DO NOT TRUST this company! My down payment for my house was taken! I have been a victim of escrow fraud. 2 workers that handled my account no longer work there after my money was taken! Very suspicious! They were fast to say you must've been hacked without asking any questions. Beware!!!!!! All shady people!!!!! read more

I'm a realtor in Los Angeles and use Suzette Lising for all my listings. She goes over and above to service my clients, makes sure everyone is on the same page and I can rest assured knowing the deal is in good hands. I highly suggest using All Valley Escrow and Suzette, she is the best! Thank you Suzette for taking GREAT care of my clients and I! read more

I could not be more pleased and grateful to offer this recommendation for Sue, Shawna, and the team and All Valley Escrow All real estate transactions start out with both buyers and sellers being on their best behavior and open up escrow, not so much at the end of our escrow. Sue and professional team as our escrow officers maintained calm, decorum, warmth and lightheartedness as we moved a torturous escrow through its paces and finally to conclusion. I recommend without question this team of powerful and amazing professionals. I remain a fan, and I am confident in our next transaction with these competent professionals. Well done and hat tip! read more

I had a great experience working with All Valley Escrow. They did a great job with my refi and were very professional. I would 100% recommend this company. read more

Highly recommend All Valley Escrow! We recently purchased a home with a very tight closing timeframe of 18 days. The folks at All Valley Escrow made that possible. They were super responsive - they always answered their phones and they responded to emails within minutes. They helped keep the whole deal on schedule - making sure everyone knew what was needed and by when. And ... they're just really nice people. We worked with Sue. Everything is so much more pleasant and less stressful when you're working with people who are nice. read more

We had the pleasure of working with Shawna at all valley escrow. Buying a house is super stressful especially when your about to close. Shawn was so responsive throughout and guided us through each step. She made the whole process seamless. We can't thank her enough. Overall great experience. Thank you read more

Company made it very difficult to get my earnest money back when a housing purchase fell through. They are very careless about the courier services they use, providing tracking numbers, and slow to respond to phone calls and messages. read more

Recently worked with Tina and her team and they did an amazing job. Very communicative and made it very easy by answering questions about paperwork and having a convenient notary service. Highly recommend!! read more

Buying and selling a house can be so stressful. But thanks to Shawna, selling my house was made painless. She was my escrow officer and she was on top of everything from start to finish and was able to explain each process and the waiting period! I really appreciate all your help Shawna, thank you so much! read more

We had a difficult agent on the buyers side and this office acted like a buffer and ultimately the deal closed. Shannon Graham is an absolute gem and I can't possibly say enough about her! Always a professional, short, sweet and to the point. I strongly recommend this office to all family and friends. read more

I am shocked that our sellers agent recommended this poor excuse for an escrow company. They constantly drop the ball, do not reply to emails or phone messages, and are behind the times when it comes to signatures (no esign option). Very disappointing and would highly recommend using a company that can accurately get things done and a company that takes the time to respond to their clients on all sides. As the buyer and the person sending the money to escrow, it seems like the courtesy of timely responses would be a bare minimum, but they are unable to deliver. Clearly they have taken on too many clients and are not able to keep up with this crazy market. They should hire more people to keep up instead of delivering such sub par service. read more

I'm a real estate agent and have worked with Tina's team this is our 5th transaction with them. I don't know what is with all the negative reviews they are excellent! When our clients house was supposed to close on a day when there was a power outage in Simi her team went above and beyond to make it happen. Her team even went to the trouble to contact us by their own cell phones and faxed us papers we needed to get the home closed on the day we needed it to! They were able to get the job done and we would recommend them to anyone. Linda is especially sweet and we love working with them! We have also worked with Angel's team at the Westlake office and they are excellent as well! Highly recommend!! read more

Tina and her team at All Valley Escrow are an amazing groups of hard working professional women who you can trust to efficiently get your transaction closed on time and with ease. I am thankful for All Valley and look forward to many many more deals with them. Thank you Tina!! See you on the next escrow! read more

Great escrow company... worked with them 2-3 times already.. very nice people Julie, Nicole.. everyone.. and they also do manufactured and mobile home escrows too which is a specialty and comes in handy in this area. thank you!! read more

Unfortunately I didn't have any choice about which escrow company to use, it was picked by the seller's agent (Troop Realty). Horrible. Worst experience ever. Very difficult to work with, they wouldn't accept any kind of digital signatures, would only accept wire transfers, and there were significant delays getting documents to me. All of that wouldn't have been too big of a deal, except they are a 90 minute drive from the house I purchased. The icing on the cake was when their lack of communication with my mortgage broker delayed closing. If anyone else finds themselves in the same situation of being forced to use this company, be actively involved and stay on top of them. read more

Shannon Graham and her team are the best! I have worked with many escrow teams over the years and Shannon has set the bar high! Shannon and her team are proactive, communicative, knowledgeable and pleasant... they are an important part of our team! I highly recommend Shannon Graham! read more

This is the worst escrow company ever! Few people so unprofessional and rude! As If doing favor! has no etiquettes! Not sure how this company hires such jerks!! read more

This is the 2nd purchase transaction where we have worked with All Valley Escrow and for a 2nd time the attention to detail, quick response to emails and their expertise has exceeded our expectations. Being a broker we work will all different escrow companies and let me tell you, they are NOT like Julie Moreno and Carly Cooper!! I only wish other escrow companies would take a page from their book. I highly recommend them for any purchase transaction... hands down! read more

I purchased a house in January and the sellers/their agent chose All Valley Escrow. I walked away from the purchase more than displeased with the service I received. Various mistakes were made in regards to paperwork and notarizing, all of which I would have forgiven with an apology, but All Valley Escrow kept blaming my real estate agent or my broker for things they had nothing to do with. I voiced my concerns to Shannon and she gave somewhat of an apology. I decided to just bear through it all to complete the sale and be done with them. It's now 6 months later and I am refinancing and an old mortgage held by the previous owner showed up during a title search, something All Valley Escrow should have caught and dealt with during the sale. Fortunately I have my title insurance and it was all cleared up within a day but it just proved to me once again that All Valley Escrow is not someone I would ever do business with again. I would caution anyone considering using their services. read more

Horrible experience, start to finish. Communication was nonexistent. Escrow company communicated with my realtor instead of me (as the buyer). Final documents were presented for signing and they contained many errors. Papers had to be redrawn. Staff at All Valley Escrow blamed the Title Company which was completely unprofessional instead of admitting fault of behalf of the team, apologizing, and correcting mistakes. The joy that should exist in purchasing a new home was completely taken. I checked online reviews and those mirrored my terrible experience as well. read more

I agree with all the other reviews..I wish I looked at Yelp prior to my agents recommendation to use this company.. Communication is not existent and when you call and ask questions you get the feeling that you are a bothering them!! read more

I wouldn't recommend them to anyone. Horrible hours (9a-5p and closed during lunch hours). They dragged their feet with the needed paperwork so we closed 6 days past the deadline. Added random charges that had already been paid. Just do yourself a favor and go somewhere else. read more

I can't recommend All Valley Escrow. Real Estate agent said they are great, but really they are just next door to real estate office which leads me to believe they are part of the real estate group at Troop. I'm paying them and the seems like they forgot that. The person handing me papers couldn't answer any of my questions and was getting snippy each time I asked her. Rude, and not informed. If you expect reasonable knowledge, and at the minimum, courteous service DONT use them. read more

Don't use these guys. They are very slow to respond and appear to be captively owned by a local real estate brokerage company.

Every chance I get I use Shannon Graham at All Valley Escrow. The level of customer service is above and beyond. Shannon and her team will always do their best to make my clients happy buyers and sellers, and isn't that we all want. read more

I've been in Real Estate for 16 years in one way shape or form, from loans, investments, and traditional Real Estate transactions. Shannon Graham and her team are by far the best in the biz. Their attention to detail, work ethic, and follow up, are above and beyond. read more

I am a Realtor and I've worked with Tina and the crew at All Valley on several real estate transactions over the years. They are always pleasant to deal with and I've never had any issues. I think maybe some of the bad reviews are a result of bad lender or Realtor communication with their client because All Valley is just as good as any of the other escrow companies I work with. They are definitely one of my favorites. Real estate transactions are very complicated so issues are somewhat inevitable but a proactive experienced agent and lender will anticipate any issues ahead of time and resolve them before they get out of control. read more

Having worked with dozens of escrow companies in 17 years, All Valley Escrow in Simi Valley is TOP NOTCH! Very few have even come close to level of service Iwe've experienced in working with them. We've worked with several of their escrow officers, admin, notary and staff on many different transactions (including our own) and Tina Patronette and her team pay very close attention to the details and time frames and NEVER miss a beat! It's important for an escrow company to remain neutral, give helpful and honest advice and work in the best interest of their client and they do just that!!! They listened to our needs, met our expectations on every level and I would highly recommend them on your next sale, purchase or refinance. read more

All Valley Escrow and The Shannon Graham Team!!! Just wanted to say that I have had 10 years of continued success and happy clients working with Shannon, Hillary, Lisa, and Kelly all go above and beyond for their clients and the agents who represent them. Highly recommend them to anyone who is purchasing a home and going through the escrow process. I promise, you wont be disappointed. read more

As always Shannon and her team delivered top notch service. I presented her with 2 escrows last month that were very fast closings and financed none the less. I was always updated on the files and most important so were my Seller's. I keep coming back to Shannon and her team because of this. Best service ever! read more

Shannon Graham and her assistant, Kelly Spangler (plus the rest of the team), were supremely instrumental in closing a five property transaction for me in 2017. I truly believe that their in-depth knowledge of the transaction and their ability to maintain neutrality throughout the 5-month transaction was crucial to the deal closing. read more

Worst escrow company ever. They still live in the dark ages. Was sent our escrow papers only there was no stamp or any way to mail it back. Think the expected the customer to drive it to them or pay for postage. Very UNPROFESSIONAL!!!! Then today they wanted us to sign final paperwork. Called the husband and he discussed possibilities but needed to talk to me. Next thing we know, they call me and says the office manager says we are available to come in and sign tonight or tomorrow morning. Exactly what we said we couldn't do. So you tell me, how can you trust a company to take care of you and all that money involved if they can't even get the facts straight??? read more

Absolutely the worst escrow company - I have 30 years experience working with other escrow companies- Escrow do not respond to our emails - The loan docs had our wrong address - escrow charged us a high fee for a loan tie in fee of and to review the docs - Escrow told us there be no charge for signing the docs - but they charged us $200 - Escrow violated our privacy by releasing our Soc. Sec. # and all of our Financial Information to other people not involved in the purchase transaction. I would not recommend this Escrow Company and Julie Moreno. read more

I am giving them 3 stars because, our initial experience was okay. I had to call them recently to get documentation for our accountant (because, well.... it wasn't with our paperwork they gave us initially). When I called, the person on the phone seemed annoyed with me but, she said she would email me the paperwork I needed. No- I did not get her name because, I was also feeding my child and getting ready for work (go figure). Anyway, I call back 6 hours or so later and, get a completely different person who has no idea what I'm talking about. When I told her I didn't know who I had spoken to she huffed and puffed (literally heard her heavy breathing through the phone)... okay... I thought, maybe she's having a rough day? However... when she transferred me (aka hung up on me) and I called back, another lady picks up and gets mad that I didn't have a chance to ask who I was just speaking to so, she could transfer me to them (yes, as in the person who JUST HUNG UP ON ME). No... sorry she didn't give me her name. They finally figure out what person to transfer me to and guess what?! She's irritated with me too (because I didn't ask the lady's name in the morning). I ask her in exasperation if she could please just help me and not snap at me because I got hung up on and the other person was already rude. I thought this would help however, she says "I know... when you don't have the information about who you spoke to it can be frustrating..." Wow. She helped me though, and I finally got the paperwork I needed. Best part of it all? All they needed was my property address because, once they got that they found the paperwork. Next time, I will literally write every single person I speak to on the phone there. So sorry for messing that one up. Also- not using this place again if I can help it. read more

Absolutely the worst escrow company I would imagine is out there. Extremely disorganized, constantly having to do things last minute then tries to pass off traveling notary charges to you when you can't drop everything (like work) and drive one hour round trip on a moment's notice because they didn't do something until the last day possible, screwed up paperwork multi times, delayed our escrow closing on time, and then still didn't complete something they were supposed to after escrow closed. Communication was poor to non existent. Questions went unanswered, I felt like they didn't even know the answer half of the time. Buying a house is stressful enough without having to add additional stress from the escrow company or having to possibly lose the home you want due to their errors. read more

Julie Moreno & Carly Cooper, You are GREAT. Thank you for all you do. Your attention to detail and GETTING IT DONE is truly appreciated. Thank you!!! read more

Agree totally with the other reviews. They worked only with seller, Alta Investments, in some illegal activities. They will not help you out, beware of entering in an escrow with this company. The know that the majority of Alta Investment properties (Todd and Jill Kaufmann) are done without permits, leaving the responsibilities on the buyer. Stay away from both of these crooks. read more

Horrible service; watch closely, try to drive up costs. VERY SLOW. Obviously, we'd never recommend this company.
