I'm doing research to potentially list two units with a management company. One company I found on Yelp didn't specialize in management, the other didn't answer their phone a few times. I got a referral for this company from my real estate agent who I had a great experience with and she vouched for them. I called, they picked up right away. I told them that I had just two properties I was considering, yet they treated me with the same respect as if I had 50. The representative, Amalia, told me about their company and she answered all of my questions for over 20 minutes. And they sound super organized as well. I lived at 10921 Whipple St, unit 303 for about a year. In my time there, there was a plethora of problems, and inactivity/feet-dragging/scummy behavior on Specialized Realty's part. Some examples: 1) There were extensive leaks inside the unit. They occurred in the master bedroom. During storms, water poured in from the light fixtures, and from the seams in the walls. The ceiling and walls bulged with water retention. They were akin to a bathtub or sink faucet, and i was scrambling to move my electronics out of the way. It was a lot of water. Management was awful, particularly Specialized Realty themselves. They were actively antagonistic. When that room in question was flooding from the leaks, they had an attitude and sidestepped my questions about where to report it to get help, and when I became frustrated, they said they'd refuse to engage with me until I changed my attitude (again, while getting actively rained on inside my unit). Really smug and actively avoiding accountability or responsibility. Shout-out to Amalya who was particularly shitty and lazy during this situation. 2) They acted in a similar antagonistic way upon move-in, when I had a professional mold company find mold inside the unit. When I reported it and asked them to take care of it, they refused and said "a little bit of mold is normal", and I could either choose to live with the mold or leave (an entire section of a wall in the master bathroom was rotten, mind you). I had to threaten them legally for them to remove the mold. 3) They also didn't pay back my security deposit. They fabricated charges to use up my entire security deposit, and attempted to alter photo evidence to support their claims after I called them out on it. They tried to walk back the evidence tampering once they realized they were caught, but they still refused to return the deposit. I'm currently having to take them to small claims court. 4) Mark, the on-site building manager, is unhelpful and dishonest and has actively lied to Specialized Realty about situations within the building that I've reported to him that he was too lazy to take action on, in an attempt to not seem irresponsible. For example, a family on the 4th floor sends their young child out onto the 4th floor walkway at 7am each morning to run, stomp, scream, and exert his energy, waking up everyone on the 3rd floor. I couldn't sleep a single full night during my residence there. When I reported it to Mark, asking him to talk to the family (since it's technically a breach of contract to make excessive noise in the common area outside the allowed time) he said he didn't want to tell them to stop because "the kid is cute". So I reported it to Specialized Realty, hoping they'd talk to the parents, and they looped in Mark, where he lied and said he never said such a thing. 5) I was contacted by someone who started to move into the unit after I left. After I showed them videos of the leaks, they told me that Specialized Realty never informed them about the leak issue prior to move-in, effectively lying (through omission) of the hazards of living in the unit. Apparently the fixtures and walls still had discoloration evidence of the leaks, which implies they might not have even remediated the issue after I loved out. They're real scumbags, they dont take care of their buildings, and they treat their tenants with disdain and laziness. I'd think twice about renting from Specialized Realty. read more

They don't even deserve a star. I don't know where to begin. The anger and frustration not to mention STRESS we experience living in a building "managed" by this company is an absolute joke. They need to be shut down. They do not secure safety for their tennants. They gaslight you. Complete liars. They don't communicate. They don't even do the bare minimum. I have been robbed twice (car theft and car was stolen) and NOW our mail has been disrupted by a thief who has the master key. They will not get the key replaced by the post office WHICH IS THEIR LEGAL DUTY. They act like we are crazy for wanting basic necessities that are legally suppose to be provided for. Our security code is etched into the side of our building I've asked them several times to change the code and they tell me they did! GASLIGHTERS. Our elevator went out from a flood and it's because they don't maintain the building at all and ask us to be responsible for what they don't manage. ( it was a drain that was clogged) no emergency number no one to call no one on site They never helped us with rent when we were inconvenienced by them with no elevator for 3 months! Legally they were suppose to knock down our rent per the regulations of the city $100-$200 They told me my co-signer would be off the lease after a year. Which was a lie and she's still on my month to month and they gaslighter and me it's just NUTS. They raise our rent every year yet don't secure our safety or basic laws. We pay to have our drains unclogged. They don't answer emails they don't return calls. They're complete CROOKS. I don't know what the landlord is smoking hiring this negligent , crooked, criminal upside down drain of vile people I smell lawsuit. RUN DONT walk read more

I see so many others on here upset about their mends on the app not being taken care of, I am incredibly blessed to say all issues I have had while staying here have been solved & addressed in a timely manner. This was my first time living in a apartment & I was definitely satisfied with my stay at their complex. Extremely clean & maintained; when they scheduled pest control the gentleman who performed the spray stated how the complex was very clean compared to the ones he has sprayed in the past. I have experienced uneven flooring in the walk way of my bathroom but that is expected as the contractors job to make sure all is done correctly , not property management.. Worst landlords are your nightmares becoming true with this 3 man team. A circus can run circles around these shady guys. They pretend to be your landlord and never will help with any problems your leased space has. Roof was leaking and they said too bad jack, our manager and team are not responsible for the leaks, call a roofer! Flabbergasted feelings is why you should always check their backgrounds before dealing and signing any contracts with these type of untrustworthy company. If there was a way to leave zero stars, I would. Worst realty company ever, insanely unresponsive and unhelpful. I'm guessing all the other reviews are true because we've had multiple things go wrong with the place we're renting and none of them were fixed correctly (if it all) and when asked about a rent reduction due to the poor quality of the guarantees they made, the statement we received back was "we were not neglectful." My ceiling is cracked/water stained, my sink wasn't hooked up correctly so it leaked everywhere, the floor is uneven!?!?! (Who even thinks to check that when doing a walkthrough) along with so many other things... that list is just the start. Would recommend renting from them to a monkey, so save your money (and sanity) and find somewhere else to live. read more

Maintenance/repair requests - no matter how urgent - can take several days for an initial response and much longer for them to actually address any issues.
