Aaron Moses especially stands out for his timely communication & follow-through. We had a boiler issue this last weekend & hot water went out for the entire east side of our building. I contacted Icon's main number & got directed to Aaron, who was on call. He immediately called back within a minute & promptly looked into the issue. At first, we thought it was an isolated case - but once he heard from other units experiencing the same issue, he kept me closely informed & arranged to have a technician come out to the building to evaluate. We had our hot water back by the evening - and it's all thanks to Aaron being on top of everything. He's also courteous and friendly, which made the whole interaction a pleasant experience. I wish homeowners could choose who runs their HOA, this company recently took over our building, they want you to use a website but nothing ever gets resolved, we have had a broken door for months, other owners have reported other issues as well and nothing has been taken care of. She replies to my emails almost immediately, if she has an away message she always responds to my questions, comments or concerns while she is away. This management company sucks. For example, they convened a Board meeting for the purpose of voting on an emergency assessment but failed to send the membership the proper notice, then claimed that they had not requested the meeting in the first place. They forgot to notify the membership of fire alarm testing until the morning of the testing. They demanded, without proper process with the Board, that I pay for work that their contractor did (this was rescinded after hours of wasted time and aggravation). The Board passed a special assessment effective Jan. 1, but rather than sending out an email notifying me, the special assessment notification was merely included (according to Icon) in the new yearly budget which they sent by snail mail but I did not see because I was out of the country. So I did not know about the special assessment and failed to pay it. Then they tacked on a late fee which they waived, but it took four or five emails, and about an hour of research in my records, for me to understand why they claimed I owed them money. And, based upon my records, I am not sure they have properly accounted for all the assessments vs. the money I sent them. Overall, the company is sloppy and poorly organized. The people are nice, but I would not recommend Icon. In fact, having them as our manager is motivating me to sell my unit sooner rather than later. You can do a lot better than Icon. read more

Nothing is ever done here. The property looks like a giant dump, everything's falling apart, nobody cleans after themselves, trash lingers for weeks at a time, messy people fill the pool area on weekends leaving behind their trash and empty containers. Breaking windows, hitting other windows with balls, all that not important to anyone until it comes to repair time. The Hoa and management refuse to set rules and enforce them especially on the weekends because "they don't work weekends" so hey free for all do whatever you want. read more

Since my last review back in 2021, Icon had cycled our property through 2 other managers until we got Jessica Norman. Jessica has been the most astute, organized, driven and knowledgeable manager our property has seen in the 4 years I've lived there. Her experience managing HOA properties is apparent with her knowledge of by laws and city regulations and her ability to solve problems quickly. She leads our monthly meetings smoothly and with brevity remaining respectful to all and unbiased during discussions. I find the value she brings and services requested are always taken care of. Hoa mgt is not easy and needs a organized individual to take charge of difficult situations. We have had Icon Reality manage our HOA with disasterous consequences: the HOA dues going up by the hunderds, our property values tanking, not being able to sell property due to HOA not qualifying for conventional loans, having no reserves, etc. ICON realty never provides any information about expenses, about their practices; everything is hidden, secretive and clearly fraud. The property looks horrendous ever since they took over. Moreover, their manager Jessica Norman is one of the most hostile, confrontational human beings you could ever encounter. Rude, dismissive and threatening, she has made life a living hell for the majority of the residents. We gave them notice. We got rid of them, but the damage they have done remains. Be forwarned. I have lived all across America and literally NEVER had this negative an experience with property managers before...Every single matter we've raised with them has NOT been resolved properly or any action taken at all. Numerous complaints have been lodged about things that are easily solvable, and they have not done a thing we've asked them to do even if they are legally required to do so. The office staff is inactive, the property I live at is being mismanaged into the ground, the HOA is paying them bizarre fees that are not easy to account for, they clearly favor 1 HOA member over the other 1,000 people that live here, and it's very difficult to know what this multi-million dollar contract is actually going towards. Efforts to reach higher-ups within the company Gregg and Alan (corporate types that are not physically on the property) have had them inappropriately defending the negligence of a job that they themselves admit they don't directly oversee, so how would they even know what's actually being done or how shabby the property has been looking the past few years? In fact, the higher up the chain I'm going at Icon, the more unprofessional they're being. January Update: I'd also like to point out that this is the only business I've ever seen ignore a Better Business Bureau complaint about a specific issue I've been trying to get their help on for 16 months. They spent about 50-times as much energy arguing with me about it not being their responsibility as it would've taken just to solve it--they did this through emails to the point I was fed up privately asking them for help, and thought a BBB complaint would be a better use of everyone's time. Little did I know that they'd be the only business I've ever seen not even bother to respond. Also, the property I live at has had them ghosting MULTIPLE people on various issues like not having hot water for a month during the holidays or overcharging them thousands of dollars through the new system Vantaca. It's getting so bad, that we're having more than a dozen residents claim they've been ghosted on various issues. read more
