    I've been living in this building for 6 weeks so far. The apartment is nice but the building is…read morereally badly maintained. When I got the place, the broker (Delia) told me that it's an elevator building with laundry on site. What I slowly discovered is that yes, the building has an elevator but it's pretty unreliable and dangerous and the laundry machines don't really work. When I first moved here I was very surprised when I noticed that unlike all other buildings I lived in before, the laundry room is almost always empty, but after using it, not once but twice, I understood why most tenants don't go there. The driers don't really work and you have to put the load in at least twice (if you have towels then at least three times). After the second time I vowed not to use it again. Instead I do drop off at a nearby laundromat. Who would have thought that drop off is almost as, if not less, expensive than a basement laundry room! Anyways, my biggest problem is the elevator of the building (the second amenity I was supposed to be currently enjoying). While I was still moving my things to the apartment, the elevator door on my floor would not open! I had to call the super to fix it, it was "fixed" a day later. Then my friend got stuck for a minute in it one time and he had to hit the inside doors hard with his shoulders to get out. Finally, last weekend I got stuck inside it for 25 minutes late at night, it was a horrible and stressful experience and I had to call 911 to get the fire department to get me out. I contacted the broker to get the management office's contact info (the lease only has one address to use to send checks, that's it, no email and no phone number in case of problems) she gave me one number that no one picked up and I left a voice message. It has been a week now and no one has gotten back to me. I emailed the broker again telling her what exactly happened, that it is unacceptable and that I need another phone number and/or the company email (I couldn't find any information about the company online), but she ignored my email, no response so far. I guess once the broker rents you a place and gets their commission they can't care less. When I told the super what happened his only offer of help was to tell me what button to press if I get stuck again!! Who wants to know that one could get stuck again in an elevator! It's pretty erratic (not to mention that it stinks like hell, there is some weird open pipe in it!) and I already called the city to send an inspector since it seems that the landlord is not going to do anything until someone gets injured inside it. Like I said, the apartment is fine but the building is really badly maintained (I have a lot more stories about the place and it has only been 6 weeks) and the landlord is really not responsive.

Now lets break it down into why this place is not the place to live: Neighborly: Initially this place looked promising. The management "handbook" encourages people to be neighborly. It is a whole other thing for your neighbors to actually pull through and act like neighbors. Within the first week, I've had the worst encounter with my neighbors. They claim that I don't like in my own apartment and that I'm breaking into property... and that my parking space is not mine and belonged to someone else. Yea, basically my neighbors are the most neighborly people I've ever met... Community: Thank god I don't have children yet because I would never raise them up there. There is no sense of community here! People here are not nice and are quite racist. When I try to start a conversation, people seem to be quite close minded and rude. These are not the type of people that I want to surround myself with. Respect: There is MAJOR lack of respect from the management office and the whole association in general. EVERYTHING has to go by their "rule" which are quite absurd. Cost: High cost... and I basically get nothing. The gym is alright, there is a sauna room in there too, so that is good. The pool has one TINY lap which is always filled with children, so you basically can't swim at the pool. Area: I live across from a trash dump and a cemetery. I mean... I can go on and on and on about what is wrong with this place, but I'm sure you get the idea from the few points I've written about.

After more than 15 years of ongoing radiator issues and getting nowhere with previous management teams, Etai finally resolved the problem efficiently and thoroughly. Etai is responsive, proactive, and truly committed to getting things done. He follows through, communicates clearly, and makes residents feel heard and respected. His dedication and professionalism have made a noticeable difference in the quality of living in our building. It is rare to find a building manager who takes such pride in their work and consistently delivers results. Etai sets a new standard for management, and our building is far better because of him.     I'm a current tenant at DVORA Hamilton House, and unfortunately, I've had an extremely…read moredisappointing experience with how management has handled serious maintenance and habitability issues in our unit over the past several months. We moved in End of August 2024. From October 2024 through February 2025, we faced repeated breakdowns of essential systems that made the apartment borderline unlivable at times: No heat for nearly two full months (Dec 5 - Feb 2), during winter. We had to purchase and operate space heaters at our own expense. We also had to seek shelter at family's/friend's houses during really cold days because it was unlivable. Dryer malfunctioned for nearly a month (Oct 18 - Nov 13), with zero follow-up for weeks despite repeated requests. Refrigerator failed in February, resulting in about $300 in food spoilage. The response was delayed, and no compensation was offered. We also experienced ongoing problems with the stove, toilet, dishwasher, and the electronic door lock, all met with slow or no response. We submitted multiple written complaints and even issued a formal legal demand on April 10. Despite all this, DVORA failed to offer any resolution or compensation by our requested deadline. Their overall lack of responsiveness has been one of the most frustrating parts of this experience -- especially considering the premium pricing of this building. As a result, we have formally filed complaints with Jersey City Housing Code Enforcement and the New Jersey Department of Community Affairs, and we've issued a 60-day lease termination notice. We're currently planning to move out by June 25, 2025. I understand that occasional maintenance issues happen in any building, but DVORA's long delays, lack of communication, and failure to acknowledge tenant hardship are unacceptable -- especially for a property that markets itself as luxury living. I hope this review helps future renters make an informed decision.
