I believe that one of the best decisions I made when I purchased this duplex income property in 2021 was to hire Robert and his team to take care of all the mundane day to day activities necessary to run an income property. Highly Recommended. Thank you to everyone there for their ongoing support in dealing with sometimes difficult situations and personalities.

The team is based in India, meaning they will never see your home, show up to oversee any repairs, understand the problems or have any knowledge of reputable companies to send for repairs. I had a GAS LEAK for months, no heat and lived without gas (oven and heat) as they quite literally gaslit me and send companies 4 times who told me there was nothing wrong. Finally, I bought my own meter and called SoCal gas who immediately found a hazardous condition. Only then did they repair the issue. I had sewage come up through my toilet and bath after having a plumber 'fix the issue 3 times' before it erupted. Robert asks not be contacted on his phone despite us having no reliable local point of contact. I waited four hours while my bathroom flooded, used all my towels and sheets and was told the plumbers would come in a later window of time while water poured out. Keep in mind I live in 1/2 of a home worth close to 2 million dollars in west LA. They do not care. They also removed my last review. They send people after hours, don't give the legal 24 hours and you should be prepared to manage your own home if you hire this worthless awful company. I struggle to think of more unkind, unprofessional humans.

This management company is an absolute joke…read more As a tenant that lives in a building that is managed by this company, it is very clear that they are spread too thin across more buildings than they can handle, and have no ability or interest in having a functioning respectful relationship with any of their tenants. They almost never respond to any texts, emails or tickets in their web platform, and need to be called multiple times to get issues addressed. They repeatedly lie and are slow to get anything done, if at all. Over 80% of the original tenants that moved into our brand new building MOVED OUT after the first year specifically because of how badly this management company operates. If you are a building owner considering hiring this management company, I strongly recommend AGAINST it. You risk losing tenants by hiring them.

What a nightmare! I…read morewish I could rate 0 stars, but I can't. Do not rent from this company and if you have a property to rent, don't hire them to manage it. We leased a home through them for a year while our new home was being built. From the very beginning through the very end, the entire experience was mishandled. When we originally looked at the home, we were told that a shed in the back would be available to use. This was a big part of what made this home good for us as we had a lot of lawn equipment from the home we had just sold. During our walk through only days before we moved in we were told we wouldn't be able to use it and not only that, it was positioned in a way as to block the only window in one of the bedrooms and he refused to have it moved. At this point our escrow was due to close and there was no time to find another house. So with lack of fire escape safety (see pic) we were never able to occupy this room except for storage the whole time we rented. The house was delivered filthy. We had been told prior to move in that it would be professionally cleaned and on the day of move in, there was still greasy residue all over the microwave and dust bunnies hanging off of the shelving in the laundry room. Within the first week of us moving in, they broke into the home to retrieve the washer and dryer. The agreement had been to coordinate with us for the pick up, but they just came into our home without any notice or arrangements. We just discovered the washer and dryer missing one day. Needless to say this gave us the creeps really bad and permanently made us not feel safe. A few days later, when running one of the tubs, the water wouldn't shut off. We contacted Colin to have it fixed. All day long we were told the plumber would be there within the hour. The plumber never arrived until late in the evening. Not only did this ruin our day, but we also got a horrendous $330 water bill from it. The following month we had a $220 water bill. Turns out that there was a broken sprinkler coming on at 4am that we never knew about, running THREE TIMES for 7 minutes each EVERY DAY. Out of all this $550 charge we were only reimbursed $165. We also had trouble with their landscaper in getting the sprinkler fixed, and we had to attempt to fix it ourselves to try and stop the bleed with the water bills. There was a leak under the kitchen sink that I had reported during the initial walk through. They had said it was fixed, but it hadn't and water had been dripping the whole time. When Colin said a plumber was coming, I made arrangements to take time off from work to be there for him, and no plumber showed up. This took place at least 3 or 4 times before we ever got the problem fixed. We ended up doing some of the occasional minor repairs ourselves to avoid having to deal with this again. We are still waiting reimbursement for those items. Colin never forwarded notifications from the HOA to us and we had to rely on neighbors and Facebook groups to obtain essential information. He even had the nerve to ask ME for the gate code. This is something he should have been forwarding to us as we were not members of the HOA since we were renting. Finally, upon move out, he said he mailed out our return deposit. After a week of not getting it, he said it had been returned. Turns out he had sloppily scribbled the WRONG CITY NAME on the envelope. Probably in an effort to delay the payment to us. Do yourselves a favor and avoid this company.

We worked primarily with Teresa Morlang in their Porter Ranch office and she was great! They knew the rental market and had plenty of data on probable lease rates. They looked at our house and gave us a variety of suggestions to help prep the home for leasing: some appearance issues, some maintenance and some structural issues. They then suggested individuals who could perform work we wanted to do, but didn't require that we use their vendors. However, we went with their suggestions and in each case, the work was done quickly, on budget and done well. Duggan found us a number of prospective tenants and reviewed them with us to help us understand what we should be looking for in tenants. The home leased within the first 30 days of our listing with Duggan at the rate proposed by them. We now receive a detailed monthly statement of activity on the house and the monthly lease check. Overall, Duggan has been a great choice!

We were moving in with our friend who had to travel home for a funeral over the weekend. Our friend had to sign the lease, so the landlord could sign the lease, and then we could send the deposit & 1/2 month's rent for July. Instead of waiting for us in good faith WELL BEFORE OUR JULY 15th MOVE IN DATE, David and Benji (Benjamin on here) decided to stripe our agreement from us and give the lease to another party without warning or discussion. Looking for a house is stressful enough -- if you want disrespectful monsters representing you, then go ahead. Otherwise, RENTERS/LANDLORD & BUYERS/SELLERS beware. 1. No compassion for my friend who's father passed away and had to attend a funeral before signing the lease with my boyfriend and I. 2. Couldn't wait 3 days for money to transfer to my account so I could get a cashiers check that they were insisting on EVEN THOUGH the lease stated electronic transfer was acceptable and I was happy to do that. Breach of contract let alone non-ethical due to requesting money before the landlord signed the agreement. 3. Revoked our signed lease agreement without warning or discussion. I'm reporting them to the BBB, DRE and positing reviews in hopes they will be stopped from hurting people because we're not the only ones as there have been several reviews deleted.
