After living in this neighborhood for 15 years, this is my first experience living in a building managed by Rialto. Because we just moved in, I wanted to withhold ratings for now and update this review at the one-year mark. However, since Yelp will not allow a post to publish without a rating, I am assigning a 3/5 star rating purely as an interim score for the algorithm. The apartment itself has great bones; it was handed over freshly painted and exceptionally clean upon move-in. The trimmings and finishes in this railroad-style unit are of higher quality than we are used to, every room features ceiling lights, and both the kitchen and bathroom have windows. Furthermore, Mr. Jake L. has been excellent, precise, and highly responsive to all of our communications. However, there are some downsides? We discovered a roach infestation immediately upon moving in. While Jake quickly connected us with pest control, the exterminator warned us that eradicating them will be a long, years-long process. We are also experiencing secondhand cigarette smoke from other units/street? leaking into our apartment. With a young child in our home, this is a major health concern, and we currently have no clue how to address this issue or get it resolved besides running an air purifier at max speed. Additionally, the condition of the stairs leading up to this fourth-floor walk-up does not inspire much confidence. While we knew during the lease signing that there would be no elevator, laundry, or live-in super, and we have successfully made the required lifestyle adjustments, the lack of an on-site presence remains anxiety-inducing. This is especially true because we have experienced major leaks, flooding, and gas leaks in past apartments, but due to having on-site supers', we were always able to get help expeditiously. Rialto management provided a 24/7 emergency number, but not having a physical point of contact on the property keeps us on edge. While building management is communicative, we ultimately have to see how the pest issues, the smoke infiltration, and the lack of an on-site super play out over the course of our tenancy. read more

Awful management company. They do not respond to requests and never communicate over phone. They ignored mice infestation for months and provided almost no assistance fixing it. They literally just dont communicate. Always "away from his desk" but never actually call back. Don't respond to emails either. Outrageously bad management company. read more

I've lived in a Rialto building for the past 5 years and have had an excellent experience with Scott and his team. They were reliable, responsive, and communicative about building maintenance and prompt with any repairs I needed. For instance, they sent someone out within a couple hours/the next morning when I was having issues with my fridge and plumbing. They provided expectations, fupdates, and adequate notice for any scheduled maintenance, addressed tenant complaints about shared spaces be it packages obstructing the hallway or noise concerns, and were consistently pleasant and helpful to interact with. The rent was worth the confidence I had in Rialto to do their job well and provide a stable living situation. I'd highly recommend to any renter looking for a trustworthy and communicative building management team. read more

There building on 75th street is infested with rodents and roaches. used to be a good management company . Not anymore. they dont respond to emails anymore. I went for over a month without a working stove and fridge. read more

Absolutely horrible to rent under. Can never get a hold of the landlord and the assistant is incredibly rude. Failed to return the security deposit within 14 days of my move out then failed to notify me of reasoning for deductions. Definitely a very sneaky management company being run. After encountering some isseus, Scott Lerman, Sue He and Sandy Montalbano have tried to work with me closely and I thought we had a good tenant-landlord relationship. I appreciate their efforts. However, after signing a renewed lease with them at 37-39 Clinton St, they have added "additional charges" of $354 to my account without any notice and discussion, despite the owner previously waiving the fee away. Unfortunately, this stems from a place of homophobia and racism, and it's very difficult and emotional-draining to work with this company moving forward, despite paying rent early/on time every month. There are also mice in the corridors but I will say they do perform consistent pest control. read more

Oftentimes the words, "NYC," "apartment," and "landlord" together get a bad rap, but I recently moved out of a Rialto apartment on the UWS and have nothing but good things to say about my experience. Scott and his team were always very responsive to my emails in the almost two years that I lived there and even then, I wasn't reaching out too often. Like many New Yorkers, I had some big life changes come up as a result of this recent pandemic, and Rialto worked closely with me to make sure I was taken care of. They were very accommodating and understanding, something I don't take for granted when I hear of other friends' landlord nightmare stories. It was bittersweet turning in my keys recently, but I know the next tenant after me is in such good hands! read more

They respond in a timely manner, are very accommodating, and took care of all my requests! They even helped me when I had to move out mid-lease. I have lived in NYC for a very long time and have come across some pretty crappy living conditions, slumlords, and just bad experiences. That is the opposite of Rialto Management. I have to say they have a very professional and caring team. Any time I reached out to Scott with an issue or question he responded right away with an answer. The super in my building, Zenek, he is AMAZING! Always on site and same if I had any type of problem he would be at my door minutes later. They say it's hard to find a good landlord in NYC, but our experience with Rialto has been nothing but positive. We've been staying in Rialto properties for about three years -- first, at a sublease in the 60s, then the next two years at a building a little farther uptown. Things have come up from time to time, but we've found Scott and his team to be diligent and responsive about addressing them. Earlier this year, there was an issue with the condensation from our air conditioner that was resolved quickly and expertly. He took the initiative to mount racks in the basement to hold our bikes, which was above and beyond. We love the building, too. It's in good shape, is safe/secure, and the other tenants are great folks as well. The super is great and I see him around the neighborhood fairly often. Finally, there's been no funny business with deposits or rent or anything like that, which I know some folks have had to contend with in New York City. Rialto is just a professionally run organization from top to bottom. We've enjoyed our time with Rialto -- definitely no complaints on our end!! read more

I've lived in 2 Rialto buildings, and Scott has been the best landlord I've ever had. Always attentive to problems or questions, he is constantly available for help of any kind. Rialto Management has a faux-responsiveness to any issues. Whether it is on accident, or they really think people are that stupid, I have no inkling. Either way it is unacceptable. The superintendent services company they have hired to manage the building is worthless. We have lived here a year and STILL do not have a working light/fan in our. bedroom. We've talked many times with Rialto to fix the endless issues we have with the apartment and they make a show of setting up someone to come fix something but that person will most assuredly NOT show up. The only thing you can depend on is that Rialto is not dependable. Need more anecdotal evidence? Trash service is abysmal at best, at worst it is criminal (literally! Multiple citations and summons.) The most responsive they've been is to install window guards (we have a newborn). In fact, it bordered on harassment. The ironic part is that we didn't even request them. They are required by law to have them installed so they actually worked hard to get them finished. Not to care for their tenants but to keep their own butts safe. This has only lead to more problems as now none of the windows are in the tracks, so we have full wind coming through these ancient and broken windows. The breeze literally moves our curtains. Unacceptable. The single washing machine they have is often broken, and the one light leading down the stairs is never working. The basement area is straight out of Saw 3. I always expect to see a creepy clown doll riding a little tricycle. read more

I have now rented three separate apartments from Rialto Management between 2009 and 2022. They are the best in the city. Scott and his team have gone above and beyond in so many ways. When I was young and broke and in my first apartment in the city, the refrigerator went out. Scott had a new one installed in no time, and he also voluntarily paid to replace the food that had spoiled while the old one was out of commission-- which was a big deal to me on my first-job budget. Later, after I got married, he helped my husband and I find an apartment to make our home. And he came to the rescue once with a spare key when we locked ourselves out so we didn't have to pay a locksmith. Scott even came late at night one Thanksgiving to help when we thought we smelled a gas leak in a neighboring apartment. Repairs are completed quickly and done properly. Rialto's customer service and hospitality are unparalleled. We're departing NYC, which is the only reason we are leaving Rialto, but if we ever return Scott will be among the first people we call. It was truly a pleasure to rent from Rialto for these many years. read more

I've heard nightmare stories from friends about having horrible landlords and was of course nervous when I first moved to the city. I couldn't be happier. HORRIBLE MANAGEMENT COMPANY. i rented an apartment from an owner, managed by Scott Lerman and his "team" at rialto. it took multiple emails to get an aswer from anyone, regarding anything. any time i called, i left a message and did not get a return call. EVER. it took messages of threats to get any information from these people. the misinformation, or lack of information, from this company cost us an additional $2400 in moving out. we will never EVER look at a property managed by this "company" ever again. scott - you really need to get your act together. read more

I've been in terrible situations with other companies before in different apts in Manhattan, and this has been so much better! The people at Rialto are simply amazing - I have never had such responsiveness from a management company and they are always friendly, flexible, and helpful. Small household repairs were always completed expeditiously and twice I needed a new refrigerator and literally had a brand new one within ONE DAY - the second on a Saturday morning! They even transferred the items from the old one into the new one. They provide gentle reminders on things like rent due dates, lease renewal, and other needed forms - and when I ultimately left to live in a different neighborhood they made every effort to get a new tenant in earlier to accommodate my new lease start date. I find it difficult to believe any negative reviews about this management company. I have been living in my apartment going on 7 years and have no complaints. Scott and his team are very responsive, and go above and beyond to keep our building and units in working order. One year, I blew a fuse in my apartment the night before Thanksgiving and someone came within an hour to fix it. I live in a studio, and have thought about moving into a bigger unit several times, but will only live in a property managed by Rialto. I hear horror stories about landlords, and if you're not in a luxury building, it's sometimes hard to have your voice heard. I refuse to be one of those people. To be a young adult living in a NYC apartment for 7 years is nearly unheard of. I would highly recommend Rialto for anyone interested in an apartment rental. read more
