I am shocked that our sellers agent recommended this poor excuse for an escrow company. They constantly drop the ball, do not reply to emails or phone messages, and are behind the times when it comes to signatures (no esign option). Very disappointing and would highly recommend using a company that can accurately get things done and a company that takes the time to respond to their clients on all sides. As the buyer and the person sending the money to escrow, it seems like the courtesy of timely responses would be a bare minimum, but they are unable to deliver. Clearly they have taken on too many clients and are not able to keep up with this crazy market. They should hire more people to keep up instead of delivering such sub par service. read more

I'm a real estate agent and have worked with Tina's team this is our 5th transaction with them. I don't know what is with all the negative reviews they are excellent! When our clients house was supposed to close on a day when there was a power outage in Simi her team went above and beyond to make it happen. Her team even went to the trouble to contact us by their own cell phones and faxed us papers we needed to get the home closed on the day we needed it to! Unfortunately I didn't have any choice about which escrow company to use, it was picked by the seller's agent (Troop Realty). Horrible. Worst experience ever. Very difficult to work with, they wouldn't accept any kind of digital signatures, would only accept wire transfers, and there were significant delays getting documents to me. All of that wouldn't have been too big of a deal, except they are a 90 minute drive from the house I purchased. The icing on the cake was when their lack of communication with my mortgage broker delayed closing. If anyone else finds themselves in the same situation of being forced to use this company, be actively involved and stay on top of them. read more

I purchased a house in January and the sellers/their agent chose All Valley Escrow. I walked away from the purchase more than displeased with the service I received. Various mistakes were made in regards to paperwork and notarizing, all of which I would have forgiven with an apology, but All Valley Escrow kept blaming my real estate agent or my broker for things they had nothing to do with. I voiced my concerns to Shannon and she gave somewhat of an apology. I decided to just bear through it all to complete the sale and be done with them. It's now 6 months later and I am refinancing and an old mortgage held by the previous owner showed up during a title search, something All Valley Escrow should have caught and dealt with during the sale. Fortunately I have my title insurance and it was all cleared up within a day but it just proved to me once again that All Valley Escrow is not someone I would ever do business with again. I would caution anyone considering using their services. read more

Horrible experience, start to finish. Communication was nonexistent. Escrow company communicated with my realtor instead of me (as the buyer). Final documents were presented for signing and they contained many errors. Papers had to be redrawn. Staff at All Valley Escrow blamed the Title Company which was completely unprofessional instead of admitting fault of behalf of the team, apologizing, and correcting mistakes. Real Estate agent said they are great, but really they are just next door to real estate office which leads me to believe they are part of the real estate group at Troop. I'm paying them and the seems like they forgot that. The person handing me papers couldn't answer any of my questions and was getting snippy each time I asked her. Rude, and not informed. Absolutely the worst escrow company - I have 30 years experience working with other escrow companies- Escrow do not respond to our emails - The loan docs had our wrong address - escrow charged us a high fee for a loan tie in fee of and to review the docs - Escrow told us there be no charge for signing the docs - but they charged us $200 - Escrow violated our privacy by releasing our Soc. Sec. # and all of our Financial Information to other people not involved in the purchase transaction. I would not recommend this Escrow Company and Julie Moreno. read more

I am giving them 3 stars because, our initial experience was okay. I had to call them recently to get documentation for our accountant (because, well.... it wasn't with our paperwork they gave us initially). When I called, the person on the phone seemed annoyed with me but, she said she would email me the paperwork I needed. No- I did not get her name because, I was also feeding my child and getting ready for work (go figure). Anyway, I call back 6 hours or so later and, get a completely different person who has no idea what I'm talking about. When I told her I didn't know who I had spoken to she huffed and puffed (literally heard her heavy breathing through the phone)... okay... I thought, maybe she's having a rough day? However... when she transferred me (aka hung up on me) and I called back, another lady picks up and gets mad that I didn't have a chance to ask who I was just speaking to so, she could transfer me to them (yes, as in the person who JUST HUNG UP ON ME). No... sorry she didn't give me her name. They finally figure out what person to transfer me to and guess what?! She's irritated with me too (because I didn't ask the lady's name in the morning). I ask her in exasperation if she could please just help me and not snap at me because I got hung up on and the other person was already rude. I thought this would help however, she says "I know... when you don't have the information about who you spoke to it can be frustrating..." Wow. She helped me though, and I finally got the paperwork I needed. Best part of it all? All they needed was my property address because, once they got that they found the paperwork. Next time, I will literally write every single person I speak to on the phone there. So sorry for messing that one up. Also- not using this place again if I can help it. read more

Worst escrow company ever. They still live in the dark ages. Was sent our escrow papers only there was no stamp or any way to mail it back. Think the expected the customer to drive it to them or pay for postage. Very UNPROFESSIONAL!!!! Then today they wanted us to sign final paperwork. Called the husband and he discussed possibilities but needed to talk to me. Next thing we know, they call me and says the office manager says we are available to come in and sign tonight or tomorrow morning. Exactly what we said we couldn't do. So you tell me, how can you trust a company to take care of you and all that money involved if they can't even get the facts straight??? read more

Absolutely the worst escrow company I would imagine is out there. Extremely disorganized, constantly having to do things last minute then tries to pass off traveling notary charges to you when you can't drop everything (like work) and drive one hour round trip on a moment's notice because they didn't do something until the last day possible, screwed up paperwork multi times, delayed our escrow closing on time, and then still didn't complete something they were supposed to after escrow closed. Communication was poor to non existent. Questions went unanswered, I felt like they didn't even know the answer half of the time. Buying a house is stressful enough without having to add additional stress from the escrow company or having to possibly lose the home you want due to their errors. read more

Agree totally with the other reviews. They worked only with seller, Alta Investments, in some illegal activities. They will not help you out, beware of entering in an escrow with this company. The know that the majority of Alta Investment properties (Todd and Jill Kaufmann) are done without permits, leaving the responsibilities on the buyer. Stay away from both of these crooks. read more
