TL;DR: Stay away if you are a retail landlord, which is what I am. As my property manager and listing agent, this team was painfully unresponsive to me and to potential buyers. A sale even fell apart because of it. I regret writing this, since Alex and Mike managed my property for several years. When I decided to sell, I gave Alex the listing and thought it'd be a win-win. Big mistake--don't assume your property manager will make a good agent. I asked Alex in April to send my tenant a termination notice. In June, he assured me it was done and that the tenant would leave "by the end of the month." Months went by, the tenant stayed, and no one told me. I had to chase updates, and when I asked for a copy of the notice--silence. Pretending the tenant confirmed leaving for four months, without producing a single document, is unacceptable. We even accepted an offer, but the unresponsiveness killed the deal. The buyers couldn't schedule an inspection for over three weeks and walked away in frustration. If you're a small landlord, beware: unresponsiveness like this will cost you time and buyers. NYC is a tough market, so find a property manager who actually has the bandwidth to work with you. read more

If you're a building owner and you want your tenants treated like garbage then this is the perfect company for you. Until I moved out of my apartment that was managed by them, in the upper east side, I had always rented and this was my worst renting experience by far. 1) the front door to the building was always broken and despite multiple tenants filing multiple complaints, nothing was done. Obviously many tenants' packages were stolen. 2) they don't respond to repair requests. One of our 2 windows was no longer opening, multiple requests were sent, over the course of 6 months, to both the property management team (I.e. Alex Yelon) and the super, Rok. Rok came one time, took a look at the window, saw that he couldn't open the window, shrugged his shoulders and said he couldn't fix it. He said he'd 'call a guy on Monday.' No one ever came. 3) the super is hard to find, never around, rude. The few times he came to the apartment he was unhelpful (like with the window) or rude (like the time he belittled me when the apartment had a stuck circuit breaker - as if it was my fault). 4) they're cheap, everything they did for the building felt cheap and rushed. 5) they lied about allowing us to leave 2 weeks prior to our contract's end despite 6 months notice and written approval from the management team. Scummy. 6) for all this great service they raised rent by 10% each year. I understand real estate is a business but they really make you feel, as a tenant, as just a dollar bill to be exploited. read more

They are extremely knowledgeable and responsive, and from what I can tell, they treat the tenants very well. My roommate and I live in an old building, which has its issues, and Scot and his team are always in communication about where things are and in many cases with things fixed right away. The entire team at Building Equity Management are truly one of a kind. I live in one of the UWS units and they really care about their properties and their tenants. My super, Kevin, is only a phone call away whenever I have an issue and fixes anything very quickly. My building manager, Jared Minc, has been SO accommodating. At time of writing (6/2022), the NYC rental market is crazy and it has been hard for me to find a new unit (I love my apartment, however it's a studio and I'd like more space). Jared allowed me to extend my lease 1 extra month to allow me more time to secure a new apartment. He could have said no, but was very understanding and I am truly grateful that he allowed me to extend my lease. If I could rent another unit through BEM, I 1000% would! Lastly, Ann Leder is a super hero who helped me when I had a billing problem (because of something I did, not BEM). My experience with BEM has been nothing but amazing, VERY different from my experience with other landlords in NYC. Do yourself a favor and look at their listings, rent through BEM, you won't regret it! read more

I have lived in a Building Equity managed building ever since I moved to NYC 5 years ago and they have been amazing. Before moving, I've heard of all the horror stories of landlords charging rent upfront or ripping people off especially when the tenant is new to the country without an US credit history (I am from Canada). Building Equity did not do that and was super fair and professional right from the beginning. Everyone from the super to the staff at BEM have been really responsive to any questions or maintenance issues I may have had. Michael Vinocur was an amazing landlord and send out regular communications (when needed) to make sure all his tenants are safe. The building itself is clean and quiet. It was the PERFECT first apartment and I am actually quite sad to be leaving the BEM family (moving to a newer building down the street). I highly recommend any BEM buildings and would without a doubt live in one again if the opportunity presents itself. read more

Michael Vinocur and his friendly, respectful staff have been more than amazing in the three years that I've lived in his Washington Heights building. Whenever we have an issue, question or concern, they reply immediately and are on it. Michael takes good care of his tenants and his staff takes care of the building. When our dishwasher broke, he had it replaced within days. We've had plumbing issues, needed AC units installed or needed help moving furniture into our apartment, his super was on it in minutes. Even when the next building is noisy, our super will go outside and ask them to turn down their music or whatever the case may be. I give my highest recommendation to BEM. If they have a unit available, I strongly suggest you consider taking it. Landlords/managers just don't come like this anymore. Two thumbs up! read more

We stayed in a building owned and managed by them for many years. When we needed to move to a bigger place we wanted to move to another property managed by them but sadly there were none available. Throughout our time there they were very responsive, kind, and excellent managers. Our super was also very communicative and quick to fix any issues. The layout and maintenance of their apartments is great- they have a really good design and space sensibility; most of their apartments are newly renovated and the building we were in was always clean. Mike at Building Equity Management is the best. He's managed my W. Village building during my stay, and has been prompt, courteous, and professional. One time I was locked out of my apartment--sweaty and cashless, no less!--and he volunteered to come by and unlock the door for me. I ended up getting in without his in-personal help, but he assisted the maintenance crew via phone by coordinating keys and the like. This team is reliable, trustworthy, and always-on.
