    If I could give negative stars I definitely would. I would NEVER EVER recommend this company to manage a property. If you want to just throw money away and still have to manage your own property then they are perfect for you. I bought my first property this year and met with Colin we talked and he basically told me everything I wanted to hear so I hired them. Since then they've been an hour late for a meeting, misspelled my co owners AND the tenants names AND had the wrong dates on the leases there's been constant miscommunication on their end between both me and contractors they hired for repairs- I was going back and forth with him about what work is suppose to be done and what I paid for. By about a month in Arlene was my main contact I was moving into one of the units on my property so after the tenants living there moved out I told Arlene I needed the keys asap so I could remodel it and move in and I already had a short time span because I just gave my current manager a 30 day notice I'd be moving out. She told me ok and that she was mailing them to me today, 2 weeks pass and still no keys or word from Arlene so I call her just to find out they've been returned and have been sitting at there office this whole time without them even knowing....perfect now my time frame is cut in half. So she tells me I can come pick them up from the office (in Simi Valley) or meet up with her husband who will be in Santa Monica for work the next day, I work in mid city and lived in Hawthorne I'm not driving to Santa Monica. So I said is he willing to drop them off at my job and he says "no, I got shit to do" that's professional. While I'm trying to get everything done for the move a get a call from Arlene about a personal situation between 2 of my tenants.... isn't this your job? Why are you calling me handle it?? After about a month after that I get a call from Arlene telling me that one of my tenants want to move out - before the lease is up because they got the dates wrong. Then I find out the amount of rent I'm suppose to get is short (for the third time) because she gave the tenants the ok to pay less rent and leave a couple days early without consulting me first So they finally move out and Arlene informs me that she is doing a walk through with them to make sure every this is right. I specifically asked her the make sure the place was clean and that nothing was left behind in any cabinets or closets because the last tenants didn't clean and left a few things behind and she told me it was clean. she said ok later that afternoon she text me that everything was clean as possible and sent me one picture of one cabinet, one of the toilet, one of the kitchen counterAfter work I do a walk through myself and there's hundreds of dead roaches in all of the cabinets, blankets, shower curtains, trash left everywhere. HOW IS THIS CLEAN?! If this is clean I'd hate to see how she's living. I call her upset and send her the pictures then she decides to tell me that to her that's as clean as it could get that she told them their deposit would be reduced for cleaning and the roaches and that she's been in this business and doing this for years, but you never told me any of this....you told me it was clean......so you mean you been ripping owners off for years. If I didnt live eat or even in state then the tenants would've just gotten their full deposit and I would've had to pay out of my own pocket. Isn't that your job? To protect the owner from things like this. I called Colin to let him know about the situation and he said he was going into a meeting to send him the pics, never heard back. 2 weeks pass and there's no effort into repairing the unit and trying to get it rented out which is funny because Arlene told me multiple times she posted the property and had multiple ppl interested. I looked myself each time and found nothing out on ANY site including their own so she was just lying to me. I went in myself and laid roach bombs and boric acid and waited to see how long it would take them to notice. After 30 days of not a word I decided to end the relationship and even then the money they returned was short, AGAIN! I've had to call about miscalculated money a few times and was told to talk to their accountant, I called and left messages and never heard back, Arlene told me a few times she'd have her call me. To this day I have never spoken with any accountant of theirs, but I have gotten old invoices from Colin about work already done and paid for, Arlene told me to ignore it- I guess another miscommunication between them. But then he sends the same invoice again a few weeks later. The only thing this company had done consistently without a glitch is collect my money for their "services" buying a property is stressful enough and I was hoping to have a lil less stress by hiring them but in fact I just added more on. Hopefully

    These people are the most unprofessional property management company in the history of mankind…read more They do not answer the phone, return emails, or behave in anyway like a real business. They couldn't handle a simple maintenance request the entire time I lived in a property they managed. Worst of all, now that our security deposit is due back to us, they are nowhere to be found, and have gone radio silent. DO NOT DO BUSINESS WITH THESE PEOPLE. THEY ARE COMPLETE LOSERS AND THIEVES.

    [Totally Neglected Property. Thousands spent to repair]…read moreDuring our last lease, Real Property Management Ventura County came under new ownership (September 19th 2017). We immediately noticed a deterioration in the quality of our service. Our monthly ownership statements were not being posted to the online portal each month.Emails were ignored, and our attempts to call were met with voicemail. Each month, as part of our contract, we were billed for gardening services. Real Property Management Ventura County billed us for the service and then failed to pay the gardener (according to the gardener). Our tenants violated a provision of their lease requiring them to maintain the lawn. For six months the lawn received no water, in fact the wires from the sprinkler timers were cut and 4000sqft of grass died. Since there was no gardening service, there was no one there to notify us of what was going on. At the end of the lease they refunded the tenant the FULL deposit without consulting us. We are out THOUSANDS of dollars to restore the property to the initial condition. After the tenants moved out Real Property Management consistently failed to respond to emails and phone calls. After the tenets moved out, we finally secured an in-person meeting at the property with the property manager and leasing agent. The property manager acknowledged the poor condition of the property, but refused to acknowledge their neglect of my ownership interests. The leasing agent wouldn't do me the courtesy of getting out of their vehicle to speak with me. We plan on settling this issue in small claims court. Do not work with the new owners of this franchise.
