In August, when my bathroom ceiling started to bubble from a leaky pipe, Baruch had Dan the plumber out there within two days (the earliest both my upstairs neighbor and I were available to meet him). Dan and his assistant tore out the ceiling and fixed the leak in one morning, and the next day Ray the builder arrived to work eight hours straight to repair the hole in the ceiling. I've never seen repair service that fast, and the result looks good as new. Thank you!

The held my application for 10 days before processing it. They moved the ready date 3 times only after never being honest with me. They lied at every chance, or maybe that they are unable to talk to each other. Shari will offer you one move in special as Baruch tells you another. They told me I could move in with almost everything complete but some doors that needed to be replaced, after asking me if I was ok with construction while living there I told them yes. Then they asked me if they could rip the doors out and put ugly plywood up, I said please don't do that but they did anyways and still expected me to pay them for a unfinished apartment. When I asked them to fix this being that I was suppose to move in in 5 days and they just threw this on me. He basically said no way and that he was not renting to me because I was demanding he make this situation right. He screwed me for over 3 weeks!!! SHADDEY PEOPLE THAT LIE TO YOU!!! BEWARE VERY BAD APARTMENT, thank god I didn't get screwed with a lease for this place!

I can't say enough great things about Ken Winick…read more I just closed on my first house this past August. Throughout the 3+ months that I was looking, Ken was there every step of the way to guide me through the process and provide me with guidance about the market. When I found the house I wanted, Ken was there to give me advice on the best bidding strategy and how to navigate the closing process. He's also very well connected with other professionals in the housing market, which made the process even easier. Ken knew every listing agent and connected us with all of our inspectors. He even introduced us to the architect/designer that is renovating the house. I recommend Ken to anyone looking for a home in the LA area and would 100% work with him again in the future.

Ken made sure that every part of the process of selling my property went smoothly. Most of all, his wealth of experience in real estate means that the advice he offers is most certainly worth listening to. Ken knows exactly what it takes to make a property attractive to buyers, and knows how to make it happen. Whether you're buying or selling, choosing Ken to represent you is the best decision you can make. I'll absolutely be contacting him again the next time I buy or sell in LA.

Working with Travis was a great experience overall. When I first reached out to Travis, he was very responsive and transparent with all the details of the property and the current situation. We were able to get a formal offer written and accepted within one week. Speed, efficiency, and clear communication were qualities immediately displayed once working with Travis. Once in escrow, we needed to extend some key dates and also request a credit. Travis was able to smoothly negotiate on our behalf and ensure that a win-win situation was the outcome. Travis is a great example of how real estate professionals should operate. We are more than happy with our buying experience with Travis and would work with him in a heartbeat on future deals.

I was dealing with 5 family members in 2 states and 2 countries on property that 4 of us hadn't seen in 20 years. Travis made the experience effortless - and fast! It was listed on August 4th and escrow closed on Sept 7th. I made one visit to the property - purely for my own curiosity. Travis made the process practically effortless and definitely stress free!

We really love our beautiful home in Anaheim (platinum Triangle) , neighbors, and neighborhood -…read moreand we love to share our city with guests from around the world, as we go on our own adventures. In Ultimate Host, we have found a property manager that allows us to do this, worry-free, and satisfies all of our requirements. It is obvious that they care about us, our home, and our neighbors: Yuri and Julio respond immediately to all of our questions and comments, and Ultimate Host's policies ensure that our home and neighborhood are cared for while we are gone. It is also obvious that they care about the guests: they respond immediately to the guests, are clear and thorough with all of their instructions and explanations, and when an issue arises, they handle it immediately. One of our guests couldn't find the hairdryer in our house and Yuri had a brand new one delivered to the house in 10 minutes! Unbelievable! We have had property managers in the past who did one thing or another well - either they communicated well with guests but not with us (not okay if you are a homeowner who is at a distance from your home!) or they communicated well with us but not with guests - but Ultimate-Host is the whole package. Their fees are well worth it and still reasonable. They use a dynamic pricing system to ensure that you are getting a competitive rate for your home and they are highly professional. We also felt their cleaners did an incredible job keeping the house spotless and shiny. The whole team is incredibly hardworking. We will continue to use them happily and cannot recommend them highly enough!

Truly awful initial phone interaction…read more I called as part of a search for a new property manager for a home I list on Airbnb, and the woman who answered the phone tried to interrogate me about my personal details and for other information to enter into their lead tracking database, refusing to put me through to someone who could answer my questions until I told her everything she wanted to know. This is the kind of thing that one gets when calling a big tech company for support, and I always find it off-putting. You have to put up with it when your computer crashes, but it is totally inappropriate for a services company. When I eventually declined to keep answering questions, she said that she would "try to find a property manager to speak with me", then came back on the line and said that because I was unwilling to provide my contact information, the property manager was not interested in speaking with me. There is a kind of vendor who puts the customer first, and the kind who is obviously putting their own secondary needs (i.e. to collect marketing data) before building a relationship with the customer. These people are the second kind, and that suggests strongly to me that it would not be safe to entrust one's home to them. They just read as more interested in having their own needs filled than in even seeming as though the customer's needs are a priority.

I'm a real estate agent in Los Angeles helping both buyers and sellers with The Shelhamer Group. Recently my team was on the selling end (buyers) on a single-family home in the West Adams area of Los Angeles. Jenny Lopez was the Realtor and point person throughout the transaction, and I'm not 100% certain the sale would have been successful without her expert communication skills and troubleshooting. Our buyers loved the house which was a flip. During inspections, we identified several areas which needed attention and service including the HVAC. The flipper was unreachable and evasive at times while the listing agent was on holiday. Jenny Lopez stepped in and did whatever it took to make sure our buyers were satisfied and the substandard craftsmanship was cured. Even after escrow closed the same issues which the seller had declared where fixed weren't. Jenny didn't disappear like many agents do. She took responsibility, did the right thing, and made sure the buyers were taken care of. On behalf of our buyers, we thank you, Jenny. If more real estates agents had morals, ethics, and integrity like you our business would be a breeze!

I believe both of them were named Chris, but I only talked to the non-practicing lawyer. He was very knowledgeable and made me feel comfortable talking to him. Very patient and pretty much gave me free advice. He even referred the lawyer I used to evict my last tenants out and that guy was great. Chris answered all my questions, followed through as needed, and got back to me in a timely manner. Gave me a checklist of what I needed to do and I signed on the dotted lines. But after some issues with my property, eviction fees and non rentals, I decided I needed the extra income that would have came from their fees and asked Chris if I could revisit this another time. He kindly said okay and said he understands and he's there for me in the future if I should need property managing services. So although I did not receive any of his services, I thought that because of their honesty and customer service, they definitely deserved my 5 stars and I had to kudos him here.

They would also sign vendor contracts on our behalf, leaving us on the hook for over $30k. The work was not only incomplete but should not have cost more than $10k. Thanks to Trilliant, we are now well versed in vendor contracts. Aside from these ridiculous contracts, Trilliant would hire their preferred vendors to do work for us but would almost always require multiple visits to complete the work. Much of this resulted in Trilliant paying these vendors for each visit without our consent. Shouldn't we withhold payment until the job is done? Not with Trilliant. Needless to say, we had to end our relationship with a major hit to our reserve. Oh! And they also forgot to pay our water bill for the past year. We're now in delinquent with the city for $20k. The hits just keep coming with Trilliant. Do not engage with them. Their CEO just left to start another company (Manhattan Pacific Management). Stay away at all cost. What can I say about Rose and Team Avelos except that they are awesome! They were honestly a blessing in disguise. My wife and I were truly blessed to have found them. Not only did we find an excellent realtor, we also found a true friend as well. Rose went above and beyond to help my wife and I sell our home. Going into this, my wife and I had no clue what we were getting into. Just based on a general consensus of what we've heard from other people, we had a feeling that it would take time and patience. She made the process so smooth that we couldn't believe selling a home was this easy. Anytime we had a question or felt the need to talk to her, she was quick to reply via text or over the phone. No matter the situation, whether she was working or not, she always managed to make herself available within minutes via text or over the phone. We always knew she would get back to us instantly or within a matter of minutes. That's what my wife and I loved about them the most. There was not a single question we had that they couldn't answer or take care of. Rose made sure it went as smooth as possible and that we were comfortable with any and all decisions that were made. They're as professional and friendly as it gets. Once we start looking for another home, there's no doubt in our minds that we're going straight back to Rose and Team Avelos. There aren't enough words to describe how grateful we are to them. They're friendly, honest and will tell you how it is. We've already recommended them and will continue to recommend them for anyone who is looking to sell or buy a home. Please don't hesitate to contact me if you have questions.
