What a nightmare! I wish I could rate 0 stars, but I can't. Do not rent from this company and if you have a property to rent, don't hire them to manage it. We leased a home through them for a year while our new home was being built. From the very beginning through the very end, the entire experience was mishandled. When we originally looked at the home, we were told that a shed in the back would be available to use. This was a big part of what made this home good for us as we had a lot of lawn equipment from the home we had just sold. During our walk through only days before we moved in we were told we wouldn't be able to use it and not only that, it was positioned in a way as to block the only window in one of the bedrooms and he refused to have it moved. At this point our escrow was due to close and there was no time to find another house. So with lack of fire escape safety (see pic) we were never able to occupy this room except for storage the whole time we rented. The house was delivered filthy. We had been told prior to move in that it would be professionally cleaned and on the day of move in, there was still greasy residue all over the microwave and dust bunnies hanging off of the shelving in the laundry room. Within the first week of us moving in, they broke into the home to retrieve the washer and dryer. The agreement had been to coordinate with us for the pick up, but they just came into our home without any notice or arrangements. We just discovered the washer and dryer missing one day. Needless to say this gave us the creeps really bad and permanently made us not feel safe. A few days later, when running one of the tubs, the water wouldn't shut off. We contacted Colin to have it fixed. All day long we were told the plumber would be there within the hour. The plumber never arrived until late in the evening. Not only did this ruin our day, but we also got a horrendous $330 water bill from it. The following month we had a $220 water bill. Turns out that there was a broken sprinkler coming on at 4am that we never knew about, running THREE TIMES for 7 minutes each EVERY DAY. Out of all this $550 charge we were only reimbursed $165. We also had trouble with their landscaper in getting the sprinkler fixed, and we had to attempt to fix it ourselves to try and stop the bleed with the water bills. There was a leak under the kitchen sink that I had reported during the initial walk through. They had said it was fixed, but it hadn't and water had been dripping the whole time. When Colin said a plumber was coming, I made arrangements to take time off from work to be there for him, and no plumber showed up. This took place at least 3 or 4 times before we ever got the problem fixed. We ended up doing some of the occasional minor repairs ourselves to avoid having to deal with this again. We are still waiting reimbursement for those items. Colin never forwarded notifications from the HOA to us and we had to rely on neighbors and Facebook groups to obtain essential information. He even had the nerve to ask ME for the gate code. This is something he should have been forwarding to us as we were not members of the HOA since we were renting. Finally, upon move out, he said he mailed out our return deposit. After a week of not getting it, he said it had been returned. Turns out he had sloppily scribbled the WRONG CITY NAME on the envelope. Probably in an effort to delay the payment to us. Do yourselves a favor and avoid this company. read more

I hope this review is not just seen as a complaint but a WARNING to anyone that is about to come in contact or do business with him. For the last 10 years there has been so many things that do not work and do not get fixed. Such as the dishwasher, air conditioning, heater etc. You can also expect him to duck your phone calls and when something broken or is getting fixed and when there is a leak you will go without running water for a few days at a time and pay the same amount of rent. Here are the worst/illegal experiences: A ruptured pipe in the kitchen which left me without kitchen access, running water in only 1 bathroom and an entire roon and bathroom out of commission for 4 months. Bedbugs that were not taken care of for 3 months which resulted in scars on my arm and body. Bedbugs are an owner responsibility. The last 4 years there has been a leak that has not been taken care of properly which resulted in MOLD that destroyed half of everything i owned in my closet. MOLD that i had to breathe in for 2 months or longer and when they FINALLY got smeone to look at it, left me to pay for a hotel room for a month that cost me over $2100 with no reimbursment. Here are a few examples of what I've had to deal with in the last 2 years. - repairs that had no backup/invoices. - never spelling my name correctly - errors on the lease draft - failure to respond to prospects (I know this because I had a friend call them to see how their customer management skills and they never responded to her.) - miscommunication - late in depositing the rent check - allowing tenants to break leases early - asking for rent to be lowered mid-lease agreement - false repairs requested The turning point for me was when they allowed a tenant to BREAK her lease 6 months early and had a future tenant lined up to move in and the day he was moving in said he "back out" because the paint was too dark. What?!?! After I told CL Properties I would no longer be using them as a management company I asked them to return the keys. Instead they left them at the unit in a lockbox. When I flew down from Washington to California to check on my property there was no lockbox. Again, they confused the dates and had already removed the lock box with the keys still inside of it. It really confirmed that I had made the correct decision in ending my relationship with this property management company. Even moreso when I finally let myself into the condo and say a lot of the supposed repairs that they had deducted out of the tenant's rent to pay for NOT DONE. Also the "dark paint"??? NONE EXISTENT. It was the same coat of paint that was there when I moved out. If I had the energy and time to go after them in a court of law I know I would be able to but until then I just hope that this review will save anyone else in the future from the stress and heartache I endured choosing CL Properties. read more

I called on a property for rent early morning and asked if I could see the house he agreed and we set up a time after talking a few about our situation and what we were looking for. When I arrived at the house at the agreed upon time he was no where to be found I called him several times left a voice message and a text asking where he was and to please get back to me. If I could give negative stars I definitely would. I would NEVER EVER recommend this company to manage a property. If you want to just throw money away and still have to manage your own property then they are perfect for you. I bought my first property this year and met with Colin we talked and he basically told me everything I wanted to hear so I hired them. Since then they've been an hour late for a meeting, misspelled my co owners AND the tenants names AND had the wrong dates on the leases there's been constant miscommunication on their end between both me and contractors they hired for repairs- I was going back and forth with him about what work is suppose to be done and what I paid for. By about a month in Arlene was my main contact I was moving into one of the units on my property so after the tenants living there moved out I told Arlene I needed the keys asap so I could remodel it and move in and I already had a short time span because I just gave my current manager a 30 day notice I'd be moving out. She told me ok and that she was mailing them to me today, 2 weeks pass and still no keys or word from Arlene so I call her just to find out they've been returned and have been sitting at there office this whole time without them even knowing....perfect now my time frame is cut in half. So she tells me I can come pick them up from the office (in Simi Valley) or meet up with her husband who will be in Santa Monica for work the next day, I work in mid city and lived in Hawthorne I'm not driving to Santa Monica. So I said is he willing to drop them off at my job and he says "no, I got shit to do" that's professional. While I'm trying to get everything done for the move a get a call from Arlene about a personal situation between 2 of my tenants.... isn't this your job? Why are you calling me handle it?? After about a month after that I get a call from Arlene telling me that one of my tenants want to move out - before the lease is up because they got the dates wrong. Then I find out the amount of rent I'm suppose to get is short (for the third time) because she gave the tenants the ok to pay less rent and leave a couple days early without consulting me first So they finally move out and Arlene informs me that she is doing a walk through with them to make sure every this is right. I specifically asked her the make sure the place was clean and that nothing was left behind in any cabinets or closets because the last tenants didn't clean and left a few things behind and she told me it was clean. she said ok later that afternoon she text me that everything was clean as possible and sent me one picture of one cabinet, one of the toilet, one of the kitchen counterAfter work I do a walk through myself and there's hundreds of dead roaches in all of the cabinets, blankets, shower curtains, trash left everywhere. HOW IS THIS CLEAN?! If this is clean I'd hate to see how she's living. I call her upset and send her the pictures then she decides to tell me that to her that's as clean as it could get that she told them their deposit would be reduced for cleaning and the roaches and that she's been in this business and doing this for years, but you never told me any of this....you told me it was clean......so you mean you been ripping owners off for years. If I didnt live eat or even in state then the tenants would've just gotten their full deposit and I would've had to pay out of my own pocket. Isn't that your job? To protect the owner from things like this. I called Colin to let him know about the situation and he said he was going into a meeting to send him the pics, never heard back. 2 weeks pass and there's no effort into repairing the unit and trying to get it rented out which is funny because Arlene told me multiple times she posted the property and had multiple ppl interested. I looked myself each time and found nothing out on ANY site including their own so she was just lying to me. I went in myself and laid roach bombs and boric acid and waited to see how long it would take them to notice. After 30 days of not a word I decided to end the relationship and even then the money they returned was short, AGAIN! I've had to call about miscalculated money a few times and was told to talk to their accountant, I called and left messages and never heard back, Arlene told me a few times she'd have her call me. To this day I have never spoken with any accountant of theirs, but I have gotten old invoices from Colin about work already done and paid for, Arlene told me to ignore it- I guess another miscommunication between them. But then he sends the same invoice again a few weeks later. The only thing this company had done consistently without a glitch is collect my money for their "services" buying a property is stressful enough and I was hoping to have a lil less stress by hiring them but in fact I just added more on. From the moment they took over I had nothing but problems from the rent not being deposited regularly, my renter not being taken care and calls not being returned. Everyone from Colin to Arlene Hernandez to Deanna are all corrupt. I cancelled this company on Sept 6th and they withheld my renters last rent payment and even the security deposit. I asked for the Property ledger and since that was never provided I had to reach out to my renter and ask for the copy of his payment when he moved in. Even after that CL Properties pointed the finger at the previous management company. 20 days later I'm still fighting with this company to provide me my renters last rent payment and the security deposit. We had a terrible experience living in an apartment managed by CLPM inc. The apartment was great, the property owner was very nice, but this management company continually ignored maintenance requests, changed the online payment portal (yet continued to send us notifications from two different payment systems), and charged us ridiculous fees taken out of our (very high) security deposit that we had no power to dispute. At one point during our rental, paying rent was so confusing and it was so unclear who we should be talking to that we actually thought we were being scammed. Their communication is terrible. They never communicated what was required of us and what was our responsibility versus theirs. They assured us verbally that it was their responsibility to clean, paint, and spackle upon move out, and then charged us for very expensive versions of these services without showing us any receipts. Arlene Hernandez was my property manager, she works for CLPM. The family she recommended I lease my house to bounced a few checks and was late quite a few times and then they flat out stopped paying. Furthermore, they were awful neighbors. The housing association fined them for disorderly conduct which I ended up paying because it was my house and my account. My community also called the cops on my tenants. When they finally left, I thought the nightmare was over. I couldn't be more wrong. They left furniture, trash, and a million roaches. The exterminator has to come numerous times. Colin took over my account to salvage what he could. Hiring Arlene was a very expensive mistake. read more

I bought several properties though them and they have managed my properties since 2011. I have full trust in them as they have come through in every problem so far. They went beyond their duty on several occasions. For example, they even bought door stoppers at their own expense and installed them at no charge. They also searched and bought the correct connector to the freezer ice bin so that I will not have to pay a big repair fee. We rented a house from Colin's property management and things went well the first year and we re-signed for another year in March. Come end of March 2 of our roommates needed to move due to job relocation so they called Colin to ask if there would be any fees to break our lease because we wanted to know what to expect and not be surprised by anything. Colin assured them that if he could get the house rented by June 1st there would be no fees. ALWAYS GET THINGS IN WRITING. Come mid June when we were expecting our deposit back Colin got in touch with one of the roommates to let them know that there is a $1,000 commission fee for finding new tenants because we broke our lease. First off the professional thing would have been to contact all 4 of us since we all paid into the deposit. Second Colin gave his word that as long as the house was re-rented by the time we moved out which it was there would be no fees. I then looked thru our lease and yes it was stated that in the case that the lease was broken there would be a re-leasing fee but Colin made no mention of this to our roommate when he clearly and very specifically asked if there would any fees to break the lease. We didn't want to be surprised about anything and wanted to know what to expect. I sent Colin's associate an email (since she was the one I had primary contact with) stating that after reviewing the lease I did see the section about terminating the lease but felt it was dishonest of Colin to tell my roommate there would be no fee and then go back on his word. I got no response from his company. I would not recommend or use them again. read more

My name is Cheryl Piper and I had a unique same-time, 2-way transaction process going with CLProperties, without ever seeking THEM out. In April, 2013 they brought a client to MY home that I was renting out, the tenant is awesome, still there and NO ISSUES ever! At the same time, I found a house I wanted to rent (I had my own broker), it just happened to be owned by one of CLPM's clients and managed by CLProperties also. While the experience with the OWNERS was horrible; I HAVE to say that the assistance, kindness, respect and genuine intent to help the TENANT - me - was awesome and it WAS all from Colin. Yes, the former agent that is spoken about in the earlier review WAS horrible and unprofessional, she has LONG been gone; however, Colin has always tried to make her "wrongs right" and my personal experience with him is awesome.
