TL;DR The mold in this place wrecked my health, and when we tried to terminate the lease, management started avoiding us. Full review: I could complain about a lot of things--the roaches, the lost packages, the constant stench of our neighbors' pot smoke--but really all of that pales next to the five, FIVE, burst pipes we dealt with during our lease. Repairs were slow and shoddy, the office was more clueless about what the contractors were doing than I was, and we were promised a lot of things (this damaged baseboard would be replaced, that musty-smelling carpet would be steam cleaned, etc.) that never happened. After we'd lived there for a couple of months, I started getting dizzy spells, hives, sinus problems, migraines, forgetfulness, vomiting, and I even fainted a few times. Stupidly I didn't think to connect this to the water damage until one doctor said, "Any chance you've been exposed to mold recently?" On the bright (?) side, because of my time in this apartment, I learned I have a chronic condition that causes me to be hypersensitive to mold, so...at least this place did something for me, I guess? Anyway, we provided doctors' notes, said verbally and in writing that we were leaving because the apartment was making me sick, and requested a mutual dissolution of the lease. After promising we'd hear from corporate in a day or two, Rylee, the property manager, spent 3 weeks dodging our calls, being mysteriously "out of the office" every single day, and ignoring my increasingly angry emails. He literally never spoke to us again. Shoutout to Nico, one of the leasing consultants, who finally stepped in and within hours got corporate to agree to terminate our lease. I still don't know if Rylee was told to ignore us or he did that on his own, but either way, major slumlord behavior. Be wary of this property, especially building 5. I was happy here until the upstairs neighbor began her rant. The tenant before her vandalized my car, nothing was done. She would have late night guests, and you can hear everything. The current tenant was a friend of her's so the harassment continued. Each floor has laminate flooring with no buffer at all. You hear every foot step, and she liked to walk very heavy. Then there were the pot smokers. It would fill my apartment and that was an everyday occurrence. The weekends were worse. Nothing was done about any of it. So I moved. Now the rent was lowered by $250 dollars. When your office property manager avoids confrontation and has the office staff handle things for him, no one wins and now they have a big loss in revenue. read more

horrible maintenanc. access to your garage is considered an emergenc, now 2 days and no response of return calls, maintenance showing up, been to office 2 times, assured it would be done, made calls to maintenanc, they have Ann ai system that won't let you to a person. have had many issues and never gotten a single one fixed without throwing a fit or making a screen in office in front of new possible residents. Do Not Rent from Highland Hill Country Apartments. The staff is rude!! The grounds and common areas are filthy. I was billed $115.00 cleaning fee. The apartment was clean. It was ridiculous how petty Justin was going through the apartment. I find it a little shady that the photos are time stamped later in the day than when I had the inspection. Management is extremely rude and never fixed my apartment I vacated early due to stress over a leak that kept going and not being able to trust the apartment with my newborn. The leak was in the shower. It was terrible to not feel like I could bathe my newborn because I didn't know what was coming out of the ceiling. read more

I have been here almost one year and have to say I really enjoy it here. sure, it has its ups and downs... most apartment complexes do... but any issues I have had have been resolved. the office staff are friendly and treat you with respect, even seeming to care about you as a person, not just a resident. The maintenance staff have been good at fixing problems, although there have been times I had to submit a request a couple times before getting a response. so not necessarily fast but certainly with efficiency once there and kindness towards my somewhat excitable dogs. Bonus points for the miles of walking trails behind and throughout the complex and for the very nice community appearance. read more

I've lived here for around a year, and it's been a very good experience overall :)) No bugs outside of the typical the typical Texas ones that you can't do anything about! My neighbors have also been very sweet, I've never had any issues with noise or anything like that. Lots of cute neighborhood dogs and walking space! The office is also nice, they're easy to talk to and help to solve any issues! I've particularly spoken to Lacy the most, and she's always been really nice. Maintenance is always quick and easy, usually coming the day after we put in a request. Roaches, roaches, roaches. Paid a non-refundable deposit and pet fee to be charged an additional $500 for cleaning upon move out. Jacked rent up 200-500 in order to resign lease. Considered staying because I didn't want to move, then the roaches came back from the ceiling and walls I couldn't keep food in the apartment, the roaches even got into the refrigerator and even found them in the ice machine like they had crawled in to the water line. They were in every appliance in my apartment, Microwave, internet router, everything.j Scheduled for pest control only to have it cancelled by front desk due to their service portal being offline. When they finally did arrive, after having to remove everything I owned from every cabinet, drawer, and shelf, my Dog had an allergic reaction to the spray and had to be in a cone and take medications for a month while her hair grew back . Had a $1400 view of the parking lot. Washer and dryer never dried dishes, literally would be soaking wet no matter what. Office staff is constantly changing. Gate never worked. The only pro in my opinion was the running trail, and amazon lockers, which were constantly broken into. Next door neighbors left dog crying all hours of day and night. Gym wasn't available the first 8-9 months I was here. Don't bother. These aren't luxury. They're a painted pig. read more

There have been dozens (counted up to 40) of wasp nests all around my building that I first called to get removed in NOVEMBER. They never came but weather got cooler, now it's been OVER FOUR WEEKS that I've been complaining and no one will do their job. Office management keeps lying stating pest control comes out every Tuesday- which is an obvious lie because they've never been here! Not a SINGLE nest has been removed since putting in MULTIPLE complaints (filled a pest control request, called the office multiple times/spoke with multiple employees, and emailed). The problem just keeps getting worse, and even if they're unable to remove every single next in one go, they can easily remove the nests that are directly in the stairwells and low to the ground... At the very least can get maintenance to Home Depot and buy some wasp spray! It's literally not that hard and this is absolutely ridiculous. read more

I am surprised by the negative reviews of these apartments. I have had my apartment for a month now, and the reason I rented here is because the office staff are STELLAR. I have had the pleasure of interacting with Angel and Justin on multiple occasions, as they helped me get into an apartment from start to finish during their busiest time of year. The took the time to help me find the perfect apartment for my needs, and responded to any concerns I have had, no matter how many questions I throw at them. They are always ready to go above and beyond for anything and everything that comes up. I have never worked with such an amazing and service-oriented leasing office before, and I have lived in many apartments in my lifetime! My A/C did go out soon after I moved in, and the maintenance responded quickly. Even though they could not get a new unit immediately, they did immediately install a window unit to get us by for a few days until it came in. They washer and dryer are provided in the apartments, and mine is much better than the ones I had in my house I owned before this. The dishwasher is quiet, and overall I have been very happy with everything here. I have also greatly enjoyed the gym, as the equipment is new, and it's such a beautiful space and very clean. We also enjoy using the walking/nature trails on the property. I knew I found my apartment location when I came to the property due to all the trees around and lack of noise. It is not right next door to a lot of businesses and such, but yet still only a few minutes from HEB and access to all shopping, eating and major freeways for commuting. read more

Very meh on all fronts. Like most rents, it's overly inflated with little to show for it. Probably no better and no worse than any similar apartment complex. They know that, and do the bare minimum to keep pace, and act super nice while doing it. Location is everything, and that's what this place has going for it. Easy access to Mopac, 360, 71/290. Great access to the greenbelt, and surrounding outdoor hotspots. The units themselves are well sized, but have somewhat awkward layouts. Kitchen is rendered almost unusable by the smallest sink I've ever had to use regularly. If you do any sort of multi-pot cooking, good luck on cleanup. Appliances are the cheapest variants of whatever has a thin stainless veneer. Cabinets and island are very cheap (vinyl sticker covered) and worn out. Don't expect any unit updates though if you lease one of the older style units. For that reason, I'd only recommend living here if you don't plan to renew after a year. Security is almost nonexistent and there have been major issues in the past 6 months. None of this is specifically the fault of people who work locally in the office at Highlands. Any complex owned by a real estate investment fund (almost all local mid/ large complexes) has as much willingness to help you as a renter as they have empty space in their stomach. Been here a number of years. I spend as much free time possible outside and love the area. For that reason alone, I let a lot slide to take advantage of that. Weighing the option to move to another local area apartment at a comparable price vs the real cost and hassle of a lateral move, I thought it better the devil you know. Caveat emptor. read more

This is BY FAR the best apartment complex I have lived in in Austin. The apartments are clean and have open floor plans, grounds are kept impeccable, and the staff is unbelievably amazing. I have never lived in an apartment where the staff has been this friendly and helpful and actually wants to help you. Special shout-out goes to the maintenance crew, especially Nick Flores. He went above and beyond and refused to leave until I was 150% happy with fixing my AC, and that wasn't even the main reason I put in a maintenance request but a "While you're here, would you mind looking at this?" issue. He knows his stuff, was fast, and was thorough. Thank you to him ALL of the HHC staff! Thank you for making this a home and not just a place to lay my head down! read more

I have not met a single neighbor that has had a lease longer than a year and it's obvious why. This place is run down and poorly managed. If only I had done more research before signing, I would have known this place is one to avoid. Disrespectful and unresponsive management, lazy maintenance, not to mention the less than mediocre construction and "renovations" that were clearly rushed. there are plenty of options to lease from in the area and I couldn't insist more that you look for somewhere better, anywhere is better.. any response to this review is a shallow reply and absolutely means nothing. they have had many chances to show initiative in fixing any issues, yet they have taken none. They are shady with the way they bill, shady with the way they require forced entry almost every month, shady how they don't apply credits that they say they would. These people are awful and the apartments are almost as bad. You will greatly disappointed if you decide to lease here read more

I did not stay here for long. My issue was not with the look or aesthetic of the apartments. my issue was with the management. Most complexes like this will fulfill maintenance service requests within the course of a week but mostly within a day or two. our AC was out for a WHOLE MONTH without being serviced even after submitting multiple requests to maintenance and complaints to management. On top of that, the landscaping company this complex hired was extremely disrespectful. They would trim large tree branches and leave all their trash not just in the parking lot, but in our PARKING SPACES! There were many times I had to walk from the opposite side of the complex carrying groceries and my child due to the landscapers that could not take care of their trash. Again, multiple complaints were made with management and absolutely nothing was done. There were still many hours of sunlight left when the landscapers decided to leave so at the minimum they could have cleaned up after themselves or at least moved their branches out of the way. I have had multiple flat tired due to their carelessness. We should have known when we first moved in. We immediately submitted requests to fix faulty locks, cracks in the doors and windows, and an improperly working range. I advise that everyone looking for a new place completely disregard this destination as a possible home. read more

RUN while you still can! If you want constant issues live here! Broken Dryer: We've had a broken dryer that has stopped working off and on over the last year. During this time the complex has had to reach out to the third party (whirlpool) to come out and check out the dryer because maintenance couldn't fix it. Well it takes an additional week for whirlpool to make it out here in addition to my maintenance request. To top it off I've never been offered compensation for the money my family has spent using the dryers on the property & we've never been offered a new dryer. Their response is "it will take longer to get a working dryer." I put in a maintenance request for the dryer on 4.7.21 the dryer stopped working on the first of MAY 2021. They continue to put a Band-Aid over the situation by not getting a new dryer because our lease is almost up they're milking it! They also don't have lights near the washer and dryer on site which is lovely.:) Microwave: Prior to us moving in we were told we would have a microwave in the unit....you guessed it we didn't. Their response to us not getting a microwave "it was an oversight, our apologies" y'all we got pictures of what our unit would have and the microwave is clearly pictured in the photos. Never were we offered to get a microwave in the unit it was swept under the rug. Amenities: First of all we pay to have a working gym on the property the gym has been out of service as of February. The mailroom door was broken for a month and residents had to go inside the office during business hours for packages and were charged a fee if it wasn't picked up in a certain time. If you have a gym membership, keep it! Parking: Recently the complex sent out an email to residents notifying them they would do a vehicle inspection and tow away any vehicles that are not up to date on registration. The issue is that they don't have visitor parking so visitors will come and visit for days/weeks/months on end without moving their vehicles. Here's a bright idea: give your residents stickers for their vehicles or have visitor parking or both! Micromanage: This complex wants to micromanage everything you do!! Your porch can consist of the following items: live plants, & outdoor patio furniture. Forget about having an ice chest, sheer sun blockers, and a bicycle. Unit inspections: I don't have an issue with unit inspections. What I do have an issue with is asking residents to make way for maintenance and to do "housekeeping" so they can access the water heater, fire alarms, fire extinguisher, and leaks. The only thing they have checked was the water heater and NOTHING else besides being NOSY. Referral bonus: Don't hold your breath on a referral bonus. I moved in March of 2020 my sister moved into her unit in May 2020. I have yet to get a referral bonus. And when I do it's a whopping $50. Maintenance inappropriate comments: I had to put in a maintenance request, you guessed it for the dryer. One of the maintenance guys asked me what my son's name was (Christian) his response.... "Wouldn't it be ironic if someone named Christian was an atheist." Well aren't you pleasant :) If you want to have continuous problems with a working dryer and running up and down for your clothes to find a pair of random undergarments in your load. Along with being micromanaged about what you can and cant have on your porch. To being threatened with having your car towed because your car isn't up to date on registration. Live here!! read more

This is the most amazing apartment complex I have ever lived in. The office personnel are the most understanding people, they go above and beyond to serve their community on a personal level. Both the grounds and the people are extremely well taken care of and it shows. If you are looking in to living here I recommend it whole heartedly. The apartments are amazing and very spacious and the prices are more than economically reasonable than what you would expect, especially for living in Austin! Moving in to this community was one of the best decisions my family has ever made! The only reason we are moving is because our family is growing and we decided it was best to rent a single family home. We will miss this place dearly and are sad to be leaving. read more

Let's start off with the fact that I was coerced into signing the lease here and the extreme amount of pet deposit/fee you have to pay ($500) and the ridiculous pet rent of $20 with the $500 that you pay and it goes towards absolutely nothing. We moved out and had to pay for "pet damages" (pet hair.) Oh right and how they charge you for everything as soon as you move out. Reason why I didn't sign lease at the beginning was because of lack of credit and perhaps not making enough money to be on the lease (to the apartments anyways.) I make enough if I have my boyfriend to help pay his rent and I pay mine. Anyway, I had been staying with my boyfriend off and on and would have packages delivered to his address and I was able to purchase a convenient parcel locker (even though I was told I shouldn't be able to) but I was able to purchase one no problem. Which shouldn't be my issue it should be their issue for letting just anyone purchase one. Nonetheless...I get a package in...and it says it's been delivered of which to this very day I still have zero idea what happened to it....I digress.. My boyfriend goes to the office to ask them to look for a parcel that is in my name (by the way I've NEVER had an issue sending packages to a place for which I'm not on the lease) and then the next day I have another parcel come in but no code...so I call the complex and Ramon picks up and I talk to him about it and he tells me he sent it back. I ask why and he says because I'm not on the lease and that I shouldn't be having things sent here (to where my boyfriend lives) and that I need to be on the lease in order to have things sent here (regardless of whether I live here or not.) So I end up signing the lease...but not because I live here...but because I didn't want my stuff to be sent back. By the way the things that are "lost/sent back" I cannot get ahold of, and the sender had never received back... I went back and forth with USPS and they keep telling me the packages are at my apartments....which leads me to believe someone in management stole them. I have no proof of that....but nonetheless instead of warning me of some sort they take the action of just sending my stuff back which is very shady for an apartment complex personnel to do. Also I NEVER received a warning about having to be on the lease before I have packages sent to my boyfriend's...and they never warned me that they would send my packages back if I didn't sign the lease. So not only was I forced to sign the lease but, I'm having an extremely hard time getting my refunds back and not to mention they cancelled the parcel locker I PAID for... UNPROFESSIONAL for an apartment team. If you want things done talk to RILEY. All of the other personnel suck. Sorry not sorry. Also if you ever live in the 500s parking sucks, they allow people to have 4 cars here (whether they're used or not.) Don't lose your keys or you'll be FORCED to pay for a locksmith because they can't let you into your own apartment for some stupid reason. I read about their awful customer service but...I wasn't even a customer and now I'll never be one while the current management still runs the place. DON'T MOVE HERE UNLESS YOU'RE PREPARED TO DEAL WITH THEIR HIGH PRICES FOR ONE PET AND THEN READY TO HAVE THEM CHARGE YOU 75 TO CLEAN UP ANY PET HAIR EVEN THOUGH THEY CHARGED YOU FIVE HUNDRED DOLLARS FOR PET DEPOSIT AND YOU DON'T EVEN GET IT BACK. THIS PLACE NICKEL AND DIMES YOU FOR EVERYTHING AND THEN SPENDS MONEY ON STUPID THINGS THAT DON'T BENEFIT THEIR TENANTS LIKE REDOING THE PAVEMENT AND TELLING TENANTS THEY'LL TOW YOUR CARS IF YOU DON'T PARK THEM ELSEWHERE WHEN THERE'S ALREADY LITTLE TO NO PARKING. WORST APARTMENT EXPERIENCE I'VE EVER HAD and I've been living in apartments for 10 plus years. Worst part was I only lived here for 6 months and my boyfriend lived here for 15 months. Pros: leasing staff is super nice. Maintenance guys are super nice. We've mostly had quiet neighbors and no issues with noise coming from adjacent apartments. Gym and pool are nice enough - no issues with the amenities. Cons: a handful of nut bags do live here and you will see cops occasionally responding to their drama - once a month or so. Parking is rough. People consistently do not pick up their dog's poop... Major Cons: here we go... RODENTS!! Big time. I live in building 5 and not only did we have mice at one point in October inside of the apartment....The complex did little to nothing to help and was untimely in addressing this issue. They kept bringing over glue traps which are both inhumane and ineffective. They finally sealed some holes and we haven't had any critters in our apartment since... and we are extremely clean people. However, they are still in our walls. Every night we hear a lot of mice scuttling around, falling, and nibbling on the insides of the walls and it's extremely loud. It creeps us out. We lose sleep over this because it's so loud! Every night for the past 4 + months... Major deal breaker! What's more... the interior of these apartments are sooo cheap. The laminate peels off of every cabinet door. Every faucet in our apartments leaks or has had a leak at some point. The AC is subpar. Water bills are inflated. When it comes time to renew YOUR RENT WILL INCREASE significantly and trust me this place is so not worth the cost of rent. We won't be renewing and seriously can't wait to get outta here! read more

And most importantly, the management office offers a prompt, high level of professionalism in dealing with any anything residential. All it takes is one bad landlord to help you really appreciate a great one. Having purged much of the tripe I'd accumulated through the years, we downsized from a three bedroom house to a one bedroom apartment. If you were wondering, this is not necessarily a tactic I'd recommend. That said, Highlands Hill Country was a perfectly pleasant experience, even given the close quarters. The place boasts one of the better gyms I've encountered, two pools (one oddly shaped like the cingular logo, and an Olympic style number), and the staff was really helpful when it came to the mass quantities of boxed stuff that repeatedly showed up either at my door or at the office. During our time there they replaced all of the lights with more energy efficient ones, and they were regularly progressive in addressing service issues. We rented a garage as well, and that was both affordable and super helpful. As the topper, once we decided to move before our lease was quite up, the management here worked with us to come up with a solution that wouldn't break the bank (in fact, lots of folks here appear to be socking away duckets to buy a place of their own), and they were more than accommodating in helping us make arrangements and finalizing our transfer to new digs. Living here was a great experience, and I'm glad we did. read more

Great location - super close to HEB, shopping centers, etc. Community is surrounded by greenery which is nice when I go on walks. I'm reevaluating my review and knocking off a star because things have been going down hill for some time with us. I think the final straw came today when I got back from walking the dog and my boyfriend asked us if we had fun, and I had to reply that no we did not have fun because we had to sidestep a used condom on the way back. I don't like having to sidestep used condoms in the parking lot. We had some pretty awesome, quiet neighbors when we moved in but since then we have 20-something guys living above us who party at the most bizarre hours. I'm talking Monday and Wednesday nights. Which was particularly irritating when I was trying to study for my finals happening the next morning at 9 a.m. I'm also 95% sure the people who moved in next to us sell drugs out of their home. There are all manner of people knocking on the door at every hour of the day and night. And it's not like they're his friends who he invited over at a certain time because they will stand there and knock for literally 10 to 15 minutes before the dealer wakes up and gets off the couch to let them in and give them their drugs. They also don't appear to be his friends stopping by for a wholesome chat because he doesn't know their names and they don't know his despite them knocking at his door at 11 o'clock at night. While the people in the office are pleasant to deal with and the grounds are decently kept, save for the condoms, the people they keep sticking in our building are so incredibly trashy that it's made our quality of living diminish. We had fewer police calls and noise at our previous rundown place where we paid peanuts, we assumed that since we're paying as much as a mortgage to live here that we would be surrounded by courteous professional people similar to ourselves. We'll probably not be renewing our lease at the end of the term, maybe if we had gotten put in a better building things would have turned out nicer for us but unfortunately we are stuck by the pool and our current lousy neighbors. read more

I have enjoyed living here as a whole but have had two major incidents that I wanted to share. Not long ago I was driving through the gates and they shut on my car. I went to the office to explain what had occurred and they were blatantly rude and claimed THIER gates are not their responsibility and told me to take it up with my insurance company. The second incident was recently when the heavy winds blew a lot of shingles off the apartment roof and onto the hood of my car (scratching it pretty good). Once again they claimed it was not their responsibility and told me to take it up with my insurance agency. I can accept this may be the case, but it is the level of professionalism and lack of empathy when conveying this information to a resident. The pools are nice and plenty of gas grills! Parking can be a beating if you get in anytime after 12. I have never had any issues with loud neighbors. Great location. I give the facility a 4 out of 5...... Just the management are painful to deal with. read more
