Quite honestly the worst realty experience I have ever had. The people who run it mean well enough, it is a small but growing company, however, the people who I have worked with are mostly kids who lack any degree of professionalism. My first appointment I was kept waiting outside the apartment for hours in the rain, the agent never showed up. It wasn't until another agent came by who was showing the apartment to another couple came by was I able to come in out from the cold and the rain. My first tour was quick and curt and I was not really given enough time to tour the apartment. During the second appointment, I was switched off to another agent at the last minute, who had apparently been told that I had said that my credit score was incredibly high. I had at no point mentioned my credit to anybody at their company. I was given a brief tour of the apartment before being rushed out. I had then, at that time, told the agent about my poor credit. I asked him about Guarantor options. He clarified with me that if I get a guarantor, I will be cleared for the apartment. I graciously thanked him and left exasperated, but excited at the prospect of my new apartment. Imagine my rude awakening the next day when I am told VIA TEXT MESSAGE that I would in fact NOT be approved for the apartment. Why not? I had the income, I had 40x the rent, I had a guarantor, I had references, I literally had everything necessary to be approved. The agent didn't tell me because he "didnt want to hurt my feelings." The entire point of a guarantor is to assist people with poor credit. This company is absolutely asinine in its procedures and does not even understand the point of a guarantor. DO NOT USE SUBWAY MANAGEMENT, YOU WILL BE SEVERELY DISSAPOINTED!!! read more

Really shitty bunch of idiots working here that don't dare look you in the eye when they messed up big time. I called one of their agents to view a place and before even agreeing to go and see the place I had asked him if they accepted international guarantors as I was aware most places don't and the agent said they do. He even gave me an example saying there was once a Italian guy that rented a place through them and he used his dad as an international guarantor. So I went ahead and viewed the place. Really liked it and decided to put down a deposit to hold it and went ahead and started getting all the paperwork in order and sent it to them. I get an email the next day saying " we realize you are attempting to use an international guarantor, unfortunately we don't accept international guarantors." I wasted a whole day going to view this place and filling out the paperwork all along under the impression that my dad could be my international guarantor. Also they were so nonchalant when they told me they don't accept international guarantor. Even their apology didn't sound sincere. The main guy working there, Eric is a piece of shit. When I went to take back my deposit, I had to wait a good 15mins for this idiot to find my deposit and he was dealing with all his other clients. When you fuck up you apologize and you make the person your top most priorities but oh now I am no longer their client so they take their own sweet time. This might not affect any Americans trying to use company to rent an apartment but INTERNATIONALS please be aware of their very uncatering attitude towards us. Also they wanted a 6 month downpayment for the place when the guarantor thing fell through, most other companies only ask for four. read more

Don't use subway management if you intend on having reliable utilities. They work with a company called "greenrock property services," whose office, as it turns out, is a fucking PO box. But it gets worse. My father, an attorney, had to re-write the lease because it was so god awful. It was clearly written by amateurs who barely speak English and was riddled with spelling and grammatical issues, and it also held us accountable for paying for ANYTHING that breaks. Thus, rewriting of the lease. What's funny is that subway didn't even give a shit that we altered the lease. Their overall attitude is, "ah, fuck it." None of these people know what they're talking about. When I moved in, there were paint cans and building supplies left over. We couldn't even access the bottom cabinet (which we desperately need because the kitchen space is pathetic) because the carpenter, a term I apply generously, positioned the handle such that the refrigerator blocked the opening. It took them about 2 weeks to get all their shit out and "fix" the cabinet, which we still cannot fully open. Why did I sign this lease? Well, there is no broker fee, which is why I'm giving one star, although at this point I doubt that I'll see my security deposit again. I was looking for an affordable place to stay for a year in order to save money, but now I wish I had looked a little harder. Yeah, they're "super nice," but when I'm throwing down that much money, I would prefer professionalism over "super nice." read more

I worked with Fillip Hord from Subway, but also met some of the other guys that work here. Everyone here is very cool and definitely not the usual skeezy brokers you come to expect in NYC. I think that they hand-select the landlords they work with as they seem to know a lot about them and have been working with them for a while. This is especially nice if you want to negotiate something particular with the landlord. In my case, I wanted to rent more than a month before starting my lease, as I will be traveling for work a lot in the last month of my current lease. Thanks to Fillip, I got my ideal move-in date, but also got my keys right away, so pretty much a month of free-rent. The application/signing process was incredibly smooth and fast. I actually signed a lease the same day I applied for the apartment. Fillip was very responsive, always on time and knew a lot about Brooklyn neighborhoods. No high-pressure selling. Definitely recommend Subway Management - have already distributed their information to my other friends looking for apartments! read more

Before I moved to Brooklyn, I did a little scouting mission to look for possible places to live. I happened upon a craigslist ad that advertised rooms in an old mansion in Bushwick. I emailed a guy named Eric about it, and he promptly scheduled an appointment with me to see it. I took the J train out there, and checked the place out. It was really cool! They had restored this old 1800s house with all of the original mouldings and millwork, and turned it into their office, with rentable units above. Eric was very helpful, and he remembered me when I came back 3 months later, with my 2 suitcases, fresh off the airplane, looking for a place to live. I picked a room on the top floor, signed a little month-to-month agreement, paid, and moved my stuff in the same day. I got to know all of the people who lived there really well, and made some good friends. There were three other rooms on the top floor, and 3 or 4 on the 2nd floor. Each floor had its own kitchen and bathroom, which worked out pretty well, because if someone was ever in the bathroom then you could go to another floor and use that one. I ended up living at the mansion for 3 months, and could have easily stayed longer. Part of me wishes that I did. It was a really fun place to live, with new stuff always going on, and plenty of chances to meet new and interesting people. The staff is always putting on parties, or rounding people up to go to Karaoke at the bar on the corner (the neighborhood around the Halsey/Gates stop on the J is gentrifying quickly, with new places opening up, and soymilk now available at the Key Foods... so now there are actually places to go out in the area). The people who work there and live there have a pretty cool relationship, often sitting and chatting, but then getting back to work when they have to. The porch was a fun place to sit and gossip, smoke a few cigarettes and then head out to work or whatever. I ended up leaving the mansion because I had another opportunity to live in a property managed by Subway. I wasn't actually on the lease for this apartment either, but the place is nice, has a Manhattan view, and is closer to my work, so I jumped on it. But would definitely recommend the mansion to anyone who needs a medium-term living situation in Brooklyn, and Subway Management to anyone who needs a more stable apartment in the area. Ask for Ari, Eric, or Tanya to show you some apartments, and then maybe I'll see you at one of their parties they throw for the tenants 3-4 times a year. read more

Racist, lying, garbage company. I tried to rent a room from these people and they denied my application on false grounds. They kept changing the reason for denying my application. First they said it was the result of their "credit report" which gave the wrong credit score. When I corrected that with statements from the credit bureaus, they moved the goalpost so my actual credit score wasn't high enough to meet their NEW arbitrary cutoff. Then when I called them out on that, the reason became my income history. Then the reason became my rental history. Then the reason was all 3! The receptionist is a lying jerk who evades your questions, give you wrong information and hangs up on you if you ask for clarification or push her in any way. And Ari-- that piece of shit-- was the rudest jerk I have ever dealt with. I swear he must have some kind of thing for being a liar and pissing people off. He denied my application by falsifying my credit score. He said he got 688 on his report, but when I pulled an official FICO score that same day, mine said 703. He wouldn't hear it and said I needed a guarantor. I told him my guarantor made less than 80x the income but had excellent credit and he said that would be fine as long as their credit was good. So I had my guarantor apply, then Ari's bitch ass told me my guarantor didn't make enough to be a guarantor. I ASKED HIM IN ADVANCE IF THAT WOULD BE AN ISSUE AND HE SAID NO. So when I called him on that, he quickly changed the story and made up some lie about my guarantor "missing a payment" as his grounds for denial... My guarantor NEVER missed a payment. That was a complete and total lie. As I mentioned, my credit score was 703 and their minimum was 700, so then Ari said that the minimum was actually 720, not 700. Ari continued to flip-flop and change his reasons for denying me, he continued to lie to me and tell me FICO was wrong, and he said if I didn't believe him, he would share with me the credit report he pulled for myself and my guarantor. It's completely illegal to distribute that information to ANYBODY, even to the applicant. Blatant violations of the literal law aside, there's no way my guarantor and I are both so less aware of our own financial situations than some bum man named Ari with a phone and a computer pretending like he's contributing to society in any real or meaningful way by "managing" bedroom rentals in Brooklyn. The audacity of this stankalicious binky to LIE about my own finances to me and tell me he won't rent an $825 room to someone with good credit making $50k a year, even WITH a guarantor. I can't think of any actual reason to deny my application except for where I come from, which is a predominantly Black neighborhood. Pieces of shit. I hope they get pink eye. read more

I started searching at the beginning of January out of an emergent personal situation. Stumbled upon Subway Management randomly on Padmapper and it was the best thing that could possibly happen to me during that searching period. Company is super organized and has many beautiful and mostly newly renovated apartments available for viewing in Brooklyn. My broker, John, the girl that I first contacted, Tanya, the owner of the company, Ari, and two other staff members Eric and Moishi (I feel like I need to give everybody credit) have been extremely helpful to me. Trust me, I have met a lot of brokers - the extremely pushy type that tries to sell in spite of your budget, the unstable type that would ghost you on a viewing, and the easily offended type when you ask a lot of questions (why are you even a broker..). But these people are amazing. They were very personable, responsive and willing to go out of their way to accommodate. I viewed two apartments with them and really liked them both. When the first apartment fell through, Ari offered free storage to me. And when I finally signed the lease, they helped me move, too, (mind you that included carrying super heavy boxes and a sofa 5 flights of stairs up and down) free of charge! I am now finally settled in my beautiful 4-bed/2-bath apt with great roommates that Subway helped me find. I would recommend (and am recommending) them to my friends at any time. read more

I've been meaning to write a review for Subway for a few months now as they continue to show great service to this day. Ari and his team really care about their tenants and want to see them happy in their new place. If there are issues, they won't become distance like some places might post lease signing as I have experienced in the past. They're very responsive and helpful. I initially worked with Fillip who showed me various apartments. He definitely paid close attention to my concerns and was able to find a great spot for me in Bushwick. He's extremely personable and a pleasure to work with. I highly recommend working with him. There were a couple basic hiccups upon moving in since the place was newly renovated but they were rectified pretty quickly once I reached out to the maintenance team. They manage a lot of properties but still give equal attention to all their tenants. There's also no broker's fees! No fake info, she said it was a 4BR, and the place was indeed a spacious 4BR with a backyard, and no broker fee! The management company is a new and innovative company - they let us put a downpayment via chase quickpay. There wasn't a stressful meet & greet with the landloard. Finding an apartment for the first time definitely was extremely daunting, however Fillip Hord from Subway made the whole process extremely easy and comfortable. These guys have a completely different approach to real estate management than the other brokers I've dealt with. They are focused on word of mouth and customer feedback, as opposed to the short term game everyone else plays with you. I talked to 10+ brokers before finding a place through these guys, and everyone else treated me like a wallet with legs. I am friends with my brokers on Facebook now, if you can imagine that, and I recommend them constantly. I had really specific requirements-- six people in a work/live situation needing a large (and nice) office space and a large equipment room, with good subway access in a nice neighborhood... for $1000 or under. Subway Management is just like the rest. While the agents were accommodating to our schedule and the signing process was smooth enough, they couldn't deliver in the end and the reason was questionable to us lessees. After seeing the potential apartment at 9am, the agent told me to go by Subway's office with the paperwork to submit at 10am. Turns out that the office wan't open because the salesperson wasn't at work yet. I waited for a bit in the cold and, after 30 minutes, they finally arrived to open the door. Ok, no harm, no foul. Like I mentioned, the signing process went well enough, I put down the deposit and walked away content that I had secured the apartment. Unfortunately, at 12pm the next day, the salesperson wrote saying that they couldn't submit our paperwork to the owner simply because they couldn't act fast enough - the owner received an acceptable offer before our paperwork could be submitted. It's a plausible story, but it's questionable enough to a lessee not privy to their conversation. We got the deposit back, but the end result was the same as much of what you see in New York City: no deal. While our case may be clear, we won't be going back to Subway Management. They're friendly, but they can't close the deal. read more

The first and mostly only positive experience I've had with this company was with the agent who showed the apartment Katrina Peters. She was friendly, knowledgable and very on top of making sure my paperwork was finished and processed. She made sure to keep in contact with me every step of the way to the best of her knowledge. She is the only reason this company even gets one star from me. Aside from that... I put a deposit down for a second floor apartment. I was given the manager Eric's number to touch bases and check to see how progress was going. The continuous response I received from him both through email and over phone calls was "TOMORROW" everything about this process, every bit of information I wanted was never available day of.. it was always "I'll touch bases with you tomorrow." He never usually did. I was finally told that there was some confusion with the landlord and he had rented the second floor of the apartment that I had left the deposit for to completely different people. As much as you'd like to blame the landlord, there was clearly a lack of communication between Subway Management and the landlord- which is a huge problem and left me in terrible position. Luckily, there was a room available on the first floor, (which even though not completely comfortable with the new crowded situation I'd be getting into) I decided to take. After agreeing to sign the lease for this 1st floor apartment I was told I could go into the office the next day to sign the paperwork. I went to the Subway Management office and despite the fact that it had already been an uphill battle with the whole situation - I was not greeted kindly upon arriving. The manager, which I am sure was overworked because of the end of the month quickly approaching - was very snappy. As with everything else in the whole situation, I feel he handled the whole process very unprofessionally. From the minute I walked in, he made me feel as though I was putting him out by coming in to sign the lease. After waiting for 40 minutes with barely any acknowledgment from anyone in the office, he finally came in with the lease. Upon signing, I was told he does not have the keys and I would have to get in touch with the landlord to get them. I understand NY is filled with situations where things don't necessarily work out. I understand life happens and sometimes not everything works out as planned, but it was how this manager handled things that has me writing such a negative review... not to mention aside from processing my paperwork and doing the background/credit check I'm not sure what this company does- because today I am still left tracking down the landlord for the keys to an apartment I need to move into in 2 days. If you need a quick and easy move- I'd suggest looking elsewhere. read more

My boyfriend and I have been tenants of a property managed by Subway for almost two years, and we LOVE them. We initially were searching for an apartment with one of their realtors named Wayne. He was really great to work with and extremely respectful of our budget, consistently showing us lovely places that were well below our max price. The apartment we ended up taking is comfortable and full of friendly neighbors (usually a NEVER in NYC, right?!). Subway seems to be staffed by a group of nice people who are genuinely friends with one another, and that comes across. They throw many different holiday parties and invite all of their tenants, and they send you "Happy Birthday" emails. One of the properties managed by Subway is The Platform, a coffee shop with a basement that is set up to host small concerts, jam sessions, trivia nights, open mic nights, or things like that. When they opened, Subway invited all tenants to an open bar at the shop. It makes me happy to know that I'm renting from a property that they manage, and I absolutely plan to go through them if I ever move again. I couldn't be happier with Subway! read more

If Subway Management handpicks all their landlords and apartments like this one you are in good hands. So far, no slumlord, negative NYC ripoff experience here. There were some last-minute issues (partially the landlord, partially the broker) before the contract was signed, but overall a good experience. Definitely a vast contrast from the nightmare "they stole my deposit" experiences you hear about with other companies like Rapid Realty. read more

I've been living in a 4-bedroom via Subway for over a year now and I've had a good experience. Giving it four starts because I'm not super excited about the people who actually manage the building and I understand that they're all owned by the same people. However, because they are owned by the same people they won't give you the regular runarounds like other brokers. Plus they're no fee. It's been a while so I can't remember who showed me apartments, I think Eric. He was super polite and very professional. He gave me a couple really nice options at comparatively good prices. Their method of online payment is a little meh and I've had a couple weird/rude run ins with the building managers, but otherwise it's great. Beware of this company. They are renting the apartments out as airbnbs until the day of tenant move-in, and lying about the length of the airbnb stays at showings. They're also unable to answer simple questions, such as whether the apartment will be cleaned and whether furniture from the showing (airbnb) is staying. They'll charge you for a background check, only to find out nothing said at the showing was true when you go to sign. read more

Subway placed my roommate and I with a landlord who is listed as #49 on nyc.gov's Worst Landlord Watchlist. As we signed the lease and received the landlord's name at Subway, after visiting the apartment, we didn't have an opportunity to research the landlord before signing. After 24 leaks and 6 floods in less than 3 months, in addition to a burglary because the landlord refused to place window bars, we placed multiple calls and emails to Subway requesting their help with the situation. We received no response, and lost over $2,000 plus countless unearned freelance hours (staying at home waiting for plumbers and talking with lawyers) on the entire affair, with no help from Subway. read more
