law. For instance they would always quickly leave the property to avoid having their license plates photographed. The management did virtually nothing to help for months, just continual runaround and BS, until finally one security guard took sympathy and helped bring it under control at the end of the summer. Besides the noise: Beware, the tap water is heavily polluted and requires filtration. It is not safe to drink even if filtered. The complex offers free coffee in the community building using the same polluted/unfiltered water. read more

Do not rent here. They sent my account to collections without ever notifying me. I left the apartment in excellent condition after cleaning it thoroughly. I never received an invoice, move-out charges, email, or even a phone call. Instead, I was blindsided by a debt collector claiming I owed $460 -- with zero documentation to justify the charge. It's dishonest and completely irresponsible. This came after I had reported an mold issue during my lease. It genuinely feels retaliatory. To make matters worse, I was publicly confronted in the leasing office by a staff member named Will while I was speaking with Michael -- all because I had submitted a request to repair a vinyl cabinet wrap that was peeling and falling apart. DO NOT LIVE HERE. I have been living here for about 3 months now. I have had bugs and black mold in my apartment. Upon move in, the floors were very dirty and dust was everywhere. My feet turned nearly black after walking on the floor. I cleaned the floors so many times. I'm finally getting them cleaner, but I had to buy a power mop and use it many times on the floors. There is no trash service here, but you will be charged $30 per month for it. Be careful because the lease states "trash service," but you're really just paying for the dumpster. No valet trash and no trash chutes. You have to walk your trash across the complex to the dumpsters, which are often overfilled with trash bags all over the ground in front of it. I have had many maintenance issues since moving in. Management is quick to respond to the work orders and close them, but the issues are often not resolved, and you'll have to submit multiple work orders for the same thing often. Just some issues I've had upon move in and shortly thereafter are black mold in the washer, black mold under the kitchen sink caulk (meaning I can't get rid of it), a smelly and clogged toilet, broken garbage disposal, broken ice maker, broken front door locks, and water leaking from the dishwasher. The photos show some of these issues. The photo of the mold in the washer was taken after I cleaned it extensively. I've also had a huge water bill. My normal water bill at my past apartment in Austin was around $30ish dollars per month. I am now paying about $100 per month. I asked the community to look into the issue but am still waiting on a resolution. You can also expect car break-ins here. Thankfully this hasn't happened to me, but management did send out an email to everyone about it. Their response is that they've requested additional patrols from the City of Austin, but I have never seen a single police car here since moving here. It's widely known that APD is understaffed, so it seems like management doesn't plan to actually remedy this issue either. I addressed my concerns to management, but they didn't seem to care. I asked to have my lease end early, but management wants me to pay two months' rent to "break" the lease. I would understand this under normal circumstances, but my experience here has been anything but normal. This place is disgusting, and this apartment is not what I agreed to in the lease. UPDATE: A service technician, William, has been incredible the whole time I have lived at this community. Although I had many maintenance issues upon move-in and issues that were not fixed after a maintenance technician purported to fix them, William always fixed an issue on the first try. William removed the mold around my sink and most of the mold in my washer (there are mold stains that I don't think can be removed). I'm still very unhappy with this community and want out of my lease, especially due to having to wash my trash across the complex and the general lack of cleanliness of my unit. read more

*PLEASE READ BEFORE SIGNING ANY DOCUMENT* TLDR: Please think wisely before choosing to pay any fees or sign anything here. Look at the reviews from residents and not just people who recently moved in or toured. I applied and was approved for an apartment at Windsor Lantana Hills in Feb. 2024. I was super excited to move in to the complex. However, a day after touring/being approved, I had some concerns about the property as I did more investigating on the quality of living here. I decided Windsor Lantana Hills not the right complex for me due to the concerns about security and the complex's building infrastructure. Security: I understand that crime can happen anywhere in Austin & it is becoming an unfortunate rising trend. However, current residents informed me that their cars are REGULARLY broken into, have been broken into more than once and there will always be glass in the parking lot from a previous break-in which shows their frequency. Infrastructure: I applied for 1st floor unit for accessibility. I was told by residents that there were significant pipe/flooding issues that were NOT related to the major winter storm in 2021. I can understand that the winter storm in 2021 was a rare and unexpected event, however I cannot understand how the building was unable to make improvements to prevent this in the future. Also, Windsor has a sister property next door (less than a 1 min walk away) that has issues with their building infrastructure, crime and pests. That was the icing on a cake for me as my intuition told me that Windsor has some work to do on the complexes they oversee in this area. When I informed Windsor of my decision to rescind, things escalated negatively. I shared with the team that I believe I was not properly informed that their $400 Admin Fee (not their app fee, but a separate fee) is non-refundable. I explained to the leasing office that the documents I signed and their online portal does not clearly identify the Admin Fee as a non-refundable fee. I referenced that the App Fee is identified as non-refundable in two sections AND you receive an email confirmation of this when you submit the Application Fee for payment. However, this was not the same for the Admin Fee. The reason why I am writing this review is not due to the loss of $400 but due to Michael's response to me. Michael helped me with my tour the day before and he was very kind and funny. However, once I escalated this concern Michael's entire demeanor changed. Michael had a negative tone and talked over me when I asked for clarification on the Admin Fee. I wish I could access the recording of this call to share in this review because it was not okay. (Side note: As a neurodivergent person, I did not feel comfortable during this conversation. I asked for clarity not to be difficult but to understand where this information is detailed in the agreements I signed.) Michael continued to state that he told me in person that the Admin Fee was non-refundable. I shared with him that I do not recall him stating that in the conversation and that regardless of a verbal conversation, it's still not great customer service to exclude or bury this information in legal documents. Also, when I asked Michael to show me Admin Fee is defined, he told me that he doesn't feel comfortable doing that because he's currently working with a guest. This shocked me because Michael was the one to initiate the phone call. I am confused on why Michael thought this was the appropriate time to return my call when he was in front of a guest. I made the right choice not to lease here because even when dealing with basic unfortunate circumstances (like a future resident deciding not to move forward with leasing) the leasing office is quick to flip on you and be extremely rude. I would rather lose $400 than my mind and time by dealing with such unprofessional and non-compassionate people. I've never had a better living experience. Will, head of maintenance, knows every dog in the complex by name and will even recommend dogs he thinks your dog will get along with. I've never waited less than 1 hour for maintenance to help. The people who live here are a genuine community. We discuss books, sports, etc with each other. A lot of us dog sit for one another when someone needs to go out of town. I've grilled with my neighbors. I adopted a dog who was afraid of everything including his reflection and had neighbors volunteer to help him socialize and ACTUALLY DO IT. Staff is friendly and kind. I have no idea what Parker S is bitching about because I've been here longer and never experienced their issues. read more

My fiance and I needed a place to stay when we moved to Austin last year and Windsor Lantana was a great fit for us! We considered several options in the area and ultimately signed a lease with them after comparing prices and amenities. Highlights included a first month free deal, an outdoor pool, and communal workspaces. We don't own a dog but I know Windor's off-leash play area for pups was a big hit for renters, too. Location-wise, I also loved how close we were to MoPac and Sunset Valley. Some not-so-great things we experienced: 1) ANTS. There was a lot of ant traffic around our building and little was done about it even after we provided feedback. 2) Communication with property management. Not sure how they triage renters' needs but we were often passed to multiple staff members before issues were eventually resolved. 3) No *free* assigned parking. It never got too cut throat while we lived there, which might be different once the world returns to pre-COVID times. 4) Recycling. While I didn't mind the walk to the dumpster, it was almost always overflowing... sometimes with completely inappropriate garbage left by other renters, ugh. 5) Move-out cleaning. If you choose the express clean service, remember to ask for clarification on what this specifically covers because we were surprised by some extra charges on top of what we thought was already paid for. I generally thoroughly enjoy living at Windsor Lantana, it is a beautiful and well maintained community. I am especially impressed by Michael Sabatini, the leasing consultant. He has been very attentive to all of our needs, and has bent over backwards to help out with specific items. Recently I was traveling out of state and urgently needed access to an item I had left in my apartment and Michael went way out of his way to help coordinate me gaining access to that item. We lived at Windsor Lantana Hills for almost two years, and we had a wonderful experience. We rented a 3BR, ground floor unit, and it worked perfectly as I transitioned to a remote work environment and as we welcomed our first child. With ample space for a nursery, an office, and the master bedroom, as well as huge closets and (not to mention storage closets and / or garages also available for rent), the 3BR unit provided plenty of space for our family and my daily work. Not to mention, AT&T 1GB fiber was available for about $70 a month, and it was very fast with an Eero home network. The community is a very dog-friendly property that seems to trend younger, but our neighbors were a mix of young and single, families with children, and older, empty-nesters / retirees. The amenities were never over-crowded (with the rare exception of a few summer Saturdays / holiday weekends), and all were regularly maintained. We stopped using the gym at the start of COVID, but it opened back up after a few months. The maintenance staff was responsive and helpful, and the leasing staff was always super friendly and on top of any issues (special shout-out to Maghan R and Chad R - our #1 problem solvers!!!), whether it be move-in / move-out, maintenance, public space issues, or noise complaints. On that note, our experience was luck of the draw with noise from neighbors. It seemed to us that the walls between units provided good sound barriers, but the bigger issue with noise always came from upstairs neighbors. So know that if you are planning to rent a larger 2BR or 3BR unit that is not on the top floor, you simply may have more people and pets living above you and the noise that comes with that. As for the 2021 winter storm, this property got hit hard, but I feel like management responded effectively. Given all the leaks caused by about half of the buildings losing power and residents not following recommended protocols, water was cut off for 12 days until plumbing repairs were made. My understanding is that this was a common issue at apartment complexes throughout Austin. By all accounts, the neighboring Windsor Oak Hill Pearl at Lantana were hit a lot harder. Finally, when comparing this property to Windsor Oak Hill or Pearl at Lantana, we thought that there was no comparison. Windsor Lantana Hills is smaller in terms of unit count and public spaces and amenities are compatible or larger and nicer. You do the math. All in all, if you are looking for a spacious three bedroom, which is hard to find in Austin, or anything less, we could not recommend Windsor Lantana Hills more highly. Final note: having a car is a must! You can take 15-20 minute walks to a FEW nearby shopping centers, but it is simply not a very pedestrian friendly location. read more

Two months later !! Mold issue ,and then EVICTION NOTICE?? All they want is money with no communication skills. Also they false advertised the view from down town and it was blocked from the new apartments behind it the whole time I lived here!! Talk about about a $100 "life style fee" HAAA this company only is here to run you for your money! Moved within the first month and the pool floor was full of mold for two months. If you're at all concerned about safety, please don't move here. Our car was recently broken into with our window smashed and this could have been prevented if the building had a courtesy officer who patrolled regularly and/or had cameras up in the parking lot. We purposely moved away from downtown to live in a safer area and when we moved in, we were told that safety was paramount here, but now we don't feel safe here anymore. When I say there is a major safety and security concern in this complex and multiple other residents have reported break-ins in their reviews, please trust them! We normally wake up early and walk the dogs. Noticed a car window broken and thought it could be a one-time. Then a couple nights later we saw THREE OTHER CAR WINDOWS BROKEN on THREE DIFFERENT VEHICLES!! Then yet ANOTHER broken car window and stolen items a few nights later. Mind you, this is all happening in the SAME TWO WEEK period! Let me just add that this is an ongoing issue that has been happening for the past +12 months if not longer. Beware! Vehicle break-ins and catalytic converter thefts are a weekly occurrence at this complex and at several nearby complexes. Austin police have been "defunded" so they are unable to deal with this situation. Also do note, the tap-water here has a toxic flavor to it and is undrinkable. It is not the the usual Austin sulfur smell, nor chlorine. It is something unique to this site. Austin's water department refuses to answer what that bad flavor is or take any responsibility. read more

It took me a few months to finally move in to my new apartment but it was definitely worth the wait. Moving from Central Austin I really enjoy the peace and quiet here at Lantana. The complex is well kept and aesthetically pleasing. No graffiti or trash (yes, my last complex had both). My unit has a beautiful view of the resort style pool that never seems crowded, even on weekends. I haven't used the well equipped gym yet but could see it as an alternative to driving to the gym AND they have a Peloton bike. All in all my experience working with Sara Z. in the leasing office was pleasant. I have so many requirements when it comes to living in an apartment and she guided me to a unit that I hope to live in for many years. Sara was patient throughout the process and I thank her for her diligence finding and qualifying me for my new awesome home. read more

Not only have I lived in Austin my whole life, but I've also lived in numerous apartment complexes over the years. Initially upon moving into Windsor Lantana Hills, I fell in love with this complex! My overall experience from the leasing agent, Maghan, to the first 6 months was absolutely incredible. Maintenance is wonderful, the amenities are fabulous! However, they switched management during the process of my living experience, and I have never in my whole life experienced a team so rude and so careless. Mind you, Covid has been increasing at a rapid rate since & from my personal knowledge most apartment complexes are working with their tenants at this time. Windsor Lantana treated me and my father so poorly that I never write reviews about places. They tacked on fee's, and sent me to collections for situations that were out of my control during one of my most stressful and incredibly difficult times of my life. I even stressed health conditions I battle, and they simple just don't care about anything besides wheeling and dealing money from you. I've never dealt with a more horrific and hostile management company in my life, and advise any and everyone to steer clear of this place. The move-out experience was horrible and negated the good things, if any, we had to say about the community. They will charge exorbitant fees upon moveout which includes $350 for carpet replacement with a couple of minor usual spots and $175 for deep clean which is separate, including various other fees. Please don't fall into the trap if they offer lower security deposit initially, they will recover everything like crazy in the end! Also, the apartment with such high rent does not have valet trash, and then walk to the trash is quite a bit which gets frustrating at times. Parking is a big issue and finding open parking spots is a nightmare. In a similar rent range, there are various other communities like Pearl Lantana which offer better services, hence you might be better off signing a lease elsewhere. read more

Judging by how many repairs need to be done in this complex (at least 1 new item every week), this building is not safe at all and should be inspected for any code violations by the city. From plumbing issues to water heater problems and from roof repairs to broken entrance gate, the entire community needs to be brought up to code. I've WILL NOT be renewing my lease. I've lived here 2 years now and not sure what is happening in the last 12 months but every week we are getting a new email for updates that need to be done in the buildings. There is constant inspections that need to happen and we feel like there is little to no privacy at all. Our neighbors share the same views. It's as if they are trying to put "bandage" on various items. I highly recommend you do extensive research on this community, speak to the staff and current residents if you can and make an informed decision. Lots of safety issues! read more

Walked in to tour and very disappointed by the local management team in this community. I will not be signing a lease here and would not recommend it. I have lived in other Windsor communities in the past and this has been one of the worst customer experiences. I recently relocated to Austin for work. I was looking forward to touring the lantana hills community. I read some of the previous reviews and did not want to pay too much attention to them. I wanted to speak to the property manager Kortney and address some of the concerns of the existing residents. Was told by a staff that she was taking a call and would be right out. I waited in the lobby for a few mins, walked around the fitness center, went back and hoping to speak to her. 15mins passed by and not a word. Checked back and they mentioned she had stepped out. It seems she was directly avoiding speaking to me as I wanted to address concerns. The tone of the staff changed when I firmly requested I speak to her about these issues. Their response was that they have lots of resident requests that they need to prioritize and I basically need to wait my turn. Property manager should be coached on better customer experience. Seems to me all the issues raised by residents are actually true. read more

From the moment you pull up you understand the value of what you're paying for... the quality of the work in the apartment is of very high standards. From the quartz number plate to the granite threshold for the door to the clean lines in the paint... it's worth every penny. As for the office staff, especially Alyssa Stewart, they are phenomenal. Everyone responds so quickly and is happy to help. Alyssa definitely went above and beyond to get us in and to make sure we were happy with the whole process and made it all easy and quick! My fiancee and I lived at Windsor for 1.5 years. At the beginning, it was great as it was still under the Hanover management. As soon as it switched to Windsor management we began having issues. -our dog was attacked on 5 different occasions (took one of our neighbors dogs getting attacked too for them to finally do something). We felt very unsafe taking our dog out because of the lack of action on managements part. I also travel for work quite a bit so it was unsettling that my fiancee would have to deal with these issues alone. -parking is a mess -charged for carpet that had "excessive body oil" they sent pictures and was absolutely not the case as we had it professionally cleaned. Also, what's the pet deposit even for? Our dog has coarse hair and has never been oily. We are also extremely clean people so this was beyond frustrating. -Amber is a new manager and it showed. Set up a time to meet with her in person to discuss some issues, left work early, and she wasn't there. Got the heads up she wouldn't be there 5 minutes before our meeting time. -constantly came into our apartment to do things (probably 10+ times in 1.5 years) -One positive thing I will say is that Chad is the only person that ever genuinely helped us throughout our lease. He was very friendly, understanding, and professional. TLDR: Save your time and energy and check out any of the other places nearby. Management is awful. Chad was great to work with. read more

It is my pleasure to write a review of Windsor Lantana Hills. When I first moved into this apartment complex, it was owned by Hanover, but it was taken over by Windsor a few months later. The complex was still fairly new at the time, and Windsor could have easily left things as they were. However, instead, the new management immediately started making improvements and continues to do so. The staff is top-notch: Amber, Property Manager: A is for Amber. A is for awesome.I believe that the head of an organization or group sets the tone for how all relate and function, and Amber has set a great example for her staff. She is busy, yet she finds time for residents. She is interested in what residents want and need and works to make changes when indicated. I always appreciated Amber's thoughtfulness. Kortney, Asst. Property Manager: Windsor is lucky to have Kortney as an employee. She works hard and is professional. If the company tells her to do something, she follows the procedure as directed. However, she is also a really nice person. Kortney believes that if a resident has a problem, he/she should talk directly with her. The highest compliment I can give regarding Kortney is that she reminds me of me. ;-) Chad, Leasing Consultant: Chad is exceptionally friendly. He lives on the property (he is not the only staff to live on premises) and is equally friendly on and off the job. In fact, it was not unusual to be walking outside and hear a big hello and realize it was coming from Chad walking across the parking lot. Johnathan, Leasing Consultant: Johnathan is another friendly and helpful WLH team member (Notice a pattern?). He successfully mixes being very casual in his interactions (joking around) while still acting professionally and getting the job done. Santos, Maintenance Manager: I complained about an ongoing issue with my HVAC for months. When Santos was sent to check, he confirmed there was a problem and was determined to get it repaired the same day. Once the HVAC leak was fixed, I was more comfortable in my apartment, and my high electric bills took a dive! Santos did an after-hours maintenance call once; I was apologetic for bothering him in the evening, but he reassured me that was what they were there for and that no apology was necessary. Alex, Maintenance Technician: Alex, simply put, is a true gentleman. Whether it be holding the door open for me as I approached a building or offering up an umbrella in the rain to spare me getting soaked while walking to the clubhouse, Alex was consistently polite and helpful. Dylan, Maintenance Technician: I only had rare contact with Dylan, but when I did, he was polite, professional, and friendly. Each Windsor Lantana Hills staff member is professional, personable, helpful, kind, and likable. They do not put prospective residents and making a sale above current residents. Furthermore, I felt important the entire time I was there, from day one (well, once Windsor took over) through my recent move-out. A few days before I left, I headed over to the clubhouse one morning for some complimentary herbal tea, and as I passed by the pool with the mini-fountains bubbling and heard the music pumping out of the "rocks," I thought to myself, this place has a resort feel. Then, as I headed back into my building with my tea, I crossed over the floor mat that reads, "Windsor Communities," and I thought, what an appropriate name since it is more than an apartment complex...it is a true community. Windsor offers residents friendly service, an assortment of amenities, and a bunch of resident activities to foster friendships. Btw, the location is excellent!! This place began deteriorating and became an increasingly WORSE value once it was purchased by Windsor. And then the problems only became worse when Windsor later began managing the neighboring property with the same staff stretched across BOTH (including a shared property manager). The winter weather damage and repairs were especially bad here, multiple units had EXTREME damage to the point tenants were relocated elsewhere. And now they're jacking up rent 15% on renewals. They are so lax about dog feces that half the dog owners don't bother to pick up after themselves. At one point they had to terminate a maintenance staff member who lived on property, because he let his dogs constantly access the unit's patio and bark endlessly all hours of the day and night. The property manager at the time was totally inept, necessitating reaching out to corporate. They were just as terrible! It turned out that same employee with the barking dogs was relocated to our building from their neighboring property, specifically because tenants THERE had the same complaint! I learned the value of a great staff while living at Windsor. It's a compassionate, responsive, hard working group of people that make this place special. Through any issue we've had, they were caring and really listened to our concerns. We definitely feel taken care of. Beyond the staff, the property is beautiful and well maintained. The apartments and amenities are top notch, so you feel like you're in a condo, not an apartment. My drive to the middle of downtown in no traffic is 15 minutes, so nice and convenient to the city.
