I've lived in a Coutinho Properties apartment for four years now, and I've been happy with them. My broker, Inna Ovcharenko, was incredibly helpful when we were first looking for an apartment. She was very patient with us, and answered all of our questions (no matter how silly they seemed). Never had any problems with issues or maintenance. I've put in a few requests over the years, and they've always been very responsive. The building itself is also well-maintained and clean. Overall, I think Coutinho Properties is a solid landlord. I am quite thankful to Coutinho Properties for making my two years in NY to be as seamless as possible. I used a separate broker to find the property, but the management is very responsive. Whatever problem you have on the property is addressed on the same day. I never dealt with power outages or water shortages. A terminator came by once a month if you needed to use his services (which I never needed, thank God!). Alina and Irina were also very responsive and helpful when I went through a sub-letting process. My lease ended on September 30, and I already received my itemized security deposit back. The location in Upper East was fantastic, which was close to Central Park and the subway. I cannot recommend Coutinho Properties enough. I never had any of the landlord problems that you often hear about from NY housing! read more

READ THE FINE PRINT; It is not normal to have 100 dollar application fee (per applicant)! I called and asked about the $80 'move in fee' on the application. After calling and explaining my confusion at paying a move in fee on an application, the lady said nothing other than it's just the way that it is. It is illegal to charge more than $20 application fee for the credit check. They'll ask you to pay a brokerage fee (10 percent) as well as the outrageous application fee and a random 500 dollar management fee??? Also their heat policy is outrageous. On their website they say its only on for a few months if it gets below 55 degrees during the day and 40 degrees at night. read more

They are roaches who will bleed you dry, charging you the maximum legal amount for nearly every service without providing you any added benefit. Often, charges go above the legal amount (such as the very illegal more than 20$ credit check fee). You can feel that they very much do not care about you and only turn responsive once they smell money. If it wasn't for such a tight property market, these incompetent agents would be without a job. Where to begin with my experience... I'll start with the one positive thing: the unit I viewed at 32 W 86 was beautiful. That's where the positivity ends. This seemingly professional company was anything but. I viewed the listing with Nadia, who seemed to be a proxy for Inna, the property manager often mentioned in these reviews. Inna was on vacation, which I knew. Nadia showed the apartment to myself and two others at once. NYC is competitive, even during covid and I knew I had to move quickly. First, I tried for HOURS to apply on a Sunday. My application (you apply through an online portal) would not submit, saying I had not attached a document that was already attached. I emailed poor Inna multiple times, begging for some help so I could get my application in. Monday morning Inna said I could send her all documents directly and was quick to confirm receipt. That was the last I heard from her for the rest of her vacation. (Which is fine... I respect PTO. What happened next... not so fine). I sent Inna a follow up email asking when I should expect to hear whether or not my application was chosen. After she did not respond for 24 hours, I called the Coutinho office. I spoke with a gentleman who said Inna should contact me the next day, Wednesday. Obviously, she did not. Thursday I called again, and the gentleman seemed confused as to why I was calling again. He transferred me to Lauren, the assistant property manger, who let me know I was "preliminarily approved" - she explained my application was chosen and Inna would contact me Monday to finalize. I was thrilled. She assured me I was set and not to look at any other apartments. At no time on Tuesday or Thursday did anybody mention another application was under consideration. Imagine my shock when Inna emails me Sunday afternoon hoping someone got in touch with me to let me know another previous applicant got the apartment. Minimal apology, offers to refund my fee. I explained, briefly, what I described above. Obviously, Inna does not respond. Still on vacation. Monday morning I call the office three times before getting someone, and get Lauren on the phone. Lauren seems embarrassed and apologetic, telling me she hadn't known that not only was there another applicant, but they had already signed the lease by the time I called on Thursday. How in the hell does that type of mistake get made? I've been fired for a lot less. Inna, of course, wants no part in the blame. And for that, I don't blame her. She was on vacation after all. I took the time to once again explain where my frustration is coming from. Not my entitlement to an apartment, but the complete lack of professional communication and care, as well as being mislead. She had the nerve to offer me an upcoming unit in the same building, a listing that is $500 more in rent. No offer of a reduced price or any concessions. At least my application fee was refunded. Even if I like a listing with the Coutinho name (and there was one, sadly), I will not be reaching out after this bleak experience. Apartment hunting in NYC is hard enough. I don't need the emotional rollercoaster of complete misinformation. read more

Our experience with Coutinho Properties was extremely positive. Our family relocated from across the country during the pandemic which brought about many challenges. Luckily for us, our apartment was not one of the challenges. The building itself was wonderful. Clean and well maintained by the super, Armando. Armando and his staff were always very responsive, friendly, and thorough. Any issue we had was taken care of almost immediately. The corporate staff was just as wonderful to deal with. Inna, and her team were very responsive, and kind throughout our time with them. From start to finish any questions we had were answered thoroughly, and nothing was left to chance. The process of moving out was probably the easiest thing I have dealt with in many years. Timelines, showings, and requirements were clearly explained. Inna and her team were very respectful of our family and worked with us the entire time. Ultimately it is like anything else in life. If you treat them with kindness, and respect you will be treated the same way. If you follow the guidelines and procedures clearly laid out for you, there are no issues or surprises. I had very few issues during my five years on the Upper West Side at 86th Street. Although the building did have issues with the heat making a lot of noise throughout the winter (so much so that I had to wear headphones at night when I slept for 5 months out of each year), everything else went smoothly. If I ever had a maintenance issue or any questions, everyone was very responsive and Edwin, the super, is great! They also quickly applied the last month's rent they collected when I first moved in to the current month of the lease once NYC changed its laws regarding how much a landlord could collect and hold from tenants. Been a tenant at 180 Claremont Avenue for 2 years from 2019-2021. Inna, our property manager, would always find ways to charge fees that are usually only boilerplates in the contract. It seemed like they basically live on fees. Moreover, your security deposit will most likely be deducted no matter how much you clean the apt. It's their practice.. Aside from poor management, the building is infested with mice and roaches. Winter heating is minimal, so be prepared to get a space heater, humidifier and pay for the extra electricity bill on your own. read more

We rented an apartment from them for two years and our main point of contact was Inna. From the start, they tried to squeeze out every penny out of us. They made sure they took complete advantage of us being new to the city and the country. No other landlord/broker in the area demands as much money upfront as they do even after providing sufficient guarantor information. We had to give out about four month's rent together in one shot to secure the apartment *even after* providing guarantor forms that satisfied all requirements. Also, they made us pay a broker fee even for continuing another year in the same apartment! We realized much later after paying it to them that if the broker hasn't shown you any apartments, they can't charge you with a fee. Towards the end, when we tried to move out of the apartment, they cut off half of our deposit claiming that we owed them the rent for the month after the end of our lease. They used a legal loophole to do this even after we had been completely upfront about our plans. When we tried to reach out to Inna about this, she made sure she ignored all our calls for about a month. Overall, Inna tried to make it as difficult for us as possible every time we had to have any communication with her. We almost always hated the part about having to deal with them at all. And as students, we lost a lot of money (almost one and a half month's rent) because they made sure they did not tell us about rules until much later (rules that weren't mentioned clearly in the lease) when they could use it to make us pay more or hold back out deposit. I would definitely recommend avoiding renting from them! read more

I was renting an apartment on the East side 104 street. It was a wonderful location....quite block, easy commute to the city/close to the subway. I was a resident at NY Langone and the location was perfect to get to my work. My apartment was super cute, spacious, clean, well maintained with responsive super being on top of building maintenance. When I moved out....I had to stay 2 months longer and it was accommodated by the management. I left the place clean with small wear and tear and I got my security deposit back without any problems. This included everything from a washer not working to helping connect us with a local police contact to address issues taking place outside the building. I had been a tenant at 180 Claremont Avenue for 2 years. The rental agent Inna Ovcharenko improperly makes it a practice to withhold the security deposits when you leave. She finds any excuse and there are multiple posts by former tenants that she withheld their security also. The building has an infect infestation problem that was treated multiple times and also has heating issues. I strongly recommend that anyone considering renting in 180 Claremont look elsewhere. This agent is completely uncooperative , especially in these pandemic times. I will be contacting the Department of Consumer Affairs , the Better Business Bureau and the NYC rental board to file complaints and also will be pursuing reimbursement through the courts. I advise any of you who have also been victims of her improper actions to file complaints with those agencies. Her policy of mistreating tenants must be stopped. Hopefully she will be investigated and receive the treatment she deserves. I strongly urge any potential tenants to look elsewhere. If you check the real estate sites , you will see that there are three 4 bedroom apartments for rent. Hopefully they'll remain vacant for a while. Maybe then she'll realize that the $1,250 security she withholds is not the way to treat people. I noticed your response and as usual , it was filled with inaccuracies. In the email chain between us , originating in May and commented by you on May 27th indicated that when more than 1 person leaves "it is considered a new lease". Being that there were 3 of the four leaving it was unquestionably a new lease and not a renewal as you improperly stated. How then could you request application fee $ ? Typical of your improper presentation of the facts. We will be filing a claim in small claims court for the $1250 security refund that was wrongfully withheld which like other Yelp reviews indicate , is a common policy , taking advantage of student occupants , especially in these pandemic times during which you show no conduderatio Just as an update on this matter , there are still four large units still for rent at this property. Hopefully the negative postings by myself and other former tenants have served the purpose of warning the general public that this is not the place to rent. When my roommates and I were looking for a place, we were pretty much done with what we've seen and were borderline ready to go our separate ways. Inna Ovacharenka was probably one of the best agents I've met during that time and she definitely made the decision on the place we chose easy to make. The apartment was new and it was pretty much the first "real" apartment I've seen since being in New York City, the super was great and quick, always responded to anything I needed help with. He made sure to take the bars off my window pretty quickly so I can install my AC Unit problem-free. Overall, I enjoyed my stay and everything was simple, if I could lease with them again honestly I would, but because of the type of space I'm looking for I couldn't anything from their website that fit my needs specifically. I rented a furnished apartment on 328 East 74th Street, NYC and I had a bad experience. INNA was managing the property. The bathtub was clogged and was clearly not cleaned in a very long time. The bed in the upstairs room was broken, forcing the guest to sleep on a U-shaped bed. Glass in the upstairs room was broken when I moved in, although it was fixed a few days later. I located an apartment for rent on Craigslist.com. My roommate looked at the apartment on 7/6/2010, and we both viewed it on 7/7/2010. We were told by a Mr. William Stewart, Licensed Real Estate Agent with New York City Apartments, that if were wanted to take the apartment off the market we would need to submit a $1000 money or cash. On 7/8/2010 we paid via money order. As soon as we were approved we were pressured in a very unprofessional manner. I understand the need for expediency but it was clear that this agency was ready to capitalize on two young girls new to the city. As soon as we were "approved" we were told that to sign the lease we would need to pay first and last months rent. On 7/13/2010 we signed the lease, paid the money and received all the necessary guarantor paperwork. The next day we were informed that we got the apartment and were officially approved. There was no contact after that. On 7/29/2010 (three days before our schedule move-in date) we were contacted via email by a Kate Linton, the landlord. She expressed that our guarantor form had in fact never been turned in and that we cannot proceed with our move-in without it. I told them I would produce the form but I wasn't met with any cooperation from Ms. Linton. She would not call me nor answer my phone calls, and I could not reach anyone at the office. The only communication I received was in the form of inflammatory and frankly unprofessional emails from Ms. Linton.On 7/30/2010 Charles Coutinho, LLC (J & M Coutinho)informed us that we had violated the terms of our lease and would not be permitted to enter the lease (does that make sense?) unless we paid 8 months rent upfront. Bottom line: if there was an issue with incomplete paperwork why weren't we notified? It is unethical and unprofessional to bring up an issue like that three days before a move-in date and then refuse contact or resolution. read more

For two years I have lived in an apartment owned by Coutinho Properties (305 E 95th street). The landlord and the team have always been extremely helpful and present, without ever being intrusive. The response to any type of issue was always immediate and on point. The city's mechanisms can be demanding. At home, it is important to feel secure. Coutinho Properties gave me this reassurance from the first day. Mr. Edwin Flores, the superintendent, is a very capable man. Any sort of problem I had in the apartment would usually be checked within an hour from my report. In New York you will hear horror stories of landlords that don't give back the deposit, blaming some minor issue in the apartment, once you decide to move out. My situation required me to leave New York with a certain degree of haste, and the landlord helped me in this direction at every step. First, they have found someone to replace me. They could have just said: "Hey, it's your problem! You are bound to the contract for the next six months!" Then, they immediately gave me back my deposit in full only a few days after I moved out. In conclusion: I believe I have every reason to say that Coutinho Properties cares about the persons inside their apartments more than money. I'd like to stress on the fact that I have immediately been helped to find a replacement when I had to interrupt my lease before the contract's expiration for no extra charge. A special thought goes to Tatiana Linkova, Inna Ovcharenko and the rest of the crew at The Lincoln Building for their professionalism, courtesy and, above all, honesty. read more

I thought that the management team (led by Inna) was great and responsive to any issues I had, and overall the apartment was fantastic and really well maintained. If there were any problems with the buildings, they were fixed immediately by the super. Shame I had to move, and unfortunately they don't own any buildings in NJ. Oh well. read more

During this pandemic, you would think that businesses would be a little bit more reasonable with the applicants. However Coutinho properties is not being reasonable. I specifically worked with Inna Ovcharenko. Although I met the income requirements and my credit was good, my application was denied because I did not have enough liquid assets. Inna never mentioned this as a requirement before applying. According to the company's policy you have to have 1.5 times the annual rent in liquid assets in order to be eligible for any of their apartments. Let's break it down into numbers. If the apartment is $2000 a month if you multiply that by 12 it is equal to $24,000. If you multiply $24,000 by 1.5 you get $36,000. I am not sure if residents that currently live in any of their properties can speak to this but the average person renting an apartment in nyc does not casually have $36,000 in their accounts. Especially during these times where this pandemic has caused people and businesses to suffer insurmountable losses. I advise you to please consider the company you are dealing with when you rent from them. This company only wishes to take money not to serve customers. If I can gather any more evidence as to whether this is happening or not happening to other applicants, I would gladly take this rejection and appeal it in court. Please be wary of this company as I fear they are unfairly making requirements for some applicants and not for others. read more

Inna and the team at Coutinho Properties are inhumane and take advantage of their renters, especially during a global crisis. ALL STUDENTS (especially those at Manhattan School of Music, Columbia University, Barnard) : NEVER RENT FROM COUTINHO. They actively try to take advantage of students by charging them when they leave, knowing we are young, often international, and have few options for recourse. We were charged $300 for a left water bottle, in addition to $1250 for "cleaning each bedroom" when only 2 bedrooms were photographed, and one of the bedrooms only had a left marker on the desk, which they charged an extra $100 for. These people are truly SCAMMERS and do not care about STUDENTS ONE BIT. They ILLEGALLY charged us a late fee, when Andrew Cuomo stated that all late fees are waived during the COVID-19 crisis. ALL WOMEN TENANTS: DO NOT RENT FROM COUTINHO. I had multiple incidents of sexual harassment while renting from employees who made frequent comments about my body to me. Overall, a HORRIBLE experience and I STRONGLY discourage people to think twice from renting from this company that truly does not care about their tenants. I'm very surprised to be giving a management company a 5 start rating, but the team at Coutinho has really been great these past two years. There is proactive communication with the residence about building issues or super vacation schedules. They follow up directly after any maintenance issue has been reported/fixed to ensure that all is well with my apartment. And they are very responsive to emails and reply outside of typical business hours as needed. This is the first management company that I felt viewed me as a person, not just a typical tenant. They have always responded to my inquiries very quickly, and have been very helpful and professional. Additionally, Edwin, the super, has always responded in a timely to requests for maintenance. I was always notified by my landlord when they needed to send people to do work in my apartment. However, I did have some issues with workers coming on days other than when they were supposed to, and moving things and not putting them back in their original locations. I rented two apartments from Coutinho in two different buildings over the span of three years. Honestly, I would not choose to rent from them again in the future. I always felt that they were trying to squeeze every penny out of me. Even though I had already been renting from their company for two years, they made me pay a significant portion of a broker's fee when moving into the second property. There were other additional fees when securing my second lease...fees that I did not feel were legitimate. When my refrigerator broke because it was so old, they replaced it with a MUCH smaller refrigerator, and refused to find something that matched the size of my original refrigerator. These are just a few noteworthy issues that I had with Coutinho, but there were more, of course. read more
