Alright. I see that I am the only person having issues with this management company…read more So, I was residing at 10 Hillside Ave for a year. Got a lease renewal letter in which they proposed an 11% to 12.5% increase on my lease. A month and a half before the lease ended, I sent them a polite letter that informed them my desire to end my lease. The letter also included the address where they could send my security deposit. I moved out on 8/30/14 (the last day) and gave my keys to the super (I had initially called him and he was aware that I was moving out before month end - he said, something to the effect of "oh. You are the person moving out of 3#"). It has been five weeks after my move/almost three months after my sent my letter and my security deposit has not been reimbursed. Wondering what is happening, I called the company. The person who picked up the phone was nice until I mentioned that I wanted to know about my security deposit. She immediately changed her mood and asked me if I had sent a letter requesting it. I said that I had sent a letter before the lease ended and she responded (in a very awful tone) that the letter had to be sent after I moved out. She also claims that she does not know how long this process take (mind you, this is the same person I spoke to when I initially started the lease - so, she's been there for almost a year). I also mentioned to her that I am a native New Yorker and I have moved a lot, but this was the first time in which my deposit was pending a written request that I was never informed about. Anyway, I said I would send the letter today and she abruptly hanged up on me. I can't believe how rude she was! She probably is one of the owners of this company because I can't see how a reputable business would keep employed someone so rude to their customers. I wish I could give zero stars.

At this point almost 5 years after a lot of the comments I've been reading; this company hasn't changed much. It is January 30th, 2015 and the heat and Hot water issues are STILL a Problem on top of Every other issue. It is 6:41AM and I cannot sleep because of how stressed out I am due to my living conditions. I have been writing reviews Everywhere I possibly can since about 5:10am. At this point I am exhausted and will be pursuing legal Actions against this company. I am beyond tired of living in the conditions I am living as if I am some sort of less than human where my bathroom ceiling has been opened for almost 2 weeks now. The department of housing came in and has reviewed the conditions I am currently living In. The conditions are so severed they have given them 3 days to resolve the issue and They Still don't care. The staff in their Brooklyn office is just the worst type of costumer service I have received in all my years interacting with people in general. There's an older Lady that everyone says she acts the way she does simply because of her aged where she's very disrespectful when you call. As a friendly advise to the shareholders this is no way of running a business even if she's a family member, she's driving people Away from your business. She hangs up the phone "If you are taking too much of her time" they are always bouncing you around from the Brooklyn office to the Manhattan office and vice versa. Leon I belive is the name of the person in charge of leases is Never available and is ALWAYS in a meeting, he never picks up a call, they tell you to call back at around 3pm every single day when you call back, "Leon is Gone for the Day". I have been in this apartment now on my 3rd year and I have never been the type on tenant to complaint but at this point this is not only unacceptable but inhuman to think is ok to have us live under these conditions. City has given them 3 days due to the severity of the issue.

ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

RUN!!!! Move in date…read morewas 10/01/2018 it's not 10/07/2018 and my family and I are still not able to move in due to black mold!!! Hired an attorney to obtain my funds and break the lease! Complaint with 311 and still work as not commenced on the apartment. However contractor buckets of paint and plaster along with Sheetrock are in my basement.... even though my move in date has passed and they had time to rectify any issues before renting the apartment as it was vacant for over 30 days. Calling the emergency number is useless..... run,sprint away for this company. This is the worse experience I've ever encountered with a management company. Will keep posted as how this plays out. Part 2: Day 11 - still not in my apartment and mold has spread. There is no YHT Management Office at 230 Roebling Street, Brooklyn NY, The lockbox to the apartment did not open for me to leave the keys. The field supervisor Koby was to pick them up from my work.... didn't happen. Went to 320 Roebling street to hand deliver the keys to Malky the building maintenance manager; however, there's no office for YHT management at 320 Roebling!!!! Only a mail box office. Malky then calls " John" to coordinate drop off of the keys. "John" confirms to me his name isn't "John" and the sweeper in the store confirms that YHT management does this to everyone. "John" also confirms that he will place the key in YHT management mailbox. Malky not realizing I can still her laughs about the whole situation with her colleagues. I made her aware with some colorful language that I hear the laughing and convo where she tries to play me for a fool. These people think it's a joke that I'm without a decent apartment. The only time they showed any concern is upon receiving a email/ letter from the attorney. I advise urban pads and all realtors to stay clear of YHT Management UPDATE November 6th, my family and I have not moved in and at this point seeking a refund of monies paid. They have not provided an air quality report and the excuse was Enviro Cleaning did not obtain enough samples. They have not even provided a report from Enviro Cleaning based on observation. It's apparent that this willend in court or I'll have to move in and live rent free to recoup lost monies ( out an additional $6000 over this matter November 11, removed my belongings and will be picking up my refund on November 12. They did remove the mold and acrylic clean the apartment but this whole experience was very disappointing.

I've been living in a building ran by YHT, and they are THE worse management company to deal with…read more Ant time me and my neighbours have to submit a ticket to them for basic repairs, they get back to us days later and when they do send someone it takes another extra few days to repair - disrupting our schedule since we don't work from home and actually have to go to work physically. We've had to accommodate and waste our time for anything to get done. They charge us such high rent for what they call 'exceptional' service and 'high end' living but everything in here is done so cheaply. DO NOT RENT FROM YHT.

Reviewing a management company is a bit like evaluating a car dealership, there is a tainted…read moreindustry presumption they are all deceitful, so you are wary to believe or trust them, or rely upon the truthfulness of online commentary and referrals. So, it is important to acknowledge and appreciate exceptions of excellent service and reliability; praising individuals who show competency and pride in their job duties, along with respect, courtesy, and value in their interactions. VNYPM has proven themselves to be this anomaly, deviating from low expectations by restoring confidence and care, rather than sustaining doubt and apathy. As a shareholder for nearly 20 years, in a Pre-War Queens Co-op building, my comparative observations about the detached, duplicitous, ineffective multiple management companies, and unqualified absent Supers I have had the misfortune to witness; have been transformed by Anes with his conscientious responsive team. Especially outstanding, Amy with her diligence, kindness, and delightful sense of humor; and, Izeta with her empathy, flexibility, and trustworthiness. Anes, one of the owners, is accessible via email or phone, and has responded promptly with genuine concern and diplomacy to any urgent matter I have had, particularly health related required accommodations. Thanks to Anes employing Neoly, we finally have a professionally skilled, and dependable live-in Super, who is attentive, friendly, and hard-working. When VNYPM was hired several years ago by our newly elected board, they took over a huge mess; from financial debt and instability, to prior mismanagement negligence, a mendacious incapable Super arduous to fire, and many complicated major repair and maintenance issues. Throw in a pandemic, which created complex and combative lockdown and safety issues to navigate, and additional financial strain on the residents and building. Because of the smart guidance and leadership of VNYPM, and their recommendations and partnership to the Board, it is really remarkable we are now in the best financial shape this building has ever been in, with visible improvements of a modernized elevator, and demolition and installation of tiled stones to our expansive exterior entrance. Looking forward to seeing the interior painting started, and floor cleaning finished, which will make all the difference to re-establish its faded glory, Every building's situation and priorities are different, but they all have the same management needs for dedication, responsibility, accountability, consistency, transparency, prompt honest communication, and decisive action. Management companies are being hired for their expertise, but, let's not forget they work for us, even though they are managing us! VNYPM shows an understanding of this reciprocal relationship, and how properly servicing these demands guarantees mutual success and stability for them, and our residential buildings. VNYPM is receptive to suggestions to what they could do differently or better so they can continue to grow and learn, efficiently problem-solve, and provide the highest client satisfaction. This open readiness to listen, is a significant distinction for me. I applaud VNYPM's willingness to think outside the box, and knowing when to compromise wisely. They offer creative innovative solutions, using only limited available resources, that realize the individualized vision for each building. I rarely leave reviews, but my experience with Venture NY Property Management has been deeply…read morefrustrating. I simply asked for clarification regarding newly imposed co-op insurance requirements and how the coverage thresholds were determined. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.
