These people are thieves. They will not give you an easy way to contact them and contact you through an app where you can never reply. If you need to contact them, call. My emails would only go to spam. Also know your rights. They took a massive chunk out of the security deposit and gave me a very broad "receipt" and wouldn't respond to my emails. The calls were useless. They broke the law by not sharing where my security deposit was being held and not being transparent about interest the deposit collected. They also legally had to repaint the apartment after three years and did it while we were still living there, coming in without 24 hours notice, again breaking the lease and law, and then used our money from the deposit claiming damages. I understand you may have to use them but just be warned. Get a number, know your rights, and be weary that these people are criminals and break housing laws. read more

I think I had to call every number I could find online over 10 times to get someone to pick up. There were several times my water stopped MIDSHOWER. And they send someone for service two days later. Don't get me started on the security deposit. We tried to contact them several times and the update and when I finally got ahold of one of the sabet guys he YELLS at me on the phone and calls me obnoxious then hangs up. As many others have mentioned, it is nearly impossible to talk to anyone and, when you do, hard to get answers. My child's lease ended nearly a year ago and we've never received a refund of the security deposit. Emails go unanswered. Sometimes you can get someone on the phone but there are never answers as to why we haven't gotten the refund. I won a court judgment against The Sabet Group in March 2025, as ordered by the Civil Court of the City of New York. Despite repeated outreach and providing all relevant documentation, the landlord has failed to pay or respond in any meaningful way. I have made every reasonable effort to resolve the matter amicably. Their refusal to comply with a court-ordered judgment is not only unethical, it's illegal. Their blatant disregard for the law and basic decency should serve as a serious warning to anyone considering doing business with them. If a landlord won't respect a binding court order, they certainly won't respect their tenants. I am now pursuing formal enforcement actions. Avoid at all costs. read more

Repeatedly tried to send people into my apartment with little (less than 4 hours) or no notice to work on non-emergency issues. Unsettling and illegal. They're also impossible to contact. Try to find a phone number or an email address for an actual human being with any real position of power at the company--there are none. They hide behind phone trees with powerless people at the end of them who claim there's nothing they can do to help, do-not-reply email addresses, and their faceless online portal. The incompetence of this company is so staggering, the day I moved in there were two cleaners still inside my apartment--one of them even using my bathroom. We now have a leaks in our living room ceiling. When we complained, after many days, they sent a worker who made more holes in the ceiling and water is pouring through them! We have to keep emptying buckets that are under the leaks and it is ruining our furniture, belongings, but more importantly, our health because of the damp and the mold. I complain every day and they have done nothing. The most infuriating thing is on their maintenance portal they will write " completed" when nothing has been done! DO NOT RENT FROM THEM - WRONGFULLY WITHHOLDING SECURITY DEPOSIT Major points: withholding security deposit and let a homeless man live in the building. When we moved in, we were told there would be a Sonos system. We requested 7 separate times for them to explain to us where it was/how to use it/the fact that we didn't have it in the first 3 months of our 16+month lease. They are now withholding $500 from our deposit, saying that we took the system out with us despite the SEVEN maintenance requests we made telling them otherwise. Additionally, the maintenance request was the only way we could contact them because they do NOT want their tenants to be able to get in direct contact. If you called or texted the number they provide, you never receive a response (either your text goes unanswered or you leave a message with a third party front desk system that never gets addressed by actual staff). They are continuing to withhold $500 of our security deposit for something WE NEVER HAD. I have emailed management over 10 times and called at least 6 times. NO RESOLUTION OR HOPE OF IT. I first emailed them about this issue on May 13th and have been consistently following up with them without any resolution. They are fraudulently keeping part of our deposit and I plan on filing a claim in small claims court because no one responds. Also, I got written confirmation that they would not be charging us for a cracked mirror because I paid for it in advance. They charged us again for the mirror after the explicit written confirmation. It took multiple calls and emails for them to remove that charge. They are not professional or responsive. Additionally, there were multiple months where a homeless man was living in the building and they did nothing about it. When they finally had to address it because 411 and 911 were repeatedly called, they got a "security person." I contacted them to confirm that this was someone they sent and they never answered. This guard was not announced to tenants and then was gone without notice. read more

Just straight up never returned our security deposit and never gave us a receipt. Claims there was "no record we paid a security deposit" despite living in our apartment for 2 years and re-signing a lease. I've had a horrible experience with the Sabet Group. I wish I didn't have to leave any stars because of how horrible they are. To name a few of their atrocities: - We had to call 311 for our apartment being dangerously freezing since they didn't respond to our many requests to look at heat. - Unreachable (like many of the other reviews have said). When you do hear back you get verbally accosted on the phone by Leor. - A multitude of stolen packages - Broken washers/dryers for 5+ years -- they won't fix them - Our apartment didn't come hooked up for wifi. We had to personally locate the building's wifi source and wait weeks for their approval to screw the wifi cord into our apartment. - They charge an ungodly amount for whatever they want and not send you an itemized receipt or cost breakdown (We reached out because one of the fridge door shelves broke. They charged us $250 for one shelf. After months of dealing with this, we were able to source the shelf ourselves for $16.) - Cheap appliances - Cheap infrastructure (front door of the apartment building breaks constantly) - Their employees and maintenance team are kind, but management will only send them when they feel like it and not let you know when they are coming. - Our security deposit came back but the management charged us for a multitude of things that weren't valid to charge for (i.e. holes in our bathroom walls. The walls are granite and we didn't hang anything in them.) Even after a letter from our lawyer, they didn't respond. Needless to say, this management company had great staff but leadership was unhelpful, unkind and uncooperative. They rip people off and think they can take advantage of tenants. Their emails are a black hole, and they invade your apartment without any notice. Expect to go without hot water for days and freeze in the winter because they turn off the heat. Don't be fooled by the refurbished units and prime locations; it's all a scam. Sabet group is an unmitigated disaster, and they rip off people through non communication (try calling the number on this site and see if anyone picks up...). Issues we had at Sabet Group that they never addressed 1). The front door to the building broke every 3 weeks. It would be taped open for the 2-3 days before they fixed it, and anyone from the street could enter the building. TWICE, I personally had the lock to the front door fall out into my hand when entering my key into the door. Once, they "replaced" the glass center of the door with cardboard taped to the door (which obviously fell off), so people would just literally walk right in. 2). In that time, we had a homeless person sleep in the lobby of the building, and a separate homeless person harass us at our apartment demanding to be let in and directly threatening us inside to the point we had to call the cops. Management did not even respond to us when we voiced these complaints. Likewise, packages consistently get stolen because the front door is always open. Management did nothing. 3). They never cleaned the interior of the building while they were doing maintenance. You could write your name in the dust on the ground of every floor because there was a thick lining of dust everywhere 4). Upon move out, they charged us 1700 to repair 17 holes from nails/screws that we used to hang up artwork. They made these patches before we had even moved out and had the chance to fix ourselves. They did not respond to a phone call or email about these charges for 2 months. They are IMPOSSIBLE to contact. 5). They came into our apartment unannounced and unapproved, and turned off the control settings to all parts of our radiators, and it was then unbearably hot at all times in the apartment for the last half of our stay. 6). The dishwasher didnt work, the front door didnt fit into the slot and would either get jammed shut (or be too thin and just make noises with the bolt banging back and forth) read more

Our daughter rented a Sabot property from May 2019-May 2020. It was a nightmare. Their apartment was fruit fly infested, coming up from basement trash cans that flew in via an air chute vent. Innumerable emails and phone calls went unanswered. She and her 2 roommates finally had to withhold rent and have a lawyer prepare a lawsuit citing NYC code violations to get them to act. Even then, the problem was not solved properly. There were many other valid complaints that went unanswered that are too numerous to cite. The common thread was management was simply 100% unresponsive and totally indifferent to renters' needs. Unduly callous even by NYC standards, which is saying something. Lastly, even by Manhattan comparatively high rents, this Chelsea apartment was outrageously expansive - $5,295/mo. for 3 "rooms" (sic). Our daughter's was the 3rd, so small she could barely fit her bed, nightstand, and vertical dresser on it. A Ringling Brothers Barnum and Bailey Circus dwarf would have felt cramped in this hole of a room. Thank God our daughter came to our Baltimore home in mid-March 2020 when her NYC HQ company told employees to work remotely. I hope COVID has devastated Sabot and they are unable to rent ANY of their properties. Actions have consequences. The shysters who own the company will come to know the meaning of that axiom. I wish that you could leave a negative star review. The Sabet Group is the most unresponsive, rude and down right negligent company I have ever interacted with. The building I live in is so poorly managed - in the last 11 months that I have lived there we did not have working hot water for 2 weeks, the heat was not working sufficiently in the dead of winter, there is constantly garbage left in the common spaces and packages are stolen almost weekly. To make matters worse, my roommates and I have all called and submitted requests on the phone and through the app and these concerns are seldom dealt with. When we did not have heat, the outside temperature was less than 20 degrees every day, we submitted a request and then Lior facetimed us to see if the radiators were working (which they were not) and then never sent anyone to take a look at it. The apartment was essentially unlivable for the entire winter. Do NOT rent anything from this group, they will provide you with an overpriced, mismanaged and malfunctioning apartment and then they will gaslight you as if there is not a single thing wrong. After a severe water leak no one dried or cleaned the carpet in the stairs and after complaining Leor Sabet called and screamed at me, telling me I was an ungrateful tenant and that I was lucky he let me live in his building. Getting my security deposit back was also an ordeal. They did not follow the housing law that requires an inspection of the unit and then tried to not respond when I sent emails about the security deposit. After threatening going to small claims court Leor Sabet called me and (once again) yelled at me and told me that I "needed to stop or else" and that I "should know what will happen if I don't because I'm a lawyer." I would literally leave 0 stars if I could. My roommate and I are beyond aggravated after our experience with this group. Before the legal end of our lease, they came into our apartment and painted prior to us fixing the three minor damages from wall hangings. Also, they removed my roommates belongings she hadn't moved out yet and never answered her regarding where they put her property-and she still has yet to get it back 3 months later. We called them four weeks in a row receiving no answer or a very rude woman who said no one could take our call and hung up on us. We then received our security deposit with a $1000 deduction- an entirely unreasonable amount- despite having deep cleaned the apartment and 3 minor holes. Keep in mind, all of this before the legal end to our lease agreement. They never answered our emails or calls regarding this issue which is incredibly unprofessional and frustrating. If you can avoid this group, please do. The only good thing I can say is maintenance requests are solved quickly. I rented from them for two years. I just moved out and they charged me $750 for normal wear and tear. Including charging me painting service. I've never been charged this in my life. They charge me to patch a hole the cable company uses to feed in cable. As an actual tenant, they refuse to discount my rent when my radiator broke the coldest week of the winter and I ended up staying in a hotel. Additionally, the radiator leaked throughout my time their, ruined a $600 rug and again there response was "not our problem". I will never rent from this group again. read more

I lived in this apartment from 6/2019-11/2020. Throughout living there, our stove and oven were pretty much so deteriorated they were not functioning. After raising this issue multiple times, the landlord ignored our requests after initially agreeing to replace it and said it was functioning so they wouldn't replace it (not sure what their low bar of functioning means). THEY WILL NOT GIVE YOU YOUR SECURITY DEPOSIT BACK!! It has been 4 months since I've moved out. The Sabet Group refuses to answer my calls and emails, and after "losing in the mail" 2 times, stopped answering me to pick it up at the office. In September 2019 I rented a unit at 156 W 20th st. We moved in on a Sunday because the place was not ready and when we arrived , to our dismay, the place had not been professionally cleaned or painted. The refrigerator was dirty and the floors or the bathroom had not been cleaned too well. After the movers began to bring our stuff in , a guy showed up with a small brush and a small bucket of paint to cover some spots that had scuff marks. The walls seemed like they hadn't been painted in years and they probably had not the been painted in many years. Well fast forward a year later when we moved out to a cleaner better place. Not only did we have to wait a few months to get our deposit back, but When they returned it they had withheld 408 dollars for a paint job. Seriously? The last time that place had been painted was probably 5 -6 years ago at the very least! Moreover, tenants are not expected to pay for a paint job. We didn't even hang any pictures on the walls and took care of the place. When we left, the place was in better condition than when we found it. We even had it professionally cleaned when we moved out, which cost us a lot. Also this place had cockroaches and the exterminator never showed up once. I found a few huge ones. The heat was out of control, either too hot or too cold. It was so uncomfortable there. I complained several times about the heat, but it could not be regulated. The brick walls kept crumbing, creating awful allergies and unhealthy dust all over the apartment. They were never treated to avoid that. There was a musty smell in the place all the time. I would not rent anything from the Sabet Group . I was ready to let all of this go, but when they had the courage to take advantage of us, after the horrible year spent in that dumpy apartment, it was just too much.
