We inquired about this rental property in early December and viewed it in early January while it was still under active construction. The listing broker of record was Adi of Rodeo Realty. Our communications, however, were handled by associate agents Jed and Ivvon. Over several weeks, we were repeatedly told by Jed that the home was "almost done," that flooring would arrive February 19th, and that completion would occur "that week." Based on those representations, we continued waiting for clarity regarding our application. During this same period: * The property remained under construction. * We were told at one point that another applicant had taken the home. * We later learned from the owners that this was not accurate. * The property was relisted while we were still awaiting a decision. * We were not provided confirmation that our application had been presented or screened. * Follow-up inquiries went unanswered. We submitted full financial documentation and paid application fees in good faith, expecting transparency and professional communication. We ultimately chose another property due to inconsistent information and lack of clarity. We hope future applicants receive clearer communication regarding construction timelines and application status. read more

Joanne Oster and her team handled the sale of our condominium professionally and courteously. They were on top of all difficulties during the sale and escrow period. They kept in constant communication about any glitches that occurred and anticipated possible problems proactively. Although the escrow closed a week late, everything was handled smoothly. Our realtor was Eric Benhamou. I think he bought his license online because we knew more than he did. He didn't even know contingency had been removed. He manipulated us & even resorted to verbal threats. The only reason the deal went through was because of Cheri Kriegler at Encore Escrow. If it hadn't been for her I don't know where we'd be right now. We reported Eric to the president of the company. I hope he rots in hell. read more

We had listed our home for sale and accepted an offer with a non refundable immediate release of $30,000. We were assured by Pat Phillips and Rodeo Realty that this deposit would be ours if they did NOT PERFORM by the closing date of escrow. The closing date came and went and Rodeo than obtained a per diem agreement to have them perform by a specificed date. When that date came and went and the buyers didn't perform I wanted to cancel the escrow. My attorney did go ahead and advise me NOT to cancel the escrow because RODEO REALTY, PAT PHILLPS, CARY HOFFMAN, SYD LEIBOVITCH and all ASSOCIATED PARTIES WITH RODEO REALTY failed to deliver a proper "Standard Of Care" I enlisted the help of an attorney who said that I could not cancel escrow without opening myself up to a lawsuit because Pay Phillips, Cary Hoffman, Syd Leibovitch and ALL ASSOCIATED PARTIES WITH RODEO REALTY had exposed us to being liable. My lawsuit to Rodeo is based on being forced to close the transaction due to the NEGLIGENCE OF MANAGEMENT at Rodeo Realty. I went on their advice and consulting for them to have me sign the per diem extension. I did cancel my escrow and was forced to reinstate it as the other parties attorney said " their was no end date on the extension" I also wanted to cancel the escrow because PAT PHILLIPS and Cary Hoffman did not disclose upfront that the buyer was acquiring the house using a 1031 exchange. THAT IS ILLEGAL in a residential transaction that Pat Phillips self admitted that the buyers were going to be living in the house. She said that really isn't an issue for you... but I knew that we were going ahead and knowingly let people commit an IRS Fraud. She said not to worry about it... We finally ended up closing but against my will as I had a $30000 immediate release and being that they did not perform if the extension was written with a specific end date I could have canceled, kept the deposit and NOT PARTICIPATED IN A FRAUDULENT 1031 Exchange. BEWARD THIS I AM SURE IS NOT A ONE TIME OCCURENCE and I am being forced to go ahead and sue and look at CLASS ACTION POSSIBILITIES AS I am sure Rodeo had done this before. read more

I rarely post reviews but I feel it's my duty given the importance and responsibility us home owners bestow on realtors. For most of us our home is the largest investment in a lifetime. I cannot write a review for Rodeo Realty as a whole, as I dare hope they have far more competent and driven realtors than Joann Oster. Ms. Oster has a supposed "streamlined process", which is code for having your assistants do everything. The condo we own in a luxury complex should have been an easy sale. There are rarely any units available and when one comes on the market it sells quite quickly. In fact, Ms. Oster even admitted purchasing a unit here around the same time she was vying for our listing. So one really must try (or not try) to manage to sit on a listing for 6 months at the price she herself set then have the audacity to come back and ask for a price reduction to make it easier for her or her staff rather to sell it. She also convinced us that staging was the way to go and yet again it was to no avail. It was a complete waste of $5000 leaving nothing but holes instead of offers on our freshly painted walls again for which we paid to mend and repaint. Little did we know then we were in the hole in more ways than one. As a result, neither one of these "professionals" inspired any trust in me, but to go back to this "realtor" I must again insist that you do not waste your time hiring her. She will do the strict minimum to skirt by today's realty practices, expect you to spend money on marketing your own home and when she can't manage to sell it, her solution will be to lower the price while at all times remaining only technically courteous without making a single concession. Since the timely expiration of her listing, we've had to remove our condo from the MLS because its longevity on the market was not a viable position to be left in for us as sellers. I cannot attribute Ms. Oster's failure to one thing but I do know she didn't impose the same expectations on herself as she did on us: her clients. It is now clear to me she did not need this listing, in fact she doesn't need ANY listing being well-to-do enough to afford a condo in this condominium complex. Take my advice and hire a hungry realtor. "Ms. Oster, realty is not a hobby, it's a profession so either get with the program or get out of it!" read more

This agent Jayson Hooshmand is horrible, very disrespectful to female agents and erratic. Listed my property and his buyer under direction of Jayson did a bate and switch and changed the terms. They say it was a cash sale then tried to have it signed off as a financing. I refused and canceled. Then the harrassment and threats by him, seller bus partner their attorney. Change term, No deal. Jayson very nasty attitude, unprofessional, and likes to make threats to sue. This agent and the Rodeo realty is known for forcing people to sell after they change the terms. Cash sale is cash. Got email proof. Horrible agent, horrible agency. Stay away!!! read more

We have just gone through a terrible experience with Rodeo Real Estate Agent Pat Phillips, who was handling the lease of a condo in Westwood for her client. We contacted her via our own agent and then went to a showing. We loved the place and came back and visited a second time on the same day to show it to our 16 year-old, who also loved it. We put in a rushed application at Pat request, due to her telling us that another application had already been submitted. We provided plenty of supporting info to prove our financial worthiness. That was never a question and still isn't - which even they admit. After submitting our application, however, Pat's communication with us via our agent was virtually non-existent. We suffered numerous delays with little or no word, just vague references to a decision coming soon - even though we had made it clear from the start that we needed an answer soon, so that we could give notice on our current location. She promised an answer by certain dates, but those dates came and went after a while without any reason given. First it was the Jewish Holiday (understandable), then no reason was given at all...nothing. After doing everything we could, we finally decided to withdraw our application because we were just being ignored. But here's the kicker: It turns out the other applicants were her clients also and she had never told us this. So much for full disclosure. They had visited the landlord the night we pulled out and they ended up getting the place. Her reasons for why it didn't work out (something about our pets) varied from the landlord's reason. We know this because he wrote us after we objected to being treated so badly. He said that while the pets were an issue, he was still interested and would have met with us if we hadn't sent that later. He had no idea how little information we had been getting. This caused a lot of hard feelings and since they couldn't get their story straight, they only became more defensive in light of our calling them on it. I don't know much about the owner, but Pat Phillips was terrible and not at all successful in keeping herself or her client on track in a professional and ethical way. I tend to think she wasn't totally honest with him. So we say to you: "Beware". She's either just a terrible communicator or likes to play games with people to serve her own interests. read more

My review is about the kindness of the people in this office - and their caring, "can do" attitude. I found myself in a bind with a small dog, a very hot day, and no shaded parking to be had... except in front of their office. Not only did they move cars around to help me, they provided water and dog treats! While I am not in the real estate market, I would not hesitate to recommend this office - as it has been my business experience that good people make ANY deal better, and get the job done. One really has to wonder about a company that takes YEARS to reply to comments and then does so in the most generic of ways. Are they really concerned? NO! If they were they would contact the people, like me, who were completely dissatisfied at best and taken advantage of at the worst to straighten out the problems. Not try to sugarcoat it with a note that says "we are so sorry you feel that way." There are plenty of honest realtors out there (so I hear) save yourself and find one of those! read more
